In my opinion, at the core of their management problems is their poor communication skills. This company does not communicate transparently that well. This company does not communicate its expectations that well. It feels like this company does not like asking the necessary questions that will help them improve and help improve their properties. This company does not have a strong personable approach in their communication style. It feels like this company does not like communicating promptly when the topic at hand is not the easiest to address. Their communication style feels like they view their customers as inconveniences that need to be managed instead of high value assets that deserve to be cherished and fairly serviced. Essentially a fundamental understanding of customer service seems to be lacking within the context of being good property managers. In an ideal world, Helsing would take this feedback and work on improving themselves. Will that happen? I guess time will tell.

Today I got in the mail a letter that was quite possibly the best surprise ever- it was a letter from another HOA company saying they are officially taking over as of 6/1/26. I'm too old to do cartwheels, but I did a little dance out of sheer exuberance. I don't know what this other company is like, but it's impossible for them to be even half as bad as Helsing. If you're in an HOA run by Helsing, you should bother the crap out of your HOA board to change companies ASAP. We did it...you can too.

Responsiveness is a negative 1. I have to email multiple times to get any sort of half baked tone deaf response. I'm starting to question how a company who does this core function has such bad customer experiences. Shame on my HOA for selecting Willis as the management group. I have no problem getting emails about increases to fees, and garage sales, but for some reason it's spotty getting meeting agendas, minutes, or any other questions answered. For some reason they don't send out HOA bills. I usually pay mine in bulk (a year at a time) and luckily I checked recently and saw my bill was due up and was dated April 1. Did I receive an email...nope. Did I get any mail...nope. I saw another review of a billing issue from someone, so clearly I'm not the only one. It's unfortunate that Willis has the reputation they do and no signs of improving. Makes me think they're collecting checks from neighborhoods and that's about it. Hopefully someday they'll wake up and provide the service dues paying members deserve.

    I just received a call from Tony, from Willis Management Group. Tony immediately was yelling and…read moreinstructed me not to call "the Plumber". Let me give you a little context... The Plumber was scheduled to arrive Monday at 2pm. Apparently the appointment was changed by Willis Mgt Grp, unbeknownst to me or my landlord. At any rate I was available and home for the 20th plumbing inspection. The pipes are original plumbing and throughout the property "Amberwood" in Concord, all of my immediate neighbors have had leaks for the last 3 years of my residency. My unit had been inspected by numerous plumbers and other "men" only to find no leaks! As I had stated every time. Finally, this new plumbing company found a leak in the ceiling of my unit. So small was the leak that it fortunately hadn't started to show signs, and was repaired on this last plumber appt. Now, the plumbers created a large hole in the ceiling, which was patched with a Home Depot plastic bag and Duct tape!! I had texted the plumbing company who was last here and requested that they put up a professional patch for the ceiling. Mind you I had 4 other holes from plumbers who came 2 weeks prior, in the wall behind the toilet area. All four holes have now been unattended for going on 3 weeks! So I wanted a professional address my concerns with the open holes. In addition, the pool that is on the property and part of my rental agreement for use of the pool, has not been open for 2 years now. ALL due to a leak at the pump. They continue to pay for regular maintenance of the pool but not REPAIR for all tenants to use! I could go on about the unprofessional useless HOA attention or repair of their responsibilities here at Amberwood Condos in Concord. Tony has absolute no respect for me, maybe because I am a woman. I am an educated mature woman who takes excellent care of my rental and deserves to be treated with respect by any representative of this low rate management group. btw all owners pay HOA dues.

Trisha is of no help and only provides canned, generic responses without addressing the actual issues. When pest problems arose, no inspection or pest reports were provided, yet homeowners are expected to "disagree" with board decisions without seeing any supporting documentation. There is also clear inconsistency in how responsibilities are enforced--areas defined as common spaces suddenly become homeowner responsibilities when problems arise, while homeowners are prohibited from taking any action in those same spaces. Overall, communication is poor, clarification is nonexistent, and the management company does not effectively serve as a bridge between the board and homeowners.

The guy also has anger issues, and apparently based on what several have attested is a full on creep. Any positive review is fake. You don't need to be a data scientist to know that it's his syntax. Stay away.

Like cell phone roaming fees, such convenience fees are supposed to be a thing of the past and, with CAM they were, until recently; A new payment portal through a third party and...voilà...a new fee emerges. Your community residents deserve better. In 2026 online payment fees should be considered antiquated. *********************************************************** I'm editing my original review to respond to CAMs response. I think offering community members multiple ways to pay their HOA dues is great. What I find egregious is the discriminatory practice of singling out one of those methods with a processing fee. I've told one of your employees I'm simply not comfortable with any of those other methods and wish to continue to pay as I always have. It's the same way I pay all my bills and none of my other creditors see fit to charge me. CAM is the extraordinary exception. Anyway, I've made my case and I can only hope there are others who feel the same as me and will offer some pushback against, what I believe to be, a superfluous and unjust fee.
