My son lives here with his mom. One morning his car was parked on the street next to the apartment building. Without warning the tree fell and struck my son's car totaling it. My son is young and can't afford full coverage for his car. It wasn't raining or windy that day. The manager of this property which is managed by CTM management. Sent an email saying that they're not liable for the damage that occurred to my son's car from their tree. They also suggested that he get full coverage insurance. They also offered to take $800 off of the rent. What a joke. read more

The good: The maintenance man, Ruben. He's amazing and always helpful and friendly. The apartments do have nice amenities that a lot of others don't. Central air, pool, washer and dryer. Now for the bad. I lived here for 10 years with my husband and 2 young children. We moved out a couple of months ago as the apartment was getting too small for 2 adults and 2 growing kids. In the 10 years, we never once caused any issues or missed a single rent payment. The frustrating part of living here came when we got the new property manager. He comes off very friendly but as a prior review stated, he bandages issues instead of fixing them. For MONTHS our AC vent leaked. Complaint after complaint and he did nothing about it until he took a week off and we had a really nice woman take over for him and SHE did something about it. Within days, we had a brand new AC. When we moved out he tried to say he was the one that got the process started. This is just one of many annoying instances we had with work orders at Arbor Ridge. We were really good residents and always courteous and friendly to other residents. That being said, when we found a new place we couldn't pass up, I came to the property manager and asked what our options were. He told us if we could be out within 15 days, we would get half of that months rent back and also our full deposit back, no questions asked unless there were "holes in the walls like we punched through them." He refused to put that in writing. We got out within 5 days and when we got our check in the mail a couple of weeks later, we didn't get our full deposit back as promised. He said it was because we had a lot of holes in the walls from hanging things. 1. Of course we did. We lived there 10 years and hung a lot of things and 2. They are gutting and remodeling the apartment anyway so why does it matter? I wrote an email to him questioning why we didn't get our deposit back as promised and he was extremely rude to me. I also wrote an email to the regional manager, Nancy and she is even worse. She totally ignored my email for a month until I emailed one last time to let her her know I was going to post a review. Once she contacted me, she played dumb and was supposed to call me back and it's been 5 days and she still hasn't. I now see why the property manager is able to act however he wants. Nancy clearly doesn't care at all how residents, past and current, are treated. My advice is this: live here at your own risk. Know that there are going to be annoying things like losing electricity a TON, losing hot water a lot and your work orders being ignored. If you move out, get EVERYTHING in writing so you don't get screwed the way we did. read more

I love my new townhome at Arbor Ridge! The complex is well maintained, has a really nice pool, a gym and my townhome has a washer and dryer and was recently renovated. The building where my townhome is located is very quiet and faces a nice green area which is nice to look at in the mornings. Lawerence, the manager is very helpful and gets back to me very quickly whenever I have a question. One added bonus is that Arbor Ridge is per friendly and close to many restaurants and places to go eat at in Uptown Whittier. read more

Arbor Ridge Apartments - Leasing office sign - Apartments Near Me - Whittier, California

This is an update after living in these apartments for about 2.5 years. First of all everything that was said previously is true, but that was only 4 months into living there, I only did the review because the landlord asked me to review the apartment early on. After moving out here are 4 things I thought were an issue for the price that is paid. 1. Plumbing is old, for the amount that is paid you would think it would be updated. We had 2 full bathrooms, but only used 1 because we hardly got hot water. Towards our 2nd year we started losing hot water & had to resort to boiling water for our baby to take baths a couple of times. We asked about this situation & all that was said was that it is old piping and nothing can be done. 2. No ramps or walkways to enter the apartment area we were in. As an OT working with people with disabilities I find this to be sad & inconvenient. But that's just the area where we lived, I am sure there are other apartments that are wheelchair accessible. 3. Always got noise complaints & we were a family (mom, dad and baby). Goes to say apartments have thin walls. We had a newborn and would get complaints about noise in the middle of the night. When almost every night this year (2021-2022) college students would be partying with loud music & would be walking around yelling. 4. Parking Storage units, we were told when we moved in that we would get one assigned to us & we would follow up with emails for a long time...no response ever was made. read more

We lived at this place for 2 years. A few months after signing our lease, the refrigerator went out. Shortly afterward, the AC stopped blowing cold air. Which never got fixed after several attempts due to tight budgets. SUPPOSEDLY! The building has major electrical issues. 3 blackouts are too excessive if you ask me, but worse of all, this place has rats and roaches with being over-priced. Along with horrible management, Lawrence was rudely disrespectful, and a liar always looked to bandage the issues rather than fixing them. We are so glad to move on. I wouldn't recommend anyone to live there. read more

After living here for about a year now, I can truthfully say that Arbor Ridge has exceeded all of my expectations. The property is well kept, has beautiful landscaping, and is truly a place you can call home! Arbor Ridge is the perfect place if you're a dog owner; you can always find a dog out for a walk here. Lawrence is always extremely helpful and keeps residents up to date on any relevant information. The maintenance team is great and responds promptly to any requests. Although the pandemic has limited the ability for residents to interact with one another as much, there is still a strong sense of community among residents. I moved in a few months ago and love it so far. My apartment is very clean, the grounds are nice, and it is kind of crazily quiet. The fact that there are almost 100 units is shocking because there is very little noise. That seems to be because of the manager who runs a tight ship. In Whittier there aren't any better apartments that I've seen. Oh, and maintenence is great. They are friendly and even helped me move a couple large items I was having trouble with! read more

I'm enjoying these apartments very much! The grounds are very clean and well-kept. Since the buildings are on a cul de sac, it is a quiet and little road traffic. I love the modern and upgraded features in my unit. Any issues or service requests are responded to quickly. The staff and manager are very friendly. Overall, I love being here! I moved in about 5 months ago and have nothing but great things to say about living here. I initially checked this place out because it had great reviews, and they were all true! I love my place. My apartment was completely new and clean when I moved in. Wood floors, marble counters, new appliances, new paint. And I LOVE having my own washer and dryer. The on site property manager Lawerance has been great to work with. Great communication, professional, knowledgable, helpful and reliable. He made the move in process incredibly easy and has made my experience living here wonderful. Lawerance and his maintanance crew do a great job up keeping the property grounds. Very professional and very mindful of safety during the pandemic. The property is quiet, clean, and feels safe. Everyone I've encountered is friendly and considerate. I have also been very lucky with amazing neighbors, so that was a bonus. The only thing I would improve or add to the property is a fenced-off turf play area for all the pups that all seem to get along great on the property;) and would surely build on the close community model, but I'm still giving them 5 stars because Lawerance does a great job making friends with and loving on the pups on his own. We love this complex! Lawrence was so awesome and friendly in giving us all the information about the unit and was always available to answer our questions throughout the application process. Management and maintenance are both very friendly and are striving to get things taken care of even during the current status of the world because of COVID 19. They always take precautions to make the resident feel safe. We have been living here for a few weeks and the neighborhood seems really nice and has been overall quiet and peaceful which we like. 10/10 would recommend to others! read more

Great place to live near uptown Whittier and by Whittier College. MY only gripe is the landlord/owner of the property. She seemed nice during the first meetings, but gave us wrong move-in dates, ended moving in 2 months than expected. The aprtment maintenence is NOT ON SITE, only Mon - Fri 9 - 5:30, any issues with plumbing, lights, lock outs, etc.after hours and weekends will be handled on your own. If you are single and going to college, no kids or dogs, this place is for you temporarily, but for anyone else, PLEASE BEWARE, once you sign on a tenant, the manager never returns phone calls and she becomes heartless and cold with no soul......just business I guess. DONT RENT HERE!!!!! read more

The greater LA area is not known for its cleanliness. But I want to start this review by praising the management and staff at Arbor Ridge for working hard to provide clean and beautiful facilities for its residents. Another aspect that I enjoy about living at Arbor Ridge is that my fellow residents are quality people. As soon as I moved in, my family and I felt welcome in a close knit community. I love having my own washer and dryer in the house. The pool and fitness room are also a huge plus. This place is home and I cannot see myself moving in the near future. Here to stay! read more

I lived in the apartment for about 3 years. When I first moved in the manager neglected to tell me that all 3 of my neighbors would be college students. From day one there were party's. The drinking, the smoking weed, and the loudness was just horrible. Complain after complain after complain to the manager and still nothing was done, I guess her contract with Whittier College was worth more than my SANITY. After 3 years of this nonsense I had to move out. The only good thing about these apartments was the maintenance man Mark he was awesome. There was mold growing inside the bathroom and it didn't matter how much I cleaned it always kept coming back, it was over the window sills everything. I do not recommend these apartments at all. The apartment advertised a fitness room but it consists of a treadmill, bike, and an old stepper. read more

Today my car was broken into for the 4th time in a year! And again the cameras recorded nothing. They claim we have security but in my three years of living here I've never seen them. The building does nothing to deter the thieves either. Management cares very little about what's going on here. Our building has become a target for thieves looking for a quick come up.
