    We got a property inspection done by BVA home inspection who has 20+ years of experience and I must…read moresay I expected a lot more. Prior to us closing on a house, we were recommended to use Bryan BVA home inspection as our property inspector. He did the inspection and failed to see that the house had a septic tank. Instead he marked it as public sewage. We closed on the house 100% trusting the property inspection, but quickly found out after closing, that not only does it have a septic tank it's also failing and costing us over $20k+. I spoke with Bryan personally to understand what happened. He explained that he went by what the listing said. He also said he remembers seeing the wooden lids (few inches under those lids, you have the septic lid) but didn't think much of them. He also said there were no other indications of the home having a septic tank. (the suspicious lids on the floor weren't indications enough for someone with 20+ years of experience). There is also a huge cast iron pipe connected to a pvc pipe in the attic that is directly connected to the septic that he failed to acknowledge. Us as first time home buyers wholeheartedly trusted him to do his due diligence, for us then to make a huge decision, but of course he claims no responsibility, but yet the business is advertised as "If we miss something we buy your home". so that's false advertisement. He also said the inspection recommends a sewer scope, yet that was never communicated to us. It was also never brought up in advance for us to do. Mind you, according to our agent, being there during the inspection would have been a distraction to the inspector, therefore we weren't part of it. Did I mention that the inspector and our agent are friends ? He also said the yard is completely covered in concrete, which is true, but furthermore, having a septic tank buried under concrete is against FL code which should be caught during an inspection. There were also a few smaller things he missed, for example, the AC was showing that it wasn't working all though the switch in the electric box was off. He also said one the outlets outside wasn't working but when we checked and tested it, it worked just fine. Anyway, my recommendation to you: 1) Don't hire BVA, they will go off of "he said she said" or whatever the listing says and then he will do a "non invasive inspection" rather than a thorough one. 2) Don't listen to your agent if they recommend their own people.

We hired Glenn McMillan the owner of this company to do an inspection on a home we eventually purchased in Jacksonville. We initially thought Glenn was on our side and had done a good job. But, It has turned out to be a nightmare. Glenn missed things like the backyard flooding every time it rains threatening the huge shed in the back yard which was a huge reason we bought this home. Glenn missed that the gable ends of the house had no ventilation. Glenn missed that the roof had no ventilation. Glenn missed that an entire room had no insulation in the attic and that the rest of the house had an inadequate amount of insulation. He missed this not only on inspection but on re-inspection of this home. The air conditioner couldn't keep up causing huge utility bills. The heat from the attic combining on the metal surface of the electrical panel with the cool air from the air conditioner caused condensation in the electrical panel. NOT GOOD! These are just a few of the things that Glenn missed. This house has literally cost us a fortune. But, the last straw was when we discovered that the wood burning fireplace, another big reason we like this house, had NO CHIMNEY. It had been covered over. Glenn had been on the roof and found potential leak problems, he inspected the fireplace inside and noted the glass door front had damage and even suggested we get it inspected by a specialist but still managed to miss that there was no chimney for a wood burning fireplace. Why would we spend our hard earned money getting a fireplace inspected by someone else if the fireplace had no chimney making it unusable? When confronted with these items his reaction was to get defensive and come up with ludicrous reasons (gas fireplaces don't always have a chimney) to not refund our money. DO NOT USE THIS COMPANY!!!!!!!!!!! Added 9-14-2017- Since writing this review Glenn McMillan has accused me of slander and has said he is looking into legal counsel. Go for it Glenn! Added 4-16-2018 ***Please note that this business shows in the photographs the BBB symbol. This is business is no longer BBB accredited as they failed to comply with BBB requirements to participate in arbitration regarding this issue. Additionally, I'm afraid that consumers may want to steer clear of ANY company that is Certified by Certified Master Inspectors (CMI) and/or backed by InterNACHI. These two companies appear to be run by the same man Nick Gromicko and he will do absolutely nothing to remedy the wrongs made by the people he certifies. I first contacted CMI and Nick Gromicko sent me to InterNACHI which claims they will buy the house from you if one of their member Home Inspectors screws up. I filed a formal complaint with InterNACHI and when I didn't here back I contacted them via email. Guess who responded yep Nick Gromicko who is the person who sent me to InterNACHI in the first place. He knew damn good and well he was wasting my time and never intended to even consider my complaint much less provide a resolution. I have reason to suspect, that Nick Gromicko encourages his members to accuse the people that complain of slander and liable. Please see my reviews of these two companies in Boulder, CO. Please DO NOT DO BUSINESS WITH any Home Inspector certified by Certified Master Inspectors and/or backed by InterNACHI. It could cost you thousands of dollars. *Note the statements above are my opinion based on my experience with this company.*
