    Nice personnel, clean room, free WiFi! Reasonable prices. Super helpful staff, getting around is easy, cuz hotel location is great!

There was not a lot of choices for my situation. PGH showed excellent ratings on my search engines. It looks like they've converted two Victorian houses. They have fixed them up nicely. I was told there was 19 rooms. The landscaping is pretty and there are some parts of work in progress. What really won me over was a call to Dennis; the front desk person. I talked to him inquiring about a room. The only room they had available was room 22. The room was nice enough, but had a sour smell. I felt it might be coming from the carpet The manager said they had put some type of exterior flashing near my window, which might be the reason for the smell. The room was nice and faces the street. I say this because there is a train that runs on tracks outside my window; which I felt was pretty loud. I would suggest bringing some type of EarPods. I went to bed at 11:30 PM and I could still hear the train running. Also, I found it a little annoying that the private bathroom for this room was located down the hall about three doors down. I was informed that there were six other guests sharing the same hallway. I brought sweats instead of PJs in case I had to use the bathroom in the middle of the night. I had to lock my door, then go to the bathroom and unlock that, re-lock it and go back to my room and unlock that door. I would bring lanyard to attach the keys (they attached to a large cumbersome metal key ring) which would have made this process a little easier. They consider this property a boutique which is fine but I would've called it a bed-and-breakfast. I liked that they had a glass of wine and some light munchies for happy hour in the pretty living room. A typical continental breakfast was provided in the morning. If you are bringing a car, make sure to email and reserve a spot since there are only 4 parking places in the secured lot. Of course there's going to be an additional charge. The stay was OK since I was going solo and it was close to my restaurant, my entertainment venue. I felt it was in a pretty safe neighborhood. looks like there is street parking available.

    Having finally stayed at the Parker Guest House as...well...guests...my wife and I can say with…read morecertainty that this is one of the best B&B-style hotels anywhere, not just in San Francisco. Centrally located, clean, cozy, quaint, and operated by friendly and competent staff (full disclosure: two of the staff are friends of ours, but they were NOT working during out stay), with the comfiest bed I have ever slept in, at any hotel, anywhere. There are tons of additional perks that come with booking a room here, and I am sure I missed many others, but the nightly "wine hour" (5:30PM - 6:30PM) is a great time to relax, and socialize with your party, or other hotel guests, either in the naturally-lit dining area, or any of the multiple patio areas (either up front with the fountain, or in back among the gardens and manicured private yard), while sipping on wine and nibbling on a self-serve charcuterie. There's brandy available in the library at night, should you be so inclined (re: I was), as well as a grand piano, if you fancy yourself a keysmith (re: I do not). Breakfast in the morning consists of many continental favorites, and appears to be a mostly DIY affair, although my wife and I were engaged otherwise, so I can't say for certain. Check out time is at noon, which is another added bonus! It's easy to forget that you're in the center of one of the world's largest cities, when staying at Parker Guest House: it's quiet, clean, serene, and a welcome respite from the chaos and clamor of a major metropolis, and was probably the most relaxing way to end what, for us, was a sudden, hectic and stressful impromptu trip to California. When we finally checked out and headed for home, it was probably the first time during the whole trip we felt rested and refreshed, and I think that says more about this place than any number of stars on a review ever could.

However, from the very beginning to end ranged from confusion, annoyance, to plain nightmare. The check in process was confusing and and cumbersome. I was given no check in information, and there was no front desk. The intercom at the front door did not even work, and I had to call their actual "front desk" who apparently said they did not have my information on file and made me go through these annoying steps just to find my hotel room key in a lock box. The most frustrating and nightmarish experience came the next day when I lost the hotel room key (a physical key). I called the "front desk" several times but received no answer then finally got one after about 10 minutes. When I told the man at the "front desk," he told that he would have to speak to the housekeeper. After waiting for another 10 minutes, he informed me that I would be getting fined $200 for the lost room key, which is plain ridiculous, since they didn't have a replacement key (other than the housekeeper's key). I understand a $25 or $50 fee for a lost key but $200 for a freaking key???! After waiting for about 40 minutes total, he finally walked over with my replacement key and begged me not to lose it since that would mean the housekeeper can't even get in (how laughable). What's worse was that the other guests were able to use their phone or a passcode to get in since all the room had e-locks. When I asked the man at the "front desk" why I needed a physical key, he said that not all of the e-locks were working--including the one for my room. What a load BS. A horribly dingy hotel that can't even get its most basic sh*t together. Stay at this incompetently run hotel at your own risk or better yet find much better options.

It is an adorable little apartment, full of charm, and with a gorgeous garden all our own. It has everything we need to live a normal life - to cook our meals, to relax, to clean up a little. And it has the sweetest owner who lives in the house upstairs and is both present and also un-intruding. I can't imagine a more ideal place for our first few weeks back in the states or a more charming landlord. I'm almost sad to leave it in another week and a half to move into our own apartment! This would also make a great vacation rental for someone who wants to stay in the real parts of San Francisco as opposed to the tourist centers.

The Mission Garden Retreat itself is a fabulous one bedroom apartment - a great space with new furniture and appliances. You can tell that Dan and his family (the proprietors) have put a lot of time and resources into making this place really nice. We ate out for pretty much every meal, but could see that the kitchen would be very useful for longer stays. The bed was really comfortable and the garden outside was beautiful. The neighborhood is very busy and bustling (only a few blocks from 24th St.), but the Garden Retreat itself was super quiet since it backs up to the garden and not the street. Besides the amenities, the location just can't be beat. The Mission is a fantastic local neighborhood with rich culture and some fantastic places to eat. El Metate was great. We like to eat at good beer restaurants when we're out, so The Monk's Kettle off Valencia was a short trip and was excellent. Dan was a great host. We felt comfortable and relaxed the entire time. If we are in the area again, we are definitely checking the Garden Retreat's availability.

Umbrella Bus barely got our passengers from Point A to Point B, did not do so efficiently, and arguably didn't do it terribly safely. We booked Umbrella for a 54-passenger shuttle to transport wedding guests from our wedding hotel to our ceremony venue, and then from the ceremony venue to the reception venue ($1050 total). I confirmed this itinerary with their staff by email and phone several times (at least three), because they kept sending me invoices that only showed a partial itinerary, but they assured me that they had the correct itinerary written down and would read off the correct itinerary on the phone when I called. On the first trip, the bus driver got the bottom of the bus stuck on a steep hill, rendering it unable to move. Guests had to walk nearly a quarter mile from where the bus got stuck to the ceremony site. The bus was also blocking the entrance to the park where the ceremony was held, meaning that park visitors and several wedding guests who were behind it were severely delayed in getting into the park. We had a couple of guests who missed some of the wedding ceremony because the bus blocked the entrance for so long. It would've been 3.5 stars if only for this, since it wasn't 100% the driver's fault, though he should really have known what the buses he drives are able to handle. On the second trip, though, despite me confirming the destinations in the itinerary with Umbrella MULTIPLE TIMES, the driver had somehow been given the wrong destination by their dispatch, and took guests back to the hotel instead of to the wedding reception venue. My family members had to argue with the driver, who insisted that he'd been told to take everyone back to the hotel, and "I'm only doing two trips, how will people get back to the hotel?" but he eventually relented and took everyone to the reception instead, but meant that most of the guests were delayed by quite a bit in getting to the reception. This definitely wasn't the driver's fault though, and was clearly the fault of the company/dispatch. He did eventually take the guests where they needed to go, which we appreciate.

Upon admittance into this quality resort, you will surely wonder why it costs so much money as you are led down the corridor into a shabby room set aside for receiving guests. No need for a lobby or etiquette! This is adventure lodging at its best. Complete with exercise facilities consisting of STAIRS up which you will surely lug your bags (if you decline the creepy guy's offer to take them for you), getting the best workout that a rat trap can offer. When not lugging bags around, you may find exercise as you attempt to dodge the unsavoury individuals who enjoy hanging out in the lounge and looming in hallways in the wee hours of the morning. For those who think health is for sissies, the European Guest House offers up a rare treat: unclean furniture. It doesn't matter what; EGH doesn't cut corners here! Only the finest dirt and vermin on the couches in the lounge, or even in the beds! Unfortunately, the lack of furniture in the rooms prevents maximum dirt-exposure, but fear not! What you cannot pick up from your room will surely be caught in the bathrooms. From the mould covering the shower door and walls, to the bottle of *mystery* shampoo lovingly stored on the window sill for any unsuspecting... er, that is, as a courtesy for guests. What's in it? Well, it's white and oozing out of the top, at this point, it's anybody's guess! Take a gamble, take your chances (or play it safe and bring your own shampoo). Good news for all those bathers out there! Touching the shower walls is a guarantee!! Unless you stand stick-straight with your arms at your sides and simply rotate left-to-right under the shower spray, you are most assured to scrape some part of mould-encrusted shower with your naked body. WIN! I can hear what you're saying. "Oh, I can get this sort of filth anywhere. What else does EGH have?" Well, I'm glad you asked, because only the EGH can offer something no other lodgings offer: excitement and danger while you sleep! Forget bed bugs, how does an un-impeded risk of falling 4-storeys down to your death sound? Good? GREAT! With their patented no-window-or-screen technology and with a thoughtfully placed bed right against the window, guests who sleep on the 4th floor will be guaranteed night after night of gut-wrenching excitement every time they roll over in their sleep. "Will I roll out the window?" "Is tonight the night I die?" These are some of the questions they will ask themselves over and over again. If you're lucky, it could be you! Wait, you may be asking yourself, "Gosh, this sounds too good to be true! Is there anything you're not telling me?" Yes, I admit, I'm holding out. Here are some other fine features of the EGH you can look forward to, should you decide to partake in this adventure: - Tiny rooms - Fashionable hooks on the wall for hanging clothes and bags (who needs a dresser?) - Dirty bathrooms - No toilet paper (bring your own and keep it in your room) - Did I mention the questionable individual hanging outside your door for a few hours at 2am? - Carrying all your valuables with you when you leave your room Bonus adventures include: - Getting your deposit back for your room key - Avoiding the creepy guy in the lounge who might keep hitting on you if you are female - Visiting the other floors to steal the toilet paper from their bathrooms Guaranteed Questionable-Fun for the whole family! Author's Note: In all seriousness, this all happened to me and my friend while we stayed here. This happened a couple years back, but judging from the reviews here, I'm sure this experience could be re-created if I (or you) were to visit again. Yes, I did lug 4 suitcases up the super-narrow stairs to avoid some creeper being in my room with me. We were given poor instructions to find the place and so ended up walking a few blocks down a crack alley (past crack addicts) to find the place, where we were left waiting outside. And yes, at 2am we found someone hanging in the hallway outside our door (just... standing there for a few hours), making it difficult to slip into the bathroom. I did have to think fast to get my deposit back and then hang out outside the EGH to get a taxi at 5am (surprisingly, the crack alley wasn't as threatening at that time of night. Go figure.) What an adventure, at least it's a story to tell, right?

Glad I took the chance! There seems to be many complaints from other visitors but my stay turned out fine. Stayed in a 4 bed male dorm: bed was comfy, pillow too thick for my liking, the sheets were extremely clean (felt brand new or they must of had professional laundry cleaners), loved the privacy shield on each bed, lockers were big enough for backpacks, ample lockable storage under the bed, had in-room bathroom and closet w/ hangers. The free daily breakfast was great! Plenty of options (cereal, waffles, juice, milk, coffee, tea, yogurt, fruit, toast, etc). Ample seating area with TV. Kitchen had all the cooking tools/amenities. Laundry room, common area, and they have an elevator! Plenty of bathrooms on each floor with signs/mirrors, hot water and toilet paper stocked. The location would scare some people as it is in the Tenderloin. You will see many homeless, drug addicts, mentally unstable people of all sorts. But I wasn't bothered by it, I'm a male and I felt safe at all hours of the day walking around, just pay attention and mind your own business and they'll leave you alone. Be warned that it gets really LOUD during all hours of the day. You're in the city and it got really hard to sleep at night due to all the noise (people yelling, car horns honking, police/fire sirens, garbage trucks clanging, etc). Tried closing the windows to block out the noise but then it got too hot as there's no AC in the rooms. So be sure to grab free ear plugs that they provide. It's not the hostel's fault for the noise, they have no control over that, so it doesn't warrant a docked star off the rating. Lastly and most importantly, the STAFF here are GREAT! From check-in and check-out, every single one of the staff here were sooo nice, helpful and kind. Great customer service with no attitude. One staff upgraded my friend so we can be in the same room, another staff didn't charge me for a big towel rental, another staff fixed my key card issue, etc. etc. I must of bothered them with a hundred different requests throughout my 3-day stay here and each time was met with great service and didn't make it seem like I was bothering them at all. I was genuinely so impressed, considering how many people they deal with every day. The bed prices were great and cheaper, especially if you use a promo code. I loved their staff/service, and just for that reason alone, I will stay at OVH over Music City Hostel the next time I come back to SF!

I found that inconvenient when wanting to do my hair and not disturb my bunk mates at the same time. There's also not an ice machine in the kitchen. I was able to get a cup of ice for $1 at the closest Jack in the Box. Depending on which direction you go when leaving, the homeless situation gets worse unfortunately
