After living in my home for less than a month and having family members in and out to see the…read moreplace, I can say with confidence that JW Home Inspection Services of West MI are HORRIBLE!! We've found several major issues not listed in our inspection report done by George McNees, including but not limited to a HOLE in the basement wall that goes all the way to the outside where a floor joist has completely rotted away, and a cross beam in the garage that the previous owners had Macgyver'd to stay up while part of it was also rotting away. The cross beam is so rickety that I fear for it breaking in half and crashing through the windshield of my car. On top of the major issues George didn't see, there have been several minor issues that are now my responsibility to deal with that, had I known, I would have pressured the seller to fix before purchasing. George was WAY too comfortable telling me as first time home buyer that these are just simple issues that aren't worth using as a bargaining chip in negotiations. I am livid with my experience. It was not worth the $473 I paid, now knowing I'll have to pay hundreds if not thousands of more dollars to fix things George McNees/JW didn't spot and/or lied to me about what should be my responsibility versus the seller's. Please, please, please stay away from this inspection company.

George McNees was very thorough, answered all questions, and even gave us an invite to see what he…read morewas doing. great to work with.

I wouldn't use them. We as sellers used them and they failed to find water damage/ wood rot on 10…read morejoists along with the front board and the subfloor. Their reason? The basement ceiling was enclosed. It was not. It was a drop ceiling which could easily be lifted to look at the area of the house which had a deck and slider door. Which is red flags for any person to see if either is leaking water. The damage was old and covered up by the prior only owner. But when I first reached out their reasoning was we don't lift ceiling tiles. I'm like you'd rather miss major damage to a house? Wow. The owner called and has tried to make it right but not offering money up.. but offering as a contractor to do the work somewhat himself or "we are on our own" if we don't choose that option. Excuse me? You want me to let a guy whose company screwed me fix it yourself? No thanks I'll go the other route. But some money to help offset the cost would be nice. And that's a no. Stay away from this company! Although I tend to believe that all home inspection companies are a scam covered by a lot of fine print to cover themselves to limit liability for laziness/poor work product.

Highly unprofessional. Prior to the inspection Ace came into our home unannounced to place a piece…read moreof testing equipment. No one was home so this stranger was in our house without asking permission or informing anyone involved. Included in our inspection report was that just because our furnace and water heater were "older" they needed to be replaced despite 100% functionality. This inspector sure did seem to enjoy freaking out potential buyers about replacing utilities instead of addressing that the units are in 100% working order even though yes, they are getting older. No one goes out and replaces their car engine while its fully functional just for the mere fact that it is getting older... COMPLETELY DISAPPOINTED AND FRUSTRATED BY THIS COMPANY. AVOID AT ALL COSTS!
