Management is unresponsive, disorganized, and frankly, rude. Maintenance requests are ignored for weeks (if they're even acknowledged), and when someone finally shows up, the work is usually rushed or incomplete. You're better off fixing things yourself or just living with the problem. Noise is another major issue -- the walls are paper thin. You'll hear every word your neighbors say, every dog bark, and every footstep above you. If you value sleep or privacy, this is not the place for you. The rent is ridiculously high for what you get. They tack on hidden fees and raise the rent with zero justification. And good luck getting your deposit back -- they'll find every excuse to charge you for "damages" that were already there when you moved in. Parking is a nightmare, trash is constantly overflowing, and don't even get me started on the security -- or lack thereof. Packages go missing often, and the gates? Rarely work. In addition they rip you off when moving out with fees that are not legitimate. Save yourself the headache and keep looking. Avila Apartments might look like a luxury complex from the outside, but it's all smoke and mirrors. Living here was a huge regret and the leasing staff is condescending and rude (Chrissy and Crystal).

I have a few things to keep in mind that isn't staff related: 1) It's an apartment complex and you will have someone above or below you. My downstairs neighbor routinely said we were being to noisy and complained allot and we are not noisy. Meanwhile I was awoken from their snoring pretty regularly. Walls are thin you will hear "things". 2) Parking can be a pain, you can get a covered spot or garage for an extra fee. Note the garages have no outlets so if you want to do anything but park your car options are limited. 3) Crime rate is low, a few parked car break-ins, mail box break-ins occurred and they have found homeless persons in unsecured cars before. All in all, it's a safe place where you could call home.

I lived here for about 6 years, from November 2019 through December 2025. Unfortunately, what…read morestarted out as a decent place to live progressively became a nightmare. There were constant mailroom break-ins. One night around 3 a.m., I actually caught someone breaking in and called the police. When the officers arrived, they were extremely frustrated because they said the office had not been helpful with previous cases. The cameras weren't being properly maintained or repaired, leaving them with little to work with. What was especially frustrating was that residents affected by break-ins weren't notified. After my incident, I found out there had been other issues, yet there was no notice to residents. I'm honestly surprised to hear that the gates now work. During the entire time I lived there, they rarely worked, and I moved out in December 2025. Parking was another issue. If someone parked in your assigned spot, the office would apparently take up to three days to do anything about it. That meant you could be without your own parking spot for days. We also experienced two separate flooding incidents caused by an upstairs neighbor. During the first incident, the janitor knocked once and immediately entered after knocking. It was around 8 p.m., and I was half naked, so I was understandably upset that I wasn't given enough time to answer the door. More concerning was the lack of remediation after both flooding incidents. Nothing was really done to properly address the affected areas, and the walls weren't properly checked afterward. I was concerned that this could eventually lead to mold issues. Unfortunately, that is exactly what happened. We dealt with what we were told wasn't mold for years. Eventually, it spread from the bathroom into the bedroom closet. Management wanted to paint over it, which I refused to accept. At that point, I demanded to be released from the apartment without notice, and they allowed us to leave. Moving out was the best decision we made. Living there had become a nightmare. I now live in a newer, cleaner apartment, and I've noticed that my sinuses have been much better since leaving. Maintenance was also consistently slow in my experience. It often took around two weeks to get something repaired or completed, and I would have to repeatedly remind the office to follow up. I was friendly with one of the janitors, and he told me that there were only two of them handling the maintenance work, so hopefully staffing has improved since then. There are also safety concerns for pet owners. Coyotes do come into the area and, during my time there, one attacked a small dog while someone was walking it. I would be very cautious about walking pets around the property, especially at night. There were also people coming onto the property in the mornings with shopping carts, going through trash and collecting things, which added to the overall feeling that the property wasn't being adequately controlled. If you decide to live here, document everything. Take pictures, keep records, and communicate with management through email whenever possible so you have a written record of maintenance requests, incidents, and conversations. After six years, I can honestly say that leaving was one of the best decisions I made. I hope things have improved for the current residents, but based on my experience from 2019-2025, I would not choose to live here again.

Over the years, I've actually had a lease in a one-bedroom, a two-bedroom, and now a three-bedroom apartment here, so I've experienced quite a few different parts of the community. The fact that I've continued to renew and move into larger apartments within the same property probably says the most -- I genuinely love living here. One of the biggest reasons I've stayed is the management and office staff. Roxana, the leasing manager, has always been wonderful, and Carmen and the other ladies in the office have always been helpful, friendly, and easy to communicate with. Whether I call, email, or stop by the office, I've always felt like my questions or concerns were actually listened to and handled. Communication makes such a HUGE difference when you're renting, and I really appreciate that I've consistently had a good experience with the office here. I also have to give a huge shoutout to the maintenance team, especially Mike!! He is absolutely fantastic. Anytime I've submitted a maintenance request, it has been taken care of, and something I especially appreciate is that the ladies in the office follow up afterward to make sure the work was completed AND that I'm satisfied with it. That extra follow-up might seem like a small thing, but as a resident, it really does make you feel like they care about whether the issue was actually resolved and not just marked "completed." I can't forget Joshua either, he has been a great worker here too! The property itself is also very well maintained. The grounds are kept up, the pool area is beautiful and always well cared for, and in my experience residents are really good about cleaning up after their pets. It's also a surprisingly quiet community, which is something I really value. Even though it's an apartment community with plenty of families and pets, I've always felt comfortable here. Another huge plus for me is that the community is accommodating of my emotional support animal, Bolt. Being able to have Bolt with me is extremely important to me and honestly plays a big part in where I'm able to call home, so I appreciate having a community where he can be with me. Parking has also worked out really well for us. Depending on the apartment, your assigned parking may be a covered space or a garage. My current three-bedroom comes with a covered parking space, and I also chose to rent an additional private garage, which has been SO convenient. I love having that option available rather than being limited to only the parking that comes with the apartment. After living here for several years and experiencing three different apartment sizes, I can genuinely say that I've never had a single issue that made me regret living here. No apartment community is going to be perfect 100% of the time, but what matters to me is how things are handled when you need help -- and I have always had great communication and support from the team here. I also think it says a lot that when we needed more space, instead of looking for somewhere else to live, we simply moved into a bigger apartment within Hilltop at Winchester Creek. We went from a one-bedroom, to a two-bedroom, and now to a three-bedroom because we wanted to stay in the community. Thank you to Roxana, Carmen, Mike, Joshua, and the rest of the office staff, and the maintenance team for everything you guys do. I know property management can sometimes be a thankless job because people are usually much quicker to leave a review when they're upset than when things are going well, so I wanted to take the time to share my experience as a long-term resident. I have lived in many apartments. It's difficult to give a general assessment of the "property" as…read moreone's experience can vary greatly depending on which building you live in, and which neighbors you have. Living here was a pleasure and a wonderful experience (even more so initially), because I moved in when the complex was fairly new and with many available units still, and the experience was still a strong "Good" when I left. As the duration of my 1 year lease carried on, the experience diminished in some way, but not as a result of Jefferson Avena as an org, or as a result of the management staff, but as a result of your own neighbors. On a daily basis, management staff can only clean up so many trash stains, and garbage thrown all over the waste area, dog urine, dog feces, leave so many notices for parking, noise, folks wrecking the pool area, on and on and on. The diminished experience that I had, is likely to be experienced at any rental, with outcomes largely determined by the staff to correct for and remediate these issues and enforce a respectful/neighborly culture, in a timely manner (which Jefferson admittedly did a bit more of when I initially moved in). Many of the "issues" are universal, with great consolation being that Jefferson Avena does have a portal to report issues and they address those issues quickly With that said, Jefferson Avena does still have good community culture, does feel very safe, and is still a great place to live. This complex is located near everything you could need so you don't have to go far which is good. They don't have a playground. But right around the corner is a beautiful park in Menifee for adults and children Pros: - newer complex - 2 pools - 7-8 min from highway - near parks, library, grocery - near many stores / plazas - safe community - near several schools and gyms - friendly staff - apartments priced at market, means that Jefferson Avena offers pricing, for a new complex, similar to many complexes which are older/dated) - the apartments seem to be well insulated - Good incoming light Cons: - The outside gates slam very loud, which would be very loud if right next to your unit - The apartment doors are like a vault. Feels incredibly safe, but as a consequence, incredibly loud when they slam, and because they are spring loaded, you hear large spring loaded doors slamming all day which is enough to wake you up if you are a light sleeper ( biggest issue for me here. The doors should have a mechanism so they don't slam shut ) Where Jefferson "can" improve, and can influence better outcomes: - Jefferson was initially more engaged in sending email correspondence reminding neighbors to be considerate of one another, mind noise, etc. I think this reinforcement of neighborly culture and accountability is a great way to uphold standards/the experience - move out costs/communication: There was a bit of break down in communication during my last month as a tenant regarding my move out and the necessary communication chain (but we worked it out) - We all know that paint and carpet and upkeep cost money, but I think that even a great leasing experience, can ultimately feel soured, by costs upon move out that sometimes feel surprising/questionable. With respect to security deposit, I think a better approach is to explicitly state costs during move in for paint and cleanup, etc etc etc. So the client is aware and under the assumption that these costs will be incurred (as they often are). This explicit communication shifts the expectation such that the lessee "expects" to pay for these items, and if not billed ultimately , the lessee receives a refund in the end. I'm sure marketing/costs play into the structure/decision, but adjustments elsewhere to consider for this outcome could result in better outcomes - Additional signage (regarding pet clean up/noise) - Additional signage for speed limit within complex - occasional dumpster overflow, increased pick up interval Jefferson Avena as a whole did a great job. They were very accommodating when I moved in. Very prompt to fix issues. and made moving in and living here a great experience. I would recommend living here to family or a friend. If Jefferson continues to uphold the current culture/structure, and improves accountability of neighbors to one another, this complex is slated to continue as a great place to live

The appliances are of good quality and repairs are made promptly, often on the same day. I doubt I ever waited more than 2-3 days for a repair, and the maintenance team does an excellent job every time. The grounds are kept clean. The landscapers keep the grounds beautiful. It's very quiet. I only needed to make one noise complaint during all those years. The security patrol showed up promptly and took care of it. In the few times we needed to report any kind of rule breaking or disturbance by a neighbor, the office staff was totally responsive. Unlike many other complexes, they never made us feel like we were a nuisance. Instead, they were grateful that we were looking out to help maintain the quality of life in the community. They're on top of everything and always take care of whatever issues come up. They have 2 nice pools and a decently stocked gym. Plenty of guest parking. The office staff always has a friendly greeting and is extremely helpful and efficient. They go above and beyond. If you're in the market for an apartment in Temecula, you won't do better than to get one here! I wish I still lived there but had to relocate for work.
