BEWARE BUGS! Really wanted to post a good review of Franklin Guesthouse. The building is great and in a sweet location. It is not perfect, but no place is. My problem is with the hotel's response to our bad situation. We stayed at Franklin Guesthouse from June 5-9th 2024. My partner used a quilt that was stored in the closet to get comfortable on the couch. She noticed the next day that she had been bitten on the legs. We didn't think much of it, and tried the usual bed-bug checks with the hotel supplied iron, etc. The following night, she used the quilt again and woke up with over a dozen bites on her ankles and calves. We still are not sure what type of bugs it was, but the itching was unbearable for her. I ended up finding a few on my own ankles, which were in fact super itchy. The hotel moved us rooms, but we have been unable to speak with a manager to have our issue resolved or even approached. The front desk suggested we email "Peter" who they said was the manager, but after FOUR DAYS, we have not heard anything. Peter is apparently out on vacation still, which we were told he would be back on Tuesday (today), but it seems like the possibility of bed bugs for this hotel is not important enough to resolve immediately. Business must be good. I'm happy to remove this review if Peter can quickly make good on our problems during our stay, but for now, please beware that if you have a similar issue, you will not receive a prompt solution.

Another one do them hidden gems in Brooklyn this hotel appears to have an apartment building. We used this location for an amazing photoshoot. The staff was very professional and pleasant. There's a lot to do in the neighborhood surrounding the location. There's several restaurant's near by with various food choices including the restaurant attached to the facility. It's a great place to stay and I look forward to returning.

This is a fraudulent hotel. I had a truly terrible experience with Franklin Guesthouse, and I would not recommend this hotel to anyone. I booked a reservation through Booking.com and was charged over $1,000 for my stay. When I called to extend my reservation for one more night, I was assured that it would be no problem, and both Booking.com and Franklin Guesthouse confirmed my extended stay. However, just a few days later, I received an email saying that Booking.com had canceled my reservation due to an invalid credit card. This was not correct as I had already been charged weeks prior with the same credit card. I was never contacted by either Booking.com or Franklin Guesthouse to approve the cancelation. When I contacted Franklin Guesthouse to try and rebook my room, they told me it was already booked by someone else and that I needed to speak with Booking.com. I spent multiple hours on the phone with Booking.com trying to get a refund, only to be told that it was up to Franklin Guesthouse to provide the refund. The hotel manager, Nathalie Aguirre, was the most unprofessional and deceitful person to deal with throughout this entire process and repeatedly lied about the situation. She even denied the existence of email correspondence between the hotel and Booking.com, despite evidence to the contrary. In summary, Booking.com canceled my reservation and Franklin Guesthouse received my $1,063 payment for the entire reservation even though I could not stay there and they had filled the room with another guest. This is a fraudulent hotel and I would highly advise that you stay elsewhere to avoid their criminal staff.

This is one of those places you don't want to review bc you want to keep it to yourself. But it's rated #1 on TripAdvisor for hotels in Brooklyn so word is already out. This was my first time staying in Brooklyn (usually stay in city) and this room was huge compared to what we usually stay in. It felt like staying at someone's aptmt - had kitchen w plates, silverware, toaster, microwave, fridge, dishwasher... Fridge stocked w non alcoholic beverages (beer and wine stores nearby) Courtesy car w/ in a mile pretty cool Laundry room instead of paying $30 per laundered item at other places Gym, sauna They have maps w playgrounds on it (3 nearby fr those w children). Def recommend! Even had a couple old school toys sprinkled throughout, which was cool for my toddler. And ~6 books in tv stand. Cons: queen instead of king bed in our room (they do have kings) and pic above bed of arrow through apple a bit odd.

I loved this hotel. Small, quiet, friendly staff, local shuttle, beautiful room. The kitchen was well appointed with a full fridge, microwave, stove, toaster, and coffee maker. The bathroom was small but planned well. A deep tub and rainfall shower. The temperature control was responsive, and my room had gorgeous skylights. The "room service" was delivery from the excellent BarGlory next door. Lovely experience all around.

A pleasant surprise from Jean after a tumultuous stay @ The Box House Hotel. Thanks!

We've stayed here 3 times in the course of about one month! We are moving & it's tough staying in hotels. :-/ However, I only have positive things to say about this place: Very thoughtful, courteous, respectful, gracious & professional staff, clean rooms (they smell like bleach NOT fabuloso - thank God!), the windows open, there is no smoking allowed, no pets allowed, the rooms are great for an extended stay - they feel like home; like your very own apartment. The neighborhood is quiet & very calm/chill. The "shuttle service" is always clean - thank you! Special thanks to Jean, Denzel, Dwight, Miles, Sydney, Michael, Oscar & Joseph for always helping us with all our luggage, making us feel like were amongst friends, welcoming us, treating us with respect & always making us smile! It's the little things that have helped me & my partner make it through these often tough days of transition. Even when we had to abruptly leave The Box House Hotel due to a HORRIBLE stay (read my review), Jean made sure to accommodate us & even had a complimentary bottle of wine to ease our troubles with a nice note. (See attached) Manhattan Avenue is around the corner & has everything you could possibly need. It's good for walking, but can be very crowded as there are subway lines along it. Some rooms have ovens, some do not! Some rooms also have tubs and some do not! Get a room with a tub - take a bath! It's luxurious. :) Lastly, some rooms have full-sized fridges, and some do not! Oh! Rooms on the 2nd floor may be above BarGlory - which can be very noisy but they take their noise complaints seriously. All you have to do is call the front desk & ask them to tell the restaurant to turn their music down & they will! No problem! Ask for what you want & the staff will do their best to accommodate you! Everyone is honest & goes the extra mile to make sure you feel at ease & comfortable. The hotel is about 18 months old and so the beds and other furniture don't feel old or worn in. I HIGHLY RECOMMEND Franklin Guesthouse!! They are DEF the shining jewel in the Box House Hotel Group.

All of the staff at Ace were kind, welcoming, and incredibly helpful with my questions. The vibe of the hotel was very hipster (coworking in the lobby, DJs at night in the lobby), which made for a unique experience. The rooms, while smaller, were very well appointed and comfortable. The products in the bathroom were lovely, the bed/pillows were very comfortable. If I have the opportunity to stay in Brooklyn again, Ace will be at the top of my list for sure!

A rude woman who did little to correct her mistake. Now I'm wet. I went to the bar to ask if they'd replace the drink. The bartender immediately said "no go ask the manager." Well alrighty! I find the manager and he proceeds to re-explain the situation as "so you want us to buy you a drink? It's not our fault or responsibility." We're adults. I never placed blame. A peculiar thing to say considering I just bought the drink and I'm in your establishment. Felt pretty short tbh. Not sure why I was expecting a different tone. He eventually just offers me a shot. I don't particularly like shots so I kindly slid the remainder of the spilled drink and declined the shot, suggesting that Managment show the next customer a little more grace and respect in tone. Obviously an establishment isn't responsible for spilled drinks and don't have to be kind at all. I get that. But I guess that's what separates a great establishment from a mediocre one just selling drinks and not an experience. Good luck to them.

Being a Hilton Honors member made check-in a breeze, and I was even gifted complimentary water upon arrival, which was such a thoughtful touch. The room itself was clean, cozy, and perfect for a short stay. The view from my window was amazing especially at night and I loved how quiet it was, making it easy to fully relax after long days out. They also have great amenities like a gym and a breakfast buffet every morning. The waffle machines, fresh fruit, and coffee were definitely highlights and a great way to start each day. My main concern when looking for a hotel in NY/Brooklyn was having a microwave and fridge, and thankfully our room had both. I was also told you can request them if your room doesn't already have them. We stayed in a room with a window facing an extremely busy intersection, with honking going on all day and into the night, but thankfully, the windows were thick enough to block out most of the noise. The AC sound also helped drown it out. The room and restroom also felt spacious for what you get in NY. There was daily breakfast, which was your typical hotel breakfast with a variety of options that changed daily. It's about a one-mile walk to get to DUMBO, which wasn't bad at all, even when we had to do it in the rain. The subway is about a 10 minute walk, and there are two corner stores down the street. Honestly not a bad location! Just be careful when crossing that crazy busy intersection! I would stay here again!

If you're walking here at night... *shrug* you might feel unsafe. The front desk area is encased in some type of bullet proof glass/thick plastic... And the security guard sits across from the front desk. So they either have been robbed or own a bodega cause it has that same feel. (IYKYK) front desk guy barely said anything beside "ID and credit card" they make a copy of your ID, you sign a form that you're ok with them charging your card for incidentals, and they send you on your way. He didn't tell me what room I was in. He just wrote it on the key card. O_O. Grade A customer service. Ok. Cool. There are taped up print outs about noise, a smoking fee you'll be charged X amount if they catch you... PEOPLE ARE ABSOLUTELY SMOKING IN THIS PLACE. They may rather you not but that fee ain't stoppin nobody. (Someone randomly walked down the hall last night spraying spray to rid the smell -- it didn't.) There are Rules about how many people are allowed in what type of room. Which gives the impression that it probably gets wild during the spring/summer. The room it's self is cool. Everything seems clean. Everything has wear/tear and seems/is worn. The walls are INCREDIBLY thin. (The guy in the room next to me is currently talking on the phone about doing shrooms, bougie b!tches, and his mans needing to get his drivers license) is he in the room next to me or is he sitting in the couch in this room? The volume is about the same, might as well be a 3 way call with all of us. Would I stay here again? Probably not, but I wouldn't throw a fit if someone else booked it for me/us either. It's a bit further down on Atlantic than I'd like to be. It's like 1.5 miles from Barclays. Closest train is the A/C - Nostrand. The 2 train is like a 17 minute walk away. All in all... It's giving... We used to be a motel, but got a PPP loan, did some renovations, and we're a hotel now. Not knocking it. IJS those are the vibes.

I stayed in this hotel for two nights, May 19th and May 20th of 2026. What I encountered should NEVER be allowed in the hospitality industry. Immediately when you walk in to check in, you are met with the staff members behind bullet proof glass. The girl who works in the daytime has a very hard to hear voice and shows 0 emotion. The pictures show the front is decorated which is NOT the case any longer - it's just dirty and deteriorating. The lobby is out of order - chairs everywhere, the bar wasn't open the entire time we were there, and they tour down the TV that was once there. The elevator is deteriorating like the rest of the building, and you can hear it each way up and down. My partner and I walked into the room, which at first appearance looked nice. Once you sat down and looked around, things just became more unhinged by the moment. - DUST covered everything. - The floor was nasty and had dirt, scraps of food wrappers, and food crumbs everywhere. It was clear the floor had not been vacuumed in days. - The hallway was also covered in grime, and had an added stickiness to it which you felt each time you took a step forward. - The large door to the bathroom was off its hinges so it could no longer slide shut. - The shower had visible black mold. Only a few of the water spouts had water come out. The rest were either clogged or just didn't work any longer. - Paint was pealing on the wall. - The couch in the room was covered with a cheap, ripped, couch cover that had stains on it. - Visible cigarette burns showed in various areas of the room. - They only gave us one pillow and one towel. I had specifically booked the hotel for two guests. We used the hotel to quickly get ready for the rest of our night, and asked the man working at the front desk to bring up a few pillows and towels, as we explained we only had one of each. When we returned, they had brought two towels up to the room, but no pillows. My partner went downstairs to ask the man once again for pillows. He told us they would be right up. 15 minutes passed and nothing. We called again and he said the same thing - they would be right up. Another 15 minutes - nothing. I called once more, and said we needed them because we wanted to go to bed soon - I was clear my partner did not have any pillows to use as we only had one supplied to us. I was told they would be right up - they never came. When we left the next day, I was very straightforward with the girl working at the front and let her know it's unacceptable that my partner had to sleep on a "decorative" pillow from the touch which smelled. She told me they would be right up - but I told her they already said that to us -she needed to make it a top priority for us as we've asked many times. Not one apology was given for their lack of service. Fortunately, when we came back they had given us two pillows however, both of them stunk and were stained. When we woke up the next day, we realized the sheets had moved around a bit while we were sleeping, and my partner slept on a giant brown stain that could have been anything. NEVER staying here again - I hope they shut this place down soon what a joke.

Customer service from the front desk and staff THROUGHOUT the stay was abysmal and horrendous. Half the time you couldn't even find someone AT the front desk to help you out with anything, and when they were there, they literally would drag their feet or pretend to do something when they actually weren't! Anytime I requested or asked for something, I would be told it's 'done' and that I'm 'good to go', but inevitably I would find out that NOTHING had actually been done!! This led to me also receiving very rude interactions with the housekeeping managers, who would act like I was in the room without permission due to the lack of communication between any of the staff here regarding my check-out times and other such issues. As for the hotel itself, it clearly is not being properly maintained, and things are grimy, dented, and nasty throughout the rooms and halls. The door handle for my first room literally BROKE, and doors throughout the building all have half broken, drooping door handles...scuffs, marks, and broken bits EVERYWHERE. It shouldn't be that hard to maintain a relatively new hotel if there was an effort AT ALL put into it, but the staff/management here clearly DOES. NOT. CARE. AT ALL. OH - and watch out for scams here when it comes to charges they'll put on your card!! They created a second folio and had multiple duplicate charges for the SAME room and the SAME nights, and have refused to remove them!! I have disputed the charges on my card and filed complaints with Marriott regarding the shady, scam-like activities that the management at this hotel engages in.
