Michael took the time to listen to our needs, help us understand the market, and tailored an MLS search to our needs. We then flew out on a limited schedule to look at places, and he took us around to nine homes and cleared his schedule to show us more the next day. He helped us negotiate with the owners of two houses and pulled everything together, giving the lease his full review before presenting it for our signature. This review is for Michael Saulus on Fred Sed's Team. I reached out to Fed's group since I knew they were very professional and experienced. Michael got in touch with me when I was initially starting to do research (few months prior to being ready) and he was completely fine with answering all questions and setting up properties for me to view even though I had told him I was a good 3 months out and before I wanted to even see properties in person. Michael was always very patient and never pushed or seemed bothered by any questions my wife and I had. When it finally came down to really start looking, Michael asked us where we would like to meet for a quick overview and to answer any questions, etc. Being that both my wife and I were first time home buyers, we had lots of questions and told Michael that we apologize ahead of time (we knew we might be picky, etc). We tried to narrow it down to 1 city, but we couldn't so Michael was sending us properties in 3 cities near by. He always attentive and easy to get a hold of. Never had a problem showing us properties, etc. Once we finally picked a place, Michael was able to get us accepted even though the property had 2 other offers and for a higher asking price. Michael got us accepted with below ask price! Michael and his team were very helpful throughout the entire process and had great communication. We needed to relocate to the OC from NorCal in 3 weeks time and decided to find a home for rent in the new city vs rushing to buy a house. We didn't even know that such a service existed FOR FREE to the renters until we did some research online! We found Fred's business on Yelp and my wife reached out to check out whether they can provide the rental agent service we needed in the short turnaround time. We placed the initial request for contact online, and Fred reached out the same day. We had a conversation to assess what our situation was, got details on what type of home we needed and price range, and he accepted the challenge to find us a home within the time we had. Before we even scheduled a trip down to look at homes, Fred and his team member, Mania, helped us get all the prep work done to expedite the paperwork when we were ready to apply for homes. They gave us access to an online portal to look at pictures of available rentals in the area, and to mark the ones we wanted to tour. Once we scheduled the trip, Tami arranged for tours with the landlords and patiently took us to check out homes. We probably visited 12-15 homes in the span of 2-3 days! When we were ready to apply, Fred explained the application and rental agreement with us in great detail, making sure we understood everything and to inform us of any gotchas. Before we went home, we already got an acceptance from one of the places we applied for since the paperwork was all ready before we came down. Fred's team remained in constant contact with us in between the acceptance and move-in date. When you tour 12-15 homes in a matter of days, there are details that you will easily overlook! We didn't know if our rental has a microwave, what size of fridge it'd fit, etc. Tami graciously took time out of her day to do measurements for us, and let us know what was available in the home so we didn't need to double up on things. Upon move-in, Tami offered to do the walk through with us and to meet with the landlord's agent, since she knew that we haven't rented in the area before. After the move-in, Mania contacted us several times to make sure the home and the rest of the process went ok, along with following up whether some issues found after move-in were addressed by the landlord. We had a wonderful experience working with Fred, Mania, and Tami and we highly recommend them for anyone looking for a professional, knowledgeable, and well organized team to help them through the entire rental process. read more

I can't say enough about Fred Sed! We were in a very difficult position - Holidays were upon us, we needed a new agent for a quick sale and a 30 day escrow. We also needed the home to sell for market price. Fred explained all of our options in detail and we settled on the plan that worked best for us. From the moment we signed, Fred and his team were working for us and always kept us in the loop. In the end, our home closed almost exactly the way he anticipated...
