Not as seamless as in the past. Had multiple issues with one day codes that wouldn't open the rented lockbox after a realtor had shown the property. Had to crawl through a window at one point to open a door. MLS changes were widely variable as to when they took effect. At one point a picture of the property we had taken was wrongly claimed as the intellectual property of another real estate firm. Homecoin offered no support in the situation. The office on B street in San Diego is a We Work space that's not regularly staffed. Had to call for customer support while standing in the lobby. Very frustrating! And finally canceling the listing resulted in a deluge of spam calls from desperate agents wanting to relist the property. Would have been nice to be warned about that. read more

Very frustrating. I'm a builder so I understand the process. 1)They keep the homecoin agents name in the listing and put the sellers name in the notes. Not everyone catches that. One agent said that they had to drive to the house to get my number from the sign. Not sure how many didn't bother chasing me down. The homecoin agents name and number is in the listing and you can't change that. And, their number must not be a number anyone responds to. 2) you will only be listed on MLS, not FMLS. In Atlanta most agents use FMLS. One agent said she found out about the house because their client found it on Zillow. Not what you want to hear. I suspect that homcoin will respond to this review and tell me how wrong I am. Perhaps they are right, but this was my experience. read more

The only thing is when you get an offer, the buyer's agent alway writes Homecoin in their contract as the seller's agent. Which I had to write an amendment stating that Homecoin is only the listing agent and NOT the seller's agent in the sale of my property. The buyer's agent and escrow officer intially had an issue since the MLS listing has Homecoin as an agent. I told them that Homecoin will not sign any documents related to the sale of the property. This review is long overdue! I used Homecoin to sell my parent's home in Burlingame, CA after my mother had passed. Originally I was going to use my parent's next-door neighbor who had a real estate license and "worked" for Compass but hadn't sold a house in over two years. All in all, she really didn't know much about selling real estate. I think she represents the typical neighbor, if not a real estate agent, who goes and gets a real estate license and just waits for a listing to fall into their lap. At the end of the day, after a little online real estate research I knew more about selling real estate than she did. And this is where Homecoin comes into play. Around 7% of the United States residential real estate is now FSBO (For Sale By Owner) made much easier by Homecoin which places your listing on the MLS for real estate agents to see, which then gets listed on a host of well-known real estate websites for public access: Redfin, Zillow, Realtor to name just a few. Homecoin gives you all the paperwork you will need, which for California is extensive, and quickly answers any questions you may have. I would like to preface my review with the fact that not everyone will be able to successfully sell their home without the assistance of a full service real estate brokerage on their side, to be there for them for all of the numerous aspects of a successful home sale. Having said this, Homecoin was the absolute perfect choice for our family's FSBO home sale in San Jose CA, as my husband had been a real estate broker in CA for 12 years and knew exactly how to professionally navigate our sale. Additionally, we were already moved out of State and so we had a family friend hold our open house events, which was a major plus, as we recommend that a seller never meet their prospective buyers directly, whenever possible. As the seller, you do not want prospective buyers coming at you with loaded questions at your showings; trust me. The liability in CA for that type of situation is just too high. Having said all of this, you should definitely consider working with Homecojn if you feel that you have what it takes to do the vast majority of the leg work on your home / property sale, and honestly just need a real estate brokerage to place your property onto the MLS for you. For a price of $95 it is the absolute best game in town. Additionally, Homecoin's level of service and timeliness were first rate. The big problem with this site that THEY ARE NOT UP FRONT ABOUT is that you cannot put your contact information on the ad. The reason I tried homecoin was to try to get buyers to contact me directly so we could do a sale without real estate agents (and the exorbitant fees) through a title company. However, you are not allowed to put any of your contact information (phone#, email, etc) on the homecoin ad!!! This is crazy and defeats the entire purpose in my mind. The way it works is buyers agents reach out to the "listing agent" (someone at home coin) and home coin fowards the buyer agent contact information to you. But realtors still maintain a lockdown on the whole process and buyers cannot reach out to you directly. Absolutely the best deal in my life. The agents will make you think you need them to buy or sell, that they can get you the best offers and that they do "so much". No so, the price is largely determined by the market and demand, which the agent will have zero control over. Everyone is looking at Redfin/Zillow to find houses, which means agents don't help with marketing either. If you have bought or sold a house in the past, you can comfortably navigate the whole process with the help of a transaction coordinator and escrow. There is some lag work at the beginning to set up photos, open house and to review offers, but once in contract, there is so little to do. In the end, this made me realize how little agents need to do to eat away so much of my equity in my house. Most agents don't even know homeowners can list their houses to the MLS. The cost of Homecoin's service is beyond reasonable and all the add-on services are very helpful and priced right. I also used the photographer they refereed and paid a very low price for fantastic photos. John is very responsive and always available to help. Great service!! I was able to get my house on the MLS and then sell it without a realtor in 10 days for over $1.5M :). The only challenge for me was that some of the areas you need to fill out to get on the MLS used a bit too much real estate jargon, which I didn't understand. I had to google the terms or email Homecoin for an explanation. It would be better if Homecoin could provide more explanation for some terms that most of us normal humans don't use- on the website as you are completing the items requested. The biggest issue with Homecoin is their next-to-non-existent customer support. Their website provides a phone number, but you will NEVER get to talk to anyone over the phone. It leads you to a voicemail that instructs you to email them. Next, they provide texting. But that doesn't work either. I've texted multiple occasions without a response. If you email them, prepare for them to take 24+ hours to respond IF they respond at all. My sense is there is one guy running the company and he outsources the support to those overseas. I say that because response usually come at odd hours of the night. These agents don't know MLS rules and regulations therefore they can't provide much support. I've had multiple instances where my messages go unanswered. Also, if you're listing a property, give yourself a weeks head start. Even if you submit ALL documents (sq ft document, disclosures, etc), it will take Homecoin a solid 5+ days to fulfill the order. It's a slow process. Beycome has a great support hotline and you'll talk to someone state side, but they have their issues as well. That's for another review. read more

Add another 5 star review for HomeCoin... We have sold two condos in Santa Monica and also leased one of those condos 3 times over 7 years. The rental leases and both condo sales were ALL listed on the MLS through Homecoin. After all is said and done, we are still so happy with Homecoin - the more than reasonable cost (so inexpensive to list!) and their customer service. Ask any questions you have and review the website before beginning - you will gain confidence about what you are doing. We used their forms coordinator (Transaction Coordinator) each time and if you sell to someone without an agent as we did with one of the condos, both sides can separately hire a forms coordinator. With our most recent condo, we chose to offer 2.5% for the buyer's agent - it was absolutely the right decision because the agents felt compensated on a par with their other showings. They told us this - that for sale by owners occasionally offer less commission and that just adds to the reputation for flakiness that are hurled at For Sale By Owners (FSBOs). We did not use the post and sign because we felt the buyer would come through the MLS and not through the neighborhood. We went into escrow in 5 days. We also used one of the Homecoin photographers and the price was great and the photos were stunning. The condo closed this afternoon and I am celebrating by thanking Homecoin for saving us $23,750. :) read more

My 400k house is under contract. No realtor on either side. I paid homecoin.com $95 to get on the nearest possible MLS, which also gets you on Realtor.com and Zillow. A direct buyer found me on Realtor.com. Saving 24K!! One major complaint with homecoin--the site is all about selling their service. I had five direct buyers, and two told me it was hard to get my contact info. And none were sure who they were calling when they did make contact. The buyer had a hard time finding my contact info, and almost gave up. Until homecoin 'completes the loop' and showcases their listings better, I recommend finding another, similar service. Few local agents showed the house, even though I offered a 3% commission. read more

Long time overdue. For this 5 star service. Everything went smoothly. There is no reason to pay 5%-6% to a real estate company just to list your property so other agents can show their clients. Just pay Homecoin $95 to list on MLS, rent a lockbox from them for $150 and let the buyer's agent do all the work. I did pay the buyer's agent 2.5%, but I saved $15,000.
