They also offered to leave their containment up (including some temp poles) for the duration of my build-back project. The team was careful of my house during the demo which involved carrying large, heavy pieces of shower glass down some stairs and through some turns. The only downside I found during the process was the need to pay for the site visit for the quote. This payment is credited to the bill and it wound up being a non-issue due to selecting BH environmental for the job, but none of the other companies I had out requested payment for the quoting visit.

None of this process was communicated clearly to us. I appreciate the owner's effort to make it right with a refund of the fee. I wouldn't even recommend requesting an estimate from these people. I wish I hadn't. The star is because someone technically came out. They were the only ones who charged a fee to come out, and their inspector spent a total of maybe 50 seconds in the bathroom that had water damage. The person who came out told us would have an estimate within a day, and no estimate. Unlike the other companies that came out, he made no inquiry about the age of the house or mention of required asbestos testing. Overall, his visit did not inspire confidence that any estimate we did get (if we got one) would be valid or accurate (not require change orders). Maybe the reason why some reviewers say they're cheaper is that they cut corners? (We wouldn't know as we never got our estimate.) We were really dissatisfied even with our (extremely brief) visual inspection experience. Communication with respect to the process was not good (as we don't know what's going on). Clearly my short list selection process failed me here. ETA: Apparently they were waiting on payment for the estimate (no one made clear what this process was), which we finally got, and indeed did not include asbestos testing.

I was pleasantly surprised by the affordability. Additionally, they promised me the job would be completed in 1 day! WOW! This would be best case scenario. The office staff was also very kind and helpful with prompt estimate and response time. Today was the day of the job, I was very anxious and worried due to the fact that my parent's house is very old. The job supervisor, two workers and Arturo came out to ensure that everything would be okay! They did a superior job, kept everything clean, taped off all areas and did a great job with containment! Honestly, all of the reviews below outline why James is so phenomenal. I, however, want to focus on the two things that were most important to me: how thorough he is and also how communicative he is. We arrived to our new home as first time home buyers and James had already been there for about an hour or so. He stopped what he was doing to introduce himself to us and give a very quick brief of what he'd already found and what he still needed to check. He said he would be quick with the first talk, since we were going to do a complete walk-through after, so he would be much more detailed then. He pointed out a few minor issues to us immediately, and then continued on his inspection as we walked around. About 15-20 minutes later, he was done and came and got us for the walk-through (our house is tiny, heh). As promised, James did a COMPLETE walk-through of everything: inside, outside, back yard, front yard, side walk areas, patio areas, the garage, the water line, etc. I'm serious... everything. The walk-through itself took about 40 minutes, since we had questions, and he seemed happy to communicate everything to us in detail (see, communicative AND thorough). All in all, he only found some minor issues that we can put in a repair order for, but he said the house was in good condition and congratulated us. He also sent an extremely detailed report within about 1 business day, inclusive of pictures, possible fixes for things, and detailed descriptions of the issues that there were. If I ever buy another house, or need another inspection, I will absolutely be calling up James. He was everything you want your home inspector to be, and more! read more

James is an excellent home inspector and is extremely thorough. We needed a home inspection and was able to schedule him very quickly, he's quick to respond to text (my preferred way of communication). James did a new home inspection for us (2 units-duplex), even though this was much more ground to cover than he expected, he stuck to his word and honored the price he quoted me over the phone. I was very grateful, he found many things wrong with the house that I would never have noticed. In fact he was so thorough, the selling agent got a bit agitated, but if I'm being honest that's what you want from your inspector! By no means is he slow, he moved quickly but not rushed, documented everything as he went with photos and had all the right tools for the job (drone, r/c camera for the crawlspace, inspection camera for the sewer lines) Got up on the roof, got into the crawlspace, no joke, went thru the plumbing: he inspected everything top to bottom and everything in between. He was able to make recommendations as to what needed to be replaced and what was still in good condition. The written detailed report was excellent as well, everything was labelled with photographs and was excellent/clear to use for negotiations. If you're shopping around for a home inspector, this is your guy who will give you a fair price, has all the tools and experience for the job. read more

Where do I even start..... I have worked with James for a number of years and he has built a phenomenal team of inspectors. There have been other inspectors but none that have been so thorough, made the experience enjoyable and didn't take the entire day to go over findings. He is incredibly professional, he explains his findings to everyone including the seller(s) and the listing agent(s) and answers any questions on the spot. The reports are detailed, but easy to understand with photos and video. He gets back to you in a timely manner and his pricing is exceptional. He doesn't gauge clients with pricing at all. I always worry about him because he really does go above and beyond for his clients, he will go underneath the home/building, goes on the roof, I mean it when I say he is THOROUGH...but I also don't want him to fall off a roof and you know what....because I need him around for my inspections :) Lastly, after the inspection he is quick to get the report(s) back to you. During the past year and a half (during covid) he was still working non-stop, and managed to get reports in quickly! As a realtor I've had my share of experiences with numerous home inspectors. Most of them will go through the regular routine and provide adequate service. However James has clearly stood out from the pack. Not only was he timely with his responses (even during the week of Thanksgiving), but he also showed up when he said he would. He was very kind and patiently explained the process to me, a first-time homeowner. He was efficient and very thorough and was able to go through our 1600 sq ft single-family home in 1.5-2 hours. At the end of the inspection, he summarized his findings and gave his recommendations on the repairs that should take priority. He sent over a detailed report a few days later that included pictures and descriptions of the things to watch out for and what should be repaired sooner than later. It was a pleasure working with Titus Inspections and would recommend Dean to anyone looking for a home inspection by someone they can trust.
