I see a lot of these reviews are negative but I had quite the opposite experience. After searching for a new place to live for months it was starting to get exhausting. My partner and I stumbled along a beautiful house managed by Patty and her team. She was professional, and very clear about her expectations of us. They were flexible with our schedules and helped take care of any issues that we had. After sending a concise email and waiting a week for a response. I was disrespected on the phone by Ophelia. I am compelled to write this review and to make sure more people are aware. As property management they are choosing to ignore their agreements and show favoritism towards another tenant who is blatantly refusing to adhere to their terms. I have never been this disappointed and disrespected by a service provider. The consistent sighing and dismissive attitude of Ophelia was very unprofessional. I was denied access to speak with any higher authority/ management. For legal purposes I will now continue any communication by email or writing. Fabiola was fantastic. When I first inquired about my apartment, she quickly scheduled an appointment at a time that was convenient for us both. Processing my application and the move in was very easy. The convenience of paying my rent and requesting repairs online was a breath of fresh air after living in a place where the landlord insisted that I deposit the rent into her bank account each month and was inflexible about considering any other options that were more convenient. Any time that I needed Fabiola, she or her assistant were responsive and moved quickly to address my concerns. I was given flexibility to upgrade the foliage outside my unit, and I had THE BEST NEIGHBORS EVER! I used to joke that we lived in a modern-day Three's Company. :) I would definitely live in a Hoag Property again. This is very bad service and response. Some things need fix ASAP but never show up on time. Also, You don't hope they gonna fix it for you on weekend too. I never pay rent late but the microwave needs fix over a year and still the same. Toilet needs to fix almost 3 weeks, without response. I have to call asking what we gonna do. If I only i could give negative stars, I would!!!! We had a major plumbing problem that began on Dec 6. and It took 22 days for our the property manager "Lillian Pineda"to approve the work to be done. One way plumbing came out to perform the work after numerous visits. The plumbers stated several times to me and the property manager that the issue was not our responsibility. According to the plumbers "Lillian Pineda did not believe that the issues was the buildings pipes and responsibility. The plumbers had to show proof that the issue was the associations responsibility, After the 3rd visit and being left with standing water in our shower for 22 days the issue was fixed. The Plumbers only stated that we are only responsible for the holes in the walls and that they needed approval from the association to fix these issue. I was never told by anyone that I would be billed for pipes that were clogged before i purchased the unit. I need to speak to upper management because this is very unacceptable and ridiculous. We still have holes in the front of our kitchen sink from plumbing issue incurred, which is the immediate frontal exterior of the building. We can NOT use our heater because the damn draft coming from the kitchen keep the unit cold and very uncomfortable , and yields a super high gas bill. DO NOT TRUST the company stay away from HOAG . This management company is a nightmare. It's unbelievable stressing when dealing with any of the girls. Not trustworthy, they ran a check of mine $300 more than what my check is written just to be told by Griselda that, it's perfectly legal to do so. Fabiola is a bipolar woman I never know how she will act. It's like walking over egg shells. We've had other management company and this by far is the worst one. She is Rude, ghetto and unprofessional, she will literally argue on the phone like a middle schooler, speaks over you, needs to have the last word and gives little to NO help. My experience with Hoag was a very positive one. Fabiola and Yvonne were always available to contact when I needed them. All repairs got done promptly. Most importantly though, they had my back in a situation with some very loud and rude neighbors, and ultimately we were able to come to a resolution that protected my right to quiet enjoyment of my apartment. Yelp really needs a section that says, do not recommend or negative stars. This place needs to be avoided at all costs. They are shady, unprofessional, raises monthly costs without proper addendums to their contracts, allow an HOA to act illegally and unethically for well over a decade. My list can go on. I bought into a small complex managed by Hoag for almost 17 years, until they "fired" us last year. The reason was that they were moving toward commercial properties and away from homeowners. Cool. Whatever. Every aspect of this company sucked. Our manager was condescending, evading our questions when it came to financials and taxes and was always providing a counter reaction to homeowners and board members when presented with an issue, fact or question to justify any of their wrong doings. Some Board members & HOAG were complicit in consistent law breaking. It seemed like they lined each other's pockets at the other owner's expense. When BY LAW all homeowners are entitled to inspect the financials. Their service agreement even allows for it. Davis-sterling allows for it, our CC&R's allows for it. But they weren't "there for it" when asked ... why is this so high? Why does this keep increasing? Can you explain what your "office fees" are? Can you provide our tax information. Oh, which by the way ... they did not file our taxes for almost 2 years. And when confronted by our new Managemnt company, they simply deflected to "our" CPA who then explained that they were under the assumption Hoag hadn't serviced us in almost 2 years, which means the CPA didn't service us for 2 years. But, we paid a CPA for 2 years. We are still trying to clean this up, 2 years later. They did a horrible job making sure our board of directors followed rules, they never saved us money. They allowed for deferred maintenance to happen on our property for at least a decade. Contrary to their service agreement, our manager only showed up for half the meetings, not once a month like she was contracted to do. The vendors they used for our projects were also shady. One of them is already out of business and is being sued by over half a dozen individual homeowners, corporations and labor unions for taking money & running. It's been a nightmare to rectify that situation. There was never due diligence in what they did. This place is an absolute crap shoot. I'm Glad I'm a homeowner. But after reading some of these reviews, I feel awful for renters. You seem like you get taken advantage of more than us. Just learn your rights and know them. They don't know the rights tenants have. They'll make you feel like you're wrong and they'll justify their toxic business model with some janky loophole that makes no sense. That state needs to investigate this company. And any professional real estate organization that oversees their license. They are super predatory. They mismanage financials in the worst way. We should have had TONS of money in our reserves since maintenance to the property was deferred for a decade. But nope. Broke as joke and underfunded. Yes, due diligence falls on our board of directors as well. But HOAG has made sure they release all liability. Businesses do have a right to do. But when you are being sought after to provide a service, you have a moral obligation to provide thy service. Not the other way around and just bleed us dry and have our homes fall apart around us. I applied for a studio unit in Downey recently. I did not get it , but my experience with Hoag pm is good. First the unit I applied for was in a safe , nice area , close to a lot of stores and it was so clean,cute and exquisitely remodeled. Not to mention affordable and with assigned parking.Alexia , the manager was very nice and patient and so helpful. Yvonne in the office was also very professional and prompt with responding to emails. Even if I did not get the unit, i recommend Hoag and keep them in mind for future apartment searches. read more

Hoag Property Management took over the property we live in, in the summer of 2022. The owner brought them on board because I served her with a letter from a lawyer due to her harassment and not getting necessary work done. Our rent is being raised $250 and we have had no heat all winter and water heater partially works. We have dealt with water leaks and owner's family parking in our spot. They do not live here. They go to an unfinished side house for storage. There is another connecting back house that isn't finished but has a tenant who is not on a rental agreement. I have pictures, emails and texts and cannot get help. We have been professional and respectful but the same has not been returned. We get a lot of words that fall flat from Fabiola. No real help. I was a property manager for years and this is not how it's supposed to be. I have health issues and the stress has been very hard on me. We requested to be reimbursed and compensated and got an email back stating it would be forwarded to the owner. So there will be no help. It's sad the lack of integrity and character these companies display. Pictures are from beginning. Outside work done but not what's needed inside. The owner of this property accepted our dogs 1 indoor 1 outdoor and wanted us chaining up the outside dog bc she didn't get the necessary fence work on time and even gave us something to sedate our dog. Which we didn't. All we wanted was a place to settle for a bit while we adjusted from moving from another state. Our experience has been horrible, stressful and traumatic. read more

I would not recommend doing business with Hoag Property Management. I submitted a renters application on January 9th and then waited a week and a half for the management team to explain complications with the application. After resolving various paperwork issues, Hoag then stated that our guarantor was required to come IN-PERSON to sign the final paperwork. As an out-of-state student, my guarantor is not locally based. Hoag refused any alternative (email, zoom, notary, mail) and refused to recognize the various health and safety risks involved with meeting in person during a pandemic. Do not waste your time with this organization. If Hoag didn't want me renting their property, they should have simply told me in the begining rather than wasting my time. read more

Poor building management. I live at 2907 E Spaulding Street and the fire alarm sporadically goes off at all hours of the day. As residents we never know if it is a real fire or a false alarm. We usually meet in the hallways and look at each other to determine if it is a real threat. I personally have called the fire department several times for them to tell me they can't help a false alarm. When I notify the property management office, they usually don't answer and when they do they have to call the alarm company to come out and shut it off. If you have babies or anxiety, do not move here. Another issue is with the electrical power. Many time the building will lose complete power. When this building loses power, the garage will not open. I have been late for work and appointments due to this. Of course with power issues, you have to go through the electric company and then wait for the power to be restored. This is a sister property with 2911 E Spaulding Street. Both buildings have the same issues. Not a good place to live. read more

I lived at a property that Hoag Property Management managed and I recently just moved. I lived at the property for 5 years. I didn't have any complaints until I gave my 30 day notice. Fabiola does not inform you of what charges they will charge when your trying to get your security deposit back. I was given 35% of my deposit back. So please please be aware they will not refund you your whole deposit back. They don't respond to messages and if they do the staff responds with very short answers and with attitude. DO NOT EXPECT TO RECEIVE MUCH OF YOUR DEPOSIT BACK!! I lived at one of their property for 2 years and this is what they charged be after I moved out. 1. Paint - $167 I do not have any kids and kept the property very clean. No damages to the wall at all. If anything, little marks from furniture being there too long at one spot. 2. Cleaning - $130 This is understandable. But they are charging more than other companies. 3. Carpet cleaning - $50 Now, why are they charging cleaning fee again if it was already charged. 4. Trash- $100 I took all the trash out. They are saying that the trash is for Direct TV satlelite dish that was left. I was instructed by Direct TV to leave it on just in case the new tenant might want to have direct TV. There is nothing about Direct TV being trash on the lease. This company is horrible!!! DO NOT RENT FROM THIS COMPANY. If you have to rent, ask them what they will charge after you move out. Make sure that it gets included in the lease agreement. I have only dealt with Hoag Properties while trying to get a tenant verification for a residential property. Basically, I had an applicant wanting to rent one of my properties. This applicant was currently renting a condo from a condominium complex (5411 Pioneer Blvd in Whittier, CA.) managed by Hoag Property Mgmt. and I needed Hoag to verify their rent payment history and the kind of tenants they were. The person I dealt with was Luis Palencia, community manager. The first time I spoke with him he was rude and impatient and seemed bothered by my request (A pretty standard and expected request for managers, landlords, and owners of residential rental properties). I emailed him the scanned and signed verification requests (Monday) and he told me he would have them back to me by 10 am the next day. By 11 am the next day (Tuesday) they were still not in. Being that it was the first of the month and we needed to either approve or deny these potential tenants, it was urgent to get this verification in ASAP. He had already had the request in since the day before. So at 11 am I called him. He said he was busy and would get to them in 45 minutes. They never came in, not until the next day (Wednesday)... Two days later. By that time we had denied tenant as we had no proof of their rental history and we rented home to another applicant. I urge any current tenants of Hoag, when moving out of their property, as I understand many are due to poor management, to go to the Hoag office in person and get a printout (or signed letter or both) of your rental history to have ready to show when applying to rent elsewhere. read more

There were documents that I never signed that they were holding against me. These documents had signatures that were similar to mine but I never signed them. First and foremost, Lilian Pineda, our property manager, is honest and reliable. She and Hoag, have been exceedingly attentive to every issue our property has had, from vacancies to landscaping.
