    This is how HCM finishes projects. It was like this for a month and Gabby Lopez likely didn't even walk through after her vendor was done.

    Very upset by the way HCM handled an abatement project at my home. Homeowners be ware of using this company for management. There were two separate leaks on the main flow that were taken care of a couple years ago but moisture damage was left behind. The team hired to perform abatement left the dryer and washer in the living room. When I asked Gabby Lopez to have them finish the job, I was asked to pay $160 to have them moved 10ft back in to the closet and hooked up. I paid this under protest and told her that the $5K HCM quoted my to replace a sheet of drywall was way too much and I'd do the work myself. When I showed up a couple weeks later after traveling hundreds of miles to manage a property that was supposed to be managed by HCM, what do I find? My $160 paid to HCM to finish their vendor's job looks like the pics below. Machines slid back but not hooked up and they left plastic and duct tape for my renter to deal with for a month. THEN Gabby Lopez has the nerve to ask me to credit my renter for the period HCM left her without laundry. AND she then blamed her mismanagement on me, the person cleaning up her mess. All I ever did was look out for my renter by spending thousands of dollars to make the unit like brand new again after HCM messed it all up.

    WARNING: Do NOT rent from HCM Property Management. Updated to include response from google and please report this company at the Better Business Bureau if your having troubles with HCM This company is an absolute nightmare to deal with. Their rental practices are shady, their communication is pathetic, and their professionalism is nonexistent. Renters beware -- HCM will nickel-and-dime you for everything they can. In my case, I was renting from someone I considered a friend, who later brought HCM in to manage the property. From that moment on, things went downhill fast. Now they're trying to charge me for damages and issues that were already present when I moved in. I provided photographic proof -- dated and documented -- but they blatantly ignored it. They can't prove the damage wasn't there, yet they continue to withhold my money. It's a disgusting way to treat tenants. They refuse to have a real conversation. Instead, they hide behind emails and texts, never answering the phone or being available when you call. It's cowardly and completely unprofessional. And here's the kicker: they charge you just to renew your lease. Yes, you read that right. A renewal fee -- even when rent increases. They also expect you, the renter, to do all the legwork -- take the pictures, document the condition, submit reports. Meanwhile, they sit back and rake in fees. I've never dealt with another company that pulls this nonsense. Maintenance requests? Mysterious ones kept popping up in the portal -- things I never submitted. And when it came to inspections, I saw ONE person in two and a half years, and he was in and out in less than five minutes. That's the extent of their so-called property management. I'm beyond fed up. I've documented everything, and I will be taking legal action. If you're considering renting a property managed by HCM -- run the other way. Take photos, take videos, record every conversation, and prepare for a battle if you ever expect to get your deposit back. This company is dishonest, disorganized, and disgraceful. Rent from them at your own risk -- but don't say you weren't warned. Response to google review : Response to the Owner: Let's be clear--the property owner selected the move-out date, not me. I was fully willing to stay through the end of the lease, and I have text messages to prove it. I did take photos and submitted them through the required online form. If your employees failed to properly process that information, that's on your team--not mine. I still have all the photos, and the owner is not being truthful. I even checked in on the handyman during the work--his performance was sloppy at best. As for your so-called "good faith adjustments," check your math. You sent me a $36 refund, which doesn't even begin to cover the inflated and unreasonable charges. Those fees are absurd. Lastly, HCM absolutely lives up to the reputation it's earned: dishonest, disorganized, and disgraceful. I'd also add deceptive and misleading to the list.

We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

My experience with them was really bad…read more When water started leaking from my ceiling on Saturday, I called the emergency maintenance number multiple times and couldn't reach anyone. I was left waiting until Monday for repairs. This number (949) 997-1426 is used across all the AMC communities and it's not working. The onsite front desk team did their best to help, but even they were unable to get in touch with emergency maintenance. The fact that building staff couldn't reach the emergency team during an actual emergency is incredibly ironic. What's the point of an emergency line if nobody answers when residents need help? Marketing slogans mean nothing when residents can't get assistance during an actual emergency. Very disappointing experience.
