Our plumbing tech, Drew Smith, cleared the clog but found that the sewer line was deteriorating. He conferred with his manager at length to determine the best options available for me. We decided to do the least invasive fix, one that would avoid having to tear up my basement, ( which we use as additional living space), to get to the pipe. Expensive? Yes, but it's the sewer pipe folks - not something we can do without. Henco staff worked with me on the financing and I approved an epoxy coating for the existing pipe. Scott Printz Phil Skaggs, (the expert installers), came out and dug up the back yard to expose the pipe, descaled it and ran the camera to prep for the epoxy. No can do - pipe is in such bad shape that epoxy would be a very expensive, useless option. They immediately notified Henco management & Drew. Drew came back out on Monday with possible options. He'd shared ALL the info & videos provided by Scott & Phil with management, as well as my concerns about cost. It's now Thursday and Scott & Phil are back to insert a special liner (actually a pipe within the existing pipe) that will, to all intents & purposes replace the old pipe without having to dig up my basement & pierce the foundation. This is still an expensive option, but considerably less money than tearing up the basement. Bottom line, these folks have been personable, efficient, and have produced the results they promised. I highly recommend Henco for your plumbing needs!

It's normally $250 and they gave it to us for our first year for $50. This all started when we needed duct cleaning and contacted them about duct cleaning and as part of a welcome to Henco, we got that maintenance plan at 20% of what the retail value is listed as. Unfortunately, the only thing that has been hitch. Free was the duct cleaning that we had done originally but everything else along the way has been some of the shittiest communication I've ever run into. The second job that we had done is that we had our hot water heater replaced, and here's where the communication stuff started to faulter. The plumber showed up with the wrong hot water heater. They had to go get another hot water heater, and while they got the other hot water heater in a decent timeframe because they found one locally, the idea that they didn't measure for the space before they showed up to the house is absolutely ridiculous. Then we had an HVAC order to where we were getting an air handler completely replaced because when the guys came out and cleaned it, they didn't tell us about a ball bearing in the fan that was going bad and when they completed that cleaning job, the AC failed. This was unfortunately on the hottest weekend of the year so far and so we went an entire weekend without air-conditioning. So when we finally got this scheduled for the air handler to be replaced, it was supposed to replace both the fan and the condenser unit per multiple conversations on site about that. Both are bad. Along the ways of getting this complete was a myriad of poor communication scheduling screw ups and miss quoted product lines which caused our expectations to be reset. At this point with everything included, we spent well over $15,000 with these guys and the communication is absolutely some of the worst communication I've ever experienced with a professional service company.

The quote also happened to be the cheapest of the 3 companies I got bids from. - The installation went very smoothly. I understand that direct vent water heaters are a little tricky to install, but Brandon installed perfectly. He arrived on time, got rid of our old water heater, and added a new water heater with several fixes: the overflow pipe now runs to the sink, he used a "flex vent" kit so the water heater can sit on the ground, and he put the water heater in a tray to reduce issues from slow leaks since I don't have a basement drain. - After the install, Brandon taught me how to change the temp / turn the water heater off / how to flush it / how to change the anode rod. Very pleased with the work and my new water heater is working flawlessly. The only downside was that there was no permit. I'm no expert on permits. Portland's website says that water heater changes require a permit. Brandon said it's a "gray area" for residential. I am not planning on selling the house and things looked good to me, so I don't mind too much.

After getting some bids, we hired Precision. They were friendly and professional as they installed a new Rheem furnace at a good price. Their expert work relieved our stress, and we haven't had to worry about our furnace ever since. But the condensate pump is older and it recently malfunctioned. It wouldn't stop pumping after the trough was empty. I finally flipped the breaker to prevent it from overheating. Again, it was stressful because we were heading out of town and we wanted our cat to have A/C but we didn't want to leave the the pump connected if it might overheat. I disconnected the power supply to the pump and made an appointment with Precision. Today Moses came to diagnose the pump issue and do a tune-up of the furnace as well as the older A/C unit outside. He explained everything he found in a friendly and coherent manner. The pump seems to be ok although he explained how we could install a better one that will turn off the furnace if the alarm on the pump went off. I decided to keep an eye on the old pump and vinyl drain tube for now. Since we have only relied on Precision to service our furnace and A/C, and since there are upgrades we can potentially hire them to do in the near future, I opted to sign up for their Preventative Service Plan. It gave us discounts on the tune-ups Moses did today and the new capacitor he installed on the A/C. And with the membership we'll get discounts on anything Precision does for us over the next 12 months. We're sticking with Precision because they always provide excellent customer service.

Portland Water Bureau said it wasn't their problem. So I called Sutherland Plumbing randomly, and we did some trouble shooting over the phone. It looked like it may be a VERY expensive issue in the pipe between the house and the street. Ti Sutherland found a time to come by, since this was kind of an emergency since we couldn't shower, and he found the problem in just a couple of minutes. Turned out it was only the HOT water that was being stopped, and it was a janky flood prevention device that had been installed with the water heater. The batteries died and it shut off the flow. Replaced the batteries, and boom! We're all fixed. Ti actually got a big kick out of the whole process. Solving problems is his bag. Highly recommend.

The actual issue turned out to be a faulty switch on a grinder pump, and the repair was under $1,000. Additionally, contrary to what was stated, our sewer line had already been scoped when we purchased the home. This experience raised serious concerns for me regarding the accuracy of the assessment and overall integrity of the recommendation. I strongly encourage others to seek additional opinions before committing to major repairs.
