He wears many hats--part inspector, part anthropologist, part design historian, and so much more. Matt was communicative and able to fit in an inspection of my home almost immediately. I also found his rate to be very affordable, especially given the quality of work and his attention to detail. Long Form Review - I live in Oakland and have a craftsman style house built in 1913. My wife and I bought the house in 2022 as first time homebuyers. We have been so happy in the home, but it has a range of issues and quirks, as I imagine all century-old buildings do. We have done several repairs and renovations on the home already and have many more projects planned. From the initial inspection report and after having lived in the home for 3 years, we thought we had a pretty good idea of what projects and repairs needed to come next. However, before committing any more time and money to any future projects, we felt that we needed an expert, third-party source to help us reevaluate the home, prioritize future work, and identify urgent repairs. This was the context with which I reached out to Matt at Cantor Inspections. I initially messaged Matt via Yelp, and he got back to me almost immediately. Even though he was traveling internationally at the time, he was incredibly communicative and was able to schedule me as soon as he got back from his trip. On the day of the inspection, Matt arrived on time and was more than happy to have me shadow him. The inspection took about 6 hours and I was probably able to follow Matt around for 80-90% of it, observing, taking notes, and picking his brain over a myriad of different issues. Matt is warm, kind, and patient. He answered all of my questions and provided me with quite the history lesson regarding Craftsmen style homes, as well as lessons on construction techniques, material science, engineering, and much, much more. I also found Matt to be empathetic and understanding of my unique situation, more than willing to talk through the issues that were most salient to me. In terms of the report itself and Matt's work, I found it to be very in-depth and comprehensive. In the Recommendations section, Matt does a great job of identifying an issue, describing why that issue is a problem, and outlining steps to fixing said issue. Overall, Cantor Inspections went above and beyond in helping my wife and I reevaluate our home, prioritize future work, and identify urgent repairs. Lastly, I'll add that Matt was great with our dog and cat, who also followed Matt around for most of the day.

Very much like that reviewer, we also did NOT have termites (thank goodness because I had dreaded visions of broken walls, tenting in my future and a smaller bank balance!) What I really, really, REALLY appreciate was Terrence's honesty and knowledge. He could have easily told us we had a terrible termite issue and charged us for something we didn't need. Thank you for the complimentary house call- I likened his visit to one in which the doctor has told you that you don't have the "C" word after all! (If you could have heard my sigh of relief when he said we didn't have termites!) I completely recommend Priceless Termite Control based on his honesty and integrity alone.     Don't trust their report, it will miss critical issues such as mold. I beg you to read what…read morehappened to me before hiring them. We booked GCIS through our realtor (realtor had the invoice sent to me few hours before our offer was redacted.) Supposed to be the "best" in bay area, they charged me double the average inspection price. Mark Nolfi showed up on the property and performed a 1.5 hour inspection on a 2700 sq ft property (google average inspection time for larger properties in bay area for comparison). During the inspection, I pointed out concerns about mold smell and stains on the interiors, which he said it was no big deal. Mark Nolfi sent the reports to the wrong email address and got it delayed in my hands. The final report did not address any mold issues which I raised multiple times during the inspection, just mentioned water damages and ventilation issues. Regardless of their clean report, I hired a mold inspector to check the property. Guess what, mold inspector found active black mold under the bathroom sink. It's up to your decision, but I will never trust GCIS report ever again. Funny fact during the inspection, Mark Nolfi seemed to argue with my realtor that he got to be paid more for inspecting non-permitted spaces and spending extra 30min on it. LMAO, interesting company with interesting employees and interesting relationships with realtor. To me, it's lesson well learnt. I paid quite a bit to GCIS, but avoiding them will save me thousands of dollars from now on. Hope my story can shed some lights to home buyers. Happy house hunting guys!

    I couldn't be more disappointed with the inspection. We bought a place 2 months ago. The sellers…read morepaid for an inspection and we paid again so that we could walk through it with them. So they got paid twice. In the 2 months that we have been in the place, here's what we have found: - Day 1 - water heater didn't work. They disclaimed inspection because the gas was turned off when they visited. - Siding leaked - we had a contractor out and he told us that the siding was not properly sealed. He noticed just by looking and he wasn't trying to sell work. He actually recommended we call someone else to do the work. Estimate is $12K. Not in the inspection report. - Roof leaks. Our contractor was out looking at the siding leak and pointed out a bubble in the ceiling paint. Said we should check it out. My husband poked his finger up there and it went right through. Roofer came out and said it was a completely terrible roofing job. There's another few thoughts. So thanks for your useless inspection. Certainly provided zero protection. Their report is also pretty difficult to read. Inspections I have received when purchasing other houses had pictures and level of concern to help a non-expert like me understand the significance of the issue.
