We needed a reinspection because the seller hadn't turned the gas on before the first inspection, and once the city restored service, Michael came back very quickly to help us stay on track during our limited option period. Save yourself the headache and do not get a home Inspector when buying your home. Instead, I would use the $400 that you will pay for the inspection with Hite and hire an HVAC contractor, a roofing contractor, electrician and plumbing contractor to inspect your house- it'll come out to be the same price. We hired Hite Inspections to do our home inspection during the option period... the report didn't state anything about the furnace nor AC having issues besides that the AC unit used R22. A day after closing, the heat and AC stopped working. We ended up having to replace both units. We contacted Hite and of course they denied any negligence. Useless. Very thorough! I am so pleased with my inspection. The booking process was a breeze (as well as rescheduling), and everything was communicated to me promptly. I really appreciate the digital documents and being able to sign electronically. My inspection lasted 2-3 hours. I didn't know what to expect, but I am happy that The Hites searched every possible nook/cranny. They then spent about an hour afterward with me going over red flagged items. My impression is that the inspector was not as experience as we expected. I'm very pleased with the costumer service at the moment of make the inspection appointment. We decided to have an inspection for the HVAC and he found several issues that should be detective by the general inspector. Inspector was very respectful and took the time to go through the house but he missed some critical points such as: - Mold in the attic. - Rusted water coming from the attic, in the left side of the house coming from the air conditioner rusted Pan. Im curios about the difference in the termites inspection. I paid for it and just received a simple note in the report. read more

I wish that I could give them 0 stars. My real estate agent referred me to Hite Home Inspectors during the process of purchasing an investment property. I paid $400 for the home inspection and another $200 for an additional plumbing inspection (due to a winter freeze in Houston). Their inspection report showed no issues with the furnace or AC unit (only that the AC used an outdated version of freon, R22), but the day after my tenant moved in she complained about both units not working properly. I paid 3 HVAC contractors to inspect the units and all 3 said that both units were deficient, the furnace was potentially dangerous and both units needed to be completely replaced. I immediately paid around $6,500 for both units to be replaced so that my tenant would be comfortable. I contacted Hite after this ordeal and they explained that they do not open and inspect these units during their inspections - so they basically only inform you about aesthetic issues/not major structural or mechanical issues with your future property. They offered no compensation, culpability or empathy regarding this situation. Piece of advise - hire licensed tradespeople to do your home inspections when purchasing a property. I will never use a general home inspection company again and will only use licensed HVAC technicians, electricians, plumbers and roofing contractors to do my home inspections. Their combined inspection costs would have most likely totaled the same and would have saved me a major headache having to replace both of these units after my tenant moved in. I would not recommend Hite Home Inspections to anyone in the Houston area. read more

My boyfriend and I are first time home buyers and as many people know the process can be overwhelming at times. The least overwhelming decision we made was booking with Hite Tech House Inspections for the Buyer Inspection. When booking the appointment Rachel was extremely helpful and communicative. Based on my request for a thorough inspector she recommended Michael Rasco. In the time between booking the appointment and the inspection we received many notifications from confirming the appointment to appointment reminders. The entire process was very organized! On the day of the inspection we received the notification received the "one-hour warning" text for the inspection walk through. Michael was finishing up as we arrived. David Hite also arrived to perform the termite inspection. We started the walk through with the exterior of the house working our way inside. Michael's explanations of the finding were communicated in a clear and detailed manner. He took the time to address any questions and concerns at arose. Another great thing about Michael is that he did not assume we knew what any acronyms meant. If Michael used an acronym he used the "expanded" terminology and then explained the definition/purpose of the term. It was clear to us, both David Hite and Michael Rasco are passionate about their craft. They are extremely knowledgeable and genuinely care about the customer. By the end of the walk through I was more than happy to hand over my money. We know we would receive a quality report by true subject matter experts. 10/10 would recommend Hite Tech House Inspection to anyone needing a home inspection in the future.
