The condo was clean and well stocked (friends stayed in another building with a different vendor and they did not have nearly the items we had). I rent my home at Topsail Beach NC so I understand the importance of a well stocked home. Working with The Lark Mountain Group was easy. They provided very specific instructions and I knew exactly what I needed to do and when. I had no issues so I did not have to reach out. I would book with Lark Mountain Group again.

A little backstory: On May 27, 2024, I made a reservation through Airbnb to stay at Lisa's condo in February 2025. The cancellation policy required a 50% fee should the reservation be canceled at least 30 days before arrival. I paid in full when I made the reservation. Three days after the I made the reservation, I had to cancel it due to some unforeseen circumstance. I contacted Lisa and explained my situation. She could have easily stuck with the cancellation policy and charged me 50% of the total. However, she agreed to waive the fee and did so promptly. Lisa was generous and I wanted to give a shout out to her. Thank you so much, Lisa.

Initially we thought a Disney Resort would be great to get the full experience but Kathy recommended a property that was still on Disney property but not a Disney resort. She couldn't have picked a better place for us to relax as adults but still be close to everything Disney! We stayed at the Wyndham Bonnet Creek! Kathy gave us an amazing rate and the resort was beautiful! She then helped from the beginning to end with how to plan for our Disney portions of the trip, from helping with the Disney Experience app, which I have to tell you is a LIFESAVER when it comes to being at the parks each day, as well as assisting with the process of receiving our tickets and starting all of our plans. Kathy also sent me an entire folder with all the information I needed regarding our flights, reservations, and park tickets. Kathy was always on top of it and consistently checked in and answered any questions I had! I couldn't be happier working with Kathy! Don't pay for a premium service with inferior results…read more I gave this company too many chances. After numerous guest complaints of a lack of cleanliness, I finally said enough. They promise hotel quality linens that are laundered off site, re-staging the property according to airbnb photos, and top notch service. I have complained to the manager on numerous occasions and nothing changes. There is zero quality control and I would expect that they never inspect their employees cleaning service...and if they are inspecting, that is worse. A few examples of times that I have personally checked the home: trash left in can, trash left outside the back door, coffee grounds on the kitchen floor, nothing has EVER been staged back to photos upon my inspection, dining chair left outside in the rain, soiled linens, I have never seen them put out our mini toiletries for guests as promised, filthy tub with soap scum and hair, back door unlocked, cleaners still in the home when guests arrived at 4pm, rugs not vacuumed, and I could go on and on. Their lack of caring and detail is appalling. Avoid this company at all costs.

I used Guest Prep for multiple Airbnb properties for over a year. I received great service until…read morethe past month. Service suddenly deteriorated drastically. I had a cleaner leave the doors to the apartment unlocked when she left, comforters were not changed, dirty linens were left out for the next guest to view, and my cleaning instructions were disregarded. I had to inspect each property and fix their mistakes. I reached out to customer service to work on the issues but they were unresponsive. A scheduled call with customer service was disregarded. I stated that is they they didn't call me to discuss the issues, I would cancel my service. Guest Prep opted to stop servicing my properties rather than address the issues. I'm fortunate that I had been interviewing other cleaners to replace them. I think they are overwhelmed and are dealing with excessive turnover hence the decrease in quality and lack of communication from management.

He's amazingly hardworking, and very quick to respond, and always on the ball. And when I say responsive and quick to move, we saw maybe 10+ houses a week for a little over a month before eventually closing. A lot of those were scheduled within a day or two of seeing the house being listed as well. Apart from the standard realtor stuff, he dug into all the details of the house, following up on any old structural reports, as well as getting a structural engineer friend to help give a cursory look into possible foundation issues. Taylor was also very knowledgeable about general house maintenance and what to look out for, such as uneven flooring as a possible indicator in the ground shifting. He is responsive and helpful even after making the sale, helping get references for any work that needs to be done both pre-offer and post-closing. In fact, we're pretty certain the lender he recommended was crucial in winning the offers we made, since Zenith even calls the seller to reassure them of a fast close, as well as lay out the closing details to make the offer even stronger. Of the 4 offers we made, 2 were accepted. One ended up having foundational issues which Taylor helped us navigate. Never did he pressure us to push through on the bad house, and all the comps he pulls are good and reasonable, and we were confident with each offer we made. I can heartily recommend Taylor to anyone looking for a house in today's current market, especially as a first time homeowner. He gives a very informative, no pressure counsel and definitely looks out for his clients instead of focusing on making a sale.

We also wanted to change the color of the floor which would require bleaching to remove some of the red in the wood and staining with a new lighter color. Kevin did a beautiful job. With her on the line I found a blown fuse on the units motherboard and was able to replace it (props to Home Depot for having them in stock). Within ~10 minutes, got a call from this company who asked some basic questions and troubleshooted some things over the phone, without even talking amount payment or price. When that didn't work after an hour, I messaged back and they got me on the schedule for the next day (it was already 5pm by this time. They came promptly during the window and gave me heads up, figured out the issue in less than 15 minutes, and gave me a range of options and prices. He actually taught me several things about the AC and showed me how to do some repairs myself and where to get parts, and lo and behold it worked like a charm! Couldn't be happier with the quality, speed, and friendliness of the service. Got my AC pumping ice cold air in time to get the house cool for my kids' naps. Davey will absolutely be my go-to from now on and I would recommend them to anyone and everything.
