I moved in on May 14th and there have been some ups and downs, but for the most part I love living here. I really don't think there are any 5 star apartments in LA. Having lived in DTLA for 17 years now and in The Pegasus, South Park by Windsor, The Skyline (condos), Santee Court, Belmont Station, Axis on 12th, and Broadway Palace, I can say even with all the cons listed below (they are minimal issues) compared to some of the crap I've dealt with in some of the other places. The staff, amenities, and balconies/view, far make-up for everything else! Starting with the Pros of Olympic and Hill: - The Staff - they are truly amazing. There is 24/7 front desk/concierge/security and they are all always extremely helpful and friendly. You can always get ahold of them 24/7 and they are great about addressing issues promptly. - Secure building - if you don't live here you literally have to stop at the front desk to get to the apartments because our key fobs only take us to amenity floors with only amenities on the floor, to the floor our parking spot is on, and to the floor our apartment is on. - Parking - lots of parking! And you don't need a fob to get in, it reads your license plate. There's also public parking for guests, and there's delivery driver/ride-share spots so there's always convenient parking for food delivery/ride-share pickup waiting. - Amenities - This is one of the main reasons we chose this place. Extensive, top notch Fitness center, personal infrared saunas (4 of them!), plus an additional steam room and dry sauna room, so many grills, sand volleyball, basketball, pickle ball, pool, hot tub, cold plunge, and so much more! The pet amenities are great too. Dog park and HUGE spa/grooming room. - Balconies/View - my balcony is over 100 sq feet and my view (facing north) is to die for! The view of the mountains and city skyline is great. - The apartment finishes - the finishes in the apartment are beautiful. The refrigerator and dishwasher blend in and look like the cabinetry. - Large Bathroom - the bathroom is huge, the lighting is great, and there's lots of storage. - Washer/Dryer - the washer and dryer are really top notch appliances. The cons: - Sound - unfortunately I have a neighbor who is not mentally well and we have to call security/the cops often because he screams and bangs on walls. He is apparently in the process of eviction but he keeps our floor awake often. There are also a lot of barking dogs and you can hear hallway activity easily. Not great for sound sensitive folks, but honestly the only place I've lived in DTLA where I haven't had noise issues was The Skyline Condos, built forever ago for one and the owner of the condo we rented from took extra soundproofing measures when they renovated. - Refrigerator - lol, it is basically a step up from a mini fridge. I'm in a small 1-BR so maybe bigger apartments have normal size refrigerators. I didn't even think to open the fridge when I toured. The dishwasher is small too but it's not as bad. - Electric Stove Top - not a fan. And then there's another abnormally small appliance - the oven below it. - Bedroom/Closet space - in the small 1-BR the closet space is limited and the Bedroom area is tiny. If you have a King size bed, that's really all you'll have room for. I had to get a Queen so I could fit 2 dressers to make up for closet space and it's super tight. Also went with a super basic bed frame with lots of room under for more storage. - Cost of Parking - yikes. It's bad. Paying $290/month for my EV space and there's a waitlist for that. Got mine around my 6 week mark of living here. My regular space was $275. My original space on the very bottom floor of parking was $250. - No bathtub - No bathtub which I will really miss, but the walk in shower is huge and the shower fixture is really nice with good water pressure/temperature. - Internet - they include this on your ledger and it's $70/month and it's not always great for being $70/month, however, if you go with the building internet (you can cancel it and get your own with 30 days notice) you'll have wifi in the lobby, in the upper parking lots, and the elevator corridor/hallways on your floor where there's no cell service on the upper floors anyway. I'm on 44 outside of my apartment my phone tends to go on SOS. read more

I don't understand why the reviews are not all 5 star for this place. I've not read them yet but if we went to see this place, the only thing that might keep you from moving in is the cost. It's high. But as you would find it's worth it if you can afford it. At this time I can not. But when I can I will move in there. It's by far the best apt building DTLA. It's got everything you can think of. And the manager their is so unbelievable. They are so lucky to have her. That's all the time I have to write today. I live DTLA. Guest parking system could be a lot better sometimes no available spaces. The $25 daily voucher pass isn't a real daily voucher it's a one time exit pass that's only worth it if your guest staying long hours and you only save $10 overall as a resident guest, so your guest are better off parking on the street or private lots near OH. They should explain there parking system better because we unknowingly used the voucher when paying was actually less then using the voucher under the impression that it was a real daily pass not a 1 time exit pass. read more

UPDATE (May 2026): This issue is STILL not resolved. I went into the office in person after being told my ledger would be corrected and that I would receive written confirmation. Instead, I was brought into the office by Sarah and met with an extremely unprofessional and dismissive attitude. I was explicitly told that she was not going to help me with resolving the issue because it's handled by corporate. This is now the FOURTH time I've had to deal with incorrect charges on my account, and despite multiple attempts to get this fixed, nothing has been corrected in writing. I have yet to receive any confirmation that my ledger has been reviewed or adjusted. At this point, this is no longer a simple mistake--it's a repeated failure to maintain an accurate account and properly address tenant concerns. I have formally filed a complaint and am documenting everything moving forward. I am requesting nothing more than an accurate ledger and written confirmation of corrections. The fact that this has required multiple in-person visits and follow-ups is unacceptable. If this is not resolved immediately, I will continue escalating this matter through the appropriate channels. My experience with Olympic and Hill continues to be a nightmare. ***The leasing office tries to force you into signing a lease that is inaccurate with a higher price than originally agreed.*** ***The employees do not reply to your questions until many days have passed and you have asked the same questions to numerous people multiple times.*** ***They do not care about you as a resident, are not understanding, and are unprofessional.*** ***They are swindling to charge the most fees and higher prices than applied to obtain the highest revenues for Onni, Olympic and Hill's parent company.*** My timeline is the following: On 05/18/26, I submitted my application. On 05/19/26, I received an email stating my application was approved. On 05/20/26, Myla texted me, asking me for my preferred move-in date and lease length.  I replied.  She did not inform me that changing my move-in date would change my rent price.  I asked questions about the available gym equipment.  She did not reply to either of my texts. On 05/22/26, I missed Bobby's call. I called Bobby back.  He asked me for my preferred move-in date and lease length.  He did not inform me that changing my move-in date would change my rent price.  Bobby emailed me an incorrect lease that did not include a parking space for which I requested.  I emailed Bobby questions about the available gym equipment.  He did not reply. On 05/23/26,  I emailed Jeffrey, requesting a parking space and asking questions about the available gym equipment.  He did not reply.  I called the office and asked a woman in the leasing office questions about the available gym equipment. On 05/24/26, I texted Myla questions about the available gym equipment.  She did not reply until 05/31/26.  I emailed Bobby questions about the available gym equipment.  He did not reply.  Later that day, I received the gym equipment pictures for which I asked from the woman with whom I spoke the day prior. On 05/27/26, I received another incorrect lease with the wrong price and a type of parking space for which I did not ask. On 06/03/26, I asked Myla to have Darla, a supervisor, call me the following day.  She did not call me.  She told Myla that she called me on 06/04/26. However, I received no missed calls, unread texts, or voicemails.  Darla lied. On 06/06/26, I spoke with Darla.  She was no help and did not seem to care about my situation.  She stated Sarah, her supervisor, would call me on Monday. On 06/08/26, I spoke with Sarah. Our call was disconnected. She called back and left a voicemail. I called back twice and was on hold for over 5 minutes both times. Olympic and Hill's phone system automatically hung up on me both times. I emailed Sarah, requesting Mary, her supervisor, to call me at 11:00 a.m. PST. She did not call me. Since I did not receive a call from Mary, I emailed Sarah, asking for Mary's contact information. On 06/09/26, I emailed Mary. Today is the 3rd day I have been waiting for Mary to call me. ***I do not recommend this building or any other building owned by Onni.*** read more

I would not recommend to live here. I have lived in DTLA for over a decade and three months at Olympic& Hill. 1. The elevators take A VERY LONG Time. I have waited 15 min for ONE elevator. This is a new building why are the elevators not working ? Also the key pad to go up to your floor or to ammenenties doesn't work either!! It's frustrating to pay so much for rent and not have simple equipment to access my apartment. 2. The security instead of doing their job, police the residents and are not trained to cordially undergo certain situations. MANY (not all) of the security are VERY RUDE. I have lived in other OMNI buildings and I must say Olympic & Hill has a lot to work on still. read more

Anthony Pfeiffer is outstanding. My fiancé and I live nearby and have watched Olympic + Hill rise from the ground up--literally from breaking ground to the crown topping the tower. We're happy where we are, but curiosity got the best of us and we decided to see what the new building had to offer. Enter Anthony. He was the first person we met upon walking into the leasing office, and from that moment, he set the tone. Warm, professional, and genuinely attentive, Anthony made a great first impression. We scheduled a tour for the next day, and he absolutely delivered--highlighting every amenity, walking us through multiple floor plans within our budget, and offering thoughtful suggestions we hadn't considered. In the end, we applied. Our move-in date is still a few months away, but we're already counting down the days. If the rest of the experience at Olympic + Hill is anything like what we've had with Anthony, this building is going to exceed all of our expectations. They are not even a month in and are almost at 50% capacity w/o any move in specials... pretty awesome to let your design and staff speak for itself. Let's first do some name drops because these are just a few of the amazing site managers and staff; Ariel, Starla, Carol, Jason, and Ron. While I have interacted with more than you 5 on the property... you 5 I have interacted the most and I want to say Thank you! Thank you for your professionalism and hospitality! It is definitely not easy for you all either as you are just as new to the property! But how you have made me and most likely all residents through your hospitable interaction has just been more than appreciated. Olympic & Hill I know you need to fill your property but please be firm on your luxury pricing. You have a beautiful property and this building is beautiful. Worst apartment tour experience I've had in my whole life. Arrived on time, waited 15+ minutes in the lobby with zero communication, then got treated with attitude the entire tour. I turned off my livestream immediately when asked, but the leasing agent kept repeatedly confronting me about it even after I showed him it was already off. Instead of apologizing for the delay, he argued with me, claimed I "wasn't there at 2," and acted defensive the entire time. The most shocking part was how many times he impatiently asked, "Do you still want to continue the tour or not?" in a clearly confrontational tone, as if I was the inconvenience after being left waiting downstairs. I've toured many apartments across LA and never experienced this level of rudeness and unprofessionalism from a leasing office. No matter how nice a building looks, a rude leasing team completely ruins the experience. I walked out knowing I would never want to deal with this management as a resident. read more

From the moment we stepped into the tour, she greeted us with the kind of energy that says, "Don't worry babes, I've got you." And she really did. A few years back, she helped us find our first ONNI home, and when it came time to level up, she delivered. Jazmin helped us lock down the perfect unit on the 41st floor with views so good they're practically TikTok content on their own. She listened, she cared, and she had answers before we even knew what questions to ask. Olympic & Hill is stunning--yes, the views are unreal, the amenities are gorgeous, and the vibes are very "main character in a Netflix series." But let's be real: the real amenity here is Jazmin. From the second we met her, we were like, "Ohhh, she's that girl." Warm, professional, and somehow always two steps ahead of us--like a leasing psychic with a great blazer. She made touring fun (which is not a sentence I've ever said before), and the whole move-in process felt way less chaotic because of her. She answered every question with grace, gave honest advice, and never made us feel like just another application in the system. She even remembered our dog's name. Our dog. Legendary behavior. This building is gorgeous, yes. But Jazmin? Jazmin is the reason we signed that lease and popped champagne the day we moved in. I want to acknowledge Sarah, the manager at Olympic and Hill, for always trying to present herself as professional. Unfortunately, the knowledge behind that presentation feels limited. She confidently told me that recording on a tripod is "not allowed," while using the phone in hand was fine. This might make sense if it weren't for the fact that multiple influencers in the building use tripods daily without any problem. The inconsistency makes it hard to understand whether the building has real policies or if rules are being made up on the spot. A manager should bring clarity and fairness--not confusion and double standards. The building itself is wonderful, and that's why we chose to live here and call it home. But situations like this make it difficult. The way we were approached felt full of anger and frustration, without any reason. It even happened in front of several residents, with security and other building staff present. One of the things Sarah said, in a very angry tone, was: "You need to comply with security at all times." That kind of behavior felt unprofessional and unacceptable for a building of this standard. read more

Disrespectful, disorganized, borderline discriminatory -- except for Dylan. I scheduled a tour and was asked for my email -- I clearly said, I don't have one. No one mentioned any dress code or clothing requirements. We arrived after a long drive, waited 10 minutes, and were then told we couldn't take the tour because my girlfriend was wearing a long skirt. Meanwhile, my mom -- in thin pants -- was allowed in without question. The reasoning? "Active construction zone." When I asked why no one warned us, they said, "We sent an email." Again -- I don't have an email. If you rely on email for essential info, you should require it or send a text instead of wasting people's time. We were told to go buy pants. So I wasted more time and money doing that. When I returned, I saw no real construction activity -- no protective gear, no helmets, nothing. If it's truly a construction zone, then proper safety measures should be enforced for everyone. Otherwise, your rule is nonsense. Then, on our way out, we saw a woman in high heels walking in for her tour. We warned her she might be turned away -- but minutes later she was inside, walking the "construction area" with an agent like it was nothing. I pointed this out to our agent, and he admitted it "shouldn't have happened." Still, it felt like discrimination, and the way we were treated was frustrating and humiliating. Now -- the one bright spot: Dylan, the person who actually showed us the unit once we finally got through. Super respectful, professional, and helpful. 5 stars out of 5 just for him. But overall, the experience? Not worth it. Avoid this place unless you enjoy confusion, wasted time, and inconsistent rules. read more

lived in downtown LA for 3 years (at Aven) and I absolutely loved the building, community and amenities. The last 3 years, I have been in a house in Echo Park. However, I have been craving that community feel and when I got the tour from Dylan Conn, I knew this place will be my home. It's a brand new building with the BEST amenities in all of LA. Saunas, Cold Plunge, HUGE jacuzzi, Olympic size pool, tons of lounge chairs, more grills than I've ever seen, a work station that makes "WeWork" jealous, big yoga/dance room, tons of cardio equipment, full gym with EVERYTHING for real weight lifters, dog park, VOLLEYBALL court (my favorite), Pickleball court, Basketball court, and a game room. I am literally moving to a resort. My room has a huge balcony, 130 square feet) with views to West Hollywood (literally) and I am very satisfied with my overall unit. The location is walking distance to a ton of bars, restaurants, entertainment, and sporting venues throughout downtown and super close to the freeway (if you need to drive) and just a 10 minute walk to the metro (subway) for easy access to Hollywood, Koreatown, and beaches! This building is brand new opened in July, yet any interaction you have with management gives I hate my job. I currently live here and the employees that cultivate a positive and welcoming environment are the people at the front desk, for example Nijah is such a sweetheart. Front desk is always in a good mood, even the third party employees at night. The employees who clean are also always really polite and professional, almost every interaction I had with management gave classists and unprofessional. Even when I toured prior to moving in I had issues with the leasing agents. So before moving in make sure you're the right race so you don't get treated poorly. Also it constantly smells like sewage in the overly priced parking and they're pro littering the way you won't find a single trash can in the whole building. Make sure you check your lease before signing, theyll mess up constantly and then catch and attitude when you realized the discrepancies . They corrected it for me but gave me the nastiest attitude. read more
