Franks Philly
Fletcher D.

I'll keep this short and sweet, I like phillys, have had some good ones (but nothing comes to mind locally) Franks was good, but nothing great. Portions, same, good but not stacked enough to be great. Quality/taste of the steak and bread also both good. I would say try them, good option and you can't really go wrong, but my hunt for a GREAT philly will continue!

Philly 1. Cheesesteak

Just stopped by for my lunch break and I'm glad I did because this has got to be the best Philly Cheesesteak I've ever had

Coming from out of town, this joint is another diamond in the rough. Don't be fooled by the exterior. Inside transform you to a unique deli experience with delicious Philly Cheesesteak Hoagies. They are large, juicy with lots of cheese and freshly made breads. Definitely worthy of a visit!

No. 24 Combo Hoagie

This masterpiece is a large Combo Hoagie (no. 24), with roast beef, turkey and ham - extra pickle and onions. The picture doesn't do it justice. I should've pulled it apart and showed the innards - which I will do next time. If you're a sandwich guy like me, you don't want a bunch of weird sauces or grilled nonsense or any of that on a straight-up cold hoagie. You want quality bread, top quality meats and cheeses, and good portions - and Frank's knocks it out of the park. It was fresh, you could taste each of the different meats and cheeses. It was assembled with case, each layer added, not pre-sliced and mashed together. I am constantly on the hunt for the best hoagie out there, there are a few contenders in the Costa Mesa area, which I won't mention in a Frank's review, but Frank' is right up there at the top of the list .

I decided to stop by Frank's Philadelphia for a quick bite to eat. This place is great for a quick bite to eat. Its casual atmosphere and great service go hand in hand with its fantastic Philly Cheese steak sandwich. It is always made to order and with an abundance of melted cheese, it makes you feel like you are back in Philly. Come on down and order the works or any of their great sandwiches.

Great sandwiches been coming here since 1988. I drive an hour and 15 minutes once every 3 weeks for my franks choice. Best cheesesteak around.

My best buddy and I rolled in here for lunch on Wednesday afternoon! We specialize in excellent sandwiches. The cheesesteak is what we consider to be the pinnacle of the sandwich arts! We were both very excited to have discovered "Frank's". The cheesesteak sandwich (#4) did not disappoint. The meat was delectable, the cheese was creamy, the onions and bell peppers, and banana peppers gave it an impertinent personality. The bread was soft and authentic Philly. The service was very efficient and friendly, the young lady at the register was a total cutie pie. The "dining room" was a bit of a disappointment, 6 or 7 efficient tables. The ambiance was kind of tired and grubby. I do want to mention the hand-cut fries which were very tasty and fresh. Sadly, Franks did not measure up to our uncommonly high expectations. We have been patronizing another cheesesteak emporium for many years. The sandwich was 4 stars, but the overall grade is 3.

Medium vs small is a rip off for the cost.

Fun tip, only order Small size. Paid $5 more for Medium for 1 inch of extra bread on the end.

Okay so if there's one thing that's worth mentioning, Franks does not skimp out on the meat. I got the #1 which I guess is the classic, I wish it had more cheese, or at least have been directly to get a different sandwich maybe? Nonetheless it was still good. The juice from the meat soaked into the bread which was just a flavor bomb. I've never been to Philadelphia but if I had to take a guess, it would look and feel what Franks is.

You chose the right cheese! I had a yummy tuna sandwich. I asked the young lady that took my order to choose my cheese. She did a great job. The Phillie Cheesesteak is the reason I'm here. I've heard great reviews from my friends. So, I had to pay a visit. Their hospitality made the ambiance great!

I was on a work trip and I was looking for a lunch restaurant. When I entered the restaurant I was greeted by staff. The staff were friendly and polite. I ordered a small chicken Philly sandwich. The chicken Philly was phenomenal and delicious. The bread was soft, chicken seasoned well with the onions and cheese were the perfect additions. The ambiance was customer friendly and vibe was upbeat. A great place to go get a delicious sandwich.

Doesn't that look appetizing with cubed chicken it was horrible
Guy J.

This place is a joke. Who makes a chicken cheesesteak with cubed chicken and the bun was flavorless. I ate half of the sandwich and gave up with everything falling out of it because it's cubed chicken these guys would be run out of Philadelphia. I should've just stayed with Philly's Best for my cheesesteak which is so much better and you get chilies and pickles if you want them and it's cleaner than this place.

My favorite Authentic Cheesesteak shop in the entire State. When I am in Sacramento, nothing compares. Every time I fly into OC, after living here my whole life, and have eaten at Franks over 30 years. The food is consistently perfect. Satisfies a craving I can't get anywhere else. A large #1 with onions rings hit the spot. The friendly service you can count on. Watch TV, sit and relax taking your time enjoying every bite! It's a must go to for me. Try it, you will be hooked too!

Nice guys but we found a sharp large bone and a hair in the same sandwich. Pretty disgusting and dangerous.

I love the Philly cheesesteaks that I've had in my travels was curious if this location would offer me something different. First (only) offer Philly cheesesteaks with various options. I choose the "Philly Philly cheesesteak " which is double meat...it's amazing. Lots of gooey cheese, and onions...a super filling meal. I got it with onion rings, which were honestly meh, but I didn't come here for them...but still be warned if you're an onion ring person like me. The decor is what you expect with Philly being the central focus. The staff here is good and I got my order fast and made to order. A accidental discovery that ended up very satisfying. And among the best Philly cheesesteaks I've ever had...never having had an actual Philly cheesesteak in Philadelphia!

I even happened to come during happy hour, which was a pleasant surprise! I ordered the Surfin' Bird with chips, and it was phenomenal. The sandwich was fresh, flavorful, and perfectly put together. The cashier (I wish I had caught her name!) was amazing, she took the time to recommend the best bread for my sandwich, and she absolutely nailed it. Her suggestions made an already great meal even better. To top it off, I tried a 50/50 mix of the Blackberry Lemonade Seltzer and Jamaica Cider, and wow... it was so refreshing and delicious! I also grabbed two warm chocolate chip cookies, which were the perfect sweet ending to the meal. Between the outstanding customer service, delicious food, refreshing drinks, and fun atmosphere, I can definitely see why this place has such a great reputation. I'll absolutely be back to work my way through more of the menu. Highly recommend if you're looking for a great sandwich spot with friendly staff and a relaxed beach vibe!

It's got roast beef, mushrooms, marinated cream cheese, jack cheese, onions, and pepperoncinis on a toasted French roll. That's how you can oder it. For me I skipped the onions and added mayo just to switch it up a little, and as always, it was amazing. The bread had that nice toast on it, a little crispy on the outside but still soft. The roast beef was stacked in there, super juicy, with all that melted cheese just covering everything. You can see the mushrooms and peppers mixed in, and it all kind of blends together in every bite. It's messy as heck with all the juices soaking into the bread, but soooo good. Service is always good as well. There are a few girls that worked here today, always smiling, great attitudes, just a really good vibe.

Well, if I want a ground beef sandwich, I know where to come…read more I hadn't eaten here in around a year because the last time I did, I was disappointed with the quality and taste issues with both the cheesesteaks and the fries that accompanied the seeming change in management. The cheesesteaks that used to be full to the brim had then been stingy and the fries reeked and tasted of oil that had been reused wayy too many times. To add insult to injury, the prices had jacked up a ton. But, before hitting a road trip, we decided this would be one step above fast food so decided to give this place another shot. Huge mistake. Somehow, and at some point, someone decided that the steak that goes inside the cheeseSTEAK could be swapped with what looks, tastes, and feels like ground beef. True story. From the crumbly texture when chewing, the watery taste that could stem from what I think was a hurried attempt to semi-boil and/or thaw frozen meat, and the fact that 25% of the meat fell every time I took a bite, I'm almost certain they are using ground beef. At a minimum, it is clear they switched their meat and it is not for the better. I can only speculate that it was in response to complaints of stingy meat because they had filled our sandwiches to the brim with this meat. Unfortunately I'm going to be permanently removing this from my list of food options. This experience has even compelled me to write a review when I have not in quite some time. Wow.
