    Splintered wood on porch
    Eva R.

I rarely post negative reviews but with no help from the office or their property management, I am sad to say.... I have been a resident at Casa Del Rey Apartments, one of their properties. I paid money down in April for an upgraded apartment. I waited for two months for the unit. It was not ready when I arrived mid June. It is now August. It still has not been fixed since I expressed my initial concerns on move in and submitted multiple maintenance requests since then. Granite countertop is not sealed and glue still remains. Porch is dangerous and has continuous wood decay. Air conditioning unit is "working" but costs $300 per month to run at 80 degrees and will not get below that on a 100 degree day. Since I submitted so many maintenance requests, I was told I have too many plants on front porch and windchimes are not acceptable etc. i posted a review and gsfi properties responded and said please call. I contacted GSFI and they never responded to multiple attempts. This is an upgrade. Porch. Wow granite smh. Please get your act together. Managers should check contracted work. When I moved in, I had no bathroom mirror, power or working sink. It took 1 month to resolve that. I am disappointed in communication with the front office and GSFI and do not recommend them.

As a ex employee i am truly saddened that I had to leave after 3 years due to a hostile working environment.. I have messages of the times I had let my supervisors know how bad the property is getting due to theft..squatters...endless transient activity through out the property. There was no proper security at the properties and the residents would become very angry at times because the district manager's and supervisors are not doing nothing to fix the issue . There were times I didn't feel safe due to the aggressive behavior from homeless . I would find them living in the laundry rooms , stealing residents items and harassing them. As a grounds my job was to make sure the properties look good and clean and to help out in anyway I could which I did .. We had multiple car thefts which happened every other day, due to no proper lighting. As the issues got worse I felt that they neglected the properties..employees..and residents I got exhausted trying to do what's right when the upper management really didn't care of what went on. They don't know the property like we did....Q st is a rough place at times and took alot to try to keep it together...Took me 3 years to understand the company don't treat all there properties the same.. some get more budgets and the ones in bad neighborhoods don't get no attention.. In 3 years I worked there and the 2 properties I worked at..there were 6 different maintenance..5 different managers and 4 different leasing agents!!! What's really going on???? Do they ask why?? No.. I know everyone in there eyes are replaceable.. But it's hard to replace somebody who actually cared and stuck through it all like I did..and still no change

Please see the photos for everything we went through with The Californian Luxury Apartments & GSF Properties. I wouldn't recommend this place to no one! It's not worth the time TRUST ME

She has been the most incredible, hospitable, understanding, sweet, outgoing, helpful, and accommodating person I've ever had the pleasure of dealing with. She's gone above and beyond with answering all 300 of my crazy questions and communicating promptly, compassionately, and professionally. I had originally contacted them for a certain property I saw online and was interested in calling home. They contacted me swiftly and even told me about the other properties they available. I ultimately ended signing for a different one their houses than the one I had originally messaged them about and am so beyond thrilled! Venture Property Management's website/portal platform is also sooo easy and transparent, so it's really nice finally having a living situation where it's easy to see and pay bills. From applying, sending documents, paying the security deposit, and rent, VPM has been amazing every step of the way. JoAnn has made this entire move such a breeze, and I've really been worrying for nothing. I'm in love with my new rental, all thanks to her. She's a ray of sunshine and truly the best in the biz!

I normally don't take the time to write reviews like this, but after the experience we've had with…read morethis property management company literally within our first few days of moving in, I feel like future tenants deserve to know what they're getting into. To start, we applied for the property and were told it would take approximately a week to determine whether we were approved. We were finally approved on a Friday and were given until Monday to make a decision and bring in a $2,400 cashier's check for the deposit. Within roughly two weeks, we went from applying to being expected to have $4,800 available for the deposit and first month's rent. It's now move in week on Monday.. We signed our lease, paid the first month's rent, and were given our gate code. During the lease signing, they went over their expectations for move-out, including things that we were required to leave for the NEXT tenants: * Brand-new batteries for the carbon monoxide detectors/fire alarms * Brand-new air filters left on the counter * A receipt proving the home had been professionally cleaned We were very clear on their expectations and were prepared to take care of everything required of us. The problem is that those same standards clearly were not applied to the condition of the home when WE moved in. The following day, Tuesday, we did our move-in walkthrough. We expected our agent, Richie, to be there, but instead someone we had never met before showed up to conduct the walkthrough. He had apparently already walked through the property beforehand. The home was not move-in ready. There were cobwebs and webs throughout the house, bugs in multiple corners, bugs hanging from walls, and the stairs were visibly dirty. I specifically pointed out the condition and asked, "This was professionally cleaned?" His response was yes. That was extremely frustrating considering we were being told that we would be required to provide a receipt for professional cleaning when WE eventually moved out. Then there were several other things that should have been handled before handing over the property. We were given two silver keys and told those were the house keys. We were given two universal garage door openers, but they weren't programmed for the garage we were told WE would have to set them up ourselves. Then we were handed two gold keys and told, word for word, "These gold keys were left from the previous owner, not sure where they go to." We were also told that we did not have our mailbox keys yet. Our doorbell wasn't working either. When I asked why, I was told it was a Ring doorbell and that it might simply be dead. On top of that, there was no gate opener provided for the gated community, leaving us to figure that out ourselves as well. So to recap: management was very particular about requiring us to leave brand-new batteries, brand-new filters, and proof of professional cleaning for the NEXT tenants, yet we were handed a home with cobwebs, bugs, dirty stairs, an uncharged/non-working doorbell, unprogrammed garage remotes, no mailbox keys, mystery keys from the previous owner. That doesn't feel like the same standard they're requiring from their tenants. And then, on the second day, when we actually used the dryer for the first time, it immediately started making a horrible noise and clearly has an issue. We contacted management, and after going back and forth, the manager, Chris, eventually approved giving us a break on the rent because of the issues. I appreciate that she eventually acknowledged that there was a problem, but even that situation has been frustrating. We were initially told we would receive $500 off for one week due to the problems, and that amount has now apparently been reduced to $400. At this point, it's not even just about the money. It's the amount of unnecessary stress and inconvenience we've had to deal with immediately after moving into a property we were paying a significant amount of money to live in. The move-in experience should have been the easiest part. The property should have been cleaned, inspected, and made fully functional BEFORE handing over the keys. Instead, we moved in and immediately had to start identifying problems and chasing management to address things that should have already been taken care of. I'm leaving this review because I want prospective tenants to know exactly what to ask about before signing a lease and to thoroughly document EVERYTHING during their move-in inspection. Take pictures and videos of every issue, no matter how small, because apparently the expectations placed on you at move-out are very different from the standards applied when you're handed the property at move-in. I hope management takes this feedback seriously because tenants should not have to move into a home and immediately spend their first days dealing with problems and nothing but headaches. Very disappointing experience so far, especially considering the amount of money we were required to pay upfront.

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

Instead of managing and stabilizing my building, I lost money every month and my stress level was out of control. My priors manager's communication was terrible and to make things worse they were also unapologetic and unprofessional. I think the latter may have actually pissed me off more. After my frustrating experience, I spent a lot of time researching for a better property manager. After interviewing Kendra, I decided to switch to Chambers, and the difference has been unimaginable. Kendra and her team have been nothing short of amazing. They are incredibly professional, responsive, and genuinely make me feel valued as a client. Kendra's communication is excellent, she's quick to respond and always keeps me informed. The level of service she provides has given me peace of mind, something I desperately needed. I also appreciate having Chambers PM, specifically Kendra, to serve as a resource. My other properties are in Oakland and Walnut Creek, which is currently out of their service area, so I self-manage those rentals. And any time I have question about landlording or just need a second set of eyes on a tenant application, Kendra is willing to offer her expert advice, even though those properties aren't being managed by Chambers (yet! when/if they come to the Bay, those properties will be managed by Chambers.) My tenants are also much happier now. Kendra doesn't waste any time finding reliable tenants to fill vacancies whenever I may have one and her attention to detail has made property ownership stress-free. I feel very comfortable reaching out to her whenever any issues arise because I know she'll handle them promptly and effectively. The Chambers' team are a wonderful group who are truly engaged with their clients. Kendra's informative, has great communication skills, and goes above and beyond for her customers. She actually cares about her tenants and always answers the phone or calls back right away. If I could give more stars, I would! I highly recommend Kendra and her team to any homeowner looking for a reliable and trustworthy property manager. They have exceeded all my expectations and made a world of difference in managing my property.
