At the time we were prospective buyers and were very concerned about a crack in the stucco of the pop-out of our row-home. After a $400 stucco inspection Tom's recommendations on an official report were: "Based on the feel of the sheathing and the moisture measurements, no action is necessary at or to the stucco." We were quite relieved and moved forward with the purchase of our home. Fast-forward to March 2022, ten months later. We saw water leaking down from the stucco after a storm and out of concern called in another company for an inspection. This inspection company found severe water damage using the same inspection methods that Tom supposedly used. The new inspector had enough concern that he warned us that we were likely in for a huge repair that would potentially entail going all the way down to the studs of our home. He also let us know that based on the spots Tom chose to check, he would not have gotten a proper reading and definitely did not know how to do a stucco inspection. In addition, he reiterated that there was absolutely no way that this happened in the ten months between the two inspections, this had most definitely been present when Tom came to our property. I have attached photos of the damage for reference as well as our stucco inspection report from Inspection Professionals. This ended up a $40,000 repair on a house we would have never purchased if we had a proper stucco inspection by someone that knew what they we're doing in the first place. I spoke to the owner of inspection Professionals, Steven Hunn , and his answer to this issue was to try to have us sign paperwork to keep our mouths shut (an NDA of sorts that he wanted notarized) and receive our $400 back from the initial inspection. We obviously declined. He also tried to use the gap mentioned above the door in our report as defense that they recommended something. This was nowhere near the stucco, was easily repaired by our contractor with a single piece of wood, and had absolutely nothing to do with the stucco. If I were you I wouldn't risk using their services. If nothing else I hope that this review can keep a few people away from this company and save you from the terrible consequences of a negligent inspection.

Nick was recommended by our Keller Williams agent and it appears does not provide an impartial inspection when working with real estate agents. Nick was recommended by my realtor (Keller Williams). I was with Nick for about 75% of his inspection. He answered my questions and concerns. Things that he found, he has no qualms on sharing his knowledge to us. My estimation of him is that he is knowledgeable and well qualified to perform home inspections. He is a young man who try his best to evaluate the house for his client. I did not suspect any conflicts of interest between him and my realtor. In my particular case: He walked 80% of the roof for visual inspection. He went through the main attic and the garage attic to look for water marks and other defects. He opened all electrical panels to visually inspect inside. He walked around the house to inspect side claddings and the likes. He inspected (visually) the condenser unit outside and heat pump and water heater inside. He inspected operations of all appliances. Overall, he spent about 3 hours at the house. I equivocate home inspector's as a jack-of-all-trades, master of none. Nick is a home inspector, not a HVAC technician, not an electrician, not a plumber, not a civil engineer, etc... As such, I have hone my expectations accordingly. There is always a large risk that any inspector will miss issues; which is why they will have you sign waivers prior to inspection! I believe the inspection was worth the price from what I've witnessed first hand. The outcome of this was a 24 page report. This review will be updated in the future if there was a glaring issue that was missed; that really should not have been. Time will tell.

We used Pressman for our home back in March…read more Where do I started; Dan was thorough with his walkthrough but he missed major issues. We have an older home and expected a few things that needed to be addressed but Dan brushed it off and told us that we just need to maintain it was annual maintenance. Things like: Electric wiring and our Hvac system. We have two light switches that do not function and don't know what ones purpose is for. The major thing that really gets me upset is our roof. That was the number one area I was concerned and wanted expert advice on. Dan went up on the roof and expected it and said the roof looked find and saw no issues with it. Fast forward I have a leak in my back room. If he addressed the roof appropriately at inspection, I could of addressed it before settlement.

Major things, that I asked the inspector to look at were…read moredisregarded: floor boards with holes, water damage in several rooms, major appliances that did not work. The inspector, to my dismay, kept saying "this is beyond the scope of the inspection". These are all things which are typically addressed. And then the inspector neglected to include in his report a number of problems that he found and noted: Nonfunctioning vent systems and lighting fixtures without switches. This will cost me thousands of dollars in repairs that could have been addressed but won't be because the inspector didn't document them. I highly recommend using a company other than Pressman.
