    "Buy land, they're not making it anymore." - Mark Twain…read more We had submitted an offer on a home in Wildomar, after a few weeks of back and forth with the seller. The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!

The report made it simple to prioritize next steps and negotiate a deal leveraged in my favor with the sellers. If you want an inspection team that takes their job seriously and gives you real peace of mind, Diamond Home Inspection is the one.     TL;DR: I do not recommend Eternia, they will cause project delays and stress. Lee Bainer,…read morerepeatedly and purposely ignored my calls and messages, and the company took over 9 weeks to deliver a report they initially estimated at 3 weeks. I hired Eternia for a residential soils report. In writing, the work order stated "approximately 3 weeks" from sample collection to delivery, and over text I was even told 2-3 weeks. My initial contact was Lamberto Raygoza. After they collected samples, I heard nothing for weeks. When I reached out to Lamberto, I was told the report was "on the engineer's desk" awaiting review. This same explanation continued until about weeks 4-5, when I was told to contact Lee Bainer. For an entire week, I called Lee without any response. He didn't return a single call. After I reconnected with Lamberto, Lee finally texted me, saying they had given the job to a different engineer and that the report would be ready in 3 days. Three days passed with no update. When I followed up, Lee said he was "waiting on the engineer to get back from drilling" -- and then went silent again. Calls and texts went unanswered for multiple days. Out of frustration, I called from my mother's phone so the number wouldn't be recognized -- and Lee answered immediately.. unbelievable. I told him I expected a significant update the next day at noon. He did call, but gave the same exact excuse: "the engineer is slow," and claimed the report was now with another engineer for review. At this point -- 8 weeks after sampling -- I told him I no longer trusted the company and left a negative Yelp review. The day after, late in the evening, they send me a "preliminary soils report" that they had "the whole time," but it was unsigned and not reviewed by an engineer. Give me a break... The promised delivery date came and went without the final report. I issued a formal legal notice giving them 7 days to deliver or face small claims court. They FINALLY gave me the report after 9 weeks and 5 days later. In the end, they didn't offer a discount.. I had to ask for one given everything that happened. I was given roughly 25% off. I was told I was getting a deal given how much these reports costs. Maybe I did, but I had to kick and scream day in and day out, threaten legal action while my project was delayed.. being blatantly ignored and probably lied to. They take zero accountability throughout saying its was out of their hands.. this engineer, that engineer.. blah blah. IMO it was not worth it even with the discount. I would have paid someone else the full amount to be treated like a client. Lee Bainer is the worst person I have ever worked with. He has zero care about you, your family, your project. I have never been treated with such disregard and disrespect as a client to a company. I dont write many reviews... but this was necessary.
