Me and wife moved to Avila in march of 2016 and our experience have been nothing short of great. We decided to choose the neighborhood after finding out Menifee, Murietta, and Temecula are safer and nicer than most cities in the county. I always try to review places with honesty even if I end up having a bad experience I tell it how it is. One factor in a honest review is putting yourself in the management shoes. If you actually do this you have to disregard negative reviews factoring in denial due to bad credit/background checks and also negative reviews due to silly things like miscommunication. Here is my review: Management: They are great. Never had an issue. We even faced a little credit problem but the management showed some leniency and gave us an option to prove our credit worthiness and we been living here ever since. We never pay late. We follow the apartment rules, and because of this we maintain a good relationship with the management. Respect requires respect. Points given: 1 Maintenance: The maintenance guys work as hard as it is possible. To be honest every-time I see these guys they are on the run fixing things and making living here possible. People sometimes mistake maintenance people with machines. Have in mind everything may be falling apart in the same time so have patience. My neighbor upstairs had 2 little kids jumping around in the evenings so my ceiling lights broke. I asked so they can be replaced. They came in a day or two after and replaced every single light and even left a "how to note" for increasing the life span of newly installed lights. Points given: 1 Neighborhood: This is a good neighborhood. Any city from here to San Bernardino has more crime and more drama than here so we chose the right place. We have a diverse group of neighbors with different personalities so people can be quiet (Like us) or load (like my former neighbor) but this is not the management fault. Try to resolve these problems with kindness and patience. You can drive down 215 for 5 minutes and we have a shopping center with every store you can think of. Downtown Temecula only 15-20 mins away. A few Beaches in every direction almost an hour away. Points given: .75 Floors: Attached garage? Sold! Indoor Washer and Dryer? Sold! What else you can ask for? Patio upstairs and downstairs? Sold! Pets friendly? Sold! Points given: 1 Everything else: So far so good! I hope they keep their background and credit check in high regards and only let deserving neighbors in as this place is very nice right now. Points given: 1 Tip to neighbors: Have courtesy for you neighbors (Quiet hours, Pet Nuisance!!!) and for your management. Treat everyone with respect specially the maintenance guys! read more

We just moved in, in the beginning of the year and since then this property has gone down hill. They barely keep up with property maintenance, like trimming bushes or picking weeds. There are weeds that are taller than me and I'm 5'6. Spiders are everywhere from the landscape maintenance not being kept up. The pool area has been closed for months because they want to get us a new deck area?! For freaking what!? So you can close the pool from May until now September. It's summer, we pay close to $3000 to be here and we can't even have the amenities we pay for, especially with school age kids who want to swim during summer!! The park they advertise on property has caution tape around it and from what I've heard from neighbors has been closed for over a year. This place is ridiculous. DO NOT MOVE HERE. They don't even give you a discount with the amenities being closed. These people are dumb and choose to do the pool maintenance during summer, instead of waiting after. They don't care about people living here, just want money and that's it. read more

Living at Avila Apartments in Menifee has been one of the worst rental experiences I've ever had. Don't be fooled by the nice exterior or staged model units -- the reality is a completely different story. Management is unresponsive, disorganized, and frankly, rude. Maintenance requests are ignored for weeks (if they're even acknowledged), and when someone finally shows up, the work is usually rushed or incomplete. You're better off fixing things yourself or just living with the problem. Noise is another major issue -- the walls are paper thin. You'll hear every word your neighbors say, every dog bark, and every footstep above you. If you value sleep or privacy, this is not the place for you. The rent is ridiculously high for what you get. They tack on hidden fees and raise the rent with zero justification. And good luck getting your deposit back -- they'll find every excuse to charge you for "damages" that were already there when you moved in. Parking is a nightmare, trash is constantly overflowing, and don't even get me started on the security -- or lack thereof. Packages go missing often, and the gates? Rarely work. In addition they rip you off when moving out with fees that are not legitimate. Save yourself the headache and keep looking. Avila Apartments might look like a luxury complex from the outside, but it's all smoke and mirrors. Disrespectful, deceitful and people working here in office and certain maintenance reps, they get pissed off when you ask questions too. I suffer from TBI and had to ask questions about early termination fee and etc and they hung up as I was asking and had a huge chip on their shoulders , lack of safety for residence and maintenance is not kept up. Our apartment door keeps being messed with daily and noise constantly occurring after hours we complained but they don't do anything . Also when it's hot and you have ac on ants practically raid the apartment and they have to schedule a week or days out to have an exterminator come in. They have the worst staff ever they don't help you at all really only one person working. There was always very helpful when we moved out they charged us for every single thing when we did an excellent job of cleaning up before we left so we complained and they knocked off some of the stuff, but they are not willing to really work with you. The only service that's great there is maintenance because these people in the office do not care at all and don't wanna help at all and I've made couple complaints and they totally ignored it. Great place to live, we were sad to move, only did so because work moved me out of state. Office staff is great, weekend girls are super helpful. Very clean and love how quiet it is and close to the freeway as I was a commuter. Oh and maintenance was always on top of things. I referred my good friend to Avila, and he is really happy there. Don't believe everything you read about these apartments. My husband and I came in this week and the apartments were beautiful. It was very quiet also. I cant remember the tour guides name , but the young lady was so nice and patient with us. We had so many questions and she made sure to answer them all for us and didn't seem upset that we took up so much of our time. We ended up applying right there in the office and are still waiting to hear back, but I wanted to come on here and say these apartments are so nice. We walked around afterwards, the compelx was well put together, landscaping nice and no trash. It was also very quiet and we walked around for about 20 minutes. Management needs to treat tenants with respect no matter the issue. After Lisa's departure and the Covid lockdown the sense of personal relationship with management completely disappeared. They don't have kind people at management. This is amplified because you can't walk into their office. They now work remotely full time. The review left by Yasmin is spot on. I got a letter telling me that if I didn't remove my patio lights by a specific date I would be punished. I can't wait to leave this place. read more

Worst place to rent from ever! My apartment is roach infested and their only answer is having me pack up my entire apartment for their treatment to NOT work. Literally the most disgusting thing ever. Have kids? Don't move here. They arnt allowed to be kids... they can't even ride their skates on the sidewalk without being recorded and harassed. Covid means you still have to pay the full rent but can't use any amenities! The grass is dead, kids can't play in the grass. And god forbid you want to use the empty pool... you will have the leasing lady with a full copy of your lease not letting you and your own blood children into it. This is the worst place to live!!! They will never give you your deposit back and they will charge you over 1600 in cleaning fees. You might as well look for a home cause there rent is just the same for a smaller place. Even if you live there they will tow your car. Krystal Kohlberg Property Manager is rude and unprofessional to tenants. She lacks in communication skills with tenants needs. She has no knowledge of the property at Avila. Shes very racists against anyone that is not white! Avila keeps her on because this is a "family owned property". She's dishonest to tenants for her personal gain. Krystal sits in her office doing her makeup and hair. Other than answering tenants urgent concerns with their units. The complex is dirty trash is always everywhere. Rats are on the property! For years the 2nd floor stairs have been taped off with caution tape! The young White maintenance kid is always sitting in the garage on his phone, not cleaning up the complex. The older Mexican maintenance man does everything, but only because he lives on property so he must get a discount. Cation signs are on some of the units doors, for long periods of time like if something drastic happened! Krystal will not let you know what happened. Overall this place is a horrible place to live! If you want to live in a place where your kids cannot play outside, they leave you passive aggressive notes constantly, people being arrested in front of the leasing office, god forbid you have anything other than a chair and a table on your patio but if you want to sit outside smoking cigarettes all day that's allowed, rude management that does not care about their tenants unless it has to do with enforcing their 'rules'. One of the least family friendly or tenant friendly places I've lived. And when they decide to kick you out based off of discrimination, don't be surprised. read more

We have lived here for 6 months and at first glance it really looks like a nice place. Before we moved our furniture in we saw tiny bugs and roaches which I was very surprised. So we cleaned our place ourselves with good ol' elbow grease and never saw them again. but when we need maintenance help Lisa treats you like your are dumb and belittles you. Best apartments in menifee, hands down. I read a couple reviews and was skeptical, but have not seen any of those issues. Lisa is always sweet, and courteous and always takes the time to listen to problems/concerns. The maintenance guys are always on the ball. Our stuff is always fixed right away, if there is a problem. Our neighbors, so far, are quiet and calm... but I've seen and heard some rowdy people, but you will get that anywhere you live. I am honestly impressed with the cleanliness of these apartments. We are definitely planning to stay here until we look into buying a home. read more

Absolutely love the apartment complex, staff and home itself. My boyfriend and I lived there for 2 years, and relocated due to military orders. Lisa and Krystal are by far the most professional, understanding and caring leasing agents I've ever had the pleasure to meet. Any little thing that was wrong, I let them know and it was promptly fixed. Any thing that we needed clarification on, they put out very well and helped us understand. Moving in and out was a breeze, and as long as you take care of your apartment, you'll get a part or all of your deposit back (again, as long as you take care of it). They're a dog friendly place, but there's never any dog waste anywhere because they've ensured that there are plenty of dog bag stations and trashcans and their system works! I wish we didn't have to move! My garage was involved in an accident where someone backed into it, rendering it useless. Lisa took care of me and gave me a spot to park in while it was getting fixed, and the maintenance guys did an awesome job fixing it asap. The pool, computer, rec and gym area is always kept extremely clean and all the equipment worked our whole 2 years there. We did have a noisy upstairs neighbor when we first moved in, but that is no fault of the leasing office. I politely asked them if they could be quiet during quiet hours, and after multiple times they didn't, i talked to the leasing office and it was taken care of. In short, even though the apartment and grounds are beautiful and well worth the money, Avila has a wonderful team, which made living there all the better. read more

This place is roach infested. The management does not take it serious. Roaches are in the north and south apartments. The gates never close at night and cars are always getting broken into. When discussing the roaches with Lisa, she said "they are JUST bugs. Please ask other tenants about this place before moving in. Also, whether you are living with cock roaches or not , you will not be able to get out of your lease. It is $1500.to break a lease. Please read all fine print. read more

This is the best apartment I've lived in and I've lived in apartments for most of my life. The staff are great and very nice and accommodating. Lisa is very kind, sweet, super nice and approachable. I've never had a sense that I was bothering her/them or she/they didn't want to assist me. There are times when she's gone the extra mile to do something that she didn't have to do without me asking or knowing it was needed or done. She/They treat you like people not an apartment number with a check. They are honest and straight forward. They take having a clean and pet poop-free facility/community seriously so if you're a slob, irresponsible and unaccountable, you will have an issue living here. The apartments are nice with laminate floors. We love the apartment. Our only issues have nothing to do with the staff and more with the apartment design. We have a large family (we have boys) and need a 3 bedroom which means we need a larger fridge, the fridge is more for (maybe) roommates that don't do a lot of cooking or buy Costco size food to save money like we do. But that may be okay for others. Also, it is a bit tight to turn into the garage when there are cars in the covered parking across from your garage. It can be tight but manageable if you are careful. Other than that, leasing office (Lisa and Renee) and Maintenance are nice and responsive to your needs within reason. I still give it 5 stars because these "issues" are minor and they still are the best. This is my personal opinion on Avila Apartments. read more

Great place to live, in aspect of location wise. Close to shopping center where you can get your groceries, and medications, also very close to the 215 fwy! The management and maintenance are friendly and on top of fulfilling request as soon as possible! I would recommend so far! I only con I can say would be that I wish there was more open parking closer to your apartment home and not all the way in the back. But you do get one assigned garage which is nice! read more

Love living here! The people are very nice and it's a quiet area. The girls in the leasing office are great and my dog loves them!

I thought this was a good place and that the staff was helpful, but it turned out not to be. Over the course of living there, I had drug addict neighbors, stolen packages, and homeless people sleeping under the stairwells. Not to mention numerous car break ins and other criminal activity going on. After 2 and 1/2 months of being moved out, we get notified that we owe over $600 for damages to our apartment. Damages that weren't even visible. There were urine stains from our pets detected UNDER the carpet. As if we are supposed to know of any "damages" under the carpet. Not only that, but there is an additional pet fee that's supposed to cover pet damages. It was not applied to the damages caused by my pet. Long story short, don't let the pretty structures and nice appliances fool you, it's only covering up the shadiness. read more

This place my seem nice but honestly it ain't that great. Well first off there is NEVER any parking, and there is dog poo everywhere. It's on the grass every couple feet and even on the sidewalks! The gym they offer, the lights barely work. If you're there by yourself the lights will keep shutting off if your not making a lot of movement. The hallways are always filthy too, plus the gates around the complex are always broken, so what's the point of having them if they are never working. For the price you pay, it is basically a mortgage. Plus don't leave your apartment at night because there's always rift raft coming over from the Motel 6. Worst of all, I live on the second story and someone stole my bike off my balcony!!! read more

I lived at Avila for a year and half and it was a really great place to live. The ladies at the front Lisa and Rene were always the most helpful and always super friendly. Every time I came in they always were playing with my 2 year old daughter. A very family friendly place. The apartments are gorgeous and anytime I needed any help fixing something or working something the maintenance crew was there the same day which was really nice ! They always keep everything very clean and maintained. When we were getting ready to move out (were buying a house) we had a delay in when our house would be ready and they were willing to work with us so we would have somewhere to stay for the week or so we had in between. We just recently left and we still go in there all the time and Lisa has helped me fax papers and let's my daughter steal some snacks. My daughter loves Lisa and Rene even though we don't live there anymore we still be visiting the girls there and always recommending AVILA APARTMENTS! The apartment is beautiful in an excellent location with great amenities! However, actually living there is a different story. I was there for a little over two years, after the first 6 months maintenance completely stopped cleaning the halls and walkways, outside of my apartment smelled of dog piss and trash all the time, you could see the dragged trash marks on the floor. The building must still be settling because there were cracks on the outside as well as the inside walls and ceiling of my apartment. The office will complain if there is anything on your balcony they can see although you will see other apartments with things up for a whole year. Everytime I tried to use the movie room it wouldn't work and no one in the office seemed to know how to work it either. The apartments do in fact have roaches and the front gates are often broken, the main screen out front has been broken for some time now. During the holidays there are cars broken into and be careful turning corners because there are no mirrors to see around corners of buildings and garages. The first rent increase was bearable but the second increase was almost double! Month to month is an additional $200 on top of the expensive rent and they will do almost anything to keep your deposit! I spent 3 days cleaning my apartment from top to bottom, knowing that the paint would have to be done regardless, it's flat paint after all, so if you have kids, good luck. They told me I would be charged for a deep clean due to "some fuz inside a light and some hairs in the drawer that were found" , light dusting if anything, which we all know they will hire someone to clean no matter what. But what really got me was carpet! When I got to the apt for inspection, the carpet in the master bedroom had been ripped up off the floor! They told me I would be paying for new full carpet, mind you that they didn't even attempt to clean the carpets and if one room wasn't how they liked it, you are charged for all rooms regardless since apparently carpet has a lifespan of 7 years in an apartment that hasn't even been open that long! And the office doesn't even come and do a walk through they just send maintenance to do it. I can honestly say that I am happy I no longer live here! read more

Car broken into a more than once, they say patrol security makes rounds but never have seen once since being here, noises neighbors, I don't know if it's just my apt but it has not been a great experience for me, it gets at least one star for a nice staff. read more
