How does your neighborhood's appearance. 2. Is your financials healthy and you have a solid reserves. 3. Are you being consistent with violations, fair and having empathy. If you are getting these three items your doing better than 50% of the companies out there. We have lived in the community North Beach on Kernan since December. We really enjoy our apartment…read more The layout is ideal for our needs, we are renting the Tidewater layout. It is 2br/2ba with a washer and dryer in unit. We have a 3rd floor unit with a lake view. Storage is minimal considering we had to store our personal washer and dryer, since they were unwilling to allow us to use our own instead, but you can rent a garage for an extra monthly charge. Upon move in we did a walk through the apartment with Laura. We let her know of our minor concerns (missing bolts on screen, and a missing bathroom tissue spool) and they were taken care of the same day. They wave the deposit and application fee for military. The community is nice. It offers a well maintained pool with grill available on site as well as placed throughout the community. There is a tennis court for those who like to play. A doggie park for furry friends and a small park for young children. My 2 young children enjoy it. There is also a car port in which you can use the personal car wash, vacuum and air. There is no assigned parking unfortunately. The property is well maintained with crew out daily tending to the landscape and other needs. The office staff has been outstanding. They are quick to respond to emails and calls during office hours. Every person I have met in the office has been courteous and understanding of issues when presented. W/S anis not included in rent unfortunately. We did have an issue with our neighbors but it was taken care of quickly and I believe all parties are happy with the outcome. Considering we moved to Jacksonville last minute, I am happy with our apartment for the time being. Once our lease is up we may look into moving into the 3br layout here on North Beach if possible. Update Sept. 11, 2019 We have been living at North Beach on Kernan since December and we have enjoyed it so far! The amenities are amazing. An Internet cafe, gym, tanning bed (we just learned of this), pool & hot tub, trail, outdoor grilling areas, nice dock on the lake, and park for the kids and one for your furry companions. There is also cornhole, horseshoes, putt course and tennis course for outdoor activities! They really know how to take care of their military families, they bypass the initial deposit and application fees! Maintenance is awesome, they are always tending to apartments as soon as a work request is submitted if not the next day! The resident staff is so friendly and accommodating. They make it a point to know your name! They offer community events often, just recently they brought in a food truck and dessert truck for free! I would definitely recommend living here to friends.

They do not fix anything they make you pay for everything I do not know how they're even still getting away with the crap that they get away with. My newest neighbor just moved in with her kids... and her unit is already flooding from an existing problem they knew about from the previous tenants leaving the place. They will give you back your full security deposit if you leave everything clean and in the same condition it was when you moved in and complete all the tasks on the move out checklist including a professional move out cleaning. Negatives: Ignores maintenance requests and closes out tickets without contacting tenants or reviewing work orders including A/C. Does not respond to tenant messages. Takes advantage of tenants by charging for maintenance that the property management company should be responsible for. They are very likely to raise rates without adding any improvements to their properties or even when the local market trends are technically dipping down. The house I rented was in a very dangerous high crime area; the only reason I was able to terminate my lease so easily was because I had multiple police reports from a stray bullet coming through my window, my car being broken into, squatters loitering in the lawn, gunshots galore, etc. I had to get out of the situation at a progress residential rental for my safety and well-being, which the customer care advocate department mildly cared about only because legal action was threatened. I would recommend progress residential to tenants with spotty credit score and renters history who have limited other options. I would not recommend it to tenants who place a high priority on customer service response and resolving maintenance issues.

Even though I was preapproved and had no problem purchasing the house, as a result of the inexperience and unethical sharing of confidential information with the sellers' agent, we lost the house. In my career I work with clients in various industries throughout the nation on a regular basis, and this is by far the most unethical, negligent and unprofessional behavior I've ever encountered. It makes even less sense because it cost them their own percentage of the sale as well. Kyle should go back to a football related something because he screwed up a house that we needed. This is messing with people's homes and now we're in a tough spot. I strongly recommend you go elsewhere. Everyone (seller's agent, lenders, my agent selling our house, etc.) has stated how inexperienced they sounded when they spoke with them. I'm now working with another, much better and more experienced agent. Stay away from these guys.
