The cameras inside the parking structure DO NOT WORK, we have had our bikes stolen twice from a "secure and locked" cage and they say "sorry cameras were down, when you go to make a police report, they are useless AGAIN. "The pool use to be so nice and I mean USE to be, now its overcrowded by people who don't live there, they have policy (JOKE) where you need to wear a yellow kids wrist band and bring your ID to show you are a resident or a resident guest but NOBODY is enforcing it whatsoever, so disregard any and all emails you get pertaining to this RULE. Its a free for all. The new staff that works at the AVALON is a complete JOKE, they hide away out of fear and yet we are supposed to feel safe there?????? They all sound robotic with the same response for everything that happens in that community, the seminars they attend to be trained are an absolute waste of time because they are not only unprofessional, but they are also rude, defensive and half of them lack the knowledge of simple questions. Once Brain and Clarice left the Avalon, this community has become run down, dirty and totally unsafe. I have footage of blood being all over the elevators, different floor levels and ZERO response in cleaning the areas it took 3 days for them to clean the areas. There has been vomit and graffiti all over the elevators and around the premises and left for days on end. People there leave the barbeque propane on full blast and when you open the lid it nearly burned half of my husband's face off. THEY HAVE NO SECURITY and yet they say they do. There are pitt bulls and king coros and all the breed of dogs that arent supposed to be there and one came in contact with my small dog and nearly killed it. THEY don't enforce their rules and are afraid to do so. The elevators get stuck all the time; they don't service them or monitor them. I've witnessed people there jam the mechanism with sticks. I lived in fear at the Avalon for 3 years, 3 years of my life that I can't get back. When I tried to get out of lease they wanted thousands, and guess what I PAID THOUSANDS AND I WOULD HAVE PAID MORE!!! Maintenance is amazing. Sal and his team are always quick to respond and get things fixed without a hassle. The front office team is also fantastic. Macelda before and now Alyssa have both been great communicators. They always keep residents in the loop with texts and emails, especially for things like scheduled water shut offs. They also make it fun to live here with little community events, even for the pets! We loved the Halloween and Christmas door contests, Easter egg hunt, and the treats for the dogs. Easy access to the 210 and 605 freeways and just a 20 minute drive to the Azusa Canyon and all its wilderness glory. Did I mention it's 3 minutes away from COSTO! Alyssa and Kevin at the leasing office are amazing. From our very first tour, Alyssa was kind, helpful, and patient as we explored different units. Although the apartment we wanted was initially tied up, she kept us updated and called as soon as one became available. After a few near misses, we finally got the call that the original unit we loved was available for us to apply--and I've never applied so fast in my life! Alyssa made the whole process from application to move-in seamless. Kevin was also wonderful, taking the time to help measure every wall so we could be sure our furniture would fit. Together, they made the entire experience smooth and stress-free. Now let me tell you about the maintenance team. While it is a two person team it is mighty! Sal and Horacio go above and beyond in keeping the grounds looking exactly like they do in the pictures here on yelp and on their website. Both are super friendly and know every tenant by name! Sal is always willing to help and once a ticket is submitted they are on it. The team here is truly outstanding! Anytime we have a question, they're always ready to help. Unfortunately we did outgrow our unit so we recently had to move, but I'm lucky to have called this place home for 3.5 years. While most of what I have to say is positive, there are a couple of issues that I think are worth mentioning: -For a 1 br, there is little/limited in-unit storage space. The water heater and the washer/dryer (even though I loved having an in-unit washer/dryer) take up a lot of potential cabinet space. -Some neighbors are not very considerate when it comes to respecting reserved parking spaces, or picking up after their dogs. -We found a lot of spiders finding their way into our unit. At the end of the day, I'll definitely miss this place and will always consider The Pines as our first family home.

Her competence, professionalism, and genuine care give me such a strong sense of certainty and comfort. I always feel heard, understood, and confident that whatever the issue may be, she is already on top of it. That kind of reassurance is priceless. I recently did a unit transfer, upgrading from a studio to a one-bedroom, and she made what could have been a very complicated and stressful process feel completely seamless. Throughout the entire transition, I felt so taken care of. She communicated clearly, stayed organized, and made sure every detail was handled smoothly. It truly meant so much to have her guidance during that change. I have left a car apartment complexes before because I didn't feel like the staff cared which to me is one of the most important aspects of an apartment. Updated Review - June 2025…read more I've been living at this property since February 2025, now under new management. Since my last review, I've noticed that the property owner has made a few improvements. I also want to highlight that Christine and Cuca, the new management team, are fantastic--friendly, responsive, and genuinely trying to help. That said, I'd like to provide a full and honest update on my experience, especially regarding chronic issues that still need attention: 1. Pool Cleanliness The pool remains a major concern. Today, I found it disgusting, with trash, balloon pieces, and an excessive amount of leaves floating in the water. I even took the time to clean it myself using a water bottle because I was worried about children swimming in it. I understand the surrounding trees make it hard to maintain, but a pool skimmer should be made available for tenants, or staff should clean it more frequently. I don't want to bring my own just to enjoy a swim. 2. Jacuzzi Out of Order The Jacuzzi has never worked since I moved in. The switch makes a buzzing noise, but it doesn't function and never produces bubbles. This should be addressed, especially as it's advertised as an amenity. 3. Laundry Area Issues The laundry room is consistently dirty--socks and underwear left behind, lint filters not cleaned, and washers frequently broken. While the dryers work well, some washers have low water pressure, and the machines are overpriced, especially for debit card users (who are initially charged $8 for a $2.50-$3 wash). This is managed by a vendor, but the property owner should insist on full maintenance checks. It's frustrating to have to do laundry off-site when this amenity is supposed to be available. 4. Trash and Cleanliness Trash is frequently left around the property. The large trash bins are messy, and I've witnessed people rummaging through them, which is unsanitary. More frequent cleanups or enforcement are needed. 5. Pet Waste Some dog owners do not pick up after their pets, and I've stepped into dog poop more than once. This is a health and community issue that needs attention. 6. A/C and Thermostat Problems This is the second time I've had problems with the thermostat and A/C unit, which is especially uncomfortable since we live on the second floor. While the staff does what they can, I feel like they are understaffed for the size of the property. 7. Lack of Security Unlike my previous residence--Aspire at Alper in Henderson, Nevada--this property doesn't have regular security patrols. Aspire was pristine, and part of that was due to security walking the grounds to ensure people followed the rules. Here, when something happens (especially after hours), there's no one monitoring. A security presence would go a long way in deterring rule-breaking and maintaining cleanliness. On a Positive Note: The Property's Location This property is located at San Dimas Canyon Road, with a beautiful view of the mountains. It's surrounded by groves of trees and has a large, green courtyard with lush grass. It's very peaceful, and I love waking up to this view every day. Considering it's in Los Angeles County, the price point is very reasonable. Living in San Dimas almost feels like stepping back in time--it has a small-town, Midwestern charm, which I appreciate, having lived in the Midwest as well. Everything is close by--parks, stores, restaurants, and schools--which makes the location ideal. Final Thoughts: This is my honest, updated review. I truly hope that management and ownership take the issues seriously and address them. This property has great potential, and the new management team is doing their best, but they clearly need more support and resources to improve things for everyone living here.
