2/24: After a lot of consideration, I've decided to be fair to the apt mgt. Although they might be partially driven by my poor rating, the way they responded with dedication, genuine remorse, and implementing real process changes to prevent all this from happening again is noteworthy and should be appreciated. The Mgr - Jeff put his heart and soul into figuring out what went wrong and how to fix it. Human beings make mistakes. ********* 2/21: Horrible CS.. Heating was not working for 5 weeks. I have resided here for 9 months and it has been a terrible experience . Jeffery the manager and Megan the assistant manager are lazy and could care less about the upkeep of the building and the security concerns. I offer 1 Star for the maintenance, they are fast and efficient . The building is disgusting. Homeless people come in and out of the building at leisure. The security sits in their cars on their phones while homeless people smoke crack in the hallways that they refuse to clean . Jeffery from Griffis reached out to us after reading this review and was eager to hear more about our concerns. After speaking with us he went back and researched our unit and the work that was done to the carpet and explained that the carpet cleaning professional made the decision that the carpet needed to be replaced. After looking up photos Jeffery agreed to give us half of our money back. Although all regular procedures were followed he agreed that the photos they had couldn't show with certainty that the carpet absolutely needed to be replaced and now that it is gone we can't know if a cleaning would have been good enough. I appreciated how quickly he contacted us and his patience as we are not the easiest people to get a hold of. I got the sense that they did not want us leaving with a bad taste in or mouths and I appreciated the willingness to compromise with us on the fees. read more

DO NOT LIVE HERE If I could give ZERO stars I would. The one star is for Kim & the maintenance team. You could leave your place spotless and they will not give your security deposit back. My boyfriend has worked in apartment complexes before in the maintenence department so leaving a clean space is standard for us. We reviewed these details with Kim when we gave our noticed and she said we didn't have to worry about a deep clean because its part of the cleaning fee that we will be automatically charged for. They tried to tell us that we left over $2k worth of damages?! We didn't deep clean the bathroom and Megan put a filter on her photos to make the tubs look like they were dirtier than they were. We were also told that shampooing the carpet wasn't necessary because it was part of the cleaning fee as well. AND THEY TRIED TO BLAME US FOR DAMAGES THAT WERE DONE FROM THE PREVIOUS TENANT! If you decide to move in here be prepared to be screwed over. If you even try to talk to Megan from the leasing office all she will do is scrunch her face and shake her head the whole time that you try to express your concerns as if she knows the corporate office won't do anything and as if she absolutely doesn't care what you have to say. Maintenence team - GREAT. Leasing team... worst team to ever deal with. Megan never liked us from the beginning because we called them out for false advertisement on their website. Its clear that as soon as she got a chance to screw us over she did. You're wondering why there is probably no mention of the actual manager, Jeffrey... well because he was just as if not more useless. My Boyfriend, 2 dogs and I absolutely love living here. We are coming to an end in our first year here and decided that we wanted to extend our lease and upgrade to a 2 bedroom apt. We love the staff at the leasing office. Jeffery, Megan and Kim have always tended to our concerns, answered any questions that we may have and made our living experience here so enjoyable. Ruben, and his maintenance team, Mike and Steven are awesome and come to the rescue usually within the same day. The staff here at Griffis have done a great job in the pandemic from trying to keep residents in the loop, having trivia contest with prizes over zoom, respecting and maintaining LA county Covid guidelines, and Maintenance will wear a mask (correctly) when entering your apt and respect social distancing. Access to the amenities are limited to none right now, but when they were open we very much enjoyed them. Now we are able to reserve a time slot to use the pool and the dog run, which were the first to open due to LA county Covid guidelines. The location is great, we are surrounded by great shops, restaurants, and bars all within walking distance. Covid had made everything close and downtown was eerily quiet, but now things are slowly opening back up and most of our favorite places are back. We are hoping in this next year that we will be able to fully experience everything this place has to offer, but we are confident that we won't regret living here at Griffis on Pine. read more

The staff at The Griffis is just fantastic! Jeffery and his angels manage this place with a stylish and friendly touch that really makes it feel like home. The only bad things I can say about this place? The appliances were really worn out when I moved in. The washer/dryer had to be replaced, and now the dishwasher has quit. Still, the new W/D is excellent, and I know they'll get the dishwasher working soon. Also, we moved in during some major rehabilitation, so the doors get propped, the dog run is closed, and there are some serious disruptions. Still, I like this place. Went to this place today and I had a scheduled tour for a 1 bedroom 1 bath apartment. Get there and was greeted by receptionist who proceeded to say that they had a 2 bedroom 2 bath they could show. I'm baffled because the appointment was made and I even called b4 showing up. I said it was unacceptable because I don't want a 2 bedroom. Some Caucasian woman comes out and says oh when you make an appointment it's just for a tour (which is BS) and she stated that the receptionist was new and they didn't want to overwhelm her with getting lost in the complex. WHAT?!!! It's her job and you're acting as if you don't want to show us a unit. Was FINALY shown a unit but NOT the one I signed up for. This place clearly was profiling and wasn't friendly at all, well the original new girl was okay but she had no knowledge of anything we asked her, just let me in the unit and I looked around. I wouldn't stay in this place if it was for free if I had to deal with the unfriendly manager that was there. Way too many high rise apartments that look better than that place with better customer service. If she wasn't so concerned or into her little boyfriend, coming in there, bringing her 2 cups of Starbucks coffee maybe she could've paid more attention to the consumer. Whole experience was trash. I really didn't want to bring race into it but I got the feeling they didn't want anyone of color( or me) living there because why in the world would you tell me to reschedule my appointment because I did not want to view a two bedroom two bathroom unit when they clearly had over four one bedroom one bathroom apartments available? The vibe was completely a turn off and my daughter and I only looked at the unit because we were curious but again I wouldn't stay there if it was free. I think the Management Staff here at Griffis Pine does an exceptional job. They are by far the best when it comes to keeping up with repairs and daily maintenance with the great apartment complex. I really enjoy the personal touch such as Steven Hill and Michael say hi or just a simple how are you? I got to say the Jeffrey has done a phenomenal job recruiting some really great people. Kim and Megan do a terrific job and common courtesy goes along way after a long day. Truely great people. Living here for over 11months has been such a delight. The staff is very attentive to our needs and everything is always clean and well maintained. I love the monthly events that they host because it allows you to get to know your neighbors and they really put a lot of efforts with putting it all together. My wife and I love this area and the community. We looked all over downtown Long Beach for an apartment and Griffis Pine Avenue made us feel so comfortable. Also, the service team associate are very efficient at what they do. I submitted a work order for my bathroom sink because it was clogged. Mike Jimenez was very professional, came the next day to fix it. Mike unclogged the sink in less than 10 mins and cleaned the sink right after. read more

The support staff here at the building couldn't be more helpful. Anytime I have a problem or or issue, I need only to call the front office and speak to Kim who is beyond helpful in resolving whatever issue I am dealing with. No matter what my maintenance issue is, Ruben and Christian have always made it a point to get it resolved expeditiously and without interference to my daily schedule -- very accommodating. Christian even went out of his way one night to find me a plumber after hours. read more

WORST place I've ever lived and all of the bad reviews below are 100% true, especially: "They are notorious thieves. They will charge new tenants cleaning fees - let me tell you our place was filthy when moving in and we hired our own cleaners to re-clean. They will charge outgoing tenants an extravagant cleaning fee for that same unit and not return the security deposit. Know this: you will NOT get it back no matter how pristine you try to leave the place. They just want your money. Don't believe a word they say about anything." The security is basically non existent, there is trash and dog pee/poo EVERYWHERE, you share a public parking lot with downtown LB so there are frequent closures and detours that are beyond annoying, the gym and pool take turns being closed for months at a time with no real notice so you never know if you will actually be able to enjoy the amenities you pay so much for, and management does NOTHING to help. When we moved out we left the unit in excellent condition, especially compared to how it was when we got there and they had the nerve to a) withhold our entire deposit AND b) CHARGE US MORE MONEY for paint touch ups that weren't even done for us before WE moved in! Not worth it for the rent you pay. We decided to move in here as we were in a time crunch to get into a new place. We quickly learned that was a mistake. I've spoken to several former tenants whom actually broke their lease in order to get out of this place. They market it as luxury living but it's all smoke and mirrors - cabinets and shelving are utter crap and appliances are old and break down. Our microwave actually exploded and needed to be replaced. Here are some points I needed to gripe about. 1. They constantly had "inspections" of the apartment. Atleast 3-4 times in a 6 month period. I'm not sure what exactly they were inspecting bc everything that needed repair wouldn't be taken. care of until a week later. 2. Maintenance will barge in whenever they feel like it. They knock several times before and if you don't answer they decide they can use a master key and come in. Excuse me you do not have permission to do that?!!? - they did it twice to us (that we know of) and never apologized about it. 3. The grounds are dirty as hell. The hallways have trash everywhere, there is dog piss everywhere, and the parking lot often has broken glass in it. It's disgusting considering how much rent you are paying: this is a reflection of the type of tenants and the unbothered staff on this property. You are lucky if you can get a hold of anyone in the office. 4. Security is a joke. Glance at any of the security guards (if any) and they'll be on their phones not paying attention to a damn thing. Or how about aimlessly wandering with their untucked shirts and a soda in hand? If you spot McDonalds trash in the parking lot it's probably theirs. Management says to call them first for any disturbances. NO call the police bc they won't do sh*t!! 5. The jacuzzi is broken most of the year. I've literally never seen the pool being maintained. They decided to make the gym room transparent to the outside world - what a genius idea for a girl who likes to get a late workout in by herself. Great show for the creeps that like to wander down pine at night. 6. Management loves to promise renovations that are never coming. We were promised new pool furniture for over a year. Just stop lying Karen!! How do you sleep at night knowing you pulled a bait and switch on a person? 7. They are notorious thieves. They will charge new tenants cleaning fees - let me tell you our place was filthy when moving in and we hired our own cleaners to reclean. They will charge outgoing tenants an extravagant cleaning fee for that same unit and not return the security deposit. Know this: you will NOT get it back no matter how pristine you try to leave the place. They just want your money. Don't believe a word they say about anything. 8.This building recently got taken over by a new management company or ownership. They raise the rent every year, slap on a coat of paint, and then try to resell. Watch them scramble to renovate when a potential buyer is looking at the place. You won't be informed until the sign changes either. Just know you are not a valued resident. Another thing that like to lie about is the square footage of the apartment. Not all the units are created the same. They will show you a "similar unit" but once you get into yours you will see it is smaller by several square feet. Make sure you measure it if you do decide to chance it here. Let's face it, living in downtown sucks but avoid unnecessary stress by living here. It's just not worth it. read more

Came by and toured with Kimberly. She was really helpful and had a really friendly personality. She had all the answers for any questions I had. And wasn't really pushy. And I appreciated that the most because she knew I wasn't looking to move in right away. Living here is like living in a construction zone with no end in sight. From the on-going renovations to the office, fitness center, pool, grill, elevators, hallways, and apartment units (on a rolling, as vacated basis) to the long-term plans to renovate the surrounding "City Place" area, there is no shortage of noise, dirt, fire alarms, intrusions, and miscellaneous other inconveniences. Current residents' comfort seems to be the lowest priority, and I wish every day that I wouldn't have renewed my lease. I'm sure this area and these apartments will be lovely some day, but be forewarned and look elsewhere for the foreseeable future. The folks in the office are very nice, but it doesn't make up for the inconveniences of living in an active construction zone. read more

I've been living here for a few months and we have had a few little maintenance issues, but nothing out of the ordinary. However, I must say that the maintenance team goes above and beyond to remedy the issues. Also, the maintenance team is professional and thus far have been able to fix anything and everything promptly and correctly, which really gives you peace of mind. We appreciate the maintenance team SO much. The leasing office is sometimes difficult to get ahold of, but nonetheless they are very attentive to all the needs of various residents and are also a pleasure to work with. I had a lot of different problems when I lived here at this apartment complex. First of all I was not worn when I moved in that there was going to be construction directly outside my window that kept me from sleep. I understand that this had nothing to do directly with the apartment complex but it would've been nice for them to at least warned me because they knew that that construction what's going on. And let me tell you it was extremely loud. Whenever you have an issue there is never anyone answering the phone in the office. My biggest complaint is that when I left the complex I left my apartment clean and called Ashley and asked her if she needed to come up and do a check. She said that she didn't and since we had a good relationship at the time I believed her. Months later I received a $312 bill for cleaning services. I tried to speak them to the manager here but he was very rude. They sent me an email showing what needed to be cleaned and I swear that it was stuff that could've been wiped with a cloth. Management said that they were willing to speak with me and Ashley together so that maybe we could decrease the total cost of this "cleaning service" but when I tried to call the phones off the hook what a surprise. I was never able to reach them again, and then they sent my bill Collections rather than trying to contact me again. I've never been treated so badly by an apartment complex and I've lived in them since I was 18. Don't live here if you don't want to be stuck with a huge bill when you leave. PS. OF COURSE this company felt the need to post a rebuttal to my negative review. And of course there is nothing that can be done now, as I mentioned they sent my bill to collections before attempting to contact me again. Oh and when I called them to report that I would be leaving a negative review here and with the BBB, the manager proceeded to speak over be and continue to be rude. Christian (maitenance) was very helpful and timely with unclogging our shower drain and kitchen disposal! Very nice and efficient.

Great neighborhood and the apartments are OK. Lived there for 4 Years and had no real complaints. A couple of things do stick out. My wife's car was broken into in the secured lot behind the locked gates. . Stuff happens. New fobs were installed to replace keys, great idea except when we renewed our lease the computer wasn't updated and the fob assumed our lease expired and we were locked out of our apartment. Trying to get some one after hours is a challenge. Jeffery basically said oh well and didn't even offer an apology. We terminated our lease earlier paid an extra months rent which we expected. Upon moving out we thoroughly clean the apartment and it appeared in great shape. I took photos of everything (just in case) well our security deposit was not returned they claimed the carpet had to be replaced. I asked for proof but they advised that photosthey could not be located. I sent them the photos I took and they responded by saying thanks but they could not verify when they were taken. I called corporate and ended up getting about half the original deposit back. It's not a bad place to live but would greatly be improved if there was a change in local management . Ashley, the assistant community manager, was a gem! Through all the management change that the building went through over the year, she was the one solid rock that made all the difference for my wife and I. When you see Ashley out and about in doing her job, she always made you feel special and comfortable in the community. Her positive energetic attitude is contagious among the residents and will be a great example for others that work in the leasing office. Her professionalism comes through as honest coupled with her outstanding knowledge of building matters. Her thoughtfulness concern and compassion with each interaction further enhances the personal experience.
