I would not recommend AMS to landlords, property managers, or busy property owners. My experience…read moreinvolved missed work, billing issues, poor communication, and virtually no accountability when problems arose. * Billed for service that was not fully performed. I was scheduled and billed for lawn service on July 21. My tenant later sent me photos on July 23 showing the lawn in very poor condition and asked what was going on. I contacted AMS myself and was told the crew had apparently been unable to access the backyard because of an issue with the gate. No one from AMS contacted me to let me know the work had not been completed, yet my card was charged the full amount for the visit. * Had to catch and correct a billing discrepancy myself. AMS charged me $195 for an "irrigation audit" and told me that amount would be credited toward the repair if I proceeded with the work. I approved an $880 irrigation manifold repair--and was then charged for both the repair and the audit. The promised credit was not applied automatically. I only received it after noticing the discrepancy myself, calling AMS, and asking them to correct it. * Expensive work with almost no follow-up. Despite spending hundreds of dollars on irrigation repairs and ongoing property maintenance, I received no meaningful follow-up communication or photos documenting the completed work. * Repeated requests for property photos were ignored. Because I do not live at the property, I specifically requested photos so I could verify its condition and the work being performed. Those requests repeatedly went unanswered. * A major irrigation issue went unnoticed. The irrigation timers were apparently not checked, and plants along an entire side of the property were ultimately lost. At no point did AMS alert me that there was a watering problem. When the issue became apparent, I saw no meaningful effort to acknowledge what had happened, determine how it had been missed, or propose a solution. What is most frustrating is that none of these problems required extraordinary service to avoid. I expected basic communication when work could not be completed, accurate billing, reasonable documentation of expensive repairs, and someone paying enough attention to the property to flag an obvious irrigation problem. Instead, managing AMS became another job for me: checking whether work had actually been performed, reviewing invoices for errors, repeatedly asking for photos, and discovering property problems after damage had already occurred. I brought these items up with the Operations Manager over the phone and email and was consistently disappointed in their responses. For a homeowner who needs a landscaping company they can trust to manage a property without constant supervision, I would advise looking at other companies. While they were at our property, we decided we wanted to get the palm tree skinned as well. It was something we've been putting off for many years. We were able to negotiate a mutually agreeable price. The skinning project was to have been completed on Monday but due to a variety of events, the project was not completed until Thursday. We expressed our frustration to the company about the project extending over multiple days and the debris in our pool between days. This disrupted some of our planned activities. When the project was finished, they cleaned the pool of all debris and made sure the surrounding area was clean. The four stars is due to the challenges we faced mid project. The end product was outstanding, and the pricing was competitive.

The problem came up the second time we needed them. There were two green cloud sage bushes we needed transplanted from the side yard to the front yard. The price quoted was again reasonable, but I explicitly asked if it was safe to try and move these bushes during the summer, or should we wait until fall. The answer given was that it was fine to move them in the summer. We had no time pressure to move the bushes and could have easily waited until fall if told to do so. . The work itself appeared to go well. However, we quickly noticed that the digging to do the move created irrigation leaks in the side yard. When calling to find out when somebody could come by to fix this, we found out that since we live in Maricopa and not Phoenix Metro, there was only one day every two weeks that they would come to Maricopa and they flat out refused to come and fix the leaks outside of this window. Then, within a couple weeks of the transplanting, the two bushes died. Luckily these particular bushes are cheap, but we'll have to find another company to do the replacement, one that has greater availability in Maricopa (landscapers are constantly dropping unsolicited business cards all over the neighborhood, so this won't be especially hard).

As you can guess, we were taken advantage of terribly. The last straw was this past year. Our entire cactus garden died and some plants even EXPLODED. Due to illness, we were stranded at our house in NY and could only come to check on AZ a couple of times a year. We lost our 110 year old saguaro, nearly all of our plants, and weeds had literally taken over our yard. But the worst part is that our VERY HIGHLY PAID LANDSCAPER - DID NOTHING! He took our money, and didn't do the work. We were at a loss. We went on Yelp to find another landscaper. This time, we were going to check their reviews and compare at least 3 reputable companies, before getting in bed with another thief. We found Sun of the Valley landscaping on Yelp and our first impression was a quick response from Liliana. She next came to our house to do an assessment of our yard. She is an absolutely lovely person. Genuine, professional and knowledgeable. She knew exactly what had to be done and said she'd get back to us with a quote. I don't need to say that our yard was in quite a state of neglect when we found Sun of the Valley. She gave us a very competitive rate and even told us that they would send us pictures of the work and come every two weeks! This seemed too good to be true. But before we could get to maintenance, we had to get the yard back to a baseline level. It had been neglected for years at this point. Sun of the Valley came and did an amazing job on our poor yard. They even trimmed a tree that had overgrown near our back gate. The work they did was TRULY AMAZING! Transformative! There were several plants that had seeded themselves all around the yard. Sun of the Valley took care of those plants and put them in perfect locations. They trimmed back all of the weeds, trimmed down overgrowth, took care of some of our broken water lines, trimmed our palm tree, fertilized our orange trees and so much more. They have kept their promise and then some. We have decided to sell our house, and they have been so accommodating to our specific needs. Recently, they trimmed the ivy on the side of our house so that it could be painted. Whatever it is, they do it, and do it without ripping us off, send pictures and are so reasonable. We feel truly blessed that we finally found the perfect landscaper! Too bad it's after we've decided to relocate to Buffalo, NY permanently! We almost would have stayed in AZ if we had found them sooner. If you find this landscaper, grab them and don't let go. They're going to do everything you need and make your yard and home look amazing. They come every two weeks, for less money than almost everyone charges for once a month. And, they do it well.

I requested a quote to replace dead grass with decorative rock in a small yard--about 750 sq ft (roughly 37 ft by 20 ft). His estimate came in at about $2,600. To understand the cost, I called local rock suppliers. Rock runs about $71 per ton, plus $75 delivery, and around a 10% fuel surcharge. For the 8-10 tons most companies quoted, that puts materials at roughly $900. Barrier/tarp material is around $100, so I estimated about $1,100 total for materials. Since he said the job would take about a day: removing the remaining grass, laying barrier, capping sprinklers, and spreading rock that means the remaining $1,500 of his quote would be labor. That number surprised me, because it made his total price about 65% higher than other quotes I received for the same amount of rock and the same scope of work. I will be going with another vendor because his price was over $1,000 more than the others. That said, he was polite and professional, and I can't comment on the quality of his work only the cost. I'm sharing this to help other customers make informed decisions. I recommend getting a few quotes for comparison. Hopefully this feedback also helps him stay competitive, because he seems like someone people would want to hire.

The next day he text at a time I wasn't available and left shortly there after when he didn't get a response. When I did answer about an hour later, I reminded him I wasn't there and explained what I needed done since some of his text were looking for clarification. Once that happened he pushed for a next day meet up, I'm almost guessing he expected to do the yard work right then and there, which would explain his frustration with me. I told him I didn't need it done yet, and I would contact him back when we were ready to schedule. Once I did get back to him to schedule something, he proceeded to bitch me out about how badly I wasted his time when I didn't answer before. I had mentioned I wouldn't be there, so if he clarified he may need to call or text, I would have been by the phone. I explained this and apologized for my part, and proceeded to schedule something the next week. We said we'd touch base the week of maintenance to confirm with each other. When I contacted him the Thursday because I had not heard from him, he proceeded to be unsure of who I was or what we spoke of at all. When I remind him, he then says he can't on the Saturday I requested now, it would have to be Wednesday. My lease was up Monday, and the yard work had to be done that weekend. I had explained this all many times before to him. With one day left of the work week, he left me utterly screwed to find anyone else. Honestly, find it fairly obnoxious he made such a big deal of wasting someone's time for an unpaid estimate after all the shinangins he pulled just trying to get a yard the equivalent of a 3 car garage cleaned. Completely hypocritical. I tried to find someone last minute and came up empty so when he suggested he could do it first thing Friday morning I agreed. But again, I warned I would not be available by phone as I was moving my rv that day. Said it was fine and the job would be $100. Friday rolls around and while I'm in the middle of nowhere, towing a 16k pound fifth wheeler down south, I start getting texts 3 hours after he said he's originally be there asking, where I was. When I already explain I a) wouldn't be there and b) wouldn't be reachable. Thankfully I wasn't in a cell dead zone yet. Once AGAIN I reiterated what needed done because he was thinking he was just whacking a handful of weeds. Feeling very uncomfortable sending money ahead when he requested payment, we agreed half up front, half at the end. While he was rushing and spamming me for his first payment, he then proceeds to tell me he misunderstood how large my yard was and was upping the price. Mind you he'd come out for an estimate (which I understand he probably needed clarification if I had been able to answer) and I contacted a confirmed multiple times before what I needed done. I wanted to end things right then and there but of course Zelle can't refund anything. So I was stuck losing $50 or paying him more to actually do the job. I agreed, he did the job and then spammed for the rest of him money, barely giving me time to do anything. Remember I'm supposed to be towing? All of this was insanely stressful on an already stressful process. The work was completely decently, and that's the only reason he got 2 stars. But the whole process to get there shouldn't have been that hard. If you have special instructions or a schedule you need to adhere to I would not recommend this person.
