Moved in in August from Florida and this building is in such a perfect spot. It's 1 block from the L, along many bus routes, across the alley from a Trader Joes, and across the street from a Jewel Osco. Also, grant park is across the street and is so wonderful to walk through and makes for a quiet (noise wise) area. There are tons of restaurants nearby and so many delivery companies deliver here. As for the building itself, the units are gorgeous and wonderfully updated. You get so much square footage for the price as compared to other apartment buildings in the south loop. The gym is wonderful and my fiancé and I love using the grill and pool area. My experience with maintenance has always been wonderful and they are very quick to fix any service requests. I do the regular monthly parking (as opposed to valet) and despite having quite a few problems with a few different parking spots, the property manager was excellent at coming up with a solution and quickly getting us the perfect parking spot that our car actually fit into! Any problem we have ever had, has been rectified almost immediately. I would highly recommend moving to this building, especially for someone new to the city due to the great location, wonderful amenities, and beautifully updated units. We have renewed our least for another 12 months and plan to stay here until we decide to purchase a home. read more

My boyfriend and I have lived at Eleven Thirty for the last two years. There is absolutely nothing bad to say about this place! For a high rise, the management really goes above and beyond to cultivate a family and friendly community. There are weekly events, monthly flyers, discounts to the local restaurants and amazing amenities. Gym, studio, pool, dog spa, conference office and more! It's perfect. The maintenance crew and front desk are friendly and professional, making this place feel even more like home! Not to mention, Grant Park is directly across the street, and there are two grocery stores on the same block. (Trader Joes is a 1 min walk down the alley, and Jewel is about a 5-minute walk down the street) The Red Line train is a 5-minute walk and many of the main buses go up and down Michigan Ave. It just doesn't get better than this. read more

The only reason I can give this building two stars is because the maintenance staff and the door staff are fabulous and the location is convenient. This building is right across from Grant Park and the Red, Orange and Green lines are a short walk. While the lobby has been updated, the hallways might still be from the 70s. My particular hallway reeks of smoke all the time. I've complained about the smoke coming under my door, through my vents and in the hallway. It's gotten a little better through the vents, but I still smell it coming under my door. My allergies have never been worse because of it. Also, I hear everything from the neighbors above me and next door...and I mean EVERYTHING. I've slept on my couch several times because of the noise in the bedroom at 3 and 4 am on a worknight. When I signed my lease I was sold on a brand new, modern gym. It was over two months late opening and there was zero communication letting the residents know the status of construction. This building touts themselves as "dog friendly," however the dog deck is disgusting, as are the freight elevators we are forced to use. I've been forced to wait 5-10 minutes for an elevator during peak times before and after work when my poor dog needs to use the bathroom. The alley we are forced to walk through smells horrible and there are rats running around,. For as old and grungy as this building is, it's completely overpriced. I've since found much newer buildings in the neighborhood and when my lease is up, if I decide to stay in the South Loop, it will not be here. read more

I've lived here for almost a year, and I love it here. The location is great, (near the red, green, and orange line, 290, 90/94, and right next door to Trader Joe's!) The building is beautiful and the units are up to date. I can't wait until the remodeling is done and we have the gorgeous new pool deck! My favorite part about this building is the staff. Previously, I lived in a condo where I had to take care of/fix everything myself. The maintenance men at this building are wonderful and extremely prompt. I've never had to wait more than half a day for them to complete a work order. The ladies in the leasing office are extremely helpful and nice. They helped us to snag a great deal on an apartment when we first moved in and whenever we've had any problems they've been extremely approachable. The valet parking staff and doormen are wonderful, friendly and professional. It's nice to have someone wish you a "good morning" everyday when you leave for work :) I love living here and I plan on staying here. read more

This place is amazing! Great deal for the price! Perfect location near public trans, grocery and restaurants nearby, and impressive list of amenities. The staff is very friendly and warm, from the doorman to the management staff! I love the gym, lounge, views, and events going on that make it feel homey! No place is perfect, and I'm sure there might be minor issues here and there, but those can be overlooked as long as the really important things are being taken care of. Staff has been available, attentive to needs, helpful when inquiring of information, and so far my experience has been excellent and I love it here!!! No complaints!!!! read more

1130 was on my top list to move into as I'm relocating from Michigan. However, I was denied because the leasing office stated they could not verify my employment. In fact, when I asked to talk to the rental screening company, they stated they called my place of employment and was told I was not an employee there. I provided back to back paystubs, in which leasing was acting as if they didnt know how bi-weekly pay works and asking for paystubs that I already provided. On top of that, when I asked who did they call they just kept saying we called your employer. Like what?? I'm starting to think that was a lie and that they didnt even call to verify and just denied me. I also sent them my paystub from today in which I got paid, they called me again while working asking for another paystub. Just save yourself the time and apply for another apartment. This was pretty ridiculous and I'm glad I dodged a bullet. read more

First, I'm rating 1 star because I can't rate zero. Second, there are only 5 reviews before this one. 2 are decent ratings, HOWEVER they are almost a year ago and older. Don't think these compliments still exist. This place is honestly the worst place I've every lived in, ever. I WISH I was exaggerating. I'm writing an HONEST review to EVERYONE who uses Yelp for it's honest opinions. Because so much has happened in the 9 months living here I can't remember which things happened in chronological order, so I'll just list them. #1 - The water temperature in the apartment is never consistent. If you're enjoying the water temp. while in the shower, you better hope nobody runs the sink or flushes the toilet. I could take a little temperature change, but I SWEAR the water becomes skin scolding HOT. Also, please don't speak privately in your OWN apt., as I hear everything through the air vents in my bathroom! NO JOKE. #2 - The a/c (even though "included in the rent") is controlled by the management. If the a/c is in "neutral" mode, forget it, you better hope you didn't leave the apt. with it running because you will walk into a sauna. #3 - EVERY REVIEW BEFORE THIS ABOUT MGMT IS COMPLETELY TRUE! They DO NOT CARE ABOUT YOU AT ALL!!! There was contruction going on in the unit directly above us. Did they let us know before hand that they were going to be renovating and installing new floors??? NOOOOO. But thankfully the hammering and drilling at 8am (once or twice before 8am, pretty sure that's illegal by the way, I'm looking into it) was kind enough to let us know that they were about to ruin out morning. When we brought this to their attention, they literally couldn't care less. #4 - News had reported a "rape" in not only the same apartment building, but the SAME FLOOR THAT WE LIVE IN! Now, whether this had any truth or not, did the management reach out to their residents? HAHA, funny if you thought so. #5 - This place calls themselves a "dog friendly" complex. That was one of the perks we needed as we have a large dog (golden retriever). BEWARE DOG OWNERS, you will never feel welcomed when out and about with your dog. Of course there are elevators for dogs only, which makes sense. However these elevators are also the only ones that reach the mezzanine (laundry area). I'm fed up with those who ask me to wait for the next elevator because they are scared. #1, I'm on the 39th floor with a dog who desperately has to go to the bathroom. #2, I have a GOLDEN RETRIEVER, and #3 if you absolutely hate dogs, take the other (non dog elevators) to the 2nd floor, and walk your scared ass down one more flight of stairs to avoid the vicious golden. I understand this doesn't have to do with the management completely, however the design/layout of the building is an inconvenience to all dog owners. #6 - TODAY, I was taking my dog to go out to the second floor (dog area to go to the bathroom). As I go through an area to get there, I open the door. An old man is on the other side and becomes so terrified of my golden (literally LEASHED and DIRECTLY BY MY SIDE BECAUSE I HAD TO OPEN A DOOR), he stumbles back a few steps and falls and hits his head on the wall. I IMMEDIATELY say "I'll call for help". I go to the outside to the dog area, to get my dog away from him as soon as possible and call the front office. Hours later I get a letter from management saying, "our office was informed that an incident involving your dog has been reported being off leash and startling a resident causing him to fall backward and hit his head on the wall". It goes on saying that "the resident claims [my] dog was not controlled by [me]" That's what I get for trying to help. A completly false accusation of me without the management trying to get a hold of me (THE ONE WHO CALLED) to ask me my side of the story. By the way, my name was completely wrong. They can't even get my name right, not a misspelling a WRONG NAME. There are video cameras in the area I was in. Are they working??? Are they recording to help prove my case??? More to come. #7 - The price you pay is no where close to getting what you pay for. You're paying ONLY for location and it being a high-rise! Amenities, pool = horrible location, only sun hits it every few hours with it being so low surrounded by other high rises. The gym = hahaha never seen such a smaller, out dated, run down "gym". #8 - The ONLY TWO GOOD THINGS about this apartment are the doorman ("D", he's the best) and the restaurant Yolk on the first floor. I truly don't want anyone to have to go through what I am going through. read more

All I have to say is...horrible..if it wasnt for the location, this place would have been reported to the better business bureau

I have lived at 1130 for almost 2 years and have experienced the good and the bad. Here is the good and the bad. Good: -The building has wonderful views of the lake. -There is ample space in the units to fix furniture comfortably (like dining room tables) -The bedrooms in some of the units are huge -The price is not expensive relative to the market -Door staff are generally friendly and helpful (most of them but not all) -Ideal location near grocery stores Bad: -The staff here are horrible. The leasing staff are rude and have high turn over. Avoid people like Mindy, Ivy, etc. These people have next to no professionalism -The building will do anything they can to give you out fees and won't do anything to undo it saying that their computer system is automated -The building allows large dogs that bark loudly and often and they do nothing to stop it, after many complaints -The parking garage is operated by a separate company meaning you have to mail them separate payments. -The garage employees are mostly rude, crass, and speak poor English. If it wasn't for Roland the garage manager, I would have lost all faith in the garage. Roland is a fantastic manager and fixes issues all the time. But issues frequently come up because of the poor layout of the garage and the rude staff that work for him -They will only allow you to bring 2 guests out on the deck. So if you have 3 sisters or 3 nieces, they can't come. Also the deck is monitored in the summer by an attendant who asks for you to sign in and out and provide documentation of living there as if you were a criminal. I just avoided the whole deck due to constant harassment because of their policies (not the attendant's fault) -Management is unresponsive to needs and is hard to get a hold of -The area is frequently the scene of protests, marathon races, etc that close off the street making it impossible to leave the building for a certain amount of time -The garage is public and during Bears games it is flooded with parkers making it nearly impossible to come out -Over the past 18 months, the building has gone on a massive cost cutting operation. They removed the vending machine with fountain beverages (citing health reasons and costs) and put in a nice, industrial coffee machine. But whereas the coffee machine before was unlimited at all hours, the new machine has such limited hours I could never use it. -The elliptical and treadmills always have the channels malfunctioning at the gym. Most days Dr. Phil is on over half of the channels. They are never right. Overall: I would not recommend 1130. They claim to be "luxury living" but the way you are treated here is far from luxury-apartment style. read more

I lived here a few years ago and I wouldn't go back. I've heard them referred to as "RAPER & KRAMMER" and rightly so... THE UNIT: Ugly grey carpet, 70s stove with really really cheap cupboards, sink, and counters. The air conditioning/heating unit was ugly too. I've seen worse bathrooms but I still wouldn't take a bath in that tub if you paid me. I recall that it did have decent closet space for a one bedroom though. The view was amazing until construction began on whatever that giant, empty monstrosity is to the South of the park (when that building erected, the view we were promised was definitely downgraded). That said, on its best days we had beautiful views of a full moon hovering over the lake, fireworks in the summer, and fighter jets flying over Soldier Field. There was a slight issue with bugs inside the unit, but nothing too major. I saw some of the largest Chicago spiders I've ever seen hanging outside of our window year-round. THE MANAGEMENT: Draper & Kramer is an awful management company. They were gregarious and accommodating up until the point we signed the dotted line. After that the honeymoon was over, you couldn't ask them for anything. It would take the maintenance man days to fix whatever was broken. Mindy or Mandy or whoever she is was rude and curt. When we moved out they claimed our carpet needed replacing despite it being clean and stain-free. They demanded $1000 on the spot to replace the carpet even though I referred them to the portion of the lease that explains that each unit automatically gets a new carpet every 2 years. So, regardless of the state of our carpet (which was spotless by the way) they would be replacing it anyway. When I pointed this out they threatened to take legal action if we didn't hand over the money straight away. I was never late with rent and never stained my carpet so I was furious to be treated that way. The bottom line: Yes, the view is lovely but it absolutely isn't worth enduring the abominable management. There are plenty of buildings with beautiful views in Chicago. For the quality of the apartment, they were overcharging. Just a side note, the doorman, Darrell, was amazing. I hope he's on to bigger and better things! read more

Pros: The location is great, near the museum campus and all the grocery stores. Also 10 minutes walk to Depaul, Columbia College, Roosevelt campus. Staff (except for ppl who work in leasing office or management office) are really nice and working hard. Cons: Everything has been out of order! forever! beside those terrible attitude offered by leasing office ppl. And some of them are incredibly rude. seems like d&k never trained their staff before offering the job. They started to force all the residents to use the cables and internet they provided without any guaranteed speed this year. I said forced which means these are included in utility fees, if you still want to use your own cable and internet, the fee can not be waived. This was a really nice apartment building by the time I moved in few years ago. I would be willing to pay even higher price for this location but with good service.... I am not renewing my lease with them this year. So many things are disappointing. read more

My husband and I have lived here for over three years. Our apartment is comfortable and quiet and we love the convenient location. Every summer, we enjoy the pool deck and grilling area. And we regularly attend the complimentary events hosted by the building. We find the management to be friendly and helpful. The lobby and maintenance personnel are extremely helpful and quick to respond to service requests. We've enjoyed our time here! read more

I lived here for two years and the nicest person who got me into the apartment was Emily. She's long gone. The ladies in the leasing office and the management office are extremely rude. DK Living does not give customer service training to these people! I absolutely DO NOT recommend living here if you want to be treated with respect. They take advantage of the fact that it is right on Michigan and close to public transit and grocery stores. But I implore you, look at surrounding apartment buildings. The guy at the front door, Dwayne, is wonderful though! And some of the maintenance guys are nice. Apart from that, I wouldn't dare to live here again if I had to move back to Chicago. You get what you pay for here, which is a disingenuous, and at times, unprofessional staff (except for maintenance - they do great work and have great attitudes!), including the property manager and concierges. Issues addressed with the property manager will likely be dismissed and brushed off with a side of thinly veiled contempt. This property team doesn't necessarily want your patronage, they are just interested in your money, although their lack of customer appreciation/centricity is disguised with resident events and a barrage of self-interested email communications. The property is in an excellent location, the rent is reasonable and the square footage is good for downtown Chi relatively speaking, but the customer service is subpar (again except maintenance) and it's an overall cheaply designed and maintained property. I consider this "value" living and I would rather pay more for higher standards/conditions. Therefore, I would not recommend and I won't be renewing after 1 year. Lease, live and spend your hard earned money elsewhere unless you have a quantity over quality mindset. Oh and giant cockroaches might invade your living space from time to time. That's far from "luxurious" living. Just peruse the other reviews - and take my word for it because I speak from recent experience. When this "unwelcomed guest" issue was specifically addressed with the property manager, she replied and I quote "we do not have a pest issue at the property." The evidence says otherwise and I sure as hell don't appreciate being lied to. To be fair, she did offer a preventative extermination treatment (which evidently are performed on a weekly basis in the building). Preventative????? Nice try. Thankful my lease expires sooner rather than later! read more

First I would like to let everyone know that the parking structure is a completely different company than the apartment. So please do not listen to reviews complaining about parking structure employees...I have lived here since October and I love it. It is always impeccably cleaned, the staff is so friendly, and the amenities are first class. Especially if you have a dog. I don't think you can ask for more than a dog park inside your building. Also, Trader Joes is basically in the basement. So if your looking for an open floor plan apartment with phenomenal views and great amenities, this is the place. read more

Lived here for a year and a half! I wish that I could post pictures!??! Let me know if I can because I will post the pictures that they sent me of my carpet damage that resulted in a 400+bill. Three very small stains that I had the building come clean prior to moving out. In a space that was less than 615 square feet and they have the audacity to charge me $400 plus for damaged carpet. However, really the reason you shouldn't move here is that they will JACK the rental prices up on you after your first year. It's not worth it, move somewhere with consistent rental prices because all the upfront fees you pay will go down the drain if you are dealing with a company that will increase the monthly rental rates after one year!! read more

I have been nothing but pleased with my experience at 1130 South Michigan since moving this past June. They really aren't kidding when they call it luxury living! You simply cannot get better amenities, the staff is wonderful, and the South Loop location has everything at your doorstep. In particular, I absolutely love being a dog owner here. The dog deck is a dream come true for my pups, and I've met tons of lovely residents who enjoy socializing outside. The front desk staff is incredibly friendly and helpful, as are the valets. All of the monthly events (e.g., margaritas and popsicles, Prosecco and pizza, summer luau, breakfast in the lobby) truly make it feel like a community. They promise wi fi as one of the amenities ... it usually does not work. Drops connections. Won't let you connect for much of the day. Totally unreliable. They claim: "it is your computer!" They are wrong. Most likely, they have too little band width to cover demand in the building. Slow DSL is much better. Heck, old style dial up is better. I have a Mac Book Air and a Mac Book Pro. I can connect to any wi fi with ease. Both computers work at my office, Starbucks, any McDonald's, at the airport ... just not at home where I am paying for wi fi with my rent. They have valet parking. Valet damaged my car (for the second time). They refuse to pay for repairs. They said they asked "their guys" and none of them recall damaging my car. Of course none of them recall that. I have a big yellow paint scuff that matches the yellow paint on the walls. Building says it is not their problem. Stay far away! My lease expires in January and I am out of here. read more

The people in the leasing office were very nice, as well as the people at the front desk. It's a great location with transportation and groceries right around the corner. However, when I pay almost $2,000 a month for an apartment that touts itself as a 'luxury' building, I do have some expectations. From the moment I moved in, the building was undergoing construction. I don't mind that they're doing construction and I understand that there will be some hassles and noise. But I think it's a little ridiculous to be woken up at 7:00 am every single day for months by construction noises going on in the apartments around you. And the construction lasted all day. Then there was the heat. I will say, I have never had a problem with my apartment being too cold. But that's because I have never been able to get my room under 75 degrees. I found myself having to open windows in the dead of winter because my room would be 80 degrees and I was sweating like crazy. I called the maintenance guy up a few times, but he was never any help. He usually just turned the heat up for some reason. And now that it's finally warming up, I can't fix the heat by opening the windows. Yesterday my room was 80 degrees with no heat on and all my windows open. When I went to ask for any help, I was told that the air conditioning doesn't turn on until JUNE. They told me to get a fan until then. Now generally I wouldn't mind that solution. But when I'm paying this much for a 'luxury' apartment, I expect to be able to get some a/c. I'm very glad that I was planning on moving this summer anyway. If I'm going to suffer in heat, I'm not paying $2,000 a month to do so. read more

Just moved in a month ago with my fiancé and we couldn't be happier! Fair price, lake & city views from our apartment (windows on 3 walls), nice workout center with free workout classes twice a week, and the location can't be beat for the south loop. We like being on Grant Park for walks and love that Trader Joes is next door. Also, it's very quick to get onto 90 or 55, which is great for our commutes. 5 stars! read more

My wife and I chose this apartment after searching for about 3 months. We do not regret our decision one bit. Management staff, leasing staff, and doormen are all very polite and always pleasant to talk to. Service requests are taken care of promptly. Only thing we have a complaint about is unavailability of the new Gym. The construction started early December and it's still not complete. They do have a small gym full of treadmills, and elliptical that I've been using, but it does not have proper weight lifting equipments. read more

To Matthews comment the reason the security is tight at the pool is because the 20 something wannabe frat boys who dominate the pool with their excessive drinking and pot smoking have ruined the experience for everyone else. I commend the building on tightening up and stopping which was an obnoxious spring break unsafe and obnoxious show at the pool with drinking in the pool and having 20 friends. Also, the parking guys are great. However, the new breed of obnoxious loud talking constant guests ignorant oriental students who have absolutely no respect for anyone but themselves is getting too much. They bump into people with their constant texting and treat the place like a dorm or youth hostel and a crash pad. Ruining a really great building. The constant international students are now treating the great building like a bnb. They are passing their keys and fobs around like candy putting pressure on the buildings amenities. The weekends are like a hotel with constant guests, friends, etc coming and staying for extended periods of time. If management doesn't address this soon, they take the risk of ruining a fine building. They are all running a bnb scam with friends and relatives using the apartments like a hotel. read more

I have lived here 3 years, front and center on the lake with Grant Park as my front yard. After an extensive search for that place that was better than owning a home, I found 1130 S Michigan. I wanted to try city living after selling my suburban home but I was not willing to compromise on quality. I wanted a place that added to my life and did not detract from it. I envisioned having free time to enjoy the city and having a front row seat for all the fun activity that goes on downtown. I found it all! This building is full of friendly, courteous, and nice people. The leasing management, especially Mindy Sanchez is amazing! She is extremely professional in every way. She has handled the issues I brought to her with a smile and patience -like wanting to change apartments, again for the 3rd time in 4 years -or helping figure out how to deal with my college kids moving in with me temporarily and how to have them have access to everything. Ivy in the management office is your "go to gal" for all sorts of things -like bike/storage space, and guest suite apartment rentals.The door staff and maintenance men are very friendly and professional. The amenities, location and especially the people have given me the quality of life I was wishing for years ago! Things I didn't appreciate until I moved here: 1. The amount of free time I would get back by not owning a home (lawn, shoveling, maintenance, painting, planting) 2. The amount of $$ saved by not doing the above. 3. Never buying appliances again - or going to Home Depot. 4. The in-unit Washer/Dryer, fitness center/pool on the 2nd floor and the heated parking. 5. I have lived here for over 17 years and can't imagine living anywhere else. The entire staff is wonderful. The maintenance crew is top notch - they are there 24/7 and will help you with anything. The doormen are super nice, the people that work in the management and leasing offices are great and very responsive. There was alot of construction in the beginning of the year to the lobby and various other common areas and it was a pain in the butt - but it turned out beautifully. The lobby is gorgeous and friends that I have in buildings that surround and look onto 1130 are so jealous of the pool area. I know everybody has a different experience and perspective but the one star reviews are ridiculous. In my time here I have never had an issue that wasn't fixed right away. They are also gradually upgrading the units - but even the ones that haven't been upgraded are nice and well-priced. i recently looked into another building out of curiosity and could not believe how much was being charged for a shoebox with shiny appliances, laminated wood floors with a terrible view of another building that was also across the hall from the door to the enter the parking garage. Bottom line, this is a great building. Just ask the people that have lived here since 1968 - you would be surprised by how many people have lived here for 20 to 40 plus years. read more

Of course, a few go that extra mile (D for sure!) - all of the maintenance staff are also extremely nice and respectful, repairs made in a timely manner- thanks for all you do! - valet and parking service: I love all of them! I think that for the most part the negative reviews come from people that either are not considerate of these people trying their very hardest to do their job well and safely, or they just have no patience in general. Roland, Sergey, Z, Wande, Dieko, Bunmi, and Bola (I heard he got a new job) always greet me with smiles on their faces and are super accommodating. Sometimes the wait can be a little long (up to 10 mins, avg is 2-4 min wait), but it's only because of how crowded the garage is (since it is open to public) or if they are short staffed. They really do work hard to serve customers and I thank them for that! - Views and location to public transport the not-so-great: - Nicole was my leasing agent, and I've heard she has since started working at a different building. She showed me a few units in the building- very nice to have more than one to pick from, but failed to show me other areas of use (i.e. how to access the dog deck, where the laundry was, how to go about getting a parking space). She also made sure to point out how much "i got ripped off" when I showed proof of renters insurance (Note: she didn't give any suggestions to consider and went out of her way to say what a bad deal I got- gee, thanks!) - very convenient to have a dog deck on property, but I think it needs to be more tightly regulated. there's a sign that people not picking up after their pets will be fined and banned- have yet to see anyone be caught or kicked out despite MANY piles of poop/diarrhea in the area. Aggressive dogs are NOT kept in check and owners of them don't ever seem to get the message that their dog's behavior is unacceptable, even after multiple complaints directly to them and subsequent emails to management. - i've been notified of several smoking complaints on my floor via letters under my door- I don't smoke and don't know who does. my floor will smell like smoke (cigarette and "other") maybe 50% of the time and, even after the mysterious letters appeared, this continues to be an issue. - you'll get this in any building, but a good number of the tenants are cranky and downright rude (looking at you, seniors). overall, good place to live, but there is definitely room for improvement. read more

First, let me start by saying I have been a clean & quiet tenant, have paid all my bills on time, and have followed all the building's thousands of "rules." In light of this, you'd think I'd be treated considerately. Oh no! Far from it! First of all, there has been construction going on in the building for the last 3 months. It starts at 7am and does not end til 6pm on the weekdays (then the intercom from Yolk downstairs wakes you up at 7am on the weekends). It is so loud that my dog trembles from the sounds. When I asked the management if they could at least start the construction a little later, they flat out said no - that they have apartments to remodel (so they can charge more). It is a law that they are supposed to warn you of contstruction, and if it begins to interfere with your livelihood (I work til 3am in the morning), then they are supposed to put in you in alternate apartment or hotel. The management just said they would not do this an I had to deal with it. Second, all the promises of free internet, a pool, a gym, a media room, a dog deck, large laundry room, etc are a joke! The internet is down all the time, the pool is never open, the machines in the gym are always broken, the 2 computers and 1 printer in the media room never work, the dog deck is disgusting, and the machines in the laundry room are always out of order. There have been at least 3 separate occasions where they have turned off the hot water for hours without warning - so I had to go to work without a shower (once after I left sweaty from the gym!). Third, upon our lease renewal, it was explained to us that since rental vacancies are lower then when we moved in, they could now raise our rent. They increased our rent by nearly $300/month and refused to negotiate! Our meeting with the leasing agent, Mindy, literally took 3 mintues as she pretty much said pay this or move out. I'm not in love with this building, but would've stayed just to avoid moving. Now I am being forced to move. DO NOT MOVE HERE - no matter what they promise! I moved into 1130 S. Michigan Avenue luxury apartments toward the end of June of this year. I could not be happier. To start, the apartment complex fully renovated the pool/grill area as well as the gym/yoga studio. Throughout the summer, I had a blast hosting friends for pool days and grilling at night. The deck is open, bright and comfortable. My friends from out of town said the apartment complex looked like "a hotel in a tropical setting". The gym has all of the machines you would want. The building also offers FREE yoga, pilates, zumba and other fitness classes if you are interested in group fitness. I have done the pilates and yoga and feel so fortunate to have in-building group fitness! The gym also has a Starbucks and soda machine which is very convenient. The staff at 1130 is very friendly. I always receive a warm welcome from the doorstaff, management office and leasing agents/activities directors. If you ever have an issue as a resident (i.e. leaky faucet), the building has on-site support and will fix the issue that same day. The building also has an on-site dry cleaners and UPS/mail room. My move in experience was extremely pleasant. The freight elevator was reserved and remained open throughout the entire move in. My unit is a fully renovated 1 bedroom with hardwoord floors, cherry wood cabinetry, in-unit washer and dryer, updated kitchen and bathroom and pool/ grant park views. I feel this is a very positive building to live in. The event staff/activities director is always planning and hosting fun events in the building and in nearby establishments. We moved in April of 2018 and everything was fine. Now in July of 2018 I noticed that some of the staff has been rude to myself and others in the building. Everything else is fine, but the rudeness really ruins things for me and takes away the pleasant feeling of the apartment. read more

I've lived at 1130 S Michigan for just over 3 years and cannot wait to move out. There are far better apartment values and I would encourage anyone to look elsewhere for the following reasons: 1) Quality of construction - I live in one of the "updated" units (I'll use that term loosely). The qualify is terrible - the cheapest carpet, low quality fake hardwood floors, and awful appliances. Sure - the kitchen has stainless steel appliances but the dishwasher is so loud I can't fall asleep in the bedroom - even with the door shut - when it is running. I think that every single appliance in my unit has had service calls due to the low quality. D&K cut every corner when they decided to update the units and it's obvious. The maintenance guys are great (one of the few redeeming aspects of living here) and service issues are addressed in a timely manner but it's ridiculous that so many issues have occurred with new appliances. 2) Ventilation - Terrible. That's the only word for it. The HVAC blowers in the living area and bedroom are loud and clanking (maintenance can't figure it out). All the trim in my bathroom is rusting due to high humidity and no ventilation. The unit is miserable and sticky when I use the dryer. Most frustrating is the approach the building takes to turning on heat and A/C. I haven't turned on my heat in months - no need because the building is so miserably warm all the time. This, too, has no resolution. Management office referred to city ordinance regarding when heat/AC are to be turned on. So I guess we just have to live with sweating in the middle of January. 3) Dogs - I like dogs. I have a dog. But this building is NOT actually dog friendly. Yes, they say they are dog friendly but I've not found this to be the case. The dog fees are insane - $200 extra. Just for the "privilege" of having a dog and for access to the dog run. The dog run is disgusting. Ever spring they replace the sod and issue warnings about dogs on the grass. But the grass dies and then it becomes a muddy mess. The dog run is never cleaned. People let their dogs urinate everywhere and you're forced to walk through puddles of urine to get to the gravel area where your dogs are supposed to do their thing. It is completely disgusting. My dog has had to go to the vet twice due to infections caused by the nastiness on the dog run. Needless to say, we now walk across the street and she can use the grass at the park. Oh - and the service elevators. SO SLOW. But they are the only elevators the dogs can use. And the service elevators are the only ones that go to the laundry room. So it's a terrible mix of laundry baskets, dogs, and people who are afraid of dogs. 4) Price - I enjoy living close to work and to the lake. I realize there's a price premium associated with this. When I moved in to my unit in 2010 the rent seemed fairly priced given the location. When I renewed my lease the first time, however, monthly rent increased by over $100. The second time it increased another $100. The third time it increased another $100. Oh - and now there's a utility fee. Apparently paying over $2200 per month for a one bedroom doesn't provide Draper and Kramer with enough revenue to pay for water and trash. So that's an extra $40/month on top of everything else. I like the convenience of living on Michigan Avenue but this apartment is certainly NOT worth $2250 a month. The management company loves to brag about the renovations and the new pool deck and the updated workout facilities (all nice, by the way) but it is still a nasty 40 year old building and it is obvious that they are just putting lipstick on a pig. The AMLI property on Clark is much nicer, newer, and cheaper. 5) The cruise director - As mentioned above, I don't feel 1130 is a good value. The pool is always cold because it is in the shade most of the day. The dog run is disgusting. Paying over 2 grand a month infuriates me. But the worst aspect is knowing that rent is overly inflated just to pay for the salary of the "Cruise Director". I don't actually know her title (and don't care). But I do know that I don't like subsidizing the cost of a smores bar, cupcake party, wine tastings, yoga classes, and other stupid and poorly attended events. Oh - and most of the events start at 5pm so working professionals cannot even take advantage of them. But 1130 has someone on staff whose only responsibility is to schedule these asinine events. It makes me livid to know that my rent goes up, substantially, year after year just to pay for these made up "services" that I don't care about. It's obvious that D&K is hoping that this will make up for a sad old building but, frankly, I'm not convinced. I liked it when I first moved here. I really did. But for any potential residents - look elsewhere. Your hard-earned dollars will go much further in any one of the newer, nicer, and better managed properties that are in the South Loop. read more

Lived here for a year so far with my girlfriend, and have to say that the apartment has been wonderful so far. Moving here from Hyde Park, this place certainly has its perks. First off location couldnt be better, as well as its placement right above yolk, which is always nice. At first the valet parking seemed a bit tedious, but now that I am used to it and my car is ready for work as long as I write it on the board beforehand, its not an issue anymore. The pool is nice in the summer, the small but fairly comprehensive gym is useful as well when the weather isnt so friendly. Management is SUPER quick to fix things. Had a broken dryer fixed withing a week, had lights/faucets fixed within the day. The views are wonderful from most apartments. The staff is hit or miss, I agree that sometimes the leasing staff arent the best, but thats okay, I dont interact with them much. The doormen, some in particular, are super friendly and will help you with whatever you need, same goes for the garage valets. They all do their job, but some are friendlier than others. Overall, got a great deal for our first year here, price went up about $75 for the 2nd year... but thats tolerable. Anyways, overall a nice place that has been good to us for our first year, and hopefully stays that way! read more

Well, my fiancee posted a review on here talking about how much we dislike living here at this apartment complex. Mysteriously, its gone now. Sketchy. Worst apartment complex I have ever lived at. Here is the review he posted. Let's see if it stays on the site this time. First, I'm rating 1 star because I can't rate zero. Second, there are only 5 reviews before this one. 2 are decent ratings, HOWEVER they are almost a year ago and older. Don't think these compliments still exist. This place is honestly the worst place I've every lived in, ever. I WISH I was exaggerating. I'm writing an HONEST review to EVERYONE who uses Yelp for it's honest opinions. Because so much has happened in the 9 months living here I can't remember which things happened in chronological order, so I'll just list them. #1 - The water temperature in the apartment is never consistent. If you're enjoying the water temp. while in the shower, you better hope nobody runs the sink or flushes the toilet. I could take a little temperature change, but I SWEAR the water becomes skin scolding HOT. Also, please don't speak privately in your OWN apt., as I hear everything through the air vents in my bathroom! NO JOKE. #2 - The a/c (even though "included in the rent") is controlled by the management. If the a/c is in "neutral" mode, forget it, you better hope you didn't leave the apt. with it running because you will walk into a sauna. #3 - EVERY REVIEW BEFORE THIS ABOUT MGMT IS COMPLETELY TRUE! They DO NOT CARE ABOUT YOU AT ALL!!! There was contruction going on in the unit directly above us. Did they let us know before hand that they were going to be renovating and installing new floors??? NOOOOO. But thankfully the hammering and drilling at 8am (once or twice before 8am, pretty sure that's illegal by the way, I'm looking into it) was kind enough to let us know that they were about to ruin out morning. When we brought this to their attention, they literally couldn't care less. #4 - News had reported a "rape" in not only the same apartment building, but the SAME FLOOR THAT WE LIVE IN! Now, whether this had any truth or not, did the management reach out to their residents? HAHA, funny if you thought so. #5 - This place calls themselves a "dog friendly" complex. That was one of the perks we needed as we have a large dog (golden retriever). BEWARE DOG OWNERS, you will never feel welcomed when out and about with your dog. Of course there are elevators for dogs only, which makes sense. However these elevators are also the only ones that reach the mezzanine (laundry area). I'm fed up with those who ask me to wait for the next elevator because they are scared. #1, I'm on the 39th floor with a dog who desperately has to go to the bathroom. #2, I have a GOLDEN RETRIEVER, and #3 if you absolutely hate dogs, take the other (non dog elevators) to the 2nd floor, and walk your scared ass down one more flight of stairs to avoid the vicious golden. I understand this doesn't have to do with the management completely, however the design/layout of the building is an inconvenience to all dog owners. #6 - TODAY, I was taking my dog to go out to the second floor (dog area to go to the bathroom). As I go through an area to get there, I open the door. An old man is on the other side and becomes so terrified of my golden (literally LEASHED and DIRECTLY BY MY SIDE BECAUSE I HAD TO OPEN A DOOR), he stumbles back a few steps and falls and hits his head on the wall. I IMMEDIATELY say "I'll call for help". I go to the outside to the dog area, to get my dog away from him as soon as possible and call the front office. Hours later I get a letter from management saying, "our office was informed that an incident involving your dog has been reported being off leash and startling a resident causing him to fall backward and hit his head on the wall". It goes on saying that "the resident claims [my] dog was not controlled by [me]" That's what I get for trying to help. A completly false accusation of me without the management trying to get a hold of me (THE ONE WHO CALLED) to ask me my side of the story. By the way, my name was completely wrong. They can't even get my name right, not a misspelling a WRONG NAME. There are video cameras in the area I was in. Are they working??? Are they recording to help prove my case??? More to come. #7 - The price you pay is no where close to getting what you pay for. You're paying ONLY for location and it being a high-rise! Amenities, pool = horrible location, only sun hits it every few hours with it being so low surrounded by other high rises. The gym = hahaha never seen such a smaller, out dated, run down "gym". #8 - The ONLY TWO GOOD THINGS about this apartment are the doorman ("D", he's the best) and the restaurant Yolk on the first floor. I truly don't want anyone to have to go through what I am going through. read more
