update: Gateway made the needed repairs. The initial visit was to address the initial issue, and then they came back to reinforce and reapply the waterproofing gravel. This is a very capable organization. I haven't 'gone up' to confirm, but it did rain once, and so far so good. Still waiting on warranty repair from Gateway Roofing We're getting increasingly concerned about warranty service delays with Gateway Roofing. My parents' roof was replaced by Gateway in 2020 (over $13K) and came with a 10-year warranty. This week, we noticed water damage near a downspout. Karen Fung was initially responsive and sent a worker (Rafael) who confirmed some issues consistent with other roofers' findings. ( I got a couple of bids before realizing the roof was new and finding the receipt/ warranty. ) Since then, though, communication has stalled. I've followed up several times, but each time I'm told Karen needs to speak with Rafael and consult the schedule. With more rain expected, I'm worried about further damage. Gateway did great work in 2020, and I hope they'll stand by their warranty and help resolve this soon. I'll update this review as things progress. read more

"As I have quite a lot of emails to reply to. Maybe you are the one that I missed." Gateway installed my roof years ago. When an intermittent leak showed up in year 13 (the warranty was 10 years), I contacted them first because I wanted to maintain the relationship. I called on a Thursday to report the issue, described the water pooling in my home, and they asked if the following Monday would work for an estimate. I said yes. The estimator arrived about 30 minutes early; I still accommodated him, let him through the house, and provided access via my back deck with a ladder already in place. He said he was "99% sure" he could address it with a demo and repair and that an estimate would follow. When I hadn't received an estimate by Friday, I called to check in. Karen stated the estimator was busy, and the response was sharp. Given the recent storms, I understood there may be a backlog, but a quick heads-up would have been appropriate. The estimate arrived the following Tuesday with "review and respond," and I replied the same day approving it and asking to schedule. After two weeks of silence, I sent a follow-up email. The next morning Karen replied they were waiting on a signed proposal from me. That requirement wasn't mentioned when I approved the estimate and asked to schedule, and the response came across as blaming the customer for the delay. When I asked for clarification, Karen wrote: "As I have quite a lot of emails to reply to. Maybe you are the one that I missed." A simple "sorry--we've been busy and I missed it" would have been fine. But the lack of ownership and follow-through made me uncomfortable proceeding, so I canceled. read more

If I could leave zero stars I would. We hired Gateway to replace the top of our chimney which was damaged in a storm and repair some shingles. Their "fix" has yielded a massively leaking roof with water pouring from our chimney area into our living room. The problem is much worse now than when we hired Gateway. We are having terrible problems with Gateway Roofing and Waterproofing. We hired them two years ago specifically for waterproofing. We made it through one rain season with a leak, but this year our house is leaking in the exact same places they worked on. Getting Karen Fung, the owner, to return calls, to answer emails, to follow up on appointments, has been maddening. Her technique seems to be to "delay, deny, and defend." We've had her assessor come out a couple of times, but after waiting days and weeks, Karen says "When I get a chance to talk to him, I I'll get back to you." Unless we call her, she doesn't get back to us. She has, however, sent us invoices to pay for the work under warranty. In our experience, Gateway will come out and work on your roof. They may or may not fix it. And if there are problems, don't expect them to stand by their work. It's as if they've given up. We will still attempt, after two months, to work with Karen. In the meantime, your house is too important to trust to Karen Fung and her company. read more

Communication: I have had excellent communication by e-mail and by phone with both of the sales / coordinators I spoke to. They are polite, honest, and responsive. On sight, the estimator and workers have also communicated extremely well. I like all these folks! Scheduling: They sent out their estimator (Gilberto) quickly both times I called. And when I needed to schedule urgent work, they came quickly. Work quality: After we purchased our house I had them come out. Gilberto told me the roof was fine, but I should ask the sellers for their roofer in case there was an issue within its warranty. I paid them nothing for this fantastic advice. I called again to have them seal a roof penetration (for a gas fireplace flue). Gilberto came out and said they could do that, and also inspected the awning I had a GC build over our balcony. It was clearly poorly done by that GC, and I asked him if Gateway could improve it. They did an outstanding job on everything. I was amazed that a 5 person team came at 8:30 on a Saturday. Did everything in a couple hours, and the result was absolutely perfect. Professionalism: The workers themselves were extremely professional. They made no mess, cleaned up after themselves, and treated me respectfully. They worked efficiently as a team, and helped each other succeed, stepping in with the right tool when needed. No goofing around. I was actually on the roof the whole time because I was working on a related project. In response to other comments on here: You *can* test roofing and water penetration issues in a drought! Use a hose. Borrow a neighbors hose, and connect 2 together if you need to. Spray water all over your area of concern for at least 10-15 minutes. If you paid for something to keep water out of your house, test it. Test it ahead of time too so you can give actionable feedback about what worked and what didn't. read more

Worked with a number of roofing contractors to get quotes for a full roof replacement and a center patio skylight replacement. Most were too busy for a call back for a quote or submitted quotes that were over priced. Gateway Roofing provided a reasonable quote for a re-roof and center skylight replacement. The team was professional and answered all my questions once the quote was presented. Got on the waiting list (~6 months) and the work started about 2 weeks prior to the original scheduled date. Rocky managed the crew well and communicated any changes to the daily schedule and even worked on a weekend. The roof installation was during a heat-wave in September 2017 and it must have been 120-130+ degrees up on the roof. Hard work in the best weather conditions, great job team! The crew was fantastic and cleaned up thoroughly at the end of each work day with Rocky or one of the team informing me about the schedule for the next day of work. The skylight was scoped and build by Atlas sheet metal and is absolutely amazing. The Gateway team prepped the roof appropriately to accommodate the skylight. It was a large skylight they had to get up to the roof and installed/attached to the roof piers without a hitch. Rocky returned several times after the installation of the roof and fine tuned a drain gutter and fixed a few small items to my satisfaction. Great team at Gateway, highly recommend them. read more

I got several bids to repair or do a full roof replacement. This included one of the big guys that always runs TV ads who by the way was very poor in terms of customer service. Gateway was not the cheapest but offered the most complete bid and asked for only a 10% down deposit. Work started on time and was finished in 3 days. They replaced everything including gutters and chimney cap. We are very happy with the work and the 10 year warranty. read more

About five years ago I bought a house that had been flipped by a less-than-reputable contractor. Since then, I've been through a series of leaks and repairs... but this year the extent of the issues with the old and multiply modified roof finally became apparent - it would have to be removed down to the wood, several key repairs done, and a proper roof installed. This is about as big a residential roofing job as there is. I spent a few weeks talking to roofing contractors and doing my own research, and throughout this process Gateway stood out as the most thorough and the most insightful. Their bid was on par with the other bids I got from good contractors and I chose them without reservation. The job was started quickly, and managed excellently. They were attentive to the details, and they even did a bit of tile work above and beyond the original estimate without additional charge. Gateway's performance in re-roofing a flat topped house left absolutely nothing to be desired! As with other popular and reputable roofers, a multi-month wait should be expected. What really blew me away was that Gateway was willing to perform minor repairs prior to the re-roofing at little to no charge, so as long as you sign a contract to perform contracted services in the future at an agreed upon time. Once the roofing project began, Gateway had an ARMY of employees strip my roof down to the studs (1x4's?) in one day. From there, they efficiently proceeded to roll out the multiple layers of modified bitumen material, using a torching method. Complete removal and installation of new roof (with new skylights, flashing, down spouts) took place in about 4-5 days. I would highly recommend getting a quote from this company if you live in the San Francisco area. Their prices are fair, they work efficiently and on schedule, and the final product looks great. The only reason I am not leaving 5 stars is that it hasn't rained yet since I had the work done this past Spring, and have yet to test for leaks, etc. read more

I paid Gateway $800 to install a very simple roof gutter with downspouts. I have had nothing but leaks, overflows and problems with this very straightforward project. The work is only under warranty for 2 years, so over the California drought years there was no way to be sure the work was quality (i.e take water from the roof to the plumbing system). Now, with the rains it's laughable that I paid $1 for this work. I called Gateway and they were disinterested. I got up on the roof to inspect the work, so I know the system is poorly built and it is not simply tree matter clogging the drains. 2 year warranty. A joke. $800 a rip off. read more

I can't speak highly enough about my experience with this place. I recently bought a house in SF and the disclosures mentioned some cracks in the roof. I don't know anything about roofs, so I relied on the contractors that did the inspections while we were in escrow - one said to replace the entire roof immediately and the other said to fix the cracks immediately. After the purchase, I called around at least 10 roofing companies and Gateway was the only one to answer the call, rather than me leaving a message and getting a return call. They scheduled an appointment (free estimate) for the following day (also the soonest appointment I got out of all of the companies I called). Lo and behold, the tech, Gilberto, arrived exactly at the scheduled time, which I really appreciated since I left work to meet him. We went up on the roof and inspected it pretty thoroughly. Surprisingly, he told me that we were a few years away from needing any work. He pointed to the cracks that he suspected were noted in disclosures, and explained why they were inconsequential (this part of the roof wasn't actually over the house). He gave me some tips on what to look for as indications that it was time to get the work accomplished, said to call him when it was time to get that work done (I definitely will), and then went on his way. I have a total of 5 quotes and Gateway's is in the middle in terms of cost (not the most expensive or cheapest). But the reason I picked them at the end because it was referred by my good friend. During the two and half days that they worked on my roof, I was at my house to work on something else. I have to admit that their workers were really good. Came on time, worked very efficiently, and my place was cleaned when they left. Finally, the real result showed after some rainy days. I got up to my roof top and looked around after a 3 days long rain. I found there was a big difference between my roof and my neighbor's. Keep in mind that my neighbor's roof was even three months newer than mine. What I saw when I was at the roof the next morning after the heavy rain, I found my flat roof was very "dry" and can't find any ponds of water. In other words, the slope of the flat roof was done correctly and thus water was diverted to the gutter without stopped in the middle of the roof. But when I looked at the new roof of my neighbor, there were still five to six ponds of water sitting on their roof and I am sure that will cause their roof to wear out sooner than mine. I had to wait four business days before they could come out and just take a look at my skylight. Fortunately, it didn't rain between when I made the appointment and when they were scheduled to come out so there wasn't additional leaking from it. I scheduled a 10am appointment. At 10:15am, I called to confirm that I had the right day/time. I did. Christie showed up ten minutes later. He reeked of cigarettes. I showed him the skylight from within the bathroom and then we went up to on the roof. He started telling me that the roof was in a terrible state and I needed to have it completely redone. He wouldn't do anything about the skylight until I signed a contract with him. Fair enough but he just wanted to put a tarp over the skylight (something my stepfather who used to build houses explicitly warned me could introduce other problems) and to start reroofing as soon as possible even though we are still in the midst of San Francisco's rainy season. He estimated 16K for the job. I politely thanked him for his time and asked him to email me his proposal and then escorted him out and immediately called another roofer. The next roofer said that the roofing was fine but the water was coming from the skylight window. He sealed the skylight and we discussed plans to replace it. He quoted me $500 for the new skylight itself and to install it. So, if I had gone with Gateway Roofing and Waterproofing, I would have had to pay 16K to have my roof redone but would probably would have had the same leak because the problem was the skylight, not the roof. read more

Our patio on the second floor was leaking rainwater into the garage. We hired another company a few years ago to fix it, but their repairs were worthless and the leak reappeared almost instantly. We just hired Gateway Roofing and Waterproofing and we were astounded by the thoroughness and completeness of their work. I bet you could open up a fire hydrant on our patio and it wouldn't leak to the garage. Fair price and absolutely top-quality work. I hired Gateway to remove the 4 old roofs and install a new roof on my home. After having 2 fly by night roofing companies rip me off in the last 18 years I am very skeptical of the entire industry. They completed the job on June 3, 2015 and I am satisfied with the job. Of course it hasn't rained yet which will be the real proof of the quality of the job. What I liked was 1) their estimator, Christie was very honest on what needed to be done and didn't try to sell me anything I didn't need and also explained what the best option was and why, 2) they did what they said they would do in the time frame agreed to, 3) they cleaned up after themselves, 4) their references were stellar, 5) the foreman knew his stuff (Lucio) and answered all the questions I had in a way i could understand and 6) they offered a 10 year warranty. I gave them 5 stars even though I had to call them back to fix a skylight they forgot to repair.. However, once I contacted the owner she immediately took care of the issue and it was simply a case of the one thing they forgot to do. As they immediately resolved the issue I didn't feel it was fair to knock them down a star. I would definitely recommend them. Simply fyi, i got 6 bids and for the exact same job the bids varied by $21,700! The high bid was $21,700 more than the low bid! Gateway was not the lowest but based on the honesty of the estimator Christie I went with them. Also 112 of 13 previous customers said they would use them again (Diamond certified) and I agree. read more
