There were things that popped up along the way that was unplanned but he guided me through options and went over and above. There was one day where I was stuck in traffic but had to let the guys in and they waited for over an hour just to help me restart the gas in the house. At the end, there were some things that needed to be fixed and they did all of it without a battle and were so helpful. I'm glad he was my main contact! He also found a damaged pipe under our house connected to our electrical (unrelated to his work) that if he hadn't found it and let us know, we could have been in serious trouble and it wasn't even part of his job. The landing area connecting to the street and the concrete steps from the yard had tilted posing a trip hazard. Also, between few of the steps at the "seams" the concrete had cracked across, all the way from from left to all the way from right. Michael and James from Bay Area Underpinning were able to straighten the steps and bring up the landing to street level where it had sunk. They were not able to get the side that rose all the way down on the opposite side of the landing, and the solution was to shave off the corner of the landing that still posed a trip hazard. This was a good cost effective solution for our situation. I did not want to replace the stairs that were otherwise in great condition. I am happy with the end result. The concrete steps are now wonderfully leveled and solid to walk on. The shaving of corners that could not be leveled with the foam technology and that were still sticking out was done by the team beautifully. The cracks were caulked well. I am very happy with the work done by Michael and James. They were professional and knowledgeable. They arrived on time and they went the extra mile to make sure that everything was leveled and we had no more trip hazards, and that I am happy with he results. They communicated well at each stage of the process and checked with us periodically and at the end to make sure things were done to our satisfaction. There were some expectations about the end result that were laid out by our very nice sales person, Chase, that could not be met physically. However, everyone was great and in my opinion everything was done my Michael and James that could be done, and done well. Hard working guys did the project in the rain. Raised the concrete steps half inch (hoping for 1.5) but clearly stopped any further sinking.

I requested a free estimate of how much it would cost to re-level our brick patio that had began settling years ago due to a failed retaining wall. This wall was replaced last year, hence the desire to do the brick/concrete slab leveling using Bay Area Underpinning's Polyrenewal process that can literally raise a slab. The certified field inspector, Chance Danner, was very thorough in his evaluation of what was needed, and the entire presentation was well organized, clearly laid out, professional and the pricing was reasonable. Chance explained how they would do the job in our patio, and backed it up with visuals on their Polyrenewal system. Very disappointing. The lift was unsuccessful. I was expecting a 2 to 3 inch lift. I got about 1/2". I was told they would try it again. They came out a second time but their equipment was not working. I tried to reschedule a few times with no success. At this point I would say find another company that is responsive and professional. We had up to 2 inches of foundation settlement in our house. Several doors and windows had gaps and wouldn't close completely. Cracks appeared in our walls on a seasonal basis. We decided to expand and renovate our house and a basis for such a project is a solid level foundation. We had Bay Area Underpinning put a total of 69 piers under our existing and new foundation. We've not had any foundation settlement issues ever since our house project got completed before the pandemic. I highly recommend them and am very happy with their work. In my opinion, the pier solution is the only sure way to stabilize a foundation with a settlement issue on expansive clay soil. This company was amazing. The person who did the estimate Michael was professional and thorough. Once they started the job Tony and his crew did the job well and listened to our concerns throughout. We had 17 piers installed and they lifted the house almost 2 inches. They listened to my concerns about not cracking cabinets or countertops and went slow when lifting. They then installed over 40 screw jacks under the house and that is when they were able to fix the floor so doors closed and walls returned to meet the ceiling. We were told about moisture under our home so we decided to schedule a foundation inspection and our inspector was Chris Murray was incredible! Beware, don't trust these guys, highly unprofessional behavior. I saw a promotion and called for a subfloor movement problem. Groundworks sales team came on time for assessment, told me they identified the floor and it would require 10 floor jacks to be installed, I was quoted a price of 5K, promised 10% discount, if signed on same day, which I did and paid initial deposit. No contact after that for 5-6 weeks, work got scheduled finally. Installation guys came and installed jacks, very professional, though it didn't resolve the problem, only 1/2 of floor. Later I am being told it will take another 12K to fix rest of the problem. I told I can't spend that money, rather you should be giving me discount as wrong assessment was made by groundworks. Rather being sold 10% discount and rude behavior on accepting their mistake. I had bigger foundation jobs done with roof repair of CA and never had to deal with this kind of unprofessional behavior. When we had our 1960s home underpinned, the consultant arrived on time to give us a quote. He gave us different options for work to be done and had solutions to cutting cost on things that weren't absolutely necessary. The work was done within a week. All of the workers were professional. Something that stood out the most was the way the workers communicated with each other. They weren't your typical construction crew in this sense. They were very kind to each other and supportive of each other, even when they were in a difficult situation. This isn't common in construction. As for the cost, it was what we had expected and we don't have any complaints. Our house is level now and doesn't feel like we're drunk walking in areas that were previously sagging. Daniel gave us a free quote/inspection at the start -- the suggested work lined up well with what we got from a $600 report from BEAR Engineering, an independent foundation inspection company. When it came to the actual work, Tyler, Morgan, and Luis were really kind and professional. They explained everything they were doing and cleaned up afterward. They arrived on time (early) each day. We ran into a problem with permits from the city, which held things up for a few months (no fault from this company). Bay Area Underpinning handled all the city stuff for us, which was a big help. They kept us updated on what was happening, which was reassuring. The only downside was that nobody showed up on our initial planned start date until we called. Bay Area Underpinning prepared an estimate for replacing a sill plate and adding sister joists to help repair a French door that was permanently stuck in the frame. However, when the contractors (Richard & Juan) arrived, they did additional measurements and inspection and determined that the work was unnecessary - the foundation was solid, the floors were level within 1/8-inch, and none of the screw jacks were loose. Chris Murray came for free inspection and recommended push pier system to stabilize our foundation. We signed the contract on the spot as we felt we can trust Chris. This concerns home repair goods and services that were improperly provided or incomplete communicated which significantly devalued the homes value, integrity and confidence in structure. BAU misrepresented work on different occasions devaluing the property, undermining the confidence in the structure, voiding the customer (owners of the residence), realtor representing the home as well as BAU's integrity as the service professional through poor workmanship, incompleteness, and unwillingness to workmanlike manner according to standard practices of the industry. BAU did not complete work as contracted to do and did not return to the job site to resolve these issues even after immediate communication. Further more, the GM has been made impossible to contact for resolution. After our final conversation with our job manager, my husband was told communication with the General Manager and business office would need to take place (this durning a conversation within the Right to Cure timeline to remedy the problems with the work which was immediately following the said work). Zero communication took place until my husband left a negative review on social media which is when the GM reached out via phone. One phone call well after the Right to Cure clause per contract took place where we were able to give a detailed timeline and breakdown of issues to the GM and the GM states he would confer within his company and come up with a resolution. We discussed a the history of the work throughly in detail with an adjustment of having a zero balance due, due to the failure of reasonably and responsibly adhering to the contract and obligations to the customer as put forth in this statement. The GM never communicated back as he stated he would. Sever adjustments in price had to be made after three reasonable at market offers concluded through third party inspections from industry professionals that the foundation work done was incomplete, inadequate, failing and or sold the wrong job to fix the issues. This devalued the home, diminished the integrity of the sellers and the realtor representing them who were standing on BAUs own integrity, this undermined the confidence in the structure and any work completed by BAU on the structure. Some frustrating details to consider: The second offer party on the home had an appointment with BAU to inspect their own work as sellers fully disclosed past work. The representative for BAU showed up late and never went under the house to inspect their own work stating their work was good and warrantied. This threw up a red flag which the offer party called in another inspection through a different company. This is when it was discovered that their were in fact several issues related to prior work from BAU, debris from BAU left under the house, poor workmanship, and misrepresentation of work done. A substantial discount on the home was countered by buyers and denied as we the sellers could not afford the discount and would be selling the property as a loss. Our thought process and through advise was to remedy the issues and get the foundation in order. BAU was contacted to fix their work that was failing, clean up the area that they left a mess previously, and fix the cracks that were unresolved so we can continue to market the home and disclose the foundations issues as being resolved with warranties . The third offer on the home (an interested party advised foundation work was being completed on the home and waiting for completion before continuing w/offer) had an immediate third party inspection within two days of BAUs last contract work with results noting cracks under the home that were a part of the most recent job to be addressed. The offer from potential buyers was once again a counter with a substantial discount solely because BAU's poor workmanship and dissolved integrity and confidence while noting they would have to start over with foundation issues with a new company due to lack of confidence and integrity with BAU. We lost three market value offers in a great real estate market due to the devaluation to the structure through BAUs workmanship and unfinished contractual proposed work which severely impacted the integrity, confidence, and value of the structure. read more

First, we started with a consultation with their project estimator Daniel, who took time to measure our flooring to figure out the high and low points of our home. By some work, Juan was able to get us an appointment the next day after lifting because someone dropped out of their time slot. And on top of that - usually the concrete team to replace concrete takes 1 week post inspection, but Juan, with his magic was able to get us the concrete team the next day! Lastly, when I say Juan is meticulous - I was unhappy with their 3rd party plumber's work to restore our lines, Juan made it a point to come back out and make it right. Our backyard looks like none of this work ever took place and it's back in tiptop shape. I would not hesitate to work with Juan, he is a great communicator, leader, and foreman!
