For example, due to owner's house painting project, realtor made unreasonable demands and threatened tenant's vehicle with damage if it wasn't moved. Additionally, realtor facilitated owner's uninstallation of sole A/C unit for apartment without prior warning to tenant, which demonstrated poor planning and communication. Rented through their property management service. They have incredibly poor response time and service, when reaching out often waited days or weeks for responses that were unclear. Maintenance request were filled fairly quickly but often missed the given window of time they gave us. After moving out they required an expensive process which including the hiring of a professional cleaning service even tho the place was not professionally cleaned before we moved in (which was made clear to us by them before we moved in). Charges for utilities and other services were not transparent and were very convoluted, when asking for clarification responses were even more confusing. Were charged for utilities even though we left the property and had checked with property managers. Would not go through this "company" again. read more

This review is mainly from my experience with Brian. I spoke with him yesterday 12/13/21 and scheduled to view a rental with him for today 12/14/21. Before hanging up he said he would text me to confirm the time and place, which he did. Today I'm at the rental waiting. About 10 minutes after waiting I called him to see if he was on his way. It's traffic time so I could understand if he was running late. He answers and tells me he tried calling me 2 times today to confirm, absolute lies! I tell him that I didn't receive missed calls/messages from him but that I did receive a call from the office. --The office called me to see if someone reached out to my inquiry and I let them know that yes I spoke with Brian yesterday and that I have an appointment today at 4, the man on the phone confirms this.-- I tell Brian that I'm at the house now and that I've been waiting about 10 minutes, his response "well I'm not there" well that's obvious or else I wouldn't be there on the phone with him wondering if he was coming! I drove from Waianae IN TRAFFIC and his response was "well I have an opening on Thursday" I had a few choice words after that and hung up. First of all, why on earth would I schedule another appointment when I was already there and he was a NO SHOW. Also, he lied about trying to contact me, I'm not interested in doing business with a liar. Absolutely unbelievable and he wasn't even apologetic, horrible. People are looking for homes and this is the crap they pull. I guess if it's a rental and not a sale it doesn't mean anything to them. After viewing other reviews seems like this Realty is known for standing people up. Explains why a 4 bedroom home in a good area, at a cheap price is still available after several days, flaky associates. read more

Horita Realty listed a property Hawai Ki Tower on Hawaii Central. As soon as the listing appeared I sent an email to Joshua Horita and got no response. The place looked OK so I then sent a text to Jennifer as she was cited in the ad as the showing agent. Got no response. Days passed... Finally today I got a one line text from Jenifer telling me to call Junior to set up a viewing. Called the number immediately and a receptionist answered the phone. She refused to let me talk to Junior. When I told her Jenifer texted me to call Junior 5 minutes ago she said "What for?'. I then told her wanted to view the property in the Hawai Ki Tower she said "Too bad, it's rented". She refused to let me talk to anyone to verify the property was rented, She then hung up the phone. I've dealt with a lot of realtors and property manager but Horita is in a class all of its own. They claim to deliver effective, personalized real estate services to clients throughout Oahu. Maybe they do when they're selling a property but based on my experience and what i read on Yelp they need to work on the Property Management side or get out of that business. read more

This review is solely for the property manager who spoke to me on the phone just moments ago. Saw an ad on Trulia about a rental unit, called them to schedule a showing and got transferred to the property manager of said property. The man who answered the phone everything that came out of his mouth were condescending with unnecessary attached comments; I opened with the intention to schedule for a showing for a unit, he then tells me they manages hundreds of properties and I need to tell him which one. There's gotta to be a better way to asking me for the exact property I was interested in. Now after immediately informing me that it's already been taken, he proceeds to ask me when I'm intended to start paying rent. Again poor choice of words for a property manager who I'm assuming needs to communicate with people on a daily basis, tells me to forget it upon telling him ideally June but soonest May (it's March 31st today) but not without a sarcastic chuckle that clearly were meant for me to be heard over the phone. That said property manager needs to be reviewed by Horita Realty for his demeanor as he's done a horrible job in representing them. I hardly write reviews on Yelp but that guy is horrid in dealing with people, not for to be in the position of a property manager at all. read more

the realtor that works here, name is Luis Pasion, (he is the realtor and the seller) he sold us a house that the first day we moved in was not hooked up to street sewage, the septic tank was covered with dirt and not disclosed to use there was no sewage. within a few days of use, the washer would back up all the water in all drains, including bathrooms and sinks and wouldnt go down. we called a plumber and that is when we found out there was no sewage hooked up and costed us $20,000 of just being here for one week. and the plumber needed that upfront before doing any work. they actually had to bring in a crane to dig and install a pipe after being here for a few years, we have been getting collection notices even tho we dont even have a mortgage. come to find out this house was a foreclosure. guild mortgage is trying to take us to court, and take our house and resell it. we contacted luis and he said he paid off the foreclosure. we asked for a receipt so we dont lose our home. he refused and said thats our problem. something that would take him 5 minutes is costing us years of trouble. extremely rude, non-ethical, dishonest, shady seller. read more

Terrible. Brian Karamoto is who we had to go through during our move out. He initially rubbed me the wrong way when he tried getting us to do more than our lease asked of us. Saying he "can't require" us to do a professional cleaning but was still just as insistent about us doing one. No thanks, I've always left every place I've lived in in great condition. This time wasn't any different. He told us he would pro-rate us if we got out before the end of the month then tried to go back on his word. He said we'd get our security deposit within 14 days from move out, instead, on the 14th day I got an email from them "requesting more information". Information I had already given Brian. I contacted him about it and only then did they cut a check for us. When we got the check it wasn't even for the full amount. He tried telling us we were responsible for rent until new tenants moved in. Umm no. After arguing with him he said he would send another check. Waited over a week and it wasn't sent. Called back and spoke to manager. Almost as bad as Brian. Saying how they did pay by 14 days... ya after I had to contact your company FIRST and you didn't even give the full amount you owed us. Shady and dishonest. Now I was contacting them again for the rest of the money. Terrible... worst experience I've ever had as a renter. read more

This review is for one of the agents, Brett Schenk: Let me start off in the beginning (stateside). We were frantically looking for a place to live online while couped up in a hotel room for 3 weeks. After looking at multiple listings and getting nowhere, I started spamming property managers that popped up and requested information on listings (about 10). The first person to respond was Brett Schenk (within about an hour of putting out the requests). In fact he was the only person to respond. We connected via phone fairly quickly and he responded to all of our questions very professionally and in full. It was obvious that Brett had great customer service skills. He had the current tenant send a few walkthrough videos of the house/property and instructed us on the formalities and paperwork. All of this was accomplished before we set foot on an aircraft to fly out. We had a move in date within two days of the initial request for information (still on the mainland). Once we arrived we were in constant contact with Brett with our move in date versus the current tenant's move out date. 4 days after arrival we moved in as planned. All paperwork and deposits were able to be completed electronically and Brett offered to meet us when needed at our place of choice. The move-in walkthrough was very thorough and interactive. Brett made notes on everything that we mentioned that would be double checked upon our move out (damages, holes in walls, things of that sort). The house was very immaculate minus a few nail holes. After that started the regular process of "if you need anything, just call or put in a work order" business. If you have ever had a BAD experience with property managers, you know this is where they usually show their ugly side. We were able to text or call Brett at anytime, whenever needed, and we always felt like we were the most important tenants of his. I'm sure he extends the same hospitality to everyone. Never did our texts, calls, or voicemails go unanswered for more than 24 hours. He always responds personnally. When he shifted over to Horita Realty, there was no lag in our paperwork or rent auto-pay. He helped us set up our account via the Horita Realty Appfolio app and we never missed a beat. Fast forward 1 year. Brett was so awesome at his job we felt like we were doing him a dis-service by choosing to move to another location (closer to my job). The move-out inspection was just as smooth as move-in. You as the tenant have some things to do per the lease agreement, and as long as that happens all is well. Even if your cleaning crew you hired missed a few spots, he holds them accountable, not you! If Honolulu has a property manager of the year award, I recommend Brett Schenk! My husband and I have had a very positive experience with Horita Realty. The company offers an online portal to request maintenance and pay your rent, which is convenient. I've worked with Jennifer Guasch for the last 4 years as the property manager of our rental. Jenny has always been responsive to our requests for maintenance and has advocated for our rights as tenants. When issues with electric wiring arose, she sent an electrician immediately. She cares about our safety, got to know us as individuals, and always showed us respect and fairness. I would highly recommend working with her if you have the opportunity. read more

Lies.... I was not upset with the owner of the house . But by poor management by the property management, Horita Reality. They never returned calls. As for the ac units . We asked the owners first before putting in window units because they didn't want to put in split system units. The house is unbearable during summer without an ac. FYI when we left and took out our ac's from the house, the owners put in ac units in the house we lived in. The owner had split ac systems and used it everyday. There was only one electric bill for both houses. As for the pet, we asked in advance also and there was a new lease drawn up saying pet on property. The owner was fine. And we got along good. Not sure why Horita Reality company is saying we had issues with the owner. The owners took it upon themselves to do the property managements work. Horita Reality is making us look like we had issues with the owner. The owners are fabulous. But shouldn't have paid to have a property management company that did nothing. Enclosed are the documents by Horita Reality Company making accusations that were absolutely wrong. You owe our family and the owners family a big apology!!!!! Apology found in a private message. We understood that there were individuals that had applied before us we were told that we were approved but when we tried reaching out to Laurie S. And Sarah about to seperate locations they were hard to get replys from almost like they had given up working with us. After leasing a home from Horita for 3 years it was time for us to leave the island. From the beginning, working with Laurie, to the end, working with Sara, we had all our needs met. Work orders are simple using the portal and contractors were scheduled as soon as possible (which on island can take some time due to high demand). Over all repairs were taken care of and any concerns were addressed. Communication could at times be slow due to the high volume of clients but the team made us feel like they were not just here to service their client but also their tenants. They are upfront with their move out expectations (provided to you at leasing and then again at check out) which makes everything run as smooth as possible. Our experience is that they are also fair with their damages and fees at the end of the lease and do their best to get as much money back to you from your deposit. This may be the reason why I, rather than Royce, ended up scheduling (with tenant & contractor) quarterly pest control. Since my previous property manager was able to do this, had expectation that Royce would be to do so also. Horita Realty LLC has a property management division. I use them for a couple of my rentals. Their ability to handle all of the tenants needs give me peace of mind. They find the tenants for me, do the background checks and ask for my approval of the potential tenants before signing any leases. They also submit my state GET taxes. Each month I receive a statement which shows all financials; they also produce a summary for the calendar year, which makes it really easy for income tax season. read more

I wish I had stayed away. Rental agent, Royce Naito, was super nice in the beginning, rented me a nice condo in Aiea. I sent him the list of the things wrong with the place, never fixed them. In the 2 years I lived there, the folding laundry doors that he said would be picked up 'soon' stayed on my lanai for the entire time I lived there. That's minor. When I moved out, my neighbor and I scrubbed the place for 2 days and got the place very clean, except for some crumbs that I missed in the oven after I ran the self cleaning mode, I forgot to wipe down the inside of the refrigerator (totally my fault) and I didn't scrub down 2 of the windows, though all the others were spotless. He found a hair on the floor and some dust around the base of one of the toilets. I took care of the hair and the dust before he finished his inspection. The charge? $300. He gave me a generic receipt from a cleaning company that doesn't exist to justify the expense. Bottom line, they have decent properties at market rates, but don't expect to get your cleaning deposit back. read more

HORITA REALTY IS CRAP! Our realtor we deal with is Royce Naito, terrible customer service, never, ever responds promptly, no urgency, everything is slow with this guy. I thought Royce was bad but husband just spoke to Mr. Horita and nothing but pure cockiness, no help at all. DO NOT BELIEVE ANYTHING ON CONTRACT....Yard Service included...bunch of crap, no yard svc for 2 months, so they say they not breaking lease but if we brought in a pet (contract states no pets)then we would be considered breaking lease. So I guess they can pick and choose what is breaking lease and what's not? We pay our rent on time every month (auto pay), no issues or complaints from neighbors, house is always clean. (ALTHOUGH NOT RECENT, IT STILL IS A FACT WE SHARE AND IS NOT FORGOTTEN): Upon arriving back to Hawaii (local boy), we were a naive first-time home buyer with in-laws and two young kids seeking a comfortable safe place to live. We did not know the "Do's" and "Don't's" of interacting with Realtors and how they were to help you. This particular female Realtor attempted to push a particular house in and area we did not plan to live...she drove there without telling us about the house or her intentions; she held it until we were there out front. At first glance we knew it was not what we wanted. She told us let's give it a chance, let's look inside. Holding our tongue, as to not offend and understood we would not settle, we went. It was morning; much to our surprise, "Families were still living and present in the house, not one family, families! They were lying around on the floor as we were literally walking over some people as she showed us the house; the families seemed to be aware and accepting, but we immediately left in minutes, having many mixed feelings of anger, embarrassment of imposing and more. We asked her, why did she show us "this house" and insisted on it, when we told her numerous times it was not us...she said, "it was what I thought you could afford." Enough said! We dropped her. We found a better realtor, currently living in our nice 4 bedroom 2 car garage brand new house (at the time), as first home buyers; we found a realtor that listened to us, supported us, together guided us to a home. read more
