Absolutely terrible when it came to moving out of the apartments. Claimed they had to completely clean the carpet and charged us a pet cleaning fee. We didn't own a pet nor ever bring one into the apartment. We provided photos of the clean carpet and they sent fake photos of the dirty carpet. So we are out of $600. BEWARE!!! DANGER!! Our Car was damaged/broken into for the 5TH TIME. The previous 4 times our truck was broken into and tools stolen. This time our GAS TANK WAS DRILLED INTO!! A Neighbor called security and found our car draining gasoline all over the garage. Gas cans and the drill were still under our car. My husband had only been home a couple hours when this happened. DRILLING INTO GAS TANKS CAN CAUSE EXPLOSIONS!!! This happened around 9 pm! How did no security witness this!!! An officer needs to be patrolling CONSTANTLY through out the garage. After multiple emails and calls to the office, the office met with the other residents. They just took them at their word that what they're doing is "normal apartment living" and sent me an email telling me that without so much as an explanation. Normal apartment living is not stomping around and slamming things on the ground four hours in the middle of the night. I called to get more of an explanation, and they said the other residents intend to be good neighbors moving forward. Well, I got two nights of quiet and then three hours of walking around and banging things last night. No solutions offered, I am just supposed to live with it. They have told me so many times they want all residents to be happy living here, but it's just a script they say to get you off the phone and out of their hair. read more

Just a heads up for potential future tenants! I recently moved to a renovated 2 BR apartment in Gateway 2, and AC doesn't work at all in the master BR as its processor is far away from the master BR. NO ONE had mentioned that before we signed the contract. So do yourself a favor and forget this community otherwise you'll be tortured for at least 5-6 months a year. That is only one of the many downsides of this community! I'll explain in more detail later, but a few other issues are huge amount of trash and flies in the trash room oozing with odor, couple of inconsiderate neighbors, very unsafe parking garage, homeless people walking around in the parking levels, bugs and spiders inside the unit. They don't know anything about safety. Car burglary and theft are happening more frequently recently. Woke up in the morning with my tiers stolen and my car was left of rocks. Called the apartment office, the first thing they said is that they don't provide safety and it's in the lease agreement. There is nothing they can do deal with it. What's crazy is that we see this happening at least twice a month and they absolutely do nothing about it. They have security patrols just to tow cars If you are parked in the wrong spot. Last year around the same time someone broke into my car too as well and they didn't do anything about it. Thefts and burglaries keep happening here and the company is not doing anything to protect the property. What's also crazy is that we have extra cars and we need a parking spot we ask for additional parking and we will pay for it but they said they don't provide that! Basically leave your car at the guest parking for someone to steal it or damage it overnight. I wish there was a no star rating. I'm definitely not the type of person to complain. I understand the importance of a business image and sometimes a little communication and acknowledgment can go a LONG way for your loyal costumers. Ive been with the Irvine company for 3 years now. It's sad that Gateway can basically ruin their reputation. My car's license plates were stolen after a few days of kindly asking the management team for a different parking spot that we are paying for simply because we needed an additional parking spot. After asking a couple of times for additional security, keeping an eye out for a better spot after a couple of inconveniences. Our license plates get stolen and they still can't accommodate anything in our favor. It is completely ridiculous trying to get them on the phone for assistance and especially as a woman feeling unsafe & there is NO support . For the amount of money they get monthly per unit and the environment they keep in this complex, including the unfriendly and unsupportive staff ... I would definitely NOT recommend this place to live in. Especially if you're living alone, coming in and out a lot early in the mornings or late at nights due to work. Had to go to the hospital due to poor air quality in apartment. PM2.5 & VOC levels within the living space are dangerously high especially for those with respiratory conditions. Gateway is no longer providing maintenance to homes unless it falls under their standard of emergency and cite the CDC for their decision. Currently, I am staying at a hotel until is it safe to return. The Irvine company holds itself to a much higher standard and will hopefully address this problem with its subsidiary before others are seriously harmed. read more

On the day of our self-guided tour, the application was having technical difficulties so I called the office and spoke to Sarah. She was able to help me keep my appointment and asked me to come into the leasing office upon arrival to get a map. I did just that. She greeted me and talked to me about our needs and budget. It was very welcoming compared to other apartment communities I've encountered. DO NOT MOVE HERE. I moved out in March after living there for 3 years. I waited an hour to do my walk through and they never came saying it can be whenever they decided, but never told me what they required or that my window for a walk through could be from 10-5. So you expected me to sit in an empty apartment for 5 hours? Make it make sense. We have disputed the charges because they charged us for ceiling paint when we had high ceilings and couldn't even touch them? They wanted to charge us for extra dirty stove. Here's the thing we had a cleaner 2x a month because the dust in that apartment was so bad and they never did anything. They also didn't want to acknowledge the mold near the kitchen island in the carpet. (I feel bad for anyone living in that apartment now) We are in September and finally they said they would remove one charge?! Taking out trash that we left. A charge I didn't even dispute. The apartment complex is trashed, the parking garage sucks. The price for that place compared to all the new nice apartments around the area at 10x better. The staff in the leasing office are idiots and rude. No one calls you back or even helps. After moving into my new apartment I didn't realize how shitty gateway apartments are. Our lawyer will be getting involved now because they just sent me photos of the fridge that wasn't mine. Our apartment had wear and tear of living there for 3 years, not to mention our lock broke and we couldn't get out of our apartment which I should have sued then for being a fire hazard. Don't get me started on the fire alarms that go off every other day in the middle of the night. This apartment complex is a bunch of crooks. I am not the only person with these issues, if you read all the other Yelp reviews. I always thought it was just people being extra but nope. It's all true. My self and my boyfriend currently live at gateway and have lived here since 2021. It's a great place with all the amenities needed. A little pricey, but you get what you pay for and it's a beautiful location. We have toddler and he loves his home. It works out well for us since it's close to work and our families. Jwad who works in the leasing office has actually been helping us a lot with helping us pay our rent for the past few months, rent amenities, and even sent us transfer paperwork and was more than willing to help us complete it since we are looking in upgrading into a bigger unit since both our son and his toys are taking over our little one bedroom unit. Our refrigerator & microwave have been broken for over 2 months now. Both the refrigerator & microwave are included with our rent. On 7/7/22 we put in a service request to have it repaired as the refrigerator was no longer cold & everything in the freezer accumulated 1-2" of frost. Due to this we had to throw out everything in the refrigerator & freezer which was approximately $300-400 worth of food. A service technician was sent out and "so called" repaired it & said he put in a request to hone the microwave replaced. So we went shopping to restock our refrigerator. Approximately 1-2 weeks later we came home and had the same issues (hot refrigerator & frosted freezer). We were forced to throw out all our food and submit another maintenance request. On 8/8/22 a technician came out and told us our refrigerator was bad & needed to be replaced... Well here we are on 9/3/22 and still haven't received a replacement refrigerator or microwave. We have been forced to ALL (breakfast, lunch & dinner) our meals from local restaurants and live out of an ice chest. We're spending a minimum of $100 per day to eat out. As well as we are not able to make lunches to take to work for ourselves or our daughter who is a student. Being that we have no refrigerator we are not even able to save our leftovers from eating out. To date we have spent over $2700 in eating out and that doesn't include the cost to of the food we throw away TWICE. I can provide bank records to prove this. We reach out to the office a week after the 8/8/22 service request to get a status update & to my surprise they office told us they had no information in regards to replacements and that they would have to order another refrigerator for us which would arrive within a week. Well today is 9/3 and I called the office and was told that someone in the office canceled the refrigerator order and they will have to create a new order and hopefully we should receive one by next week.... When i asked about the microwave i was told they have one but they will not bring it out until the refrigerator is received. The gentleman on the phone said he would escalate my concerns to the property manager. After 2 months without appliances you would think this would have already been escalated. At this point I have no faith that we will ever receive replacements. Covid-19 effected my wife and I income to the point that we had to utilize Anaheim's Rental Relief Program. Luckily we were approved and all past due payments were taken care of by the City of Anaheim. I can't help but to feel that the treatment we are receiving has to do the fact we utilized the program. It's like we are being profiled. We are back working and trying to get back on our feet but these additional cost we have incurred over the past 2 months are not allowing us to get back on track. Ow Friday & week has gone by since I left this post and no one from the management office has attempted to reach out to me when I was told that management would be reaching out to me by Tuesday. read more

I've been living at Gateway for almost 3.5 years. I moved here from Chicago for residency at UC Irvine in June 2019. I've stayed here because it's within walking distance of work and a lot of other UCI resident physicians live here. The amenities - 3 pools, 2 gyms, and lounges elevate this place and are one of the reasons I've stayed. One downside is that the complex is massive with over 800 residents, so I typically meet food delivery personnel in front of the main leasing office. It's had its ups and downs; my favorite manager Alyssa moved on to greener pastures. My old unit in the 2150 building (it's the one immediately to the left of the leasing office/fountain out front with the large parking garage entrance) flooded three times due to a burst pipe. The unit above was also affected when their washing machine exploded spilling water into my unit as well as the one below (I'm on the 2nd floor). The multiple delays in fixing my old apartment precipitated a transfer, ie, I moved down the hallway. I paid $550 for the move, $500 of which Gateway covered. This created a huge inconvenience for me, since I lost my $50/month AT&T since I "moved," I didn't have internet for 5 days, and my electricity bill for the month during which they used an industrial-sized de-humidifier (to mitigate water damage) was through the roof. Most maintenance issues that are easy fixes (shower door not sliding smoothly, lightbulbs) will be addressed within 2-3 business days. More labor-intensive tasks, such as installing a fan or light fixture (usually there is a $50 installation fee), can take weeks to months. If you're a resident physician at UCI (or RN/other employee) you get a $65/month discount if you provide proof you work at UCI (letter of employment). $75/month is charged for a pet. An extra parking spot is $55. My starting rent in June 2019 was $1910/month, and every year it's gone up, such that I now pay $2080/month for a one bedroom apartment, and only because I was an existing tenant. The new tenant price is likely $2300-2400/1 bedroom. I live in "Gateway 1" which has older appliances and carpet. "Gateway 2" has stainless steel appliances, a newer gas range, and laminate flooring. In-unit washer and dryer, dishwasher, patio, and garbage disposal come standard with every unit. Utilities are pooled per floor and appear as a "Conservice" bill on the online portal and come out to $65-70/month (water, cleaning, etc. are likely included). Utilities are through Anaheim Utilities (electricity) and gas is through Socal Gas. As a household of one (plus my dog), I pay $30-50/month for gas and $50/mo for utilities. I'm only providing ballpark figures, since I'm sure the post-COVID-19 inflation and price gouging have changed the ballgame. Would I live here again? Probably, because so many of my colleagues live here, and I've made some friends and established a sense of community at the complex for myself. read more

I recently put in a request for a clogged sink and 2 lights that were out in my kitchen. With COVID -19 I was nervous that my request wouldn't get processed. Surprisingly within a day, Adrian came out!! He had gloves, a mask, and all the equipment needed to help me out. I wore a mask as well to be courteous, but he was amazing even though my dog kept barking at him. He even asked if there was anything else that needed to be taken care of. First things first, I have lived here at the gateway apartments homes for about two years now. If I had to give any advice to someone looking to live here, I would simply say DO NOT. Admittedly, the apartment looks wonderful and is taken care of quite well, so it's hard to see how awful it is on your first tour. But soon after moving in you will see the constant police visits due to a high rate of car break ins. You'll see how they charge you a whopping one hundred dollars just to pay your rent online. You'll realize that you have to pay $200 just to use the game room as it is NOT available to its residents as they please anymore, obviously out of pure greed. Trash is almost always piled outside of the trash room door. And one of the most frustrating things of all is the parking. If you have more than 2 people living with you completely forget about it. They refuse to give you 3 parking spots, citing that you can you the guest parking on top, yet there is absolutely never parking there. If you try and park upfront you'll get your car cited every single day until they eventually tow you. Many residents are forced to park across the street at the hotel, risking being towed over there because there are quite literally no other options. There are so many simple things the gateways apartment managers could do to make this a truly wonderful place to live, yet at every corner it's clear they choose money over the comfort of their guests. My husband and I just moved in exactly a week ago and on the 2nd night, my left leg was attacked with multiple spider bites (see attached photos- I had a clumpage of bites and it got extremely swollen, irritable and my skin was raised. The discomfort is and was unimaginable). My husband called to set up a complimentary pest control as they had offered it when we came to pick up the keys. My husband set it up on Tuesday, and was told that the soonest they can schedule was for Friday. I wasn't happy about it but I let it go and tried to understand. So we followed their instructions of taking everything out of our cabinets and away from walls on Thursday night. Come to find out when my husband called today Saturday, 8/20/2022 at 12:30pm, Aaron admitted that he had dropped the ball and forgot to schedule the pest control but had scheduled it for the following Monday. Aaron also dropped the ball by not calling neither my husband and I that it wasn't done! This is unacceptable and extremely disappointing in the leasing office and for Irvine Company Apartment. So not only do we have to sleep worrying if we are going to be mutilated by spiders and mosquitos until Monday, we are still unable to unpack for a whole week but also if we did put things back and Aaron didn't inform us and we went along with the pest control on Monday it wouldn't have been able to be done! Our lives are literally put on hold due to Aaron, Gateway and Irvine Company Apartments lack of customer service and competency. My husband and I just got married and this is our first home together. What was supposed to be an exciting and joyous new chapter has turned into a absolute nightmare. read more

If you love wasting your hard earned cash, then Irvine Company Gateway Apartment is for you. Came home and parked my car near an elevator with hazards on so that I could help my wife who is pregnant with twins to my car because our designated parking spot is a long walk to our apartment, and within five minutes my vehicle was gone, that means that tow truck driver was either watching me or was sitting in the parking garage waiting for his next victim. Gateway contracts Dedicated Transportation Services aka DTS to stalk the complex. On a nightly basis you can run into at least one of their tow trucks, they will mostly tow at night because they can rob you for more since they charge double the amount compared to a daytime tow because it doubles after 5pm. Gateway Apartment does not care for their residents, and a place that does not care for their residents does not deserve your hard earned rent money. Look elsewhere. There are much nicer and more updated apartments nearby. This place is garbage just like the vulture towing company they hire. Tip for residents of Gateway Apartment. If you find your car in the process of being towed on property, you can tell the driver to stop and release the car, and by California law they must do so, I have personally seen this done. read more

Carlito from the maintenance team was amazing! I made the maintenance request today for a garbage disposal issue and a dishwasher issue; he came by within a matter of hours ready to assist. When he arrived, he fixed my garbage disposal issue right away and taught me how to avoid the issue in the future. He also took his time with my dishwasher issue and ended up replacing the entire thing when he realized it was a goner. I do not recommend living here at all. It seems all nice and wonderful when you first see it but it takes at least a few weeks for you to stay there to see that it's a crappy place. The first month I moved in, two guys clearly saw that my car was coming when we were in the parking garage, but still decided to back up really fast almost hitting my brand new freaking car. When my husband confronted them, those guys basically caused a big scene and threatened him. We saw one of them months later when we were entering our apartment which made me feel unsafe because now he knows where I live. He legit flashed a firearm at my ring camera. I reported this to the management office as well as filed a police report and guess what, management literally did nothing. I felt unsafe to the point where my anxiety got really bad and my doctors had to change my meds. We decided to end our lease early and told them the reason why to which they asked if we could provide doctors notes and documents if we wanted them to consider waiving the penalty fee due to medical reasons. You literally have to be dying or something for them to waive the penalty fee due to that specific reason. I had my doctors write them letters on why I was unsafe there and needed to end my lease early without being penalized, but they're so greedy that no matter what documents I provided to them, they still wanted to charge us almost $6,000 to leave. Luckily the leasing office found someone who wanted to move into my apartment so I didn't have to pay them that ridiculous amount but still, that was after a month of going back and forth with them. They wanted proof and everything so I provided what they needed, but they're so greedy that they don't care about you just the money. I hate this place so much. The only upside to living here was my neighbors were nice but other than that, there's nothing luxurious about this place. Everyone else who lives here are rude and inconsiderate especially in the parking garage. There are car break ins and people stealing packages ALL THE TIME. My ring camera neighbors app would go off everyday because there's so much crime here. I can't even walk my dog in peace because there's literally shit everywhere. read more

I'm writing another review as a warning to people looking for a new place to live who are looking into Gateway Apartments as their new home. DO NOT come to live here! Your property is not safe and the office does not care about you at all, except for one person, shout out to Kristen. She always does what she can for us. Other than that you'd get further by asking a magic 8 ball for help. It wasn't always like that but lately the situation is getting worse and worse. Our car was recently stolen, and while we don't expect the office to find our car, they could at least provide the camera footage of the theft. It's been a week since we asked for them to take a look, and we have gotten nothing. Everytime we call we get a run and all they say is that they'll look "tomorrow." Maybe the cameras dont even work, which wouldn't be surprising since this complex feels like a derelict husk of what it once was. You'll be charged an arm and a leg to come live here, but you'll be better off looking at the newer communities in the area that have nicer amenities and are built way better than this dump. I would not recommend moving here. They made the application process extremely unclear and confusing for my partner and I. Even after they had asked for a deposit and we had already paid it, last minute they denied our application and made it extremely unclear why. There is a huge miscommunication within their staff and we were being told different things from different workers. I've been living here for about 5 months now and all I can say is that this place sucks. My car was stolen the other night from my parking spot. It's a gated community but seems like anyone can have access to it. They have security walking around and driving in golf cars but someone must not be doing their job since they broke into my car and no one noticed until I did. There's a few cameras but if you get into an accident they won't release the footage to you. So they don't help at all and the management isn't the best either. They never get back to you, such a poor service. I pay 2600 plus for my apartment but I can't wait to leave this place. There is cops here almost every day. I wouldn't recommend this place to anyone. very beautiful apartment complex on the outside, lots of palm trees and water fountain with luxurious feel. This apartment complex is HUGE spanning two cities so it is easy to get lost in here. And because so many people live here, parking can be challenging. As we lived in a 1 bedroom 1 bath apartment, only 1 car spot came for free. The second car parking spot was an extra $55 which is not too bad but it is parked very far in a separate building from us sine our building was full. I heard that guest parking is also very hard so it's hard to host at this apartment complex. Other than that, the inside is very nice. Very clean when we moved in with nice carpet, spacious living room (more spacious that u anticipated as we were able to fit dining table, desk, tv, and fish tank without trouble). Shower hear is comfortable but can take some lag time to get to the right temperature. Overall, very comfortable here. Had a few small maintenance issues our first week including small leaks but nothing major. They are very quick to respond to maintenance requests and will typically stop by the day of calling to fix things or next day. The app we download is very easy to use to pay rent and write up maintenance requests. Amenities are very nice with big pool, gym, fireplace for grilling. Fire alarms went off a few times here but nothing too major otherwise. Was happy living here as a temporary apartment to live in prior to moving into our own place. read more

Unbelievable . Random people enter the gates behind those of us that live here. Packages stolen from your door step constantly. Security at night is 1-2 guys for a complex of over 2000 units. It takes me weeks (multiple emails and calls) for anyone to do absolutely anything about it. They're so avoidant too. Like "whaaattt? Us??? Termites? Spiders? Nonsense." I think my camera roll is filled with photos of bugs. I won't gross you guys out though. So I ask them well what will you guys do about it? And they'll do everything in their power to blame the tenants. It's honestly pretty embarrassing. They tried telling us for weeks we had male ants because they didn't want to accept the fact that their apartments are infested with termites. Yes they were termites after all. At this point, the bugs? Least of my worries. I have every issue with the people who work in these trash apartments though. Sketchy people around always, bad parking. I can't wait to move out. Please don't spend a dime here. Run run run. I'm serious. I always read these reviews that say run and I'm like wow. That's dramatic. I promise. I'm not being dramatic. I'm still mad about this, and can't think straight: I am a previous tenet here at Gateway apartments at Irvine Company Apartment Community. We left Orange since last year because of the COVID-19 Pandemic... Recently, I came back to attend Chapman University, and was looking for a new apartment to stay in. My family and I spoke to an employee named Josh. He got us an apartment for $2,390 on a 12 month lease with a move in date of August 15th. But they didn't give us the apartment because we didn't give them proof of income. Let me be clear about this, they never asked us for proof of income. But even if they did, Gateway has no adequate system in place for properly informing their customers. Gateway only requires their employees to verbally tell their customers that proof of income is needed. So their is no mandate to have the employees write a checklist or email including proof of income for the customers. This ensures that if the customer doesn't ask for proof of income, it's their fault. That leads to our situation: Josh proceeded to go on vacation for a week. During his vacation, my family contacted him several times as to what we were missing, as our application did not seem to go through, and he did not respond. The employees at Gateway couldn't help us because we were Josh's clients. Once he got back from vacation, he told my dad's office manager we still needed proof of income. But when his office manager was able to respond, someone bought the apartment. So when he got back, it was his word vs ours. And he said to his manager that he did tell us he needed proof of income... Here's the thing, he only told us once he got back from vacation. I explained this to the general sales manager, Iana... She said there was nothing they could do about it. My father explained to her the whole situation, and she just went on this weird tangent about how sorry she is for us. She said "I worked in this company for many years as a housing consultant just like Josh. I have a lot of love for this company." My father interjected with "how good for you... are you aware of your plumbing situation on the lower levels of your apartments?" My dad brought up a very serious issue in the apartments. I'll keep this brief, but essentially all the apartments in gateway share a sewage system. Meaning the sewage from the upper floors travels down and sometimes gets backed up on the bottom floors, causing frequent flooding and plumbing issues in those apartments. I know this because I was on the first floor as a previous tenet. I never flushed food down my sink, but on three separate occasions the pipes got clogged up with food from the upper levels and sewage began spraying in through my sink from the upper apartments. Even the bathroom sink at one point got clogged with food and flooded with water as a result. She said she didn't know anything about that because she only began working as the sales manager 6 months ago. The plumbing issue alone is one of the reasons not to get an apartment here, add in apathetic customer service, and you have people like me and my family suffering because of the errors on Gateways failure to communicate. But back to my story, she couldn't get us a drop down in price or the previous apartment because, apart from it already being bought out, they cannot prove that Joshua didn't tell us to give proof of income before July 31st. We provided everything they told us to do, we filled out the online applications and gave them the hold deposit to hold our apartment. We did not give them the proof of income because Josh failed to inform us about that part or how to go about giving it to them until he got back from his vacation, at which point it was too late and the apartment was bought. But because there's no way to prove he didn't tell us anything before he left, we cannot get back that apartment. I asked her why she trusts Josh over her own customers. She said "Gabriel, I trust Josh because he is my friend." Invalidating my whole families experience. I will say again, this is coming from the sales manager. There is so much apathy here it's unbelievable. We are now paying $2,415 on a 14 month lease for an apartment we did not intend to buy, because no other apartments are available.
