The lack of cleanliness is a huge problem! Property needs a major power hosing, from sidewalks, to pool area, benches! The tables at the pool are always dirty! I'm not sure why hosing the area down along with the rest of the property is such a huge problem??? It needs weekly attention!! Hallway carpets need shampooing! I have been here 2 years and they have never been shampooed! That should be a quarterly endeavor!!! And whoever they get to clean has no clue!! They can't even clean glass windows properly! In my opinion they try to charge you for everything and their maintenance staff takes 3-4 weeks to even change a light bulb. Places are done with very inexpensive material/ amenities like the blinds, counter tops and appliances. and half the stuff I pointed out to them before moving in, did not happen until after I moved in. Furthermore they had to come back on several things because it was not done right the first time! .In my opinion and to coin a phrase they like to talk out of both sides of their mouths" It was the last place I looked at out of about 10 places but needed something quick. One of the problems is the rent increase. This place is for seniors and to raise rent like they did isn't right! They also cut corners on replacing or updating the things from when it was built. The washers and dryers are new but most of the time there not working and to get them fixed takes an act of God! I believe Emerad Isle is a standard looking apartment. Management. All activities have been discontinued unless the residents plan them. Rent is increased every year at least 100 +. Water is turned off on a regular basis for most of the day due to pipe repairs. Web site needs to be updated. There is no activities director. And some amenities are not in every apartment. They advertise ceiling fan and I have none. The noise from the apartment above me is on going. Car ports are $70 and there is no control on outside visitor parking in your spot. No visible signs saying residents parking only. I would not recommend renting here. read more

Upon entering the doors, the office staff always greets its residents with a smile. If something needs to be fixed, Dwayne and his maintenance staff quickly and efficiently take care of the issue. Socially, there are many options! Bingo, card bingo, Bunco, Left-Center-Right, snack socials, Friday happy hours, movies, are just some of the available options that our activities coordinator, Megan offers. The maintenance folks are friendly and polite. Management, not so much. We lived here two years. Our second-year lease renewal took away the "concession" discount and hiked the rent unreasonably. We moved out, left the place clean and in good order, and even did a walk-through checkout! Then came the notice, telling us all our deposit is taken & we owe the company. We got charged for: Cleaning carpet AND replacing carpet that had stretched and buckled after just three months living there. We got charged for a full repaint even though the apartment was not fully repainted new when we moved in. Charges for other items, too. Bottom line- our experience + comments here on Yelp suggest you should plan to kiss your security deposit goodbye when you move in. You won't be getting it back, and you may pay more on top of it. Living in Emerald Isle has been a wonderful experience. My roomy, one-bedroom apartment has modern features, which I have not found in other nearby apartments. As a professional, single woman in my mid-50s, this has been a perfect home for me (and my dog Sydney). I travel extensively with work and therefore, I come home at all hours; I appreciate the sense of security in a gated community, secured buildings and well-lit grounds. Since there is a laundry room on every floor with plenty of clean, operable, machines, I can do my laundry at any time without disturbing my neighbors (yeay). The amenities are quite a treat (especially free coffee every morning - THANK YOU!). I especially love the 24 hour access to the fitness center; so much so that I don't need an additional gym membership; the workout equipment is clean and well maintained. Most of all, the staff has been phenomenal! As a tenant, I appreciate seeing them throughout the property, engaging with other tenants, simply "checking in". It is evident they truly care about the overall "tenant experience" as witnessed from the variety of popular activities made available to the tenants. During the three years that I rented an apartment at Emerald Isle apartments, I wrote truthful reviews about problems at the apartment complex and I filed two complaints with the Placentia Police Department about wrongful behavior of the management. I would like to express to the management here at Emerald Isle, Placentia how much smoother the maintenance operations run with the new manager Dwayne. Before every time i had an issue that required maintenance in my unit or fixing something on the grounds it was always an issue and never set up correctly. The old maintenance manager before the new manager Dwayne was very hard to deal with, it was always an argument and hassle to just schedule a repair as i had a lot of problems with my heating and cooling unit, the old manager was very rude no communication skills and was always a problem to properly schedule. I have several friends here at Emerald Isle that always complained how poorly and lack of skill the mainteneace team had and would comment they come to fix one problem and end up with one or two more problems. I really enjoy living at Emerald Isle and feel it very nice that they have replaced the last maintenance manager with someone who actually does the job. read more

I lived at Emerald Isle for 18 months. I had to leave when my doctor said I could no longer live alone. New management refused to accept my 30 day notice. Shame on Emerald Isle for sending me an $11K bill! They are now threatening to sue me. The new management is horrible. I am glad I am gone. There was frequent roof leaks. Very subtandard materials used in kitchen and bathrooms. They paint the surfaces with fake finishes that absorb any product or foodstuff that has color. They tell you what product to use on countertops because the finish on the counter tops is a painted on fake finish! The only good thing sbout these apartments was Monica and Clara leasing agents. Beware the new management especially Carmen Filip. Leaving Emerald Isle was like a bad divorce. This notice is pay back to the new management who is now poised to ruin my credit rating. (And my mom is not easy to please)...She made good friends who attend all fun activities with her the property has to offer...and she loves how well the property is maintained (huge plus)! This complex continued to decline, and they only take care of the one building they use to show new applicants. The water is off at least once or twice a month. They never fix the pipes properly and only do temporary repairs. Before plumbing work is done, they have to drain the lines and the Tenants are stuck paying for the increasing water bills due to their neglected. A few months ago, they had a bug infestation in their trash room that they only took care of after I threatened to call the health department. it went on for over 2 weeks and bugs were coming into people's units. Carmen the Manager is the rudest, nasty person I have ever meet. My father passed away and she was demanding we give her 30-day notice. In 11 years, paid rent on time but had to fight for any repairs we needed and the last being a/c. Run from this place. A one time they cared but that train has left the building a long time ago. Constantly raising rent, taking away loyalty discounts and 13-month leases. Everything they do is cheap and never fixed. Run, run, run. read more

"Renter beware" of questionable business practices by rental office (particularly by former manager) who lacked managerial and customer service, and instead used hostility towards tenants to force unreasonable and exorbitant charges. Despite complaints about the mismanagement and harassment by the manager, Mesa Mgmt turned a deaf ear. Although we paid off all fees for breaking the lease, rent, etc., we received a billing statement showing a credit in our account. Nevertheless, we never got our deposit, and instead received a collection letter from the Apt Mgr, which was bogus. For our peace of mind, we paid off the amount demanded with a Cashier's Check in December 2016, which she willfully and with malice held on to from December 2016 to the end of April 2017. She sent the account to a collection agency creating a fraudulent delinquency impacting our credit scores. Mesa Mgmt is in violation of the Fair Debt Collection and Fair Credit Reporting Acts and will not fix our credit reports:( read more

Do not move here. The manager, Delmy, has no respect for residents. I wrote a letter to Mesa Management, reporting unfair and unjust treatment of residents. I was warned that Delmy had not renew leases for 3-4 individuals who had also reported issues. In retaliation, Delmy gave me (an 85-year old widow, with a handicapped daughter) a 30-day notice to vacate. When I applied for residency,there was a 3-6 months waiting list -- now because of mismanagement, Emerald Isle is paying $300.00 to any resident who can get a friend to sign a lease. Other issues are: breaking water pipes in hallways, laundry rooms,and residential units; broken gates for 5-7 days (no security), limited visitor parking, stained hallway carpet ,unable to fix pool heater, selective enforcement, rental increases every year of $80-$125.00, plus an add on utility bill, declining activities, (but vendors give pie,etc. to sell their products) pet deposit and monthly charge is unreasonable,etc. read more

The management company is very difficult to work with. We've called and left messages and get no return calls. We have to keep calling to get any response. My aunt rented an apt and never was able to live in it because her health deteriorated. I can't say what it's like to live there but the leasing process was very difficult and complicated. The lease was wrong twice. Luckily we work in real estate so we caught it, but an 81 year old senior wouldn't have!! We vacated the apt Sept 10 and just got the deposit mailed to the correct address! The deposit was $208 less than the deposit and SHE NEVER LIVED THERE!! When we received the deposit no explanation of charges to make the deposit less. TERRIBLE management!! Do yourself a favor and don't get mixed up with this apartment complex. I had the joy of dealing with the management company here when my mother moved out, she speaks broken English and needed help negotiating a ridiculous end of lease balance My mother is an overly clean and is borderline OCD so it came as a shock when the mgmt company demanded $710 for her move out costs. They stated there was a a line across the carpet that needed to be cleaned, that there were spots on the walls so they had to repaint the entire unit and that there was a hole blown through the top of the microwave. I asked for pictures of the above stated and they sent me black and white photocopied files were you could barely see anything, let alone the actual size of these blemishes. She admits to creating a spot in the bathroom, so if anything, she should only be charged for the small spot to be touched up in the bathroom, not the entire unit to be repainted. It's difficult to see much in the pictures the mgmt company provided, you don't get a sense for how big those marks are, the camera could have been zoomed in to make it seem like a much bigger mark. Also, the fact that the entire unit was repainted due to a single mark on the wall seems a little much to me. They then charged $257 to replace a microwave that was made in the 70s with a brand new sleek microwave that I found on Best Buy, Sears and Sears for almost $70 less! There is no way there was a hole in the microwave. She is a lady who never uses her microwave, and on the occasion that she did, she would never be stupid enough to use foil (per the leasing agent's claim that she would have used foil which would have exploded and caused the hole). That hole is rather large and I'm sure she would know if she created an incident large enough for the hole to have been created. In the end, they took $175 off the bottom line, which was nice of them but I still feel like they completely took advantage of my mother. This place is a complete rip off and is just looking to make some money off poor unsuspecting elderly folks. read more

Her help was invaluable in getting me from a prospective tenant to resident. The activities are great and I really like hot dig night on Wednesdays. Emerald Isle is a great place to have a home especially if you looking for a great community 55 + the location is great not too noisy they also provide activities and have a well-planned monthly calendar for such things. I have been working here for a while with a consumer who is 65 years old he and I sometimes enjoy the movie matinee along with some snacks or check out some YouTube videos with cats inside their computer room they provide. The staff is awesome and very friendly can help out with any questions or concerns you may have. They are pet friendly which is a plus so that you are not lonely they provide bag stations so that you may Pick Up After Your Pet. There is gated security and secure doors to enter the buildings. I highly recommend this place. It is definitely a must-see in order for you to fully appreciate the property here in itself. read more

I have never heard of a complex that's when the water is turned off the heat is turned off in an individual apartment. They have water problems or emergencies here at least once a week. Also every tenant have to pay a percentage of the water bill here in this complex. read more

OK, I've been here a full year. Yes, I'm staying. Again, I do love my actual apt. I still have trouble with how the water is billed, although I am learning that that is the way a lot of places do it now. :( I conserve, maybe they don't. What about those with washers in their apartments? How does that work? Or if there's two people living in an apt, do they pay more? I haven't cared enough to ask, since it won't change the bottom $ line. After my last post, the carpet in the hall where my apt is was cleaned. My neighbor thinks it was a direct result of my last post. ??? The person who showed me my apt is no longer here, so I'm assuming I wasn't the only person who had issues. Yes, the pool and library, and club house are very nice. The grounds are well kept. If you are retired, they do have enough activities to keep you active if that is what you're seeking. I wouldn't mind joining a few of them, but I'm still working... I've a few more years to go! But honestly, when I retire, I won't be able to afford this place. YIKES! They do have a couple nights a week where you can get a meal at a very reasonable price. So, what I'm trying to say, it the place is good overall. I still have problems with them nickel and dime-ing. My rent was raised from $1260 to $1345. Why? Because that's the going rate in the area. They're not wrong, and I guess business is business. Pet rent went up from $25 a month to $35. I don't pay for a reserved parking space, but I wouldn't be surprised it that went up too. The deposit for pets went up from $250 to $500. Honestly, that I get. A lot of people are irresponsible when it comes to pets. Then they also raised the cost of reserving one of the card rooms - $75. My expectations for the high rent and other costs is I EXPECT them to make sure things are in tip-top shape. So there you have it.... I'm here for another year, I need to re-home my cat. :( $95 more a month w/ the raise in rent and pet rent, is a bit more than I had budgeted for. I just noticed as I went to post this it asks if they accept credit cards, yes they do, but the one time I did it, it cost, if memory serves a $30 administrative fee! read more

my husband and i, and for a while, our little maltese, lived at Emerald Isle for over 6 years. It was an immense pleasure living there. The setting is lush, the amenities too many to count. Huge Pool, Professional Gym, Card Room, Library, Business Center, Meeting Room, Computers, Wifi, TVs, Pool Table, Bingo, Bus Tips to Casinos, Beautiful Large Meeting Rom, and so many other activities. The apts are spacious and clean, Management and Staff are very attentive and professional. Laundry rooms on every floor. Ralphs right across the street along with gas station, restaurants, banks, etc. Hospital 3 blocks away, Brea Mall is just minutes by car. It's just convenient to everything. We highly recommend this very polished, scenic, well maintained, well managed, gated and secure senior community to all 55 and over apt seekers. their floor plans are numerous and can accomodate just about anybody. My parents just recently moved here. I have to compliment Monica for her patience, repeatedly answering all of our questions and concerns with PATIENCE. Excellent customer service and all my requests were promptly answered. She took us to the model apartment and took us to the available apartment several times to make sure it would fit their needs. Casey is the Maintenance Supervisor, and her patience and kindness is appreciated. Special requests were made to add a couple of shelves in the closets (fee) and a couple of fans (fee) but they were completed in a timely manner. This past weekend, I moved my parents into their apartment. I can hardly walk through the hallway without a current resident welcoming me (my parents) and introducing themselves and being extremely helpful. So far after two nights my parents are pleasantly happy with the complex. It is a gated and secured property and they feel safe. The first night my parents were invited to one of the food nights. My mother has already stated "lets see they serve us food twice a week, now I don't have to cook two nights a week." Lots of walk ways to stroll, fitness center, and an inviting pool. It doesn't get any better than this. I didn't have much contact with Clara, but every time I came to the leasing office she had a smile on her face and was welcoming. **The first night I lost my parents keys, ugh! Fire doors in building D, were not working properly and the fire doors closed themselves and stayed closed when there was no fire alarm going off. Fire doors are found in the hallways on the tenants floors, every couple of apartments. Fire doors are an important safety feature, that will automatically close themselves when there is a fire. The fire doors when in the closed position will stop the spread of smoke and flames for up to 30 minutes, giving fire fighters time to arrive, and it gives tenants time to escape the smoke and flames and safely get out of the burning building. Management is responsible for unlawfully wedging some of the fire doors open, which is an extremely dangerous thing to do, if there were to be a fire. By wedging the doors open, if there were to be a fire, the fire would have a chimney effect, and the smoke and flames would make it down the hallway very fast, and tenants would not be able to get out of their apartments, due to the smoke and flames. Management put the tenants life's at risk by wedging and propping open fire doors. Fires in clothes dryers is a danger when the lint vents are not properly cleaned. I took a yard stick and cleaned out under each dryer in Building D, recently, and took pictures of a lot of lint under dryers, and behind dryers, and lint sheets were under the dryers. Lint is very flammable and the fire authority recommends that the dryers' vents be cleaned every 90 days. It appears that dryers in Building D, are a potentional fire hazard due to so much lint, lint sheets, and debris under the dryers and it can be presumed that the lint vents are not being cleaned every 90 days. Management has put the tenant's at risk for a dryer fire, if the dryers are not properly cleaned and maintained regularly. read more
