He leaves nothing to chance by handling every aspect of the transaction himself never delegating a thing. His attention to detail is remarkable. He read through every document that was sent to us even the lengthy HOA documents. He caught an error on title that no one else saw. He also worked diligently with insurance providers to get me insured in time despite our short escrow. As a high value property in a fire risk zone this was a remarkable feat as anyone familiar with California home insurance can attest to. Rodman takes great pride in his work and knows how to negotiate the best deal possible while keeping both parties on good terms. He knew how to address each party's concerns in a calm manner that was reassuring to everyone involved. Attached is a photo of myself on the left and the seller on the right on closing day. My partner and I were first time homebuyers and didn't know anything about the process. I met with Alyssa and she walked me through the basics in a way that I could easily understand. She got us set up with the Compass app so we could search for homes through the app and let her know ones we were interested in. For every home, she followed up with the seller's realtor to get the status of the home. She went with us to open houses or set up private showings. It's such a big purchase, and having someone knowledgeable about what to look out for was super helpful. She let us know pros and cons for the homes we looked at and it really helped us make a decision. Once we found a house we loved, she put in the offer and took charge from there, which I appreciated. She explained the steps in escrow and kept us updated along the way. We had to counter offer and her advice on was probably what got our offer accepted! Alyssa helped set up the home inspections, plus contractor inspections to get quotes for repairs. I didn't have any experience with this, so being able to rely on her and her trusted contacts was invaluable. The closing process was very smooth and we ended up with a great house. The whole Ito Orio group were great throughout the entire journey - always sending updates, getting signatures, communicating with all the parties, everything was seamless. They all made the process super easy and I'm especially thankful to have had Alyssa's guidance during the process.

Once we were connected with Scott, everything was less stressful and he was able to help us navigate the home-buying process from start to finish. She informs owners of what is needed to improve the property and tells the owners the pros and cons of the improvements and why the improvements need to be done. When tenants report of an issue with an appliance or the heating or air-conditioning, she takes of it; if a new appliance or new heating/AC system is needed she informs the owners. Julia, also, responds to emails and phone calls timely and patiently. I appreciate her and thankful that she is managing my condo.

When something goes wrong with the property, she has her own people doing the repairs and charges you more than the job requires. After non renewal of property managing their contract, Julie filed a form with the city business compliance division for non business license for residential leasing income. She is a whistleblower! I have all my city permits for my house and ADU, but if you do NOT, do not take a chance to hire her. When she collected her Zelle cash payments, I am sure she didn't report that to the IRS. Be warned.

    Amount Paid for services: $1186.00 The Owner, Frank…read moreTakahashi was supposed to ensure Escrow Funds were allocated correctly, and he failed to do so. I asked to see the demand letters creditors claimed to have on escrow many times & I was never sent any invoice for approval. Meaning, anyone can place a claim on your escrow and Frank will not question it. The amount "Due to Seller" was incorrect by thousands of dollars. Which would have been avoided if the "Creditor Claims" were discussed prior to escrow closing, as requested by myself. I called the Owner to discuss how I was going to be reimbursed for the discrepancies, he raised his voice & he treated me like a liar, criminal & child. He alleged I was automatically in the wrong because I had a past due invoice & there was nothing I could say or show as proof that the Creditor Claim amount was incorrect to make The Owner think otherwise. The Owner told me I needed to resolve the issue myself with the Creditor, which makes the point of paying for an Escrow Agent / Company pointless. I was also supposed to be credited the amount the buyer was charged for an application fee which I paid out through a separate demand letter. Again a mistake on The Owners part, & me not receiving any ledger until now for approval, after the funds were already dispersed. During the month and half escrow underwent the Seller (myself) & the Buyer had to undertake many responsibilities and communications ourselves, again showing how paying for escrow services pointless.
