He has no reviews (until today) and I was hopeful to give him a chance to get his business off the ground on a good standing. He was friendly and, initially, showed up and had his team do decent work. I asked him to do a number of things including fixing old pavers, installing new pavers, sealing fences and concrete, cleaning up the old planter areas, fixing some turf, and installing a pergola. It started out good. He got the yard leveled and cleaned up quickly. But this is where the wheels started to come off. He ran out of money to buy supplies and materials (even though i was actually paying slightly ahead of the payment schedule he initially wanted). He was constantly complaining about payments which I was already paying him for pieces of work that were not really done or done right. He didn't provide his workers with the right tools or products to complete any work. And then he started not showing up regularly. At that point, the yard was a construction zone, he didn't clean up the junk and debris, many things were incomplete or improperly done. I sent him emails and text messages describing the problems. Many messages were ignored but he continuously promised to show up and complete the job correctly. After weeks of minimal progress, I finally asked him to start showing up (he only had one worker there for a couple hours that week) and he had promised me that he would have a full crew all week. Anyway we agreed to part ways. He left me about 50 bags of debris, a completely broken irrigation system, contaminated base rock under the turf (which looked like a bad quilt), a bunch of landscape edging that was held together by friction, and a pile of incomplete tasks. He picked up his tools and headed off into the sunset. If you want an affordable landscaper for very very simple projects, Josue might be ok. Anything beyond moving dirt around is a bit too much for him.

Warning: Do Not Hire Francisco - Dishonest and Unprofessional…read more I want to share my experience to help others avoid the same mistake. Be cautious of a contractor named Francisco. At first, he came across as polite, trustworthy, and sincere. I initially contacted him for backyard work, and he claimed he could also handle a garage-to-room conversion I had planned. Based on his assurances, I hired him for the indoor remodeling project. Unfortunately, things quickly took a turn. Despite claiming he could do the work, he didn't perform any of it himself--instead, he brought in other workers and acted more like their assistant. I paid him for labor while providing all the materials myself. We did the initial shopping together, and the first couple of days went smoothly. However, as the project progressed (expected to last 2-3 weeks), I started noticing serious red flags. This was a rental property, yet he became upset when I or my family visited to check on progress. At one point, he even used extremely offensive language toward my wife and father when they pointed out issues in the work. That is completely unacceptable behavior. I paid him in installments as requested and even provided lunch occasionally out of courtesy. But I later discovered that he was including personal items like tools and drinks in material receipts and expected me to pay for them. I also suspect he over-purchased materials, got reimbursed, and then returned them to stores like Home Depot for a refund. He asked for extra money midway through the job for "electrical expansion," which I paid--but the work remains unfinished. For the backyard project, I was about to hire someone else, but Francisco pressured me to give him the job, claiming he needed to keep his "crew" working. In reality, there's no real team--just one other person helping him. I paid him 70% of the backyard job cost upfront, but only about 30-40% of the work was done before he started disappearing. My tenants became understandably frustrated. He even damaged a part of their car and lied to them, blaming me. Eventually, he demanded more money to finish the job. At this point, I knew he wouldn't follow through and refused. I also told him not to access the property without my permission. The next day, he falsely reported to the police that I was withholding his tools. I had no intention of keeping anything--I just wanted the work completed properly. This is a long review, but I believe it's important to share so others don't get caught in the same situation. Francisco may sound kind and helpful at first, but he is extremely dishonest and unprofessional. Please do not hire him. I'm also encouraging my tenants and friends who dealt with him to share their experiences as well.

The project is still ongoing, but she became unresponsive partway through. Despite repeated attempts to contact her by email, phone, and text, we received no response. All invoices were paid promptly and in full. As the project progressed, coordination with neighboring properties became more complex, which is common for projects involving trees. Around this time, communication stopped, and we were left without the arborist support we had contracted for. When hiring a consultant for a large, multi-phase project, reliability and follow-through are essential. Based on our experience, this expectation was not met.
