The campground has such potential to be a great place. The river is beautiful the location is great. The train not a problem and bit of a busy road but that is ok. What is wrong is the care and love in maintaining the campground is non existent. Sent here on a recommendation from someone who had been here years ago. The bathhouse was disgusting has not been cleaned in years, there are several permanent campers in premium spots who's campers have tarps, duct tape and permanently installed window air conditioners. It would take so little to spruce it up with a fire pit, chairs along river and maybe even rake, sweep and maintain sites??? read more

I was not able to stay here as this place was flooded three days before my stay. Airbnb canceled me with no explanation. That is not the fault of this business. What I did not appreciate was the angry response I received when I contacted them to inquire why my reservation was canceled with very little notice. Understandably this was an uncontrollable event. A simple explanation would have been helpful so I could scramble to find a new place. I am posting this in hopes the property has recovered and the man I spoke with would also understand the difficulties that we faced to secure a new place with no notice. I was polite to him. One of the best view for an RV park! Right beside the French Broad River, the location is amazing! Apart from trains that can be quite loud at times, surroundings is quiet. One can hear the rushing river from bed! And see fireflies all around. But WiFi is non existent and shower facilities is limited and shabby (only 1 shower). But for the price, we will still go back. read more

We rolled into this campground on November 3rd 2017. camped right on the water and it was beautiful.We did not have any problem with the bathrooms. The campground was not full. The water from the spicket was delicious it did not smell like rotten eggs. I didn't mind the trains. We will be back. read more

The potential of this place is great. The location cannot be beat. Hearing the river all night is the most peaceful sound. However, the place is very shabby. Sites are extremely small, which was not a problem for us as we were only there for a weekend so we had no need to 'spread out'. There was a mistake with our reservation (not sure whose fault it was but it doesn't matter) and we had to move down a couple sites after the first night. It was actually a blessing. Our first site had a campfire ring about 12 inches from the fire pit for the site nest to ours. Very disappointing. We're friendly people but are not interested in sitting around 'communal fire pits'. I posted a picture of how close the fire pits were together. There are also several trailers that we thought were just sitting there, wasting away. Apparently, however, people live in them. They have obviously not moved in several years. It just made the whole setup seem....weird. Overall, a nice relaxing place for a weekend but would not recommend for a longer stay. Bathrooms were a little rough, but we saw them cleaned daily. Only 1 shower in each bathroom. read more

The yelp reviews definitely need to be updated. We're finishing our 4 night stay and have loved this campground. The gentleman who has helped me was very pleasant and took pride in his Park. There were no trailers I need of repair or mobile homes on the property. There were some cute cabins and an AMAZING view! Each site was well equipped with fire rings and picnic table. Some even had cement pads. There is a train that rumbles by each night, but I like trains and sleep with ear plugs, so I was not bothered that much. read more

Pros: Location (both on the river and proximity to Asheville) Cons: train across river, small sites, locked bathrooms, no amenities I'm usually pretty good when it comes to finding the "good" in places, but I don't have much to say about this campground. When we arrived we found the owner outside of office having a smoke. We waited for him to come inside where he found our reservation (which I recommend, because even though this is a small, not so great campground you really can't find anything closer to Asheville than this and you will need reservations). The road into the campground are VERY narrow, so if you plan on bringing a trailer or anything bigger than an SUV you better be a decent driver as the road goes down a hill as soon as you get off the road (the office is right on the road's edge...you may not be able to find a place to park if you have a trailer...it was tight getting off the road with the car. We tented, so I can talk about that. Our spots were small. Very small. And everyone of them was filled!! You have enough room for your tent, your picnic table and your fire ring. You park along side the gravel road since there isn't enough space to park on your site with those other things. The river itself is beautiful, but not worth the other stuff. The bathrooms are close, but you need to use a 3 digit code to get in (you get when you sign in). I'm not sure what kinds of problems you have in order to require a locked bathroom at a campground, but that made me wonder. Plus I forgot the password, so I had to walk back to my campground map to look at it again not making the situation better, lol. There is a fairly active train line on the opposite side of the river. If you dislike the sounds of trains (at all hours) you may wish to skip on this site. To sum it up, I would stay here if I had to, but not because I would want to. Its closeness to Asheville is really what made me choose this spot, but I'm not sure if I would make the same decision again or not. read more

We stayed here July 4th weekend, 2016. We liked our 3 sites on the river but the sites were mostly dirt and that made keeping the tent clean a pain. The view was great and we didn't mind the train coming through several times a day as mentioned in other reviews. The bath house only had 2 toilets and one shower in the women's, so that was a pain. There were several port a potties sprinkled around which was a nice thought, but they were completely gross and smelled even from several campsites over. This was probably the most annoying part. There seem so be permanent residents in some campers and cabins that were pretty run down. We had a fun long weekend with our friends but likely won't return. The bathroom/ bath house situation is a pain and overall, a lot of updating needs to be done to this campground. read more

so we came here the day after Memorial Day, so it had cleared out almost completely. We rented the Stone Cabin, going by the pictures and the description available on their website. We loved it the second we laid eyes on it. The cabin was clean and had a fridge, bathroom, and a cute porch you could sit under when it rained. The view of the river was amazing, and we loved being able to grab a blanket and a speaker and sit by the river listening to music and sipping cold local brews. The owners were very friendly and welcoming. The other campers (what few there were) were super friendly. We honestly can't wait to get back to "our" stone cabin, we loved it that much! The only cons were that the well water was very sulfury and smelled like rotten eggs (something I hope they fix in the future) and that our last night there they allowed a gigantic RV to park in front of our cabin and block the view. Honestly though, for $70 a night, and being less than 15 mins from downtown, we can't complain. We do hope they get the water situation figured out though, because the egg salad smell has really ruined my appetite for egg salad, lol. pros: great view, great price, great location, $24 cab ride to downtown cons: egg salad smelling water p.s. the train isn't bad, its actually super neat to see it from across the river read more

If I could rate this campground less than one star I would. I'm pretty sure the owner does little to no upkeep of the grounds. When we arrive, we should have known to leave when there was a headless duck in our site. VERY IMPORTANT... There is one mens toilet and one men's shower & two women's toilets and one women's shower for THE WHOLE CAMPGROUND. There is goose droppings all over the campground. As other reviewers said, there is a train track on the other side of the river with trains coming through in the middle of the night. The view of the river is pretty, but evidently, due to years of sewage dumping in Asheville up until the 70's, it's really not recommended to be in the river north of Asheville (E.Coli and other bacteria in the muck). I ordered firewood one afternoon from the owner, and he pulled up in his little truck with the wood that I had to unload as he watched. I cannot recommend this campground for ANYONE to stay here. Oh, and there is a dump and a jail about a mile down the road. read more

We were so disappointed with this campground. Its says they can accomadate up to 33' campers but we had a 29' and had a very hard time getting in and had to assist 2 other campers with a smaller campers get situated until the owner came to help.This was supposed to be relaxing for us but we had to deal with these situations.Which as fellow campers is what you do and we met great people. This was also their first time there and had the same complaints. There was a group of young unsupervised kids running through the campsites and it appeared no control from the owner after a complaint was made. The bathhouse was dirty and very old and out dated with no heat(our stay was in the late fall) There were several references on other websites that said they were ADA compliant but that is false. The bathhouse has no rails, has unsafe step down into the shower, broken tiles, was dirty, a smelly mop sitting out, no ramp outside just stairs, no handicap toilet stall. When we checked in the owner seemed rushed and we had to call to have him come to office so we could checkin. We arrived within the checkin time. The office was very uninviting, lots of "stuff" around. Its a shame because the river is beautiful and the train that comes through at night is a very neat experiance. Seems like the owners may want only permanent setups or they have become complacent with the upkeep. If you have a big camper and the truck that needs to pull in(which i don't think they consider that in manuvering into these sites) then don't waste your time here. Also no real camp store for supplies and they were out of wood which they said they sell. Also i order to connect upto your camper and pull out you block the olny road in and out. While trying to pull out we had to block the road and encountered a very impatient and rude camper/permanent resident that put our vehicles at risk for damange. This campground needs to reavaluate there amentities and take some pride in what they have. We will not be visiting again. read more
