If you want to live in a "prison environment" with WARDENS, SNITCHES and all, while you pay deeply by monetary, emotional, physical as well as mental stress, then this is the place for you. Every year, along with higher rent, the more responsibilities you have to make THEIR property look "perfect eye appeal". If you have one of THEIR trees on the property you rent, and they don't like the way it looks, you have to trim or remove it at your own expense (physically or monetarily) is just one example, all the while you are constantly watching out for violation or violation warnings they found while riding around taking pictures. So glad my family moved out of there in 2025, no more excessive stress and more money in our bank account to actually enjoy our new home and life. read more

After months of fighting they finally admitted fault only because I have pictures proving it. It took additional time to get the name of the contractor which was useless because he is Mia and doesn't appear to have valid contact info. Plus he appears to not be licensed or insured so it falls back on park management that has basically ignored both attempts to settle this. I have rejected their offer to paint match old siding because that creates many problems and all siding businesses I consulted said it would look like garbage. I have requested they either pay out based on the estimate I gave them or pay the business that made up the estimate to fix it. They have ignored all attempts and haven't bothered to try to counter. So far all these months later, nothing has happened besides excuses. I have zero faith this will be resolved outside of court as they seem to not care at all and refer to the damage they caused as minor or they are "too busy" to care. My patience is gone and I will do all I need to to get this resolved asap. read more

Do not move here!!!!! They shouldn't even get a single star. If I could rate it with NO stars, I would. They raise your rent every year. They will nitpick EVERY single thing about your yard. Their management will treat you and your property like you aren't allowed to actually LIVE in it. You leave a toy in the yard, you're getting a note or an email about a notice to clean up your yard. They don't treat people like human beings, you are their bank. You will constantly be walking on eggshells wondering what they are going to find to fine you for next. They will weasel their way out of ANYTHING they possibly can. And if you do find a way to get around something. you bet there's a new lease coming out to cover that. I have never in my life met such inhumane people. They are BULLIES!!!! And the current manager LOOOOVES to be petty. (I have the texts to prove that) Their maintenance man, that poor guy, only one man and he has to do the work for all of their properties. He said he doesn't even remember the last time he's had a vacation! Pretty sure he works 7 days a week. They don't care about anyone!!!!!!!! Also, while they are busy raising your rent, they do NOTHING for the actual community. There are no sidewalks for the kids. The park is outdated and boring. They put up a slab of concrete and added a basketball net. For all the money they continue to leach out of everyone, I would love to see where it goes. Cause it doesn't go back into our neighborhood. And these poor older people that are living off of their social security will at some point be forced out of their homes as their incomes do not increase, while their rent does! wish i could give 0 stars. i have lived here for years and it has been a constant struggle between myself and the incredibly rude property owner and office workers. they have no concern for anything but your rent check and will belittle you for even trying to bring an issue to your attention. i have a crazy, loud, crackhead neighbor that screams at his kids on the front lawn and gets the cops called on him one a month, but management seems more concerned about fining me for the wood pile i have in back yard. lot rent is expensive and it goes up every year. you are entirely responsible for the land maintenance. what kind of shit deal is that? if i rent a home i expect the owner to be responsible for damages, but not here. WE LIVE IN TRAILERS CAUSE WERE POOR! STOP EXPLOITING OUR NEED FOR SHELTER! half of the people in this park are old retired people on fixed incomes, and the other half are poor people. these parasites need stop bleeding the lower class and elderly dry and holding us back from progress. never move here. my trailer is paid off so im just paying lot rent ($600+ a month). this is slightly cheaper than if i were to move, but most people here are paying lot rent+trailer payments. most of the time this adds up to $1,200-$1,500 a month. for that much money you can find yourself a much bigger house in a much nicer neighborhood without petty management breathing down your neck 24/7. literally no reason to move here unless you were given a free trailer like myself. the guy below me is definitely an employee/property owner trying to save the yelp rating of the park. who actually says they are "proud of the staff here"? are you the staff's dad or something? it just seems so clearly fake and kiss-assy in favor of the park that there is no way its areal person writing a genuine review. as far as you should be concerned, this place has a 1 star rating by 2 actual reviews. read more

I have lived here for three years now. The women in the office are rude and go out of their way to make you feel as if you are wasting their time if you have a concern or need to talk to them. If you want to get in touch with the actual owners, good luck, apparently they are some benevolent entity that must never be bothered. They go out of their way to find violations each week and they are inconsistent with their notices. Side by side neighbors may each have exact same lawn length, but only one will get a violation (This is just one example, there are many more). They are inconsistent when applying the term of "property". If they don't like the way something looks, the property is theirs; if something that requires money needs to be done, the property is suddenly yours and you are responsible for it. This is a horribly run community that only gives a damn where this is a penny involved. If I had known even a fraction of the things I knew now I would not have moved my family into such a stressful environment. Now we are stuck here until we can save up more to sell this home. If the managers and owners were actual people with hearts and souls this would be a great place to live and raise my family. The neighbors are great for the most part. read more

What a crappy customer experience I have ever dealt with. I email company one night and they call me and schedule a view of one of their locations. I proceed to tell them 11 is alright. Within the next 20 minutes I call back to reschedule. I get a voicemail stating how if they didn't answer they're on the other line or with a customer and how your call is so important to them. Ha that's a joke. I state on the voicemail(930) how I am calling to reschedule and to call me back please. They call me around (11:10 )asking if I was lost...so how important are my calls if you cant even listen to the damn voicemail stating how important your calls are? I proceed to tell the assistant that I needed to reschedule and I have court at 3 any time after that. She says oh I have a 430 key drop off and then we close at 5. So it takes 30 minutes to drop off keys and probably less then 20 to look a good a place. She instead tells me that she has to leave because she's going on vacation and how She has a two hour drive and she still hasn't got to pack and this and that. Talking my ear off about her vacation. So you're telling me I am getting blown off because you want to get on your vacation "on time"? Where is the custom service? Hevean forbin you spent a few spare moments for a long term potential customer!! Oh my. I ask her why she's doing This and that and I told her it's great that she's going on vacation but why should that effect my life as you run a business's for customers? To brush me off until next Tuesday? Ouch. I didn't like that and the she hung up on me and proceeded to ignore my 2 next calls and I was upset and told them in voicemail and I'll have to confront them. I'm sure if you had a bag of rotten potatoes you're gonna confront the customer service with your concern and it's the customer service job to meet the needs of the customers and that they're always right. Right? Any retail or sales person knows this. Oh stupid me..thinking customer couldn't be right..nooo way jose. :D Anywho the manager calls me back and tells me I am not welcome to there property and that I can't not rent from them..like really. As the previous review stated " the park appears nice as you enter it ". I have lived here for over 2 years. The staff have been wonderful. The park looks great because the staff has very high standards. The manager demands these standards and it shows. Maybe the previous reviewer does not know what team work is. Based on the personal attack on the staff says a lot about the person writing the review. A lot of people enjoy the work that the staff put into there job, with the outings that are organized and the the Tuesday morning coffee gatherings. This is a community of people that have a tendency to purchase a trailer and later upgrade to another unit and stay in the park. I believe this is due to the staff here. I'm so prod of the staff here that I will be purchasing another unit for my daughter to live here. If you look around the community you will see this is not the typical mobile home park. When I tell people where I live the response is always "OH THE REAL NICE ONCE ON NEWBURG". This is a place I'm happy to call home. read more
