THE BEST HOME INSPECTOR WE HAVE EVER HAD AND THE BEST COMPANY WE HAVE EVER USED! We are currently looking for a house - this will be our 4th, and hopefully our last, home. Consequently, this is our 4th home inspection. Every other inspector has been... let's say, inept. More like they didn't know their a** from their elbow! They have all missed HUGE problems that we were then forced to deal with on our own once we purchased the house. Pest infestations, water leaks, useless rusted out appliances and so much more. Dayne Haigh was our inspector - he was prompt and professional and he found EVERYTHING! Not only did he find every problem (in the areas he was supposed to inspect - we did have separate inspectors for the roof and the plumbing etc.), but the report was unbelievably thorough! Everything was so well organized and explained, and all of the problems he mentioned were backed up by pictures. Even more shocking was the mold report that we received from them. This was a separate report, but I cannot tell you how thankful we are that we chose to include this add on! The MoldSPORE count was off the charts high, contained various types of mold spores and let us know that there was likely mold THROUGHOUT THE HOUSE! All of our inspectors were excellent, but our home inspector from HomeMaster was by far the best. Because of his reports we pulled out of escrow just in time. When you looked at the house, you would never have anticipated all of those hidden disasters just waiting to bankrupt us! We will never use anyone but HomeMaster for our future inspections. The amount of money they saved us was astronomical, and well worth the price of the report - which, by the way, we received very quickly! My realtor set up this house inspection to be done by Richard Gunder. A young man, Dayne, showed up at my front door and was not wearing a mask. He told me that he was NOT VACCINATED, had no mask ,and if I turned him away from the inside of my home, he would charge me the full price of the inspection.- $630. I am a 72 year old Physician with a high risk of Covid complications. I opened all the windows and doors, in order to ventilate my home, gave him an N 95 mask, which he charged $50 for this "work hazard". As he did his inspection, he closed all the windows in the house, making it very unsafe for me. NEVER AGAIN. read more

Housemasters appeared very thorough when I got the 61 page report, which noted a lot of issues that we considered before going through with the purchase of our house. The problem is that while the inspector noted a lot of minor issues, he missed some major problems like mold/fungus that was obvious if he had done a thorough inspection under the house. It would appear that he just poked his head under the house because my contractor said no one could have missed the damage. This ended up costing quite a bit of money, which could have been avoided if I had a better home inspection. I've had a lot of experience with home inspectors and I would not use Housemaster again. read more

A client of mine recommended Dayne with HouseMaster so I decided to tell a few of my buyers about him. At first he seemed really good but the latest inspection he did for a client was extremely uncomfortable, he seemed like he didn't want to be there and he kept making very rude comments about the home. He didn't want to inspect the AC because it was cold outside (we are in Camarillo so it doesn't get very cold), he didn't want to inspect a bathtub because it didn't have a stopper and he didn't want to look at the roof because he was running late to another inspection. Finally when he was getting the inspection ready he said "I'm running late but if you want me to get the drone out I can look at the roof but it'll be an additional charge". It had been sprinkling that day but it had stopped for about an hour before he offered. I explained we were at the end of our contingency time and need everything looked so he did and thankfully so because there were quite a few broken tiles. His comments and attitude were awful and very embarrassing. The listing agent stopped by during the inspection and asked what's wrong with your inspector, is he mad. My buyer did have an issue after we closed escrow and I did talk to the owner Richard but since the inspector didn't fully inspect the item, stating it was under construction since there was tape covering the drain they are not responsible. The bathroom had just been remodeled and it was by no means under construction, they had just forgotten to remove the tape so in turn that item wasn't inspected the way I feel it should have been. I'm very disappointed and will not be referring this company again. read more

Our house inspector erred in some areas that cost me money and time. I am not happy that a general contractor, and two independent licensed specialists negated his observations. He doubted that our fire door was legal. It was, after we spent money to prove it. He said my roof was in need of repair, which it was not, again after a general and licensed roofer called him on it. Again, my money spent and contractor time to prove him in error. read more

Stay away from this business. Richard does not know what he is doing and refuses to be accountable for his misinformation and inaccuracies. When asked to return (even if offered payment to correct his work) he turns belligerent, refuses to admit he may have made a mistake, and hangs up the phone. This is poor quality and in-accountability at its worse. Stay away. read more

The buyer for my brother's house used this home inspector, Richard Grunder. I do not recommend him! He crawled out from under the house and yelled: "the foundation is crumbling!" In fact, my brother had just used one of the best foundation contractors in town to redo the foundation. It turns out that they left a little bit of rubble from the work under the house, and that's why Richard thought it was "crumbling." The buyer had to pay the foundation contractor to come out and show them the permitted work. It made the home inspector look really bad (and the agent who recommend him). Richard also INSISTED the house had an attic that was no longer accessible and that the access used to be in a closet. The house has a flat roof! My brother had installed recessed lighting, so he knew there was no attic and the original owners came by and said there never had been "attic access" in the closet because the roof is right there and there's no attic. It was so weird that he kept insisting! My brother is an engineer, and he told the home inspector he could measure the difference between the ceiling height and the roof height. Richard also made a huge deal out of little things and went on and on about products that have been recalled -- that weren't even applicable to this house! So strange. It's like he has a huge ego and feels like he has to play savior and make himself look good. He kept looking for a reaction from the buyer and kept repeating himself. My family and friends have bought and sold many other houses, so I've been involved in many home inspections. Other home inspectors might have said, "I recommend you look at the permits for the foundation work," for example, instead of "it's crumbing!" Stay away from this inspector and this company. Use a reputable, knowledgable home inspector whose ego doesn't get in the way of providing an accurate report. read more

I scheduled a home inspection, and made sure to tell the scheduler that we had an inspection contingency date that we needed to meet because the seller is on a tight schedule and we're moving fast. The appt was scheduled for a Saturday morning at 9am, the inspection contingency date was the following Monday. On Friday at 11am, I received an email that the inspection had been moved to be several days outside our contingency date. I did not see the email until after work at 5pm. I called the phone number in the email, the office had closed at 3pm. My realtor had been calling throughout the day and was told to call the inspector and see if he could make it work, and was sent packing. It turns out that the inspector's appendix had burst. So, these people's brilliant plan, instead of trying to arrange for an alternate inspector, was to tell us to call the inspector with the burst appendix and see "if it could work." I then found another inspection service to come out over the weekend, and cancelled the other inspection, saying that we couldn't believe how terrible the customer service was, and what an unbelievably horrible situation they had put us in. I received several catty emails back. Do not use this company. They do not care about their inspector ("sure, he has a burst appendix, but he can take their call and go on out and do the inspection"). They do not care about their clients. They do not understand the importance of their job. They do not care if them having to cancel could mean that you will lose a property. read more
