To make matters worse, the unit was never thoroughly assessed, and the technician did not appear to perform a complete diagnostic before making conclusions that directly impacted the outcome of her warranty claim. My mother-in-law is an elderly, single woman, and situations like this highlight exactly why home warranty companies contract vendors--to protect homeowners who may not be able to advocate for themselves. Instead, she was left confused, without heat support, and without guidance. Lack of communication, incomplete assessment, and failure to follow up is unacceptable--especially when servicing vulnerable homeowners. I did a little research of reviews for HVAC companies in Chesapeake and found Simmons had great ratings. I found quickly why they had 5-stars! My previous HVAC contractor had been out twice and I was left with, " you need a new thermostat" and left with a cold house. That's when I found Simmons. They were very responsive and were out within 8 hours. The technician was very polite, professional and explained everything about the system (since I was unfamiliar with a dual-fuel system). He identified the problem and made the necessary repairs quickly. Having had a great experience then, I put the system under contract with them. Since then they have not let me down. They have kept my system in excellent condition. This week I suddenly had an issue with heat. Called and had a technician here within 3 hours. He got the system working but the next day I had the same issue and on one of the coldest days the system was out again. I called after hours and within 15 minutes had a call back from the on-call tech who said he would be here in 20 minutes. He was. The problem was so minute, a loose connection, but trouble shooting that was a pain for him, but he found the problem within 15 minutes. Simmons is my only HVAC system contractor. I know the age of the existing system and understand it only has a few years left in it. I feel confident that Simmons will keep it running great and when the dreaded day comes, it will be Simmons technicians installing a new system.

In order to hold us over during the new install, he provided mini-portable units that we placed downstairs. Mike, himself, personally brought them to our door on a weekday after 9PM. 5. The technicians are all very knowledgable. In the past, I have had young technicians come over my house that didn't really know much. That is definitely not true for these guys. 6. They moved my thermostat upstairs to a place that is more suited for the structure of the house (under return in hallway as opposed to two (2) thermostats: 1 in master bedroom, in which there is no air handler, and the FROG). 7. They spent a good amount of time adapting my new air handler with existing duct work. I will definitely make Mike my "go-to AC guy" from now on.

They were here for an hour and 45 minutes. Project was basic without complications - just a faucet install. We supplied the faucet. They used some minor pieces of their own, like the drain. They charged $30 for the materials and $500 for labor. We have no problem paying people for a job and tipping well. If the project was complicated and highly laborious, and only took 1.45 minutes, we'd be totally fine paying a high per hour laborious cost. But a simple faucet install - not worth $500. And yes, we should have got a quote first. We were going off the recommendations of others we spoke to, none saying they were charged $250 an hour for labor. Lesson learned.

Back in June of 2017 we did a walk through of a home and it had a ton of issues, including a horrific smell that we were told once the house airs out would dissipate. On good faith we signed the papers and moved into the house. I submitted within 24hours a lengthy written check sheet of all the areas in the home that needed attention , the smell, air vents were sealed with what smelled like urine, oven door was falling off, and entire upstairs AC was not working and insulation had been left open. The lease stated that within a month, those items had to be fixed or we would be able to break the lease. We also had paid first months rent which the lease specifically said we weren't responsible for if the items had not been fixed and we were not residing in the home. We waited the full month, the house had minor things fixed in that time, one AC track but it didn't fix the smell. We NEVER STAYED EVEN ONE NIGHT in our home, having to front the cost to reside elsewhere while I attempted to clean the house, polish the floors and make it work by going there with my four children and airing it out daily. Nothing we did helped. Deposit was 1100, first months rent was 1100, then the being misplaced, gas for travelling to and from house to hopefully get it habitable , then the cleaning supplies , air vents, and odds and ends to try to live in this house. We really loved the house, and the area. In the end we couldn't wait, we needed to get the kids settled and find a home we knew was safe to breath in. So we ended the lease as the contract had stated, time and time we requested our funds to be returned, according to the lease at least the first months rent shouldn't have been kept and in all honesty the deposit is meant for tenants who leave the house needing repair. We did nothing to the home, but I a single mother of 4 is out thousands of dollars due to this house. We ended up not hearing from him or his company . I can't afford to take them to court or I would. I'm guessing they knew this.
