We had to sandblast the exterior to remove the stucco work that was incorrectly applied and apply new smooth stucco. Later, "Jacob" called me back later and expressed condescending concern that I had ONLY a $150K budget. I told him that's where the budget starts, not ends and asked him what the true cost was. He responded back that it's between $300 and $450 a square foot. So I told him, "Okay, if my calculations are correct, if I go with $350 a square foot so I'm not at the rock bottom, and I multiply that by 600 sq ft for a small ADU, that is roughly $210K for a price starting point with your company?" "Well no it's not exactly... "Then what did I miss?" "Well there's all sorts of other things blah blah blah..." Overall the tone was condescending and he made it clear that I didn't know what I was talking about, when in fact I have 15 years experience as a home designer that designs and budgets facelifts on houses that are about to go up for sale. I have dealt with contractors for many, many years. Eventually I got fed up with his tone and told him to cancel the appointment. As my grandma always said, you'll catch more flies with honey than hot sauce!
