Me and my husband applied recently and got denied due to low credit score my husband has. Their communication is pretty good besides Natalie not getting back to me in regards if anything could be done like maybe just have my name on the lease or put down a bigger deposit. Or Melissa responding to my e-mail would've been nice. We make more than enough and it just sucks some companies deny people just because of a credit score number that has nothing to do with rent payments. And yes they did let us know they had a score requirement, we just were hopeful mine would get us through. I even offered to provide proof of payments being made towards my husbands old bills. I really didn't want to go in, but I have no choice but to do so. first and foremost this is not even an itemized list your charging me all kinda of fees and putting $955 when it should of been itemized with the price of whatever you're charging me for. Regarding the blinds I just paid $450 for faux wood blinds for my new home it was about 7 windows, and your charging me idk how much on that $955 for some flimsy cheap blinds yall put on, of course they going to get damaged they are CHEAP. I looked on amazon they are about $14-28 per blind bf. now yall wanting to charging me for the cabinets? I know yall not gonna replace the whole cabinet yall going to paint over whatever the adhesive tape pulled off the old paint. I had child locks the back of the lock was adhesive tape so I understand ripping the lock of might have pulled the paint off, this house still has cabinets from the 1990s nothing has been upgrade in this house.. what yall do is the landlord special and paint over some old cabinets... paint is $40-60 a gallon and I know yall not going to use a gallon to paint over 3 cabinet doors. nothing wrong with the closet doors they were in good condition I actually removed them so they wouldn't get damaged... but yeah go ahead and charge for putting back some doors lol cus nothing was damaged in that closet, another bogus charge. Lastly I paid $138 to get the drain fixed in the kitchen, which I told Nicole that I never even use the right side of the sink that's where I had my dish rack. Whoever fixed it didn't do a good job. So now they are recharging me $300... Regarding the utility's I don't have an issue with that bcus they say they suppose to be billing me every 3 months for utility's which I think they were consistent in the beginning then it stopped at one point they charged me 6 months in utility's which was over $1000 I'm glad I had the money at that time to make such a big payment. But that's where management dropped the ball. All I know is the owner of the property was fighting with the city regarding the water service and had nothing to do with me but I did use the utility's that's why I don't care about that charge, And all the other charges it's literally wear and tear. I'm not complaining about carpet or cleaning fee that's a regular standard charge , but now the $955 is bogus to me and some chargers on there is wear and tear. Honestly I had a good experience with management I never had issues and if I ever needed something fixed they were consistent, but I think once you move out everything changes. I already knew I wasn't getting nothing back, I had chucked it up as a loss along time ago I actually expected to get 0 back atp they should of kept their $14 I'm just glad I'm in a position in my life where I didn't need this deposit for another place or depended on it. Honestly now I know why they have a 2.4 rating and everyone on here saying the same thing when it comes to the deposit this company should actually be investigated. When we originally signed the lease for our UTC Townhome, I was concerned with all the negative FBS reviews. After living there almost 2 years and going through the move-out process, I have nothing but good things to say. Melissa and her team were responsive and fair - whenever we had a service request the issue was taken care of promptly and professionally. When moving out, we were quoted different cleaning fees but after talking to Melissa, they had a cleaner who's rates were $100 lower than we were quoted, so we let them take care of it and it was easy. I will never live in a place they are involved with again or have them manage any property. I'm not one to sit here and trash them online but just take this as a warning to stay away. EDIT: "Breach of contract and didn't get their way" Context is they took our ability to pay online away, which is not even my issue, would I like it back? They have made every part of my move-in process unnecessarily complicated due to poor communication and vague instructions. ×××SERIOUSLY BEWARE××× I have put in a work order a month ago, got halfway fixed. Going on 3 weeks Friday(in 2 days). I have beams that are exposed with a toilet lid missing, no bottom shelves in the kitchen. Ive called a few times in regards to the unit being finished and Always get is half ass responses!!! "I'll call you back" No one ever does I have to call them, like its my job to make sure I have a decent rental for my three year old. If I could, I would give them 0 stars. Beware of this company if you own a house and want to list it with fjellestad properties (fbs) I would look else where. The manager is not someone to trust or believe. I speak from experience. We listed a house with them for years. Check your monthly statements. They bill without receipts. Some receipts are dodgy. They do not clean the house when renter moves out yet charge owner and renter for same amount saying it was cleaned. The kitchen was a nightmare when renter left. The fridge was crusted with old food juices and the stove a mess. The outside trash can was full of food from the fridge and never put out for trash pick up. My experience was very negative they owe us money. I am guessing any positive review is made up by someone they paid to post. read more

Very very very bad management They keep your security deposit and charge u after 21days even if they return ur delist after deduction of $950 from $2750 and send u cheque of $1800. Then if u inquire for refund they will give u $1800 more which need to pay. I moved out of property on July 31st and m still not done with there charges what a waste of time. They dnt care about you as a tenant. I stayed with them for 4yrs. And dats what I got as a present from them. Attached are the proofs. They are just making things that the dishwasher damage happened bcz of us when even I never used there dishwasher at all. Thnkgod I have my own fridge and washer and dryer otherwise they will charge me more and more. And m still expecting from them they gonna say after a year that I have to pay for the roof bcz it just got broken and I lived there a year ago so dats my fault too. Ridiculous company. Highly not recommended. And also I complained about that blinds but no one came ever as usual for Maintenance. FBS managed our properties from 2009 until 2022. The first 10 years were great. Then things headed south. Management changed, Covid struck, no one bothered to walk-through our properties (not even virtually) for 24-30 months and the tenants abused one place beyond belief. We decided to sell it. That's when we learned that FBS wasn't really interested in our best interests at all. We didn't even get the entire security deposit back when restoration costs exceeded a year's rent. They said the tenant would pay for cleaning the property out-of-pocket after leaving the property disgustingly dirty. When the tenants left without paying that bill, FBS tried to charge us a fee for paying the cleaning bill out of the tenant's security deposit. Then it took us almost three months after our contract with FBS was terminated to get our funds on deposit back from them. I had to ask for those funds three times and they were sure they had returned them. FBS is no longer the company we signed up with in 2009. If I could give them zero stars I would. It makes me sad to leave on these terms, but this is an honest review. What was a 5 star company has gone down the tubes. read more

We are first-time rental property owners - FBS and team offered invaluable information on a consulting basis. When we bought a home we were ready to rent out our condo. We had 2 options. Manage it ourselves or go with a small PM company since we only own one property and it's a pretty low maintenance condo. Our small PM company wasn't being very communicative or forward with information so we contacted FBS which is the Nordstrom of property management. They were incredibly helpful. They conducted rental competitive analysis, advised us of renter vs. owner rights, and even offered to write up a contract, regardless of if we chose to manage the property ourselves or go with the smaller PM company. For the first year we decided to go another route. However, if it proves to be a poor experience we will absolutely consider FBS as our next PM option. I Highly recommend at least chatting with FBS. I know FBS has mixed reviews, but I honestly had to write one because my experience with them has been so wonderful. I've lived at my residence for just about 4 months now, and every time an issue comes up they are extremely responsive. Rachel is a godsend and even spent one Friday evening on FaceTime with me (after business hours!) helping me solve a power problem. We were so proud that we took care of the issue ourselves, but she would've sent an expert that evening if it was needed. I've even asked for my door to be repainted just to make the unit look nicer and there were no questions asked. Amazing. It's such a relief to have a property management company that communicates and cares. Rachel says she doesn't like anyone to move into a place that she wouldn't move into, so she takes great care. I have had the absolute worse experience with them while renting my house this past year. They do not care about anything other than making money from you. My place was spotless and I even hired a cleaning service to come in and clean my house for me because I wanted to be done with FBS for good and get my security deposit back but of course they gave me $0 back and charged me $2000!!! Because of Covid we rented our apartment literally virtually. The house condition was as described, they sent us very detailed information, later we also added some pictures and things that needed improvements, like leaking faucet , diseased trees or the rusty dishwasher. Please steer clear of any property managed by FBS. I have rented several properties in the area over the last 10 years, and I have never had as many issues as with this company upon move out. It seems from reading other reviews that I'm not alone in my poor assessment of FBS. Upon move out, we received an itemized statement within roughly 2 weeks, asking for $900 to paint the property, several cleaning charges, and several months of rent (we had broken the lease early). At that time I noted that the property had not been freshly painted when we moved in and therefore argued that we shouldn't be charged upon move out. Funny enough, my contact even admitted in writing "that touch-up" painting had been done prior to us moving in (which I'm fairly certain was fully charged to the previous tenant, and probably for painting the entire property). As well, there was a leak in the roof of the property unbeknownst to us, which would not allow the property to be rented until it was repaired. I also argued that if the property wasn't rentable, then we shouldn't be charged for those months. Regardless, FBS determined that we were liable for all charges and only issued a credit of what amounted to one months rent! The most insulting part to me, was that even though I responded to every email promptly and politely about my concerns, the correspondence I received in return taking weeks each time for a response) demanded payment arrangements within days and/or threatened collections! Clearly a poorly run company that will make a profit from a consumer any way possible, even if it's unfair or unethical. read more

Don't ever rent from FBS Property Management. They conned me into renting a mouse-infested broken down apartment. They don't respond to my emails and won't let me out of my lease. The first night I moved in, the heater didn't work, the shower didn't work, the shower drain was clogged, and the stove had sparks coming out of it. If you care about your living situation and trusting your landlords, then I suggest NOT renting a property from FBS. My roommate and I were lied to about the lease terms, they were not upfront that we would be asked to move out because their own personal contract was coming to an end in a few months with the owner but they wanted someone in asap to make a few dollars when their current tenant moved out right away. Before we signed we specifically told them we were looking for a place to live for a few years.. they said of course but it is their policy to sign a 6 month lease and then will sign a 1 year lease after the first 6 months... I questioned this and was immediately shut down by Caitlin, when asked to speak with her boss, she was just as short with me and got me off the phone as quick as possible (Yvonne). If FBS was honest about the situation from the beginning, the experience overall would have been 10 fold better, but I do not trust a company that is willing to upset your lives and make you move. They should have offered to show us places they could sign a year lease on. ALSO for those curious why we didn't know it was a 6 month lease, this wasn't told to us until AFTER we paid the deposit and they sent us the physical paperwork. There is a reason why there is countless posts of people saying stay away and giving 1 star. Also- FBS should have someone different respond. Most of these responses have a snotty vibe to them. I'm sure you all get what I'm saying. We moved in to our apartment when my wife was 4 months pregnant. We noticed that the main bathroom toilet wasn't flushing correctly. We put in a maintenance request and FBS sends out a plumber. He finds a used tampon flushed down the toilet. He says he needs to replace the toilet, among other things. He does. Two weeks pass by and we get a letter from FBS saying we owe them $600 because we damaged the toilet. Ummm..FBS- Melissa..please tell me how a pregnant woman uses tampons? And then decides to flush it down the toilet in her own new apartment? Which part of that makes sense? FBS basically called us liars to our faces, and saying we must have had guests over. WE DIDN'T EVEN HAVE FURNITURE YET. We fight and argue, they threaten with collections and we pay. Fast forward a few months. Our stoves (which after seeing 5 other apartments stoves where we live, realized ours was the only one old and out dated, couldnt even see the hot/med/low on the burners) front burner was not working correctly. Sometimes it would turn on, sometimes it would not. We put in a request and FBS sends someone out. When he comes out, at that moment, its working. We tell him it goes in and out and its really inconvenient. He doesnt really do anything about it and just leaves. Surprise, surprise, we get a letter from FBS saying we now must pay because he came out and didnt need to do any work. If you have a choice, please stay away from this place. I'm sure Melissa or another employee will respond back, bringing up things that should be confidential about our time renting there. HOMEOWNERS BEWARE! They do not "property manage" they simply call contractors. It's up to the tenants to meet every single contractor and manage the job. FBS will not check the contractor's work to see if they're doing their job or charging you correctly. They call contractors for EVERYTHING, even simple 5-minute fixes. They do not provide spare appliances during failures and will leave your tenants without a fridge for over 2 weeks. They do not check on the property throughout the lease so unless you get an exceptional tenant your house could be in ruins! TENANTS BEWARE! What is the best way to determine if your property management company is 'good' or better yet; if they are concerned about the welfare of their tenants or just cater to the wishes of the property owner? This is a very important question because plenty of people can be upset because a manager is 'too strict on move out', but that has a heavily shared accountability with the tenant up-keeping their unit. If you make a mess, you're going to have to pay for it one way or another. I judge the quality of property management groups by how they react to crisis. That is, when you report an emergency issue:. How long to respond? How quickly to fix issue? What is the communication like on emergency issue? FBS has completely nailed this for my wife and I. We had a situation were an unknown animal died someplace in the house (turned out to be 2 rats in the air ducts). If you haven't been faced with such an incident, consider yourself lucky. The smell in our home was nauseating and totally debilitating. Within 24hrs FBS has a number of specialists at our house, which were all EXTREMELY polite and competent. The home was inspected from top to bottom and the issue was quickly turned around. We felt lucky to have had such attentive managers! The solution included a complete overhaul in the HVAC, that was completed without any back and forth. We are living in a 60 year old house, that has a lot of non-updated fixtures, decor, and infrastructure--which we knew going in. There have been a number of things that we've requested to be addressed in order to make the home livable to modern standard. FBS has been very generous in addressing our needs and accommodating appropriately. They are a friendly property management group that tends to the needs of their tenants quickly, fairly, and politely! *Context* Professionally- I work with property management companies.
