Where to start...We have stayed with FrioMan the past two summers and have not had issues previously but this particular summer has made up for all the time we did not have issues. To begin, we booked the cabin 'Crooked Tree' in November of 2017 for our summer 2018 trip. My friend and I spend a few HOURS picking out a cabin that suites the needs of our group and strive to make everyone comfortable as you would on any vacation. All was booked and settled, then as we were sending information to the group we noticed the cabin was not on the website anymore. I called and Katrina (office manager) was stunned and replied with "Wow, I don't know how you guys slipped through the cracks!" Imagine having something booked and paid for only to find out by calling that the property had actually been sold and was no longer available and they were not honoring previous reservations. She said they were putting all of those reservations in a new renovated cabin called 'Bird Song' (which was more expensive but they were going to LET US pay the same rate). So our trip is planned for 6/21 and we decided to take this cabin as everyone had already taken off work for these dates. We continued to call and request photos and needed to know what kind of beds and bedroom situations were happened, again, as any vacation would be. We were finally told by Elizabeth the number of beds and where they would be located so we let everyone know what to bring and when we arrived it was not the case. Thankfully it ended up working better but we're still given false information. On 6/18 (3 days before our stay) we still had not received any sort of photos or reassurance despite our phone calls. They actually told us the floors were 'almost finished'. It made for a panicked week for sure and it was extremely difficult to let everyone know what sheets to being for beds etc. The location is fine, near horses and in neighborhood with lots of deer as well. We did not have trash cans yet and were told they would be delivered Friday morning, then we still didn't have trash cans and were told they would be delivered Saturday morning. We were also texted and told not to park on the grass. (Not that big of a deal, but annoyance as we were not told this prior at check in.) The cabin is really cute and met our needs but was not what we had booked in the first place. All appliances are new and work very well, no trash can inside either, but not that big of a deal. THEN through frioman you are able to park at their swimming hole if you rent a cabin through them, and tube through them. Katrina did offer us free tubes for our party to make up for the confusion and her disorganization. We were prepared to take her up on this, until we got to the office and she let us know upon check in that her shuttle was out of commission and if we tube through Happy Hollow she had been in contact with them there and they would blow up our tubes (from frioman) and shuttle us. FALSE. We did get 11 deflated tubes to have Happy Hollow blow them up for us but they did have to charge us because they are in no way affiliated with FrioMan or Katrina. When we were getting our tubes blown up, both of our cooler tubes had holes in them and Happy Hollow was nice enough to let us use 2 through them for no charge. We ended up shuttling ourselves, which was three trips with tubes, coolers, and people. When we did turn the tubes in, FrioMan did reimburse for the holes cooler tubes, which was nice but it was completely preventable for us to have to figure out so many things and combat obstacles all morning that FrioMan had caused. Unfortunately I know there are things I'm forgetting because rewriting this is so frustrating. We will not be staying through FrioMan ever again, which is a shame because they do have some really good cabins but we will be taking out business elsewhere and not recommending them to anyone. read more

FrioMan / Lightning Bugs Springs from Thu 7/21/16 to Sunday, 7/24/16 As a family, we have visited the Frio area during the summer for 50 years. For the last 20 years, we have had a family reunion every other year in the Concan area and stayed at Lightning Bug Springs in 2002. This year was our worst experience, due to the condition of the property. The Good: The Pool The Bunkhouse The Tube Rental & Bus Service The Bad: Texian House: There was a large hole in the wall near the backdoor that we were not told anything about before entering the property. The freezer on the refrigerator never got cold. We had to transfer items to another house. In one of the bedrooms, the air conditioner unit did work properly. Deer Camp House: Mice have invaded the kitchen and we had to wash all the dishes before serving breakfast to the group - 35. (On Friday AM, we spoke with the housekeeper about this and she said she would try to bring us some Decon. It never came.) The trash cans were left full and we had to clean up trash (not ours) due to raccoons the next morning. (The housekeeper emptied Friday AM.) Fish Camp Cabin: The freezer on the refrigerator never got cold. We had to transfer items to another house. Country Cabin: The refrigerator part of the refrigerator never got cold. We lost gallons of milk and some lunch items. We had to throw them out. The bathroom was very dirty. So was the floor in the living room, kitchen area. Pavilion: Mice were in the kitchen area. We needed to wash all dishes before using. The refrigerator part of the refrigerator on the right never got cold. We lost some lunch / dinner items and had to throw them out. Concrete slab / picnic table area of pavilion was very dirty when we arrived. The Ugly: The entire LBS complex is in dire of need of cleaning, maintenance and repair. The description of the property boasts 6 refrigerators of which only 2 are fully operational. When we arrived, the dumpster was full of trash and it stunk! We could not dispose of our trash, so were constantly cleaning up "raccoon messes". The dumpster was finally emptied on Saturday afternoon. The words use to describe the property over our stay: filthy, disgusting, complete disrepair and more. When we complained about these items on Friday morning & Saturday morning / evening, we were told "the property is old, it is out in the country, repairs are not made until the end of the season, the owner does not budget upgrades, the complaints would be passed along", etc. The detailed points above are only the major items; had they been addressed - our experience would have been completely turned around. As a family, we do not feel that we received our money's worth in any way, shape or form. We are requesting a refund of at least one night's stay - $1,500. Footnotes: We used the hose from the pool house when we washed down the dirty pavilion concrete slab / picnic table area. Those staying in Bunkhouse 1 accidentally packed 5 blankets. we rented the cypress treehouse, and the pix looked awesome. it is up on stilts with a deck and the river is literally in the backyard. the cabin can fit up to 10 people, with 2 bedrooms, 2 bathrooms, and a loft area with more beds. there is a fire pit in the backyard as well. the rental manager was nice enough, and even helped us with suggestions for activities and phone numbers of stables and kayak rentals (although it was too cold to kayak when we went). the kitchen was even fully furnished with plates, cups, and even cooking utensils. you have to bring your own bed sheets and toilet paper, though. there was a wasp problem. and i don't mean regular sized wisps, i mean these suckers were huge, like they were bodybuilder wasps on steroids. the manager said they had sprayed for them, but we kept finding them inside the cabin, and had to kill at least 5 of them on separate occasions. it was really scary, and i don't know how much insect repellant i've inhaled that weekend. the last straw was when i was watching tv late at night, and one fell from the ceiling onto the sofa and i could feel it on my back!! it could have been so tragic if that stupid bug flew up my sweatshirt. i stomped its lights out, and was determined to find their secret entry. we finally found a large hole where the ceiling fan was connected to the ceiling, and we stuffed it with paper towels drenched in insect repellant. that seemed to fix the problem for the rest of the trip. dude, we seriously should have gotten a discount for that!! plus, the rental manager was about 2 hours late in meeting us to give us the key. other than that we had a great trip, and enjoyed the cabin. and even though the wasps were a serious nuisance, it made for some hilarious memories. read more

Awesome location. Trashed property. If the owners would reinvest a dollar a month into this property it might be nice in a few thousand years. This house produces around 10k a month during the peak season but the owners are either ignorant to the long list of issues or pocketing profits hand over fist. While on vacation one should not need to make repairs to someone else's property in order to be comfortable. Bring your toolbox if you stay here. read more

Just left our 3 night stay in the Bethel cabin and we will be going back! It is a beautiful home that sits right at the top of Catclaw mountain with an amazing view of the valley. The pictures online don't do it justice, it's even better and well worth the cost! read more

We had our family home called "Hangin On & Jr" rented out through the FrioMan. Last June he took off and did not return any calls. Richard Lambert the owner, owes us $8,000 to $10,000 in back rental income. The police department are trying to find him and they can't locate him. We are not the only ones he did this to, everyone of the home owners that let him rent their homes has lost all of their money. Not only did he do this he left and our wasn't cleaned. By the time we found out all of the happened our house was trashed and required a huge amount of cleaning. I don't think he had any of the houses cleaned. My family went to his facebook page and found out he spend all last summer with his wife and their horses traveling to horse shows! With our money! My mother is a 73 year old widow and this house was a way for her to make some extra income. Now she is trying to figure out how to pay the taxes on the house so that we can keep it. I can not believe that a person could do this. We call once a week to keep the police dept looking for him. I recently found out his house is for sale. I hope he doesn't skip town with that money before the police find him. read more

We stayed at vista del rio it looked really nice in the pics . When we got there it was pretty decent but very dirty , the floors were filthy everything was dusty , the carpets were not vacuumed . The dinning room table chairs were broken too flimsy to sit on. I pulled out a bar stool to sit on and the back rest just fell off, it was broken . The living room sofa was so sunken I wondered why it was so low , I pulled the cushions up and it was completely torn and really old.the ladder to get up on the bunk beds in the gameroom was broken kids had to climb up another way. Some of the pool sticks were broken in half , couldn't use them .only comfy bed was in the new addition upstairs . The futon in the new addition was so worn when we reclined it down we had to put a thick blanket in the middle because it was torn and the bar was coming through. The other beds in the other 2 rooms were so old you could feel the springs popping out.The only good thing about this house was that we had so much fun in the river . I noticed now that the price is going up $100 more a night ! Eeeekkkk!!! I sure hope they fix everything . You can't charge a lot for something that's not worth the money. . read more
