This is the perfect place to stay if you are headed out to the plays in Tuacahn and a short drive away from all the Downtown activities and restaurants. Speaking of downtown, check out the Farmer's Market on Saturday- the many antique/ refurbishing shops and fun restaurants. There really is much to do in the little town, and staying at Las Palmas is the perfect landing spot to adventure out from. The rentals are spacious, but depending on the unit, some are dated or gaudy depending on taste (some are also more modernly furnished); the units come with washer/dryer, kitchens and BBQ's and all the amenities you need to cook in and feel at home. I believe they offer monthly rentals in addition to vacay rentals, starting at $95/night vacay or $1,000/month for a 1 bedroom. There are several pools on the grounds, playgrounds, plenty of parking and the Green Valley Resort Spa is adjacent to the property- **Now called the Amira Resort, coming Oct 1, 2017, which will be a 4 star and 4 diamond luxury property - so a lovely Spa is located right next door!**

The attention to detail was stellar - kids nood, cute bunk beds, dining areas, large kitchen, claw foot bathtub, shiplap, I can go on and on. I even told my sisters-in-law that every room is like a pinterest set-up of all the room configuration you pinned. It made me want to really live there or find me a nice cottage in Saint George. Between Jamaica, Mexican Riviera and Hawaii (Kauai), St. George, Utah is #4. This was a last minute rush and very simple to book. However using our link to find rental properties by owner, the owner of this property was in transition to removing themselves from that link and assured me the new site "red sands vacations" was a safe site. Sure it was a curve and I felt assured after being contacted by management. New customer on the cusp and we're glad we acted. Due to short notice, we paid the full balance and got our confirmation via email with address, condo # and keyless entry code. The directions provided were accurate and we arrived shortly after 3pm to find our rental nicely furnished and air conditioner set to low and cool. Fully furnished 100% with Kitchen/kitchenware, linen, towels, blankets, ironing board/iron, board games, private laundry room, 3 bedroom furnished with TV's, cable box , blue ray, speakers, comfy family room, large mirror closets with organizers. Having all the comforts of home has become our new habit and don't have plans to return to hotels in the future. Bring your clothes and stock the pantry, refrigerator and freezer. If you need to buy something minor, leave it behind and add more things that have accumulated over the months like trash bags, dish detergent or laundry fabric softener. Three ring binder with a welcome cover sheet, detailed instructions on do's and don'ts. A list of restaurants, attractions and things to do. A complete list of emergency numbers in case of any mechanical issues like plumbing and electrical or a non working code. My daughter and her bestie used both swimming pools after sunset till 10pm. The gated pool is only accessed with a key fob to keep unwanted visitors out. Each unit comes with a open parking stall and enclosed single car garage. Keyless entry worked flawless and had no issues. All the electronics in each bedroom worked and each had it's remote control. Housekeeping is available but we didn't pay the extra fee's since we had a short stay and didn't spend any extra time inside. Condo also included a small assortment of handy tools I found above the cabinets in laundry room. The complex has roughly 12 buildings on a large property with ample spacing in between with manicured green lawns. We hardly saw anyone coming or going in our travels. Very quiet with license plates as far as British Columbia. Situated on a hillside overlooking new and old homes, it has a nice view of the city and beyond. Guard shack at entrance has a nice hardscape design. These buildings are probably built in the 80's and hardly show any damage from harsh summer and winter months. Very comfortable and quiet. The amount we paid was justified and would gladly return or recommend to others. As a side note, our unit could use some touch up paint around baseboards, doors and jambs. A few dull spots here and there on finish walls and I would calll immaculate. I'm sure Red Sands can accommodate your preference if you seek valet, dining, room service, guest services, spa treatment, complimentary champagne and brunch. Then, just five days before our arrival, we were informed that our house had been given to another family. The company admitted the mistake was their fault, yet told us there was nothing they could do except offer a much smaller house that could not accommodate our group. What made the situation even worse was their attitude. They stated they would not inconvenience the other party who booked after us, despite acknowledging that we had reserved the property first and that the error was entirely theirs. The lack of accountability, poor customer service, and complete disregard for our family's plans was extremely disappointing. I would never book with this company again and would strongly caution others before trusting them with their vacation accommodations.

After six months, we're still very glad that we did! We are first timer rental owners and we were unsure about how to properly setup the property and amenities for vacation rentals. Brandy went out her way on all fronts to help us including being at the property to accept shipments and meet service techs, advising on decoration and furniture selection, advising on utilities and data services, creative thinking on how to give tenants extra amenities, etc. On top of all of this Brandy has done an amazing job of filling the property with tenants and advertising and marketing on the main stream accommodations outlets. Unlike other extended stay places, this place has a fully functional kitchen... My family and I were extremely comfortable in this rental! And we will definitely stay here again when we visit Zion!

HIRE ANYONE OTHER THAN THIS COMPANY. They promised the moon and under delivered in almost every way. The general lack of effort, pride, attention to detail would be comical if it didn't cost me money. They do the BARE MINIMUM and charge 22.5% of revenue. They do lump all taxes and fees in that fee but they do not communicate or explain what is being charged when and why. The documents they send monthly must have been created by a child because they're virtually impossible to make sense of and when you do, if you're like me, you'll need to pull the numbers out and enter them in your own spreadsheet. If you have an issue (poor cleaning, which is a constant I've learned, landscaping that needs tending to, etc.) and you bring it up to them they will act as though they are surprised or that they'll get it taken care of and assure you that they will make it right. However, I cannot state this plainly enough, they will NOT address the issue. They WILL NOT make it right. The pool area of my home looks like a tornado ripped through town every time we've come down to stay and they are aware when we book time for ourselves as this must be done through the website they had made in the 1990s. You'd think they'd want to make sure the place was looking good when their clients visit, but no. They clearly just do not care enough to do anything about it. (Yes it gets windy here but not so much so that it would result in the mess that's always waiting for the next guests.) On top of that remotes will go missing. Garage door openers vanish. Among other stuff. They just expect you to buy replacements with no accountability on their end. Things do wear out so I asked them to let me know when something breaks or wears out and needs to be replaced, like patio umbrellas or patio furniture pillows which all take a beating in the summer sun. They assured me they would, they didn't. Last time we came down two of the three umbrellas were broken and tossed on the side of the house where they apparently like to throw anything they don't want to address or know what to do with. Apparently the junk yard if full. It's a joke how little they care. Bottom line. Hire anyone other than this company. They are terrible.
