I am very disappointed about their service. No integrity. - They fixed the tilt of my house, but not completely. After the work, some of the corners are still 1.5 inches down from the entrance, and some of the doors were not closed, so I asked them to fix them. It took more than 1 month for them to respond to my concerns, and come back to my house. - They came back to adjust a bit, but they did not fix it in detail, and were not willing to do so. - In the end, the tilt of my house gets better (from 5 inches down to 1.5 inches), but again 1.5 inches is not satisfactory. - No after-service. They did not respond to my simple questions and requests. Instead, their accounting team kept asking me to pay the remaining balance. I was fine to pay it as long as they answered to me, but they just did not give me good answers. - My recommendation "Ask them to measure the elevation after their work, and ask them to fix the tilt as much as possible." read more

When we had our 1960s home underpinned, the consultant arrived on time to give us a quote. He gave us different options for work to be done and had solutions to cutting cost on things that weren't absolutely necessary. The work was done within a week. All of the workers were professional. Something that stood out the most was the way the workers communicated with each other. They weren't your typical construction crew in this sense. They were very kind to each other and supportive of each other, even when they were in a difficult situation. This isn't common in construction. As for the cost, it was what we had expected and we don't have any complaints. Our house is level now and doesn't feel like we're drunk walking in areas that were previously sagging. Bay Area underpinning responded in a warmly fashion and sent an inspector to check my place the next day, free of charge. Joe Lebel is my inspector and he is one of the most professional I ever met. Joe did a thorough inspection both outside and inside. He spent around 3h checking every details about the structure. And he walked me through in complete details once he finished his inspection. Luckily, no serious issue was found at my place and my mind was put at ease. Great service by Tyler and crew (Angelo, Luis). We had a fairly complex job to add helical anchors to support a retaining wall in our backyard, which is on a steep hillside. Bay Area Underpinning did a great job sizing the job and delivering it smoothly even though there were challenges (our house is bunched up against our neighbors' houses and the access path was narrow). Beware, don't trust these guys, highly unprofessional behavior. I saw a promotion and called for a subfloor movement problem. Groundworks sales team came on time for assessment, told me they identified the floor and it would require 10 floor jacks to be installed, I was quoted a price of 5K, promised 10% discount, if signed on same day, which I did and paid initial deposit. No contact after that for 5-6 weeks, work got scheduled finally. Installation guys came and installed jacks, very professional, though it didn't resolve the problem, only 1/2 of floor. Later I am being told it will take another 12K to fix rest of the problem. I told I can't spend that money, rather you should be giving me discount as wrong assessment was made by groundworks. Rather being sold 10% discount and rude behavior on accepting their mistake. I had bigger foundation jobs done with roof repair of CA and never had to deal with this kind of unprofessional behavior. They advertise having an engineer available for foundation work but you need to have a plan in place before they will come out.....what the heck! Very misleading and a waste of time. I had four foundation companies including Bay Area underpinning come out to diagnose the problem at my home on the hillside. Everyone except the Bay Area underpinning said that the sloping on the floor is caused by the settlement of foundation, and there is no clear or no evidence of lateral movement of the soil or foundation. All three companies except Bay Area Underpinning spent at least 1 hour to thoroughly evaluate the house, measured floors, dimensions of the house, parameters and foundations. On the other hand, the estimator from Bay Area underpinning spent about 10 minutes and said that he sees many signs of lateral movement and suggested running a soil test to diagnose the problem and recommendations. (I give extra star because the estimator was at least very nice enough to answer all my questions). However, I pointed out the signs to other companies, and none of them agreed that those are the signs of lateral movement. Anyway, unless you want to overcomplicate your situation or spend extra money that no one else asks you to spend, I wouldn't recommend them. read more

Bay Area Underpinning was a great company to work with. What I loved most was the team commodore, the culture was great among the team and though they were professional, they laughed and were a very happy team. Our initial foundation needs did change after the initial quote, which is understandable and they explained why before moving forward and worked with us on the price increase. Also, we did have doors that needed adjusting and some cracks that appeared afterward, but this is all to be expected and they are understandably not responsible for repairing this. I also appreciate Alec telling us in advance that this might happen and not to repair anything until about 3 months after as the house is still acclimating to the new foundation. One piece of constructive criticism I do have is to listen to the homeowner in regards to the particularities of their home. The team had to do work in our garage and so we moved all our tools, bins, and misc. uncovered items to the first 3/4 of the garage. Alec and the team then taped up a ceiling to floor tarp to protect the items from getting dusty. Well, one of the team members stepped on the tarp one too many times and the tarp fell within 24 hours of them putting it up. We had asked them repeatedly to put it back up and Alec kept replying with "yea we will, but we aren't working in there today..." well guess what happened? Our garage door wouldn't shut (as they were also working on the foundation below that door which prevented it from sealing shut) and that night we had typical strong Oakland Hills winds and the door blew open...and all that dirt they had dug up inside AND outside of the garage blew in and created a tornado of dirt covering all of our things. All I could think of was the hours of clean time and an almighty " I told you soooo..." The next day, we had mentioned to them what happened and said to please put it back up in order to not have more dirt cover our items and to make a long story not longer, they never did retape the floor to ceiling tarp back up...even whilst working in the garage. This was frustrating. This may sound petty, but I now have to detail clean every item as everything is covered in dirt and concrete dust. It's a huge task and will take hours of my time. This makes me sad. read more

My Mom has been living in the rolling hills of El Sobrante in the Bay Area for 30+ years. This area is the greatest to enjoy - slight country living but close enough to the hustle bustle of the Bay Area and city excitement. Only negative is the soil problems of the entire neighborhood, hence the cracking in my mom's home because of the unstable foundation. The foundation issues over the MANY years has caused my cracking in the interior walls and damaging the front porch as it was slowly moving the house. Jordan and crew did a great job with the underpinning of my house. He was great with communicating the progress of the job and any issues that arose. They gave me options when possible. My original plan was to have them lift the garage floor in the places where it was really bad. They let me know they had a concrete crew and I elected to have them repave rather than just do the poly injection as a temporary fix. Antonio and crew did a good job with the concrete work. Underpinning is something that I knew I needed when I purchased my house but I kept delaying because I knew it wasn't a cheap fix. I was very worried about getting my home's foundation lifted using eccentric (push) piers. Thankfully, I hired Bay Area Underpinning (BAU) and they did a great job - foundation settlement and sloped floors fixed! A bit about the project: - My home is 63 years' old with a typical crawlspace foundation - One side of the foundation had sunk (settled) about 3-inches - This caused my floors to slope noticeably, among other issues How I decided on BAU: - I shopped around, as any fastidious home owner should - BAU had good pricing compared to the (2) competitors - BAU had consistently excellent Yelp/Google reviews What BAU did: - Installed 6 eccentric (push) piers to level the foundation - Installed 8 screw jacks to fix/replace crawlspace piers - Crew included Devone and Marcel - highly recommend! I was referred to Bay Area Underpinning (BAU) by a contractor friend I trust to put piers in to stabilize a slab. I got their proposal quickly. I delayed it for my own reasons and when I was finally ready, they got busy. But they made it up and gave me a good time slot. The job was supposed to be done in a week. But Oakland City inspectors screwed it up by delaying the sign off for no apparent reason. They gave us the run around. After 10 days, Oakland finally greenlighted the last bit of work. And BAU came out and wrapped up the job. Now I'm waiting for the City of Oakland to come out and finally bless the finished job. Despite being a bit annoyed related to the cement contractor workers climbing up the hill with landscaping after letting them know I didn't want them destabilizing the hill. I couldn't be happier with BAU. They covered their shoes when they came in the house and were very polite and friendly. They put the dirt and river rock back removed the excess dirt. I have used this company in the past due to do foundation jacks. Today I had Juan Gomez come out to check my foundation and see if need more foundation Jacks. My doors aware not closing on one side of the house. He was very friendly, polite and courteous. He explained what was happening. That I may need more Jacks than were originally installed. He raised the one Jack under the house and took measurements for the others. He even was kind enough to reset one of my bedroom doors that was not on the frame properly also causing it not to close. My fiance and I just purchased a house, although our inspection did not mention any issues related to the foundation, we found unevenness throughout our flooring after stripping out the carpet. It wasn't until this process we realized that there could be serious problems with the foundation. I decided to get in contact with Bay Area Underpinning. Michael Silva was assigned to view our foundation. I told him that the seller had work related to the foundation and showed him pictures of what the inspector provided. He walked inside and around the property, took his tools for measurement, and sketched a drawing of the home. Afterwards he helped me understand what he saw, he clarified cracking on the walls, unevenness, and other questions I had. Prior to this, I was so petrified to hear what could be potentially wrong and would worry at night. However, after Michael's thorough review, he revealed to me that there were no issues with the foundation. It is absolutely rare that I ask for a quote to analyze potential work and not have people upsell me. But Michael was honest, I felt so relieved and as cheesy as it is, got goosebumps after telling me that the issues I have were very minor and fixable. Long delayed review. Had them removed and replaced support jacks in our crawlspace. They did good. No question there. The crew was very nice. This is there specialty. Cons: well they did say house will form cracks when they level the house. Understandably. I thought it would just be 1-2 feet worst case. But two of the rooms had cracks from floor to ceiling. One of the workers there said they never seen one happened before. We had the house inspected. So we know the condition of the house. It would've been better if they observe and be careful while leveling the house. Not jack it without checking first if its doing damage to the walls. I waited to write this review so i could write it objectively with a clear mind. I was a new homeowner and the stress was high already and i had to deal this one on top of it. I chose them bec of the great reviews. This is just my experience. I still gave them a good rating. But just want to put it out there, so you know what to look out during the process. read more
