Pros-spacious, luxurious units with in unit everything (washer, dryer, dishwasher) and patios w locked storage. Each area is quite large and can fit REAL furniture (large sectional couch, cal king bed) and the closet is big. Amazing amenities, i mean the gym has any machine you could think of and is always clean and cool. Awesome pool/jacuzzi/grilling area. Super friendly and actionable management/maintenance. I have never lived anywhere where the staff cares SO much about your day to day experience, and the maintenance team is timely and professional. The staff will constantly check in or follow up. We unfortunately had a major issue within the first few months of living here, but the staff was very helpful and actionable to support us. They were on our side and always responsive which was incredible and special. Anything that needs fixing is done asap and they genuinely care to make sure your issue is resolved, and not just trying to do a quick fix; they double check to make sure it's fixed. The security and gated community makes you feel safe and secure. Everything (keys, gates, requests) is done via apps & it is relatively smooth. Cons- it's a bit pricey, but to me it is worth it and on par for the area. Parking is tough if you have multiple cars and likely have to pay for an extra spot per month, minimal/no guest parking inside. The parking garage is also tight and people drive scarily, more so just the layout of it was not ideal. Technology package required. The trash area is sometimes unclean and overflowing even tho we pay for trash (95$/mo). At the beginning of moving in, we had a few packages stolen so beware. You don't think this would happen in a gated community but it did, many have a ring camera/subscribe to the package lockers which unfortunately costs money and the delivery drivers don't always deliver inside of it even if you request it with amazon (which kind of feels like a waste of money to subscribe to if they don't use it). However a lot of these things are "little things" and not in Avalon's control. Overall still very much worth living here.

    i didnt want to leave a review because honestly i was indifferent to my stay here. poorly kept…read morehallways, rules not being enforced, and cops being here daily; however i never complained. this week i received a bill from greystar that i owed them 225. (i know it may not be much but the principle of it all) i was honestly so confused, the bill stated "insufficient notice fee" and 470 dollars for ultilities. to address the "insufficient notice fee" i gave my 30 days written in paper, which was signed off by vanessa the manager. when i called to ask how it was insufficient notice, she stated it was because i left my keys behind prior to the 30th day. i left my keys IN the apt, them collecting them prior is not my problem. i gave my 30 days and now im being charged. my utilities have never been over 100 and now they are 470? i was barely there my last month so im curious as to what made it so expensive. when i asked vanessa she stated she couldnt see charges so i had to take it up with greystar. is she not the one that reported that amount to greystar? in addition to all that vanessa is very unprofessional. i scheduled my final walkthrough around her vacation and she was STILL not there for it. i had to do my final walkthrough with another leasing agent who was not sure what the charges for paint would be. maintenance was also unavailable for walkthrough for an "emergency " overall this experience after moving out was awful, i have pictures of how clean i left my apt w zero trash and it still wasnt enough. i have more negative things i could say but ill keep it cute. unfortunately now i have to try to get ahold of greystar or go to small claims court.

Since the time of my application process I have had nothing but positive experiences with the office and maintenance staff. Lorraine, Christopher and Al are the long-time core staff members on site. They are always responsive, professional, and friendly. The few personal maintenance requests I have needed were addressed impressively FAST. The grounds are meticulously groomed and beautiful. I am on the first floor and have a spacious patio that I have personalized into a relaxing outdoor space for me and my dog. The environment is more like a condo complex rather than a boxy apartment building. The clubhouse is clean, comfortable and welcoming with board games, coffee (all day), and social events (bingo, donuts, and bagels) three times per week. The gym is perfect for an "old-timer" like me and has all the cardio, free-weights, and machines that I personally use. There is even a large TV with cable broadcasts in the gym. I haven't used the pool and jacuzzi, but those are clean and inviting. Maybe some day... If I have one "complaint," I miss the tall sycamore trees that were removed last year. I understand the roots were invasive and they probably needed to be removed, but I miss them. They provided wonderful shade and beauty to some now-barren areas. I hope the management can consider some less-troublesome replacements. I plan on staying here a long time and wouldn't mind watching a small tree or two grow old with me. Atrocious smoking issues, this is supposed to be a smoke-free property yet the pervasive odor of cigarette smoke is everywhere. Management flat-out refuse to enforce the non-smoking policy is that prominently advertised on their own website and on signs posted throughout the property. I had one senior tenant threaten me so I had to go to court and obtained a restraining order against him. How about having one of your neighbors playing his tv/music full-blast at ONE in the morning (1am)? Don't believe me? I have Glendora PD police reports showing they responded to his apartment that early in the morning to get the guy to turn down the volume! My neighbor is another chain smoker who is allowed free reign to do as he pleases, he starts going out of his apartment to walk his dog and smoke at the unGodly hour of 3am, sometimes as early as 1am....and does that every 15 minutes or so until he finally leaves for work at 5:30am. And parking is a MAJOR issue, cars parked taking up 2 SPACES, I have reported ALL these issues repeatedly over the last 21 months yet management does absolutely NOTHING about it, they have non-residents come and leave their cars parked here. Management parking spots are reserved and protected by security cameras, NOT SO for the residents, we are left to fend on our own devices....I had 3 of 4 tires of my car slashed and my car keyed/scratched all over in April 2025. Management and worse yet their Corporate Offices in Pasadena are pure and simple DESPICABLE human beings. Take my advice, LOOK ELSEWHERE. Do your due diligence and stay far, far away from Heritage Oaks. I would dare say that being homeless is better than living here.     Please do yourself a favor and read the REAL reviews on this company. Not the fake propped up…read morereviews they themselves post to up their horrible rating. Every word every tenant has expressed I believe is fact. Just read for yourself. Rented for a while at one of their properties and not once ever did we see this so called prop management company show up to see the grounds. It was trash every 10ft. Their security only comes to harass tenants over parking. Not secure the community. Not ask the homeless to move along. Not to prevent theft or anything useful. Just tow paying tenants. Someone needs to look into their business practices and petition to have their license revoked.

I have sent 2 emails still no response. Furthermore, Cardinal Management did not update a homeowners Name and Last Name for 18 Months, the name on the Owners Registration payment log is incorrect, all mail from Cardinal has been address to the previous owner. This is deeply concerning , not updating the owners name can potentially compromised communications and is a serious breach of responsibilities as a Management Company. I do not recommend this company. The worst Management Company.

    I have lived at this property for almost four years now, and honestly, that would not be the case…read moreif it weren't for Wendy. She is truly one of the biggest perks of living here! Her competence, professionalism, and genuine care give me such a strong sense of certainty and comfort. I always feel heard, understood, and confident that whatever the issue may be, she is already on top of it. That kind of reassurance is priceless. I recently did a unit transfer, upgrading from a studio to a one-bedroom, and she made what could have been a very complicated and stressful process feel completely seamless. Throughout the entire transition, I felt so taken care of. She communicated clearly, stayed organized, and made sure every detail was handled smoothly. It truly meant so much to have her guidance during that change. I have left a car apartment complexes before because I didn't feel like the staff cared which to me is one of the most important aspects of an apartment. What really sets Wendy apart is the way she cares for every resident as if we are her own family. That level of dedication and heart is incredibly rare to come by. She doesn't just manage the property -- she creates a community where people feel valued and supported. I am so grateful for everything she does!
