I am being put up in a vacant unit while water damage, mold remediation and demolition "down to studs" takes place in my apartment. Lived here 50 years. Building is managed by Howard Management. This vacant unit had a plumbing issue - after flushing the toilet the water tank would not fill up and after reporting it to Howard Management a handiman employed by the building owners took a look in the toilet tank, wiggled a few things and it worked!! However, the problem intermittently continued so as I was at the office of Howard Management, I reported it again. This time plumbers were sent for, they came quickly, had the replacement part in their truck AND WORE SHOE BOOTIES inside my place (LOVE THAT!) and quickly fixed the minor but annoying issue!! Good call HM to have these guys on your speed-dial!! Appreciate the quick response! They were great. read more

I have been working for Howard Management Group (HMG) for about 20 years as a painting contractor on and off. The founding owner of HMG, Mr Howard Greenberg was one of the nicest persons I met as a vender. Also I heard same positive opinion about Howard and their staffs from their property owners. The staffs I remember, Mark, Nancy and Joe were professional and competent, and they make every efforts to satisfy tenants and properties owners need. From their job order for vendors, i sense that they understand the scope of the works for vendors. I also work for other management companies as a paining contractor. Compare to other management companies, in my opinion, HMG is providing quality services for their tenants and vendors . read more

Please move into Howard Management's 12617 Caswell Ave. apartments to enjoy the following: (RESPONSE to owner's reply below) - Extremely old windows that don't lock and drafty apartments that will let you 100% feel that summer heat and that winter cold. Plus, all that dust will get in daily to decorate your furniture. - If your water heater breaks, it wont get fixed. You get to enjoy days of cold water! If you threaten with legal action after a week, however, you may get that old, boring, hot water back. - A garage hermit! A guy that lives in one of the rented garages. While that may not be a problem, this individual is unhinged. Park in your designated spot, and you're likely to receive an angry tirade--or worse. This man seems to think he owns your assigned parking spot and will claim it back, inch by inch. His nightly ritual include DUMPING URINE next to your car and using the recycling bin across from the parking spots TO DUMP FECES. If you try to reason with him, he will pretend he can't hear you. If he decides he CAN hear you, he will insult you with crude and racist remarks. For other light maintenance, the maintenance workers did do their job, so I give them one star for that. RESPONSE to owner's reply : - I really didn't want to be petty, but since the owner has lied about never hearing about the garage, I am compelled to show proof of their emails. They are very aware of the situation. They choose to do nothing about it because the health hazard that rents the garage gives them extra income. - You say the property is well taken care of. Maybe by Oscar the Grouch standards? (Trash) As you can see in the proof we posted, management only checked on an old water heater after we reported it leaking. It took them 6 days to fix it. Legally, landlords in CA have about 72 hours to fix hot water, needed for personal hygiene, and considered an urgent repair. - As for maintenance, we ourselves cleaned out YEARS' worth of dust and trash out of the laundry room and wiped it whenever the nasty neighbors left sand all over the machine. Additionally, the "tenant" in garage C told us that one of the apartments pays for his electricity. Howard Mgmt. didn't confirm or deny, but future tenants should be aware that they may be paying for the electricity of a person who lives in the garage. read more

This review is for prospective small landlords considering Howard Management Group (HMG) to manage their buildings. I had a terrible experience with HMG as (1) it spent upwards of $20000 in mold remediation for a 2 bedroom apartment WITHOUT getting my authorization; (2) it failed to collect rent on another tenant for seven months before doing anything about it; and (3) HMG's communication is absolutely terrible. I am feeling the effects of this as my new management company is still waiting to hear from them some crucial missing information for transition. This Management Company treated us in an awful way. We contacted them about a tenant who was creating problems for everyone -- putting up cameras and cursing at us when we would walk by. There was also a drug addicted tenant whose apartment reeked. We asked Howard Management to speak with them both of them. We also had to wait months for anything to be fixed. They didn't seem to care. They gave us a complete runaround. Kept pretending they did not have our prior emails complaining of this. Did NOTHING. Based on this crazy situation, unaddressed by Howard,, we decided to move out 2 months early. They are insisting upon a "lease Break payment. This group cares about MONEY and not about their tenants. Over the past two years the quality of service we have received from Howard Management has completely dropped. At this point we're lucky to get any response or action on questions and requests. I also believe they didn't timely renew our insurance policies and that is why they are not responding to requests to provide proof of insurance. The people working at this place are either severely understaffed or total idiots, not sure how else to explain what has been happening the past couple years. I live in an owner-occupied six unit building that has been with this management company for a very long time. We will be canceling our service and moving to a new management company that can respond to questions and information requests. I have continued to be very pleased with Howard Management Group. They recently installed a new security system at our apartment complex. This has given me a feeling of safety in our neighborhood. Every now and then, the battery dies in the security gadget on the door that enters into the apartment unit. Then, we have to get a new battery installed. I emailed Howard Management to notify them. A handyman from the security company came out to my apartment immediately and changed the battery. The Howard Management staff that I dealt with were very kind and pleasant to deal with. I live in a property managed by Howard Management, the worst property management company I have ever dealt with in Los Angeles. They rarely respond to emails or pick up the phone. They ignored the request to fix the a/c and heater unit for 6 months and finally did, but installed it crooked on the wall. They won't replace a fridge that is freezing all my produce. We can't use the produce drawers. They ignored a toilet that kept running until it flooded the neighbors' apartment downstairs and caused black mold. They didn't clean up the previous tenants' trash for a month on the property, and ignored my requests to spray the place for roaches. It's disgusting. It's a living nightmare. Don't deal with these people. On top of all that, they charge full market rate, raise rent, and don't care about their tenants. read more

Howard Management were unprofessional and their manager Daniel Sloan is a incompetent and rude. Howard Management withheld $1000 out of my security deposit after they instructed me not do any work in the apartment citing that I lived there for over two years. No explanation or receipts were provided by the management (as required by law.) After multiple attempts to reach Daniel Sloan - their VP and manager he finally sent me a condescending response 2 months later (snapshot of his email attached below) and still no receipts or any explanation. What happened: During pre-move out inspection their inspector Keischa Harris confirmed that nothing in the apartment needed work and instructed me NOT to paint the walls. She also provided an approved by Howard Management vendor to clean apartment. As turned out that was completely misleading as they simply took $1000 out of my deposit to paint the walls and replace the carpet after i spent $375 on their vendor to prep apartment for move out and clean carpet as directed by their inspector. Daniel simply ignores my questions about pre move out inspection direction and Keischa simply said that she is not responsible for managers actions. read more

What an awful management company. I did enjoy working with Howard for many years before he sold the company to two brothers/ Tyler and Daniel. These two brothers either cared so little about our account that nothing was ever getting done, or were just outright terrible at managing properties. Ever since Tyler and Daniel took over, nothing was ever getting done. We've had duplicate payments being sent out, even after being told explicitly it would not happen. They cannot even manage to keep our necessary management documents on file, like insurance policies or entity documents. We've had several months, or years go by without any response to requests for service. After the change in ownership they are absolutely the worst management company I've ever worked with, and I work with many. read more

I got my bathtub unclogged recently and the service fast and great! Unfortunately, accounting did a poor job of sending me an email with invoice and not being specific about who to pay online. The invoice had Howard Management billing address and "Pay online" to the service provider. So, I paid the service provider directly. Now I've been charged twice because apparently it doesn't sit well with the books. The accounting promised to resolve this and call me back and that was a month ago. Last time I called you guys you didn't even answer. I had to dispute the charge with my bank. read more

Howard Management has been managing our condo unit for almost ten years. During these years, we had numerous interactions with the staff members at Howard Management, particularly with Dan and Nancy. We found that everyone we talked to at Howard Management have been professional and easy to work with. Recently we had a particularly good experience with Lowelon who took her own initiative to save us money. I am writing this review to share this fantastic experience. Recently the tenant notified us that the previous rent increase was not allowed by the LA Housing Authority due to Covid regulations. She said she spoke to the LA Housing Authority and were informed that our condo unit was prohibited from rent increase under Covid regulations. She provided official documentation from the LA Housing Authority supporting her claim. Faced with the information, we were resigned to rescind the rent increase and credit her the over payments. Unbeknownst to us, Lowelon at Howard Management thought the information the tenant provided was incorrect. She took the initiative to call the LA Housing Authority on her own to double check the information. She was able to verify that our condo was not subject to the Covid restrictions and corrected the information at LA Housing Authority. She then informed us of the situation and communicated with the tenant. In the end, we were able to let the rent increase stand and saved hundreds of dollars per month. We did not know Lowelon prior to this experience and we certainly did not expect her to go the extra mile to help us. We offered to send her something to thank her. She politely declined. We were deeply moved by her actions. It takes a truly special person to have the client's best interest at heart and put in extra effort to help us when no one expected her to. Thank you, Lowelon! Yes this is a real response they posted, and yes they misspelled my name. Comment from Daniel S. of Howard Management Group Business Owner 11/2/2015 Azie, we apologize for the inconveniences you have incurred during your tenancy. When we found your experience publicly posted (before approaching any superiors of Howard Management to rectify your issues) we were disappointed we did not get the chance to rectify some of these things before this went public. Nonetheless, we have some areas of your review that we found accurate and other areas embellished and misrepresented that we believe are important to clarify. As our Yelpers can clearly see, we take responsibility for our mistakes and do not evade responsibility when we need to be held accountable but we have to defend our version of the facts when it is warranted. We're now going to start from the top and address each issue that was unacceptable to you in your review. In the interest of time and efficiency, we are going to paraphrase, but not skip over, the timeline of facts. July 28th - August 1st: Before the lease was executed, Azia had requested to have the carpet changed to laminate flooring. Unfortunately, this request was not approved. We offered to replace the carpet if she would like to contribute half of the price of the upgrade. Azia declined for reasons we will not advertise publicly. Azia tells HMG that she will need to see how her allergies and cat react to the carpet currently installed. The lease is then executed on August 1. Saturday, August 29th. Azia moves in and emails our Leasing Agent with confirmation of her parking space. Azia demands we call all the residents for verification of the parking spaces. HMG complies and does so. HMG gives Azia bad information on the actual number of the spot (the spot was changed numbers and our record of it was not up to date) but the spot assigned was the correct one all along. Azia claims this process took two weeks. This took two business days. September 2nd: Azia submits her move in inspection report and cites the areas of the unit that are in good, fair, and poor condition on time. September 3rd: HMG dispatched a handyman to repair a window crack and fix the outlets that were painted over. These repairs take multiple appointments to complete. September 9th: Azia's allergies flare up and demands new carpet. Azia demands to know the age of the carpet. HMG complies and tells her the carpet is 4 years old. HMG complies with Azia and replaces the carpet and does not charge her. Azia tells HMG she will not be moving her stuff because of her carpel tunnel. September 28th: Azia contacts carpet vendor for installation on 10/13 and/or 10/14. October 7th: Azia requests installation of ceiling fan in the bedroom, reports a cockroach on the outside of her window and no screen in the bathroom window. This email was unfortunately sent to a spam folder and Azia did not receive a reply. October 9th: Azia re-sends the email that was not responded to. HMG responds and denies the ceiling fan request because the structure of the ceiling will not support a ceiling fan. This property was built in 1957 and the current building codes do not permit the installation of a JBox in this particular unit. If a ceiling fan is installed, there is a possibility that the fan will fall on Azia. Azia hires two electricians that tell her it can be done. We agree it can be done. But it's not to code. October 15th: Azia reports broken mailbox. Email was missed by the Maintenance Department. October 26th: Azia blasts HMG on Yelp after carpets were replaced free of charge. October 28th: Service order for bathroom screen is in and a handyman is scheduled to make the repairs. In closing, we are taking responsibility for not achieving the Howard Management standard of success with regard to your unit. In some cases we were too slow to respond and act. In other cases, we exceeded and went above our standard procedures. In fairness, we worked diligently to correct our mistakes and shortcomings with your unit and tried to appease your personal preferences but were unsuccessful in doing so. My first experience with Howard Management was when visiting a friend who lived in a building managed by Howard Management in West LA. The building was noticeably clean and well maintained and my friend was very happy with her tenancy at the building. At the time, I was looking for a new place to live and decided to call Howard Management to inquire about their vacancies. They worked with me to find a unit that matched my criteria and could not have been happier with the building and unit we chose. Since then, I was able to maintain relationships with people in office and even became a vendor servicing some of the administrative needs of Howard Management. I have truly experienced Howard Management from top to bottom and appreciate their honesty, integrity, and pride they take in their tenants, vendors, and buildings. I highly recommend Howard Management whether you are a tenant looking for a rental, a property owner looking for a manager, or a vendor looking for a partner that is great to work with. read more

I can only say one thing (that to me makes or breaks things) - the team at Howard Management always makes every effort to help, assist and do so promptly with every problem we've ever had in our 7 years as tenants. Sure some problems take time to solve, you don't always get "what you want" - but that's not what makes a property management team great. What makes them great is their care, personal attention and true effort to come through for us each and every time - when it was urgent (like water main bursting) to mundane issues (like door handles being really hard to open or weather stripping). I would love nothing more than to forget the nightmare also known as Howard Management Group but since they asked for a review, here it goes...  If you do decide to rent from this company, here's what you can look forward to: Unresponsive or Unpleasant Communication: their default mode will be to ignore you.  Prepare to email and call multiple times before you're acknowledged.  And, when they do respond brace yourself for rude, disrespectful replies.   Constant Maintenance Issues: rather than pay skilled professionals, they will continue to send their handyman - who is lovely by the way and in my opinion the only redeeming person at the company - to put bandaids on bullet wounds.  i.e. instead of fixing the roof which was in dire need of repair, they just sent him to do cosmetic repairs to the interior water damage every time it rained Unexpected Visits and Illegal Entry: For example, early one morning, I awoke to men talking in hushed tones outside of my bedroom window.  I was terrified and rolled out of the bed as quietly as I could to grab my cell phone and run into the garage or out of my front door.  When I got the front of the house, I noticed a work truck in the driveway.  Turns out someone scheduled maintenance on my water tank but no one bothered to ask either if was convenient for me or at least give me a heads up.  I was planning to work from home but they needed to use heavy equipment to break up concrete so I had to work elsewhere. Lack of Accountability: they will blame everything on the property owners and will not ever take any responsibility for the properties that they "manage."  Stolen Security Money: similar to other reviewers, they stole security money from me.  Unfortunately for me, I was moving to the east coast and starting a new job so I didn't have the bandwidth to take them to small claims court.   I just really wanted to be done with this company so imagine my surprise when the decided to email and text me for a review.  There is more but I will leave you with this:  I know you want to live on the Westside but for your own sake run don't walk away from any property they manage. read more

It's not like it's your choice to do business with them, but they're really awful. This is mostly a review of maintenance/repairs. In the 6 weeks Howard has been managing the property I live in (owned by complete slumlords who subcontract out to Howard Management) my windows have been painted shut, they start projects like re roofing before 8 AM (illegal), and Tyler threatened to throw my bike away (which had been stored outside my place no issue for over a year). I had some repairs done that required my cat and I to be out of our apartment, and when I came back way more done to my apartment than I expected. My place was repainted without me knowing it would be, so all my furniture was moved to the center of the room and not moved back. Lead filled paint chips were everywhere. They broke a picture frame, didn't tell me. There was silt/more lead filled paint filling my bathtub I had to clean up after them. They didn't hang my towel rack back up, so now I have to do that. The paint color they chose was insane asylum white, so now I risk being charged $$ to repaint my apartment back to the warm white it was previously. All around a super unpleasant experience for repairs meant to leave the property in an elevated state. Management is also rude, and quick to clap back at the criticism they receive online. I'm in the luxury service industry and would never publicly respond to clients the way they have. It goes to show you they're not a very sophisticated company, though they charge a high price for their rentals. Do your best to do your due diligence and don't rent from these people, or another similarly slimy company. However, you might be like me and find yourself at the mercy of a company like this through no fault of your own. read more

No doubt because other people have come forward to express their negative experiences with Howard Management, they have taken to desperately sending out requests for reviews, sending out multiple harassing text and email messages.. likely then falsified and filtered as evidenced by their supposed 5 star 123 reviews using Oggvo, a "review" platform that exists to blatantly manipulate reviews (see attached image). From reading the most recent reviews, it's obvious that they have gotten EVEN WORSE than when I rented from them.
