We started working with HCM to manage our property in Irvine this past summer and to be quite frank it was difficult to communicate with them and overall our experience was not good.. Although we were able to get to the point where HCM placed a tenant in our property, the tenant was not a good fit within the neighborhood due to complaints about them as soon as they moved in. There were loud noises and fumes coming from the garage for hours a day, cars parked all over the neighborhood where neighbors couldn't get into their own driveways, fumes coming from the backyard, and parties being thrown late into the night during the weekdays. We were constantly being contacted by multiple neighbors. We contacted HCM several times, provided images and videos of everything mentioned above. We also pointed out our neighbors are willing to speak to HCM to confirm all evidence sent to us that was provided by them. No action was taken. We eventually parted ways with the tenant and ended up paying the price for it. To say renting out our property to this particular tenant was a bad experience is an understatement. It was extremely stressful, even more so because we are out of the country and had to deal with this during our travels, and we are still dealing with it now with our property being vacant. It has been a nightmare. HCM needs to do a better job qualifying tenants and not rely solely on income to occupy their clients' home(s). We understand that it can be difficult to read people prior to moving in, but at least some kind of action could have been taken as our property management company that we had trusted. Like some of the other reviews, they are very hands off. Throughout this difficult process, we were extremely skeptical and frustrated to continue working with HCM and even considered other property management companies to oversee our home. However, throughout all the challenges we were assigned to work with Paul Quail of HCM. Working with Paul is the reason we continue working with HCM and the only reason we're still giving HCM a chance. His professionalism, reassurance, attentiveness, going above and beyond to resolve the issues we were experiencing is really what made us feel comfortable to continue. He is the MVP of HCM. If we didn't come across Paul, we would be using a different property management company by now. We are rating 3 stars for HCM due to Paul Quail helping us throughout this experience. Completely unprofessional... Avoid this management company as a renter or a homeowner. Their "hands off" management style provides no value to homeowners. They hold double standards, and don't care about their renters. After Three years of renting with them here is my experience: Pros for renters: (1) Paying rent is very easy on the portal, and can be split between multiple people (2) They very rarely come by the house, so you definitely won't have a 'nosy' landlord Cons: (1) Lease renewal time was a disaster, they did not reach out to us at all. With just over a month remaining, we had to initiate the conversation. At that time they hadn't even been in contact with the owner, and told us they would get back to us. This left us with no idea whether or not we would be offered a renewal, until TWO WEEKS before the end of our lease. And on top of it all, they raised the rent. (2) The "property evaluations" that homeowners are paying for... they're not actually doing them. In the three years we rented from them, they only came by ONCE to do an inspection of the entire home. During the inspection they were mainly focused on superficial items such as clutter and cleanliness. (3) Their in-house repairs are no good. On move-in we noted broken blinds, which they "repaired" by using zip ties. And then on move-out WE were charged to have the window covering replaced. (4) Security deposit. On move out they overcharged us for items which are commonly considered normal wear and tear. They also charged us for pre-existing damage which was clearly documented in the Move-In inspection form. After much back and forth, they finally admitted they shouldn't have charged us for one item out of the many we were contesting. But instead of offering to reimburse us fairly, they suddenly found "Numerous other items" which they threatened to charge us for if we wanted them to reassess, including MORE documented pre-existing damage... unbelievable. If you care about being charged fairly, want to ensure a you have a roof over your head, or want to protect your investment as a homeowner, I would never recommend HCM. read more

As my first time renting out a property I reached out to HCM. Lenny assisted me initial months before I decided to sign with them. He's patient and gets back to you quickly with a response. This is an honest review of my experience on the owner side hiring HCM to handle my rental needs. Pros: -HCM did a good job in finding a tenant and placement. -I ended up with reputable and good tenants -The leasing contract is solid. -A rep is available 24/7 Cons: -Unlike other prop mgmt companies that'll include you in on the application/screening process, HCM refused to let me know who my tenants were until I cut my contract. -The contract isn't month to month, and you're obligated to have them for the first 3 months. -HCM won't notify you of any repairs requested or done until a month afterwards. They also left me with little to no say in what contractors I use or what warranty I have to cover work being done -I was lied to about which month was being prorated and sent to my bank account to coordinate with my mortgage payment. This included when I would receive my rental payment and the amount issued. I had to talk to a different rep, Lenny, who was more helpful, to get reliable information. -Even though HCM says the monthly payments on the 6th, don't expect it until the 12th when planning for the mortgage. The payment only goes into your portal on the 6th and doesn't necessarily mean it transfers to the bank on the same day. -My keys were lost by the company and I never received compensation for the replacement I had to make. Because I wasn't given reliable information on the rent structure from the start, told by a neighbor that nobody was living in the unit, nor what tenants are in my rental, I was left feeling I couldn't trust HCM with property management. For both tenants and landlords, be very cautious with this property management company. I was a tenant at one of their properties and they were very slow to respond to repair requests. When I tried to escalate one issue, the company was highly bureaucratic and refused to engage in resolving the issue. When I moved out, the company disregarded the lease terms and conditions and simply followed their "internal" process. I was charged for items that were undoubtedly normal wear and tear. They were incredibly heavy handed. For landlords, I cannot imagine the fees are worthwhile. The company simply did not respond to repair issues. They also did not market the property very well. I've lived in my home for almost 3 1/2 years and gone through a few management companies. I won't get into the prior companies, I will mention once HCM stepped in, things got done right and well. I mentioned the washing machine flooding and boom the next day an appointment was scheduled. I just wanted to come on here and say that I've had the most pleasant experience with Barbara!! Last week our fridge broke down and I submitted a maintenance request to have it fixed. Hadn't heard a response so I decided to give the office a call to see where we were in line. Had the opportunity to speak to Barbara and she got in touch with the homeowners extremely quickly. Turns out the fridge was still under warranty. It took the repairman a few days to come and take a look at it. Repairman basically told me he wasn't sure of the root cause of the issue but had a hunch, and wouldn't be able to fix it until next week when the ordered parts came in. Keep in mind we already hadn't had our fridge working for a whole week already (all the food spoiled, and had to eat out every single day which gets pretty costly). Barbara was super understanding of the situation!! She knew not having a working fridge for another week was unacceptable. She was able to talk to the homeowners again and they bought us a little fridge in the meantime (that we get to keep!) while waiting for the other one to get fixed. Barbara also got the fridge company to reimburse us for the spoiled groceries! Not only did she go above and beyond our expectations, she is extremely helpful and nice! UPDATE: We never got reimbursed for our groceries. Bit disappointed by that since that is what was promised to us. I had to keep texting Barbara for over a month for an update but nothing really came of it.. so I eventually gave up :( read more

I am a property owner in Aliso Viejo. I switched from my old property manager to HCM Property Management almost a year ago and it was the best decision I could have made. My property was in a challenging place during my switch, I had recently had a water leak in the property which required some major construction and my tenant was becoming hostile because of how poorly my previous property manager had performed. HCM Property Management (and particularly Greg Schleppy among all of the great employees) quickly took charge to give great advice, handle coordinating with multiple parties during construction, and helped me rid of my previously hostile tenant. Greg's service was far beyond my greatest expectations. He provided valuable advice on dealing with the challenging tenant, he coordinated between multiple parties to execute the construction efforts, and on multiple occasions saved me significant amounts of money by recommending vendors which HCM had used before and trusted. In a very quick time I came to trust that Greg was looking out for my best interests which is one of the most important traits in a property manager. Really disappointed with Joan Akita the listing agent at HCM Property Management. I called to verify my appointment for a lease viewing in Irvine. She was very short on the phone to the point of rudeness. I showed up for the walk through 5 to 10 minutes early. Joan on the other hand was 5 to 10 minutes late. She stepped out of her car and did not offer introduction did not even say hello she literally ran across the street barely made eye contact opened the door stayed downstairs on her phone. I viewed the property and had a few questions such as central air, she paused and said "well I guess so." Her general appearance was very messy. She looked like she just crawled out of bed. As we were leaving I asked her if she could find out if it was an HOA community? I own a commercial small business vehicle and need to know the parking situation. She had no idea and didn't offer to find out nor did she ask if I had any questions or if I was interested in the property. I later text her the same evening To find out the parking situation. After several unanswered text I finally told her I would contact the city on my own to find out if there was a code rule on parking a small commercial vehicle. Her last reply was I could park my vehicle across the street but not in front of the house.???? " Lame" and "Lazy". It literally turned me off I have no interest in leasing from a property management company that seemed to be in such disarray and rudeness. The first thing that came to mind is if I would lease through there company the lack of service should something need repair on the home. And after reading quite a few other reviews my suspicions were correct. No thanks,.. I'll pass!! It's obvious that this company has nothing better to do than post fake reviews with a positive favor. There's not much I can review about this company being that they just bought the property last month in which I been staying in for several years with my young children. Me and the other tenants received a letter this week stating that we all must move out and when asked we were told for no reason and that the owner just wanted us out. I wouldn't recommend renting from this company being that they don't care about people and their children possibly living on the streets. read more

We were cautious about choosing the right property management company for our rental. It took a review of a few different options, before we selected HCM. The hesitation turned out being unnecessary because Steve, and the rest of his team, including Lenny, Elva, Maria, Rhonda and Greg have all done a great job to date. Lenny actually went above and beyond to help us before our tenants moved in, so he deserves additional recognition. The presentation was very professional from the start. It was clear what we needed to do to prepare the property, and the out-of-pocket expenses only required prior to our tenants moving in, were very reasonable. We had been quoted too high by another company, and almost finagled by others, so HCM did a great job of keeping within reasonable expectations and being there as the solid choice we could rely on. Throughout the tenant review and vetting process, they stayed true to their word, and found us a nice couple that we hope enjoy the property. So far, the tenants have been really reliable, even through covid-19 challenges. Finally, the communication has been really good. I walked through a property managed by HCM in late January 2020, and agreed to move in mid-February. Then HCM asked us to delay our move-in for 2 weeks so they could fix up the place and "make it nice" for us. I pointed out several issues: broken window, linoleum flooring in dining/kitchen presenting a trip hazard, the back fence with multiple holes and overall decay, numerous areas showing deteriorating facade with the mesh and foam showing, a fountain in the front yard that was inoperable and full of green algae-ridden water, etc. When they put us off, I asked if my teens could come and look at it, as only 1 had seen the house. I was told it was a "construction zone", so no. I lived down the hill in Newport Shores, so it was easy to drive by frequently. No work was being done. No work trucks were parked outside. Sure enough, when we started to move in on March 1st, NONE of the repairs had been done. They did the worst touch-up paint job I've seen. I think they shampooed the carpet and they had a house cleaner there, who did such terrible work, I spent hours scrubbing down the kitchen. Here we are 8 months later, the broken window JUST got replaced. The contractor did a terrible job, leaving globs of silicone visible and installing the window locks such that they protrude 1/8' or so into the path of the window, rendering the window essentially non-operable. Nothing has been done about the linoleum that is a constant trip hazard. HCM agreed to replace warped crumbling baseboard in one of the bathrooms. When the worker removed the baseboard, the inside was covered with mold, the wall was rotting away. He picked up the scraps and walked it through the house (no bag for the gross material). He asked me if I had bleach and used some of it on the floor and where the baseboard would go; however with the material crumbling, I could see deeper into the wall and observed lots of water intrusion damage on the interior 2x4's. I asked for testing, and the contractor said that he had to get HCM's approval. That was 3 weeks ago. The wall is still open. Despite my numerous calls, they have not sealed off the area. They got a specialist to come in with a moisture meter and some apparatus to test the area. Apparently HCM and the contractor have seen the report and have a scope of work. To date, they have refused to share the test results with me. They have refused to seal off the area. My daughter has not been able to stay in her room nor use her bathroom for over 3 weeks. I complained day 1 about a musty smell. The contractor came out, agreed that he smelled it, but because nothing is visible, he said HCM would not do anything about it. The house has extensive wainscoting and wallpaper, so seeing it would be difficult. I warn any homeowner that this property management company does not protect your interests, from non-responsiveness to haphazard repairs that shorten and devalue the value of your asset, not to mention the liability they create for homeowners with their lack of responsiveness with safety hazards. I've tried to escalate issues above Maria who has been aware for 8 months, or Greg who came out here once, said he would take care of things -- so many items that I couldn't fit it on the MIMO form, only to have his lack of follow-up met with claims from Maria that certain items (like the broken sprinkler and drip system that were leaking water so badly, parts of the yard are a marsh) I didn't put in writing in the maintenance request (as I though Greg was taking care of it -- that's a joke, as he's taken care of nothing), of Gabby telling me that we cannot make any further repairs ourselves without prior approval--like the toilet and sink drain pop-up assembly that did not function when we moved in, I notified right away, and then I called again after 30 days, still non-responsive, so we took care of it. Subsequently, it took them 4 months to approve crediting a nominal amount, 25% of what most plumbers would charge. I exercised my legal rights, and HCM tells me that it won't be approved in the future? Really? How is HCM above the law?? My daughter has to stay in this district as a high school athlete. My boyfriend needs a ground floor master. We spent $5,000 on movers to move in. I cant turn around and move out. If I could, I would! read more

Barbara Lopez did an exceptional job handling this tenant which relieved a lot of stress off of our shoulders. She has excellent people skills and is always very pleasant and enthusiastic whenever we have asked for her assistance.
