I want to start by saying that I did not choose Goldman Property Group, but that they bought a building I was happily living in. I want to share my experience of living under their ownership for about 3 years. I moved into a GREAT place in Studio City in 2021 and the manager and owners wanted to keep their residents and only raised rent 2 or 3% a year. The manager was always on call and took care of the building personally and kept the place clean and was on a first name basis with everyone. Water and trash was included in the rent. I was happy. Than GPG bought the building and since my rent had just been raised 3%, they did not raise the rent but my rent went up in fact because GPG put the water and trash cost on the residents using the RUBS fees, that's legal but in some cities, considered a rent increase. That added, on average, about $80 after a convoluted formula was applied. After a year, my rent went up 10%, the next year, about 9% and this last increase was just shy of 9%. Almost 30% raise in 3 years with Goldman Property Group. All of it legal but they did shave off .07% the last two years from what they could legally raise it to in CA. I finally moved out and was charged for paint and deep clean and got about half my deposit back. I left the apartment in very normal wear and tear condition with no abuse of the apartment. They suggested paying online but charged a fee to me to pay rent online so I was able send a check from my bank for most months. They use an AI service to check on your renters insurance and if its not exactly as requested regarding proof, it's kicked back with no explanation and it's hard to get a human through that service. They do deserve the star due to repair requests being pretty fast. Although they did some plumbing on the building and then we had knocking pipes for the rest of my time there. So if you like getting squeezed for every last buck, they're the property company you're looking for. I'm sure there's worse out there but I'm born and raised in LA and I haven't seen it. read more

I began apartment hunting prematurely last month, and inquired about a beautiful condo owned by the Goldman Property Group. Jenn kindly informed me that the unit had been taken, but still took the time to fill me in on Goldman's mission, leasing requirements, and other openings that fit my needs. I realized I was inquiring a bit too far in advance, and decided to put a pause on my search. After a couple of weeks, I began searching again. I came across another stunning listing by the Goldman Property Group! I remembered the kindness and warmth from my conversation with Jenn, and decided to give them a call to learn about more listings. I was connected with Jenn once again, and after another great conversation she actually handpicked a unit for me that hadn't even hit the market yet! The unit fit ALL of my needs, she absolutely nailed it. The time and care she took to cater to my personal preferences was unmatched-- no other property group has ever done this for me before! Since then, I've had many more conversations with Jenn (and Vanessa, who is also very wonderful and attentive) as I completed my leasing process. I'm very detail-oriented-- and they have been extremely helpful and patient while answering my questions. Along with their great service, they also have so many beautiful and well-kept properties. A truly horrendous experience attempting to rent from GPG. I'm an entertainment professional relocating to LA in 27 days. I promptly submitted an application, provided proof of substantial income, was lead to believe I'd be approved no problem, then was rudely denied for a discrepancy that boiled down to gross vs. net pay. I was in one of the Woodman Ave apartments for 2.5 years. A few days in I noticed the apartment had roaches. They exterminated. The roaches came back within a month. Several months later they exterminated again. Then they came back again. For 2.5 years this was an issue. I suggested they exterminate the surrounding apartments, but they didn't respond. Also, they were retrofitting the building during the pandemic, which took about a month longer than they told us it would. At this point, my only source of income was voice over work and I lost a ridiculous amount of work because it went on so long, right outside my window. I called and emailed to let them know that this was affecting my income, which in turn affects my ability to pay rent. They did not respond. This is not to mention the items that fell off my walls and broke in the process. When I contacted them about this, they did not respond. For all of this I was really polite. Upset, but polite. I always paid my rent early. I wasn't loud or obnoxious. I can't think of why they would want to go through the trouble of losing me as a tenant and having to find another. It wasn't until I put in my notice to leave (after the roaches returned just days after the apartment was exterminated... again... I found them dead in the water tank of my espresso machine and in and around my dog's water bowl) that the owner of the property called me to ask why I was leaving and if there was anything he could do to make me want to stay. Their rents are low for a reason and they won't respond to your emails... and there are roaches. So keep that in mind if you are considering an apartment at 5926 Woodman. read more

I have so many things to say about this management and apartment but I'll keep it simple. First red flag I should of noticed is that they have no actual office to go speak to anyone. But as the year went by it made sense why because of all the problems I came across they rather save themselves then the tenants. Second is lack of parking. When I first applied, Zillow promoted one parking spot. After I got approved Vanessa said we have a parking spot in a garage and apparently we didn't. Our parking spot was next to the trash cans outside next to another tenant that didn't know how to share the space that was for two cars. There was unhoused people smoking drugs and drinking EVERY SINGLE DAY by the cars. Leaving their beer cans and drug residue on my car. Security guards did squat. My boyfriend did a better job kicking them out then them. And wanted to claim that parking wasn't part of the rent. They claimed to have pest control come monthly to spray down the building and not once I saw them coming yet them wanted to raise the rent twice this year. That was the third red flag. That's when we knew they were taking advantage and using the excuses of taxes and pest control and maintenance and whatever to raise the rent. Eventually we said this is an exaggeration and started looking for other places. We just received our deposit back and out of the $1875 we paid, we only got back $600. They literally charged almost $1000 for painting and patching. It's so ridiculous. There was ONE dent on the bathroom door from an accident but that it. But I guess they had to patch all the invisible holes they saw and paint all the invisible sharpie markings on the wall. For sure this is how companies take advantage of people. I learned now to research the managements before applying. Hopefully everyone does the same. Lesson learned. read more

I've lived in a GPG building for the past four years or so and it's been lovely! The maintenance crew is incredibly helpful, timely and go above and beyond to help with repairs. The office staff during my first three or so years there was difficult to get ahold of (unanswered emails, unreturned phone calls), but that seems to have changed over the last year or so. I've found the current office staff to be very responsive, and kind. The apartment was beautiful inside, I loved my vintage tile countertops and wood flooring! One unfortunate thing was the extremely dirty exterior of my windows. Being on the second floor, I was unable to access the outside to clean them myself and request to have them cleaned was ignored and the other time it was refused. Daniel was incredibly helpful during a recent emergency repair, and came over himself on a Sunday at 10pm to handle it before the maintenance crew were able to make repairs the following morning. Overall, my experience with GPG has had its ups and downs but I loved my adorable little apartment and the communication improvements the past year made my time there much better! read more

Make sure to talk to tenants at the location you're interested in renting to hear their feedback on this management company, you'll be amazed on the negative on their landlords! Drive by at night and see if it's safe enough for you, I drove by one of their locations and several lights were off, dogs running off leash and people smoking and drinking outside, lots of old furniture and trash around trash bins. I'm glad I used Google and read all the negative reviews from unhappy tenants. I've lived in LA for about 10 years and I'm going on 4 with Goldman Property Group. This is our second location with them. Daniel is very responsive and open to hearing your thoughts. Vanessa in the office is incredibly communicative and helpful. Both were super involved and helpful in our move. Also, the crew of Jose, Omar, and Gerson are the best I've ever had! If something is broken, they fix it. If you need anything, they do it. That shouldn't be a rarity, but I've found that is in LA. UPDATE Chapter 3: Parabellum. It's unfortunate that something as easy as returning someone's security deposit can totally tarnish the modicum of respect I may have had for Goldman Property Group. Alas, they have dragged their feet on this issue and I am so incredibly glad to almost be done with this management company forever. Let's review these past 2 1/2 years: car break-ins. Unsecured premises. Cheap repairs. Cricket infestations. Driving down a constantly crowded alleyway to pull into the garage. Faulty garage doors. A tattoo shop across said alleyway that I'm quite certain is a drug front. A good cop/bad cop (Daniel and Noah respectively) routine every time I try and call with a concern, if they respond at all. Rent increases despite them doing nothing to address said concerns. Phone calls from Noah trying to get me to remove my honest reviews because they hurt his business and bruise his ego. And to top it all off, incompetency in returning a security deposit by mail despite the fact I gave them my forwarding address multiple times (where I'm expecting B.S. deductions that I will remedy in small claims court). It's astounding to me that I'm still dealing with this sorry excuse for a property management team, even after having been moved out for close to a month. If you value your mental health in any way, do not rent from Goldman Property Group. Edit: Received an *extremely reduced* security deposit after threatening legal action. The property I lived in for almost 4 years had no manager on site and it is almost impossible to get ahold of a person who works there. There is almost no communication from management. When it comes to security deposits they will try to charge you for everything. I was charged for painting even though state and federal guidance says the life of flat paint is 3 years. They also charged for damage in the ceiling that was due to rain and that I had reported to them. When trying to get these issues resolved that stopped responding to me for over a month. They also didn't provide a walk through because of COVID (understandable) but also didn't provide any alternatives to help prevent issues like this. read more

Recently I locked myself out (so annoyed with myself!!) and they came and let me in my apt. Very fair and understanding landlords, especially by LA standards. I was shocked at what a fantastic unit we had in North Hollywood for the price! What a lot of other places charged for a one bedroom, we had two bed, two bath, a loft and amazing 30 for high ceilings with big windows! We were absolutely in love with it. Of course rents only seem to rise but their increases were for the most part very fair and none of the sticker shock variety. Our unit was also newly (and tastefully) remodeled when we got it. Quite responsive to any issues, good communication and mostly quick resolutions. Daniel (the owner) is a very nice person to talk to as well. He was very happy for us to be moving out because we bought our own townhome. He offered his assistance in any future real estate matters should we need any and offered flexibility if we needed to stay longer for any reason. We loved everything about North Hollywood, and especially the apartment we had. Having a fair landlord made the experience that much better. read more

I've been renting from Goldman for the last 4 years. Whenever there are any repair requests, anything that needed to get fixed would be done within a few days. The property I live in doesn't have management on site but it doesn't really matter since Goldman is very responsive. I also appreciate the privacy aspect of it, Goldman doesn't feel intrusive or overbearing. The staff in the office are always very friendly and helpful. To say that GPG is the best property management would be an understatement. I moved into a GPG building in early 2019 and have been impressed, felt cared for and supported during the last three years. Maintenance work is always taken care of within 24-48 hours. There is an emergency line for emergencies which are ALWAYS handled day of. The Office staff is accommodating and Daniel and Noah are wonderfully, flexible, reasonable, caring landlords. For example, since the pandemic, we have been experiencing an increase in homelessness population around the immediate area and GPG has gone above and beyond to ensure our safety as their tenants as well as protecting the actual property in partnership with some new security systems and local law enforcement. As these changes have been implemented, we have noticed a decrease in activity. GPG also took the time to draft a letter to all their tenants that includes phone numbers of the security company and local law enforcement as well as specific case numbers and passphrase we can use to properly report incidents if more are to occur. Though the building I live in is older and has it's little quirks, I have nothing but incredible things to say about the little life my roommate and I have built for ourselves with GPG. I rented with Goldman property group for the last year with an older apartment in North Hollywood. Throughout my time living there, many issues popped up, no fault to the property group but it just comes with the territory for older apartments. They were always responsive and able to fix the issues I had quickly. One night especially - my water heater ended up needing replacing and they came at night in the pouring rain to swap it out same-day. The way we pay rent is online and it's pretty seamless. They handle everything online/phone/text. When I had some questions about my security deposit, the owner called me directly and actually heard my concerns and helped solve it. I lived in one of their properties for 5 years. I will start with really my only complaint. Sometimes it's difficult to get maintenance out to get work done, but it's not so bad as long as you call to remind them. So really it's just one extra step. They worked very hard to get the bigger issues fixed and even allowed residents to make some suggestions that might help us all be more comfortable. There is always a receptionist to answer your call and they help you out very quickly. I lived in the building where people say the person was killed. That was an accident. Although tragic, it had nothing to do with the Goldmans. The building in north hollywood really was home for 5 years and I will miss it very much. Amazing neighbors and community! My wife and I rented an apartment from Goldman Property group for almost 6 years. We always paid our rent early and never had any issues. We left the place in a decent condition, with only normal wear and tear. Goldman did not return our deposit after the 21-day period. We began to call and email every few days, to no response. It took two weeks for someone to email back, saying that she would relay the message to Noah, who handles deposits and that he would call me that day. He did not, and we continued to reach out to them. We sent a formal letter stating our intent to take the dispute to small claims court if they didn't resolve it in 10 days. On the last day, Noah emailed my wife and without apologizing, said that the check was retuned to him, unable to be delivered and that he would resolve it. Again, we didn't hear from him again so we sent a final email giving an additional 3 business days to send the deposit. It came three days later, and they had deducted cleaning fees which we can contest since they missed the 21-day deadline. They also didn't refund our complete pet deposit. I have my lease documents to back this up. In total, they were 30 days late of the deadline and there has been no acknowledgement on their part. Renters, be careful and keep good records. I would avoid this company if at all possible. We had a generally positive experience renting from them, but this has changed our opinion entirely. Edit: And Daniel, since I can't post a public reply to your comment I'll put this here. As I stated above, we attempted to contact you many times to no avail. You are welcome to call us back and explain why not only you kept our money, but ignored our attempts and let this go on much longer than it needed to. Interesting, GPG will ignore your calls and emails for weeks, but post a Yelp review and they respond in a day or two. read more

Excellent property management company! We had a great experience with Goldman. Anytime we had an issue in our unit they would have it attended to immediately. So easy to just put in a ticket through their website for a repair and have a repair person show up and deal with it. And their repair staff is super friendly too. Also loved being able to easily pay our rent online through PayMyRent. Goldman does a great job of keeping up the property (landscaping, etc.) as well. I have 8 years living in one of the gpg buildings,its a 2 bedroom and 2 bath apartment amazing unit that feels like home .there so many good things about this unit including the management company. Long short story 3 years ago my AC broke it was April 10th as you know its pretty hot , I called management and set up an appointment to check my ac .next day I had a technician .few days later Danny the owner approved for a new AC unit installation.
