The office management is…read moregreat (not sure what the other reviews are talking about) Debbie and Lorena are always super sweet and the 2 times I've had problems with neighbors it got handled right away. They even took care of my husband's tire when it got slashed on the street. (Not even really their fault but the parking was being resurfaced so we had no choice but to park on the street) Safety wise. It's an apartment in Perris. That being said I have never felt uneasy about being alone here or taking my dog out for walks alone after dark. The only reason I knocked off a star is because yes parking is pretty bad. There really isn't anything they can do though due to limited space. Also because I wish we had a gym instead of a room that is only used for a few parties. Also because of all the people that let their dogs out, without leashes....something really needs to be done about that. All that being said though, the rent is cheap, the apartments are very large, and the maintenance guys are awesome!

My AC unit was acting like p last summer they were on top of it and chanced the compressor immediately and had us cool as the other side of the pillow. No complaints here grounds are regularly maintained and the pool is always clean.

    Living at Avila Apartments in Menifee has been one of the worst rental experiences I've ever had…read more Don't be fooled by the nice exterior or staged model units -- the reality is a completely different story. Management is unresponsive, disorganized, and frankly, rude. Maintenance requests are ignored for weeks (if they're even acknowledged), and when someone finally shows up, the work is usually rushed or incomplete. You're better off fixing things yourself or just living with the problem. Noise is another major issue -- the walls are paper thin. You'll hear every word your neighbors say, every dog bark, and every footstep above you. If you value sleep or privacy, this is not the place for you. The rent is ridiculously high for what you get. They tack on hidden fees and raise the rent with zero justification. And good luck getting your deposit back -- they'll find every excuse to charge you for "damages" that were already there when you moved in. Parking is a nightmare, trash is constantly overflowing, and don't even get me started on the security -- or lack thereof. Packages go missing often, and the gates? Rarely work. In addition they rip you off when moving out with fees that are not legitimate. Save yourself the headache and keep looking. Avila Apartments might look like a luxury complex from the outside, but it's all smoke and mirrors. Living here was a huge regret and the leasing staff is condescending and rude (Chrissy and Crystal).

I suffer from TBI and had to ask questions about early termination fee and etc and they hung up as I was asking and had a huge chip on their shoulders , lack of safety for residence and maintenance is not kept up. Our apartment door keeps being messed with daily and noise constantly occurring after hours we complained but they don't do anything . Also when it's hot and you have ac on ants practically raid the apartment and they have to schedule a week or days out to have an exterminator come in. There is a lot more and we only be here 6 months ... it's why we are leaving

    This place is extremely horrible, as corporate Anez , they have roaches, rodents,plumbing problems,…read moreequipment in the work out area doesn't work, jacuzzi doesn't work, they literally have maintenance men that are up in age 63+ , they never fix anything properly, there's barely any employees in the office, they constantly act as if they're fixing things but they don't,partially work (lazy and don't want to put the right people to do their job right) ,this place honestly needs to be shut down and rebuilt, people break their lease extremely often, parking is ridiculous, you can't have family members over,around holidays, unless they park a mile away, I am definitely in the process of getting the information I need to get something done about this, people like to live comfortably especially if you have a clean home .And these apartment building needs not one rating

They had cameras but apparently didn't work. Only 1 out of 3 of the washers/dryers in the laundry room were "in service" (but looked musty af). The property manager (Emily) would tell us to show up at a certain time to finalize everything and she wouldn't be there (happened more than once). It honestly seemed like they were never in the office (whoever owns these apartments might want to look into their employees for not ever being at work). When we applied we had to give a $100 deposit, initially they said it would be refundable, and in the end they didn't want to give it back. Not worth your time or money for these run down apartments.

    Lived here for about 2 years. The apartment itself was fine, but overall the experience felt off at…read moretimes. When we first moved in, I went to the pool with my kids and was questioned about whether I even lived there "because she had never seen me before," which was strange. Another time, I was walking my kids to the park and was followed from the office area, and that same person ended up sitting at the same table as us without saying anything. It just made things uncomfortable. Communication with the office was also difficult at times. While responses may be described as "direct," they often came across as defensive rather than helpful when concerns were brought up. Parking was also an issue. We were never clearly notified about how limited guest parking actually was, and visitors often had to park down the street. There were also times we saw people camping right outside in the corners of the property. They would get removed, but then come back weeks later. There were also multiple car break-ins while living here, and neighbors would often warn about seeing sketchy people at night. The move-out process required multiple follow-ups. The itemized statement was not initially provided by mail as stated, and was only uploaded to the portal after repeated requests. There were also duplicate charges and a prior payment that had to be corrected. After posting a review elsewhere, management responded stating that everything was clearly communicated and supported.     2/5 Stars Date:…read more09/2025 Overall, my experience at Villa Annette was just okay. I made great friends here, but the biggest issue was with Karin; her lack of professionalism and parking. Inspections: Expect frequent inspections--every 2-3 months. From the day we moved in, there always seemed to be a problem. Despite the property being non-smoking, during our first inspection Karin left a note accusing us of a "heavy odor of smoking." My spouse and I don't smoke or drink, so this was frustrating and inaccurate. After emailing the office informing we can provide specimens to test, Danaisia kindly had the note removed from our record. Parking: Parking is a constant headache. Guest parking is very limited, and cars are towed easily. The rule is that cars can't be in guest spots for more than 4-5 days, but Karin tells people that simply moving a car a few inches "resets" the rule--completely inconsistent enforcement. Example of this is the Texas plates in the complex being allowed in a guest spot for 3+ months (never has been towed and not the mention, when this was expressed to her, this is what she advised). Dogs & Rules: Karin does not follow the same rules she enforces. Her little brown dog is never leashed, even though the policy requires it. She tells others to walk around her, and if you don't, the dog reacts aggressively, due to this she yells at tenants. She also ignores the rule about picking up after her dogs, despite management's $25-per-incident fine.we were walking our dog one morning and she left her dogs poop on the sidewalk. Went back a few hours to see if it was picked up, it was still there. Many other residents can confirm this. Move-Out Experience: The worst incident happened during move-out. Our official move-out date was 9/6, and we had already paid prorated rent through that date. A week early, someone dropped off keys with the same unit number (the apartments are different by letter ex. A-102, D-102, J-102, etc.). Instead of verifying the paperwork, Karin entered our apartment without notice--while my spouse was still inside. She later gave conflicting stories: first claiming she used the dropped-off keys, then saying she always uses her master key. Claiming she rang and knocked on the door by my spouse was asleep. Not true, my spouse was laying down on his phone. She also brought her dogs with her during working hours while entering, which is highly unprofessional. Whether she stepped in "a foot" or more, she had no right to enter without notice, especially since our rent was paid through the move-out date. Final Thoughts: The community itself is fine if you don't mind constant inspections, limited parking so if you don't like guest- this may be good for you, and a manager who makes assumptions instead of confirming details. Danaisia is professional, responsive, and great to work with. Matt is also helpful, but keep in mind he's related to Karin
