Rude office employees every single call email and I'm person visit during the one year lease. Move out charges for cleaning and repairs that didn't happen/not needed. Example: charged for garage door opener breaking when we had video of it broken as we entered the home day one. new AC filter and new replacement, charged for replacement. Paid for cleaning services, charged for cleaning refrigerator. Charged for blinds that were not used and never broken. Charged for ac coil cleaning that is part of yearly maintenance. Charged for lightbulbs that were replaced days before move out. But how do you prove that when part of their policy is you're not allowed to be present during move out inspection. Just keep looking. There are better reality companies in the area. I know how it can be sometimes, trying to find somewhere quick. I've been there, but this place is not for you. They 100% do not give a shit about major life events that could possibly change your financial situation. I'd like to start off by stating we never missed rent, or any other payments. We paid everything on time. This this review isn't about me being bum just bitching. This review is based on real shit. Life happens and in moments like that you can learn a lot about companies and their owners and how they react and treat their customers and employees in certain situations. I can tell you from experience without a doubt that Hunter Rentals does not give a single flying fuck about their customers. We moved in, everything went smoothly, pet deposits paid. We lived at 313 N 42nd St, Killeen for a few months before I was arrested for a stupid mistake, so naturally that put a strain on my girlfriend to be able to pay rent, despite what happened with me, she still managed. She busted her ass worked 2 jobs and paid the bills while I was in jail but it became too much for her as she found out she was pregnant with our first and early pregnancy was not easy for her. Constantly sick, with a slew of other side effects from her first pregnancy. She called Hunter Rentals and explained her situation. The lady she spoke with was an unapologetic bitch, completely uncaring of our plight. My girlfriend explained that I had been arrested and I was going to be in jail for some time, and that she just found out she was pregnant, and was working two jobs just to afford the rent, not to mention all the other bills, and that she was in desperate need of terminating the lease early because there was no way she could maintain the payments. They said that they would have someone reach out, no big deal. So my girlfriend with the help of my family packed up the house, cleaned the living shit out of that house. I mean spotless, my mother even paid a cleaning crew to come out and clean the floors and such, so my girlfriend didn't have to be exposed to the cleaning chemicals. (Which they charged us for anyway) We had everything out, cleaned and locked up and moved before the month that was already paid for was over. Cut to the new month Hunter calls and states were responsible for somewhere north of $10,000 for abandoning the lease, and 400+ in cleaning fees. Which I am sure they are well within their rights to do. I'd like to remind you that this isn't written in stone, these fees and everything they threw on top are their personal choice to throw at us. Let's be realistic, were low income, they knew this. We lived in a duplex that they owned in a shit area of town. They knew this. So for them to make the decision that we owed them all this money rather than just terminating the lease early (which they could easily do, with a quick signature) was a direct attack on us and our credit, and rental history knowing with 100% certainty that we would not be paying them because we simply couldn't afford it and it would be sent to collections. They even jumped a step ahead and told us in the email they will be sending it to collections, they already knew we couldn't pay it. My only hope is that someone who is desperate for a place takes the time to read this before making their decision on where they want to live. Especially in an area with so many options like Killeen. Everything is great for me and my girl now, baby on the way and financially comfortable and happy. Imagine if they would have just worked with my girlfriend for the few months I was locked up they would still be getting their overpriced rent from us. By far this is the worst experience in terms of applying for a rental house. The application required $75 non refundable fee and we ended up paying $225 for three people over 18 years old. But at the end of the day, they sent us the "denied" notification for a stupidest reason I ever heard. The children over 18 year olds are considered roommates and they cannot have more than two roommates!!!!!! WHAT!!!!! Children are rommates????? For that reason they took $225. I called several times during the time I lived there to let them know water was coming in during rain. Eventually I ended up moving out due to my contract (army) ending. Upon leaving the house I made sure everything was in tip top shape and the yard freshly mowed. I even went in their leasing office to ask for any move out cleaner recommendation and used their recommendation. I have over $950 in security deposit and $1000 in dog security deposit. I moved out had the house professionally cleaned from top to bottom, the house was cleaner the day I left than the day I moved in, yet they still found a way to take well over half of my deposit. They would not let me remedy an issues they say they found and they wouldn't let me be there for the final inspection. When I asked why the ladies rude response was that there was absolutely no reason for me to be there. Clearly this was untrue because I feel they fabricated problems. Beware it seems like they want you to use their cleaning services but don't explicitly state that. My experience up to move out with Hunter Rentals acceptable. Not a bad place, staff is knowledgeable and mostly friendly. But they have strict rules. It costs $50 per person 18 or over for an application fee, NonRefunable. What I spend $100.00 and if I'm not approved, you keep my money? Whoa! That's a lot. Other rental agencies don't charge that much. Also, you're told to be there in the early morning hours to see a house. If someone comes in and is approved before you, they get the house, no refund. i inquired with this company about renting a duplex they had for rent at $1,250 month and was told two things that bothered me about their policies and those of most rental companies these days that should be considered when allowing computers to make decisions instead of humans for best qualified candidates for rental houses before renters waste time looking on their website for a rental house. 1. here you cannot even apply on a rental property until the date of availabity; so then you must wait until application is approved to know if you can move into the property or not....delaying your move for days/weeks to leave you waiting and waiting. for me, this is a huge problem when i need rental property to move in to by may 31 and i cannot even apply on property until may 22. 2. you "must" earn 3.5 times income for the monthly rent for your application to be approved.....no matter if you can pay 6 months rent in advance with security deposit totalling $8,750 today as i am retired after working 30 years for the federal government so already have background checks, been fingerprinted, and credit checks done through them for the last 30 years of clearances.....yet only make 2.72% income now of the required $4,375 required monthly income right now because i am not working part-time job in state where house is located yet as am moving there and do not have a spouse income to raise the monthly income quota over the 3.5% rate; i have no debt besides auto loan & insurance and cellphone bill so are one of the best candidates to be a long-term renter for the property. seems prejudiced to us retired single women on a budget when we worked hard in our lives being successful business women to retire early & be healthy enough to enjoy it and are denied a rental property when we want to move south to enjoy the best weather to have some fun. just sayin'. i hope they find what they are looking for! read more

One of the worst, worst, worst experiences I've ever had with any company, period. They turned away my girlfriend and I basically on the principal that we're not married. After having called these people three or four times and clearly stating "my girlfriend and I are interested in this house" over a two-week time frame, we finally made it to Killeen on a Saturday to take a look at this home we really liked. After viewing the home, which we really liked, the SERVICE REPAIR TECH who was working their office that day let us fill an application out, pay the deposit and app fee. But come Monday, we were told "because we are not married, they could not rent to us." Their logic first, each person should make at least 4x the rent amount. EACH person.. so, $1200 rent, we needed to make right at $10k per month combined. Who would rent a house in Killeen, TX if they made $10k per month or more? The woman's second point was, "if you are not married, than either person could leave and than one person is held accountable for the rent putting them in a bind." Umm..I've been married twice, I'm calling your bluff, Hunter Rentals. My girlfriend has her bachelor's degree in HR, has been working as an DoD employee most of her life. I'm a Sergeant First Class with 15 years in the Army. Not only was I very insulted, I was just flat out pissed. I called Fort Hood Housing immediately to file a complaint. Within 48 hours, Hunter Rental's website reflected their "new yet old" policy. I'm not done with this situation and plan to follow-up my complaint with Fort Hood Housing until I can get them and any other poor rental agency in this community black-listed. I'm from this state and it embarrasses me highly to have douchebags treating military members and their families any different for any reason what so ever. I'll be damned to see this behavior continue in my state. If you live in the area, don't let these shady rental agencies do this to you or your family. This company is notorious in giving a tenant a notice about coming in and fixing staff or for preventive maintenance I lived there for three years Always paid on time and i still want to live there however it comes with a great price of privacy and respect. They think their tenants are their little prisoners that they come into their houses at any time to check for problems without any notices or even respectful discussion . Their maintenance man calling me every year only a few minutes before he comes in and do what ever he wants to my house that i live at. They wanted to remove for crying out loud a tiny chain i put on the door just so i can talk to any person knocking on my door before letting him in and protect myself in a rough area of killeen!!! I can't believe They had a problem with this chain!!! - For crying out loud It's not like I did serious damage to their door! They are always nity gritty harassing year after year after year! I asked them what code violation exactly is a chain on the door and i haven't received an answer back. I told them that i actually made their house more secure with this chain! This place is not terrible to rent from, however when you get ready to move out you better make sure that there is not one spec of dirt in that place or anything else wrong because they will charge you a ridiculous amount to "fix" the problem. In addition, if you do rent from them make sure that ANYTHING that is not in proper working order is reported to them via their web site and keep a copy of all email traffic to protect yourself. They will absolutely try to keep your deposit under any pretexts. I was a model renter, especially considering some of the horror stories I've heard from landlords. Before moving out, I got the house professionally cleaned, and got the carpets steam-cleaned, per the rental agreement. I purchased new stove drip pans, the whole deal. They said they were keeping my entire security deposit, because there were nails stuck in all the walls. They were there when I moved in and were reflected on my move-in inspection. They stated they had lost the inspection sheet. I had a copy, but it didn't matter. As soon as they told me they lost my inspection, I was good, I could have torn down a wall and gotten my whole deposit back (maybe not). Once they realized this error, they requested a copy from my records, which I did not provide, I was already fed up with them for their horribly slow response to maintenance concerns. In the end, they kept $5 of my deposit, because I left a roll of toilet paper next the downstairs toilet, instead of on the spindle, whatever. One star is far too much for them. read more

Horrible, Horrible people. BEWARE OF HUNTER RENTALS. They are a joke. They are basically robbers of your deposit. They do not have any intentions on giving your money back, no matter how clean your house is when it comes time for the move out inspection, no matter how much money you spent to have someone come clean it, no matter how on time you are with your monthly rent payment, no matter having no damages to the property. I hired the most professional, sweetest lady to come clean our 3 bedroom, 2 bathroom duplex. She did an AMAZING job. After her cleaning, the following day the move out inspection took place (10/4/18) At 9 am the inspector comes in and does a "wet wipe" test... this test consists of the inspector using a wet wipe on every surface of the house; floor, stove, fridge, shower, toilet, doors, windows, blinds, base boards, etc. Granted there were still dust particles hanging around because Hunter Rentals insisted we keep the air and lights on until the 12th of October... And I dont know if you guys know this, but when an AC kicks on, dust particles fly around, through the duct work, through the vents and lands where ever it pleases. They are so strict when it comes to this cleaning inspection, but yet when my husband and I moved into this place, it was absolutely disgusting. Dead cockroaches in the corners of rooms, spider webs on the blinds, dead little bugs through out the house, water damage to the cabinets next to the dishwasher, missing rods and shelves in the closets... it was just a hot ass mess. So with me being 5 months pregnant, I got in there and went to town scrubbing everything down, sweeping, dusting, mopping etc. But anywho, they are charging us $375 to come and "reclean" a perfectly clean house (in way better shape than what it was when we initially moved in it after telling us that they had someone clean it already, which they clearly did not) Can some one please tell me why I'm going to pay them more money to have them come in and wipe shit down with a wet wipe?? $375 bucks??? Get outta here. I dont even make that in 3 days working as an Registered Radiology Tech. They took the keys so I couldn't have the girl come back by to redo the work we already paid for (which I read and was told it was illegal) The woman we hired to clean was decided by me. Hunter Rentals "failed" to tell us that they only except cleanings from their cleaners they contract out. But on top of all that, this is what I had to deal with today. On the day my husband leaves on deployment for nine months. So instead of us going out for one last meal together with our 3 month old daughter, we were kicked out of Hunter Rentals and were threatened to have the police called on us because we refused to back down. The property manager is a total ass; Cussing out my husband, while in uniform. (And of course, we showed our asses back only because we were pushed into a corner) The ladies in there are no help. Its a money gimmick. I highly recommend to NOT use these money hungry people. They take advantage of soldiers and their families. I'm positive we are not the only family this has happened too. Ok, what to say about Hunter Rentals. They want you to make 4X the rent even if you are not in a room mate situation. I barely made the rent on an apartment which was $450 a month. I only made it because of a TON of overtime I had during the last quarter which was not labeled overtime. The first two months it was not even inhabitable because the weekend before I moved in the pipes froze and the master bathroom's wall had to be punched out, the found mold. They agreed to fix it so I did not take their offer to retract the contract but then they still wanted me to pay even though I couldn't live there until they patched the wall. I agreed to live there when it was done, wasn't that enough? No, it wasn't. When you re-up within a week they will enter your house for your annual inspection. They give you about 2 hours notice. They call at 8AM and are there between 10AM and 12PM. They say it is to protect them from any surprises and to protect you by documenting wear and tear. I did not go through the move out inspection so I cannot give any warnings about that. I turned my lease over to a friend, we paid a sublet fee. The front office woman is bitter and rude. I thought I paid ahead 4 months, but only paid ahead 3 months. They gave me an eviction letter on the 4th of the month. I called and said "Ok, I will bring a check by for the rent after work today." Rush through traffic to make it there before they close only to be told they do not accept checks after the 4th. Ok that's fine, but why did the woman who told me alright they would see me after work, not tell me that they did not accept checks after the 4th after I specifically said I would be bringing a check and asked how much it needed to be made out for to include the fee? I then had a dead check and had to rush over to Wal-Mart to get a money order. And if anyone has been in Killeen at 4:30PM, you know WS Young/Trimmer is NOT where you want to be at rush hour. Headache, my fault for messing up my payment schedule by paying ahead... If you are a quiet tenant who does not expect the company to fix anything they would not readily get sued for (AC, Heat, water pipes), be understanding, be courteous, or look out for you as a renter, this is the company for you. At the risk of sounding like an advertisement, when I first got to Killeen there was a company called Linneman Realty, they were a bit more expensive (same SQF as Hunter would be $450 at Hunter and $650 with Linneman) but they were always so nice and fixed any issues I had. After my divorce though, I couldn't afford that kind of rent at my current job. The only reason I mention an alternative company is because if I were moving to Killeen it would be hard to compare internet reviews because different people have different experiences with companies. I had been with both companies two years and experienced a lot of the same things (AC breaking, new neighbors, signing on for another year) with both companies. I was trying to find a rental home in Killeen and we found one online that we were interested in so we filled out an online application and paid the $50 app fee. I spoke to Sue the next day and she informed me that since I did not submit my own application in addition to my husbands it was incomplete and they moved on to another applicant and therefore that house was no longer available. That is fine. It was my mistake for not submitting an additional app, even though I find it redundant and a rip off that married couples have to apply separately and pay two fees. The issue I have with this woman is that she was INCREDIBLY rude and unprofessional. She spoke to me as if I was her student who had turned in an incomplete homework assignment. I think it is ridiculous for an employee of a realty company to speak to prospective tenants as if they are stupid and an inconvenience. She really needs to adjust her attitude and realize that tenants are not there to do her a favor. The fact that she did not have enough respect or common decency to speak to me with civility and professionalism is a reflection of the caliber of people that represent this company. For 2 years me and my husband paid rent on time in full and we really liked the house after a couple of months. We had to pay an additional $500 deposit despite our credit being good because they could not be bothered to email my landlord in Korea (where we were the 2 years prior) and told us this after we had already paid the application fee of $100. So $1500 in total deposit and got back ~$600. For 2 years we had no issues with them fixing anything except the leaky sink. They do not consider wear and tear as is the law or the initial cleanliness of the house. They use wet wipes in every crevice until they find any slight bit of dust and nit pick additional items to add on to the house and carpet cleaning fees. I was charged $350 to replace a whole bedroom because of a few drops of bleach in small area in the room. (Bet you double or nothing that they do not even replace the carpet) The house had noticable dust on every surface when we moved in, several missing or not working lightbulbs, peeling paint on all in one of the bedrooms, hundreds of unfilled holes on the walls, and nearly all of the plants in the front yard were dead and the yard was just weeds. They basically act like we moved into a brand new house! Mind you this was the only place we found that was decent and not next to a highway after looking at about 20 houses around Fort Hood. I don't know if I have ever heard anything good about any of the property management companies in Killeen. We chose this one when looking to rent a home because it appeared to be the lesser of the evils. I was surprised one day to get a phone call from "the owner" of the house requesting that I pay him directly. It turned out to be true that he was the owner of the home and he had the right to do that as he decided to drop Hunter from the equation. Ha, Ha, Ha, Ha - for all the "model tenants" who complain about the cleanliness standards of their "move-out" experience... as a property owner i have seen those "spotless" homes. All I can do is shake my head. I have been with Hunter since 1990 and they have done a fantastic job keeping my properties up to date, clean and enforced a standard which keeps my properties from losing value. As much as I dislike them coming to me to make repairs and do preemptive repairs and upgrades I also realize it is in my best interest as a property owner. PLEASE DO NOT RENT FROM THEM! They are so horrible and rude. I get fined for my grass being to long when we get it cut every ten days! They show up unannounced and always try and make you feel like you're doing something wrong. I regret renting from them every day! read more

Tenants be aware; This is a property company to avoid especially if you are renting. They will fight to death to get all your rent deposit and even come for more and threaten to take you to collection no matter how well you take care of the property. They charge you for cleaning and then they charge you a second time for replacing dirty components. The thing is, they do not care of you coming back, they try to robe you as much as they can and they tell you to pay in ten days or you will be forwarded to collection. They also tell you not to try to call them. They do not understand that they are in a business with the tenant, they take it personal and they think they will not need you in future. Please if you want to be treated right, avoid this company and inform your friend. Try a different company. If I could give this trashy company 0 stars I would. They would not fix any maintenance problems in a decent time frame. When they would finally get somebody out there, it was the cheapest fix possible that resulted in more problems because it was not properly fixed the first time. They would never call before they would send out a maintence person so if you were not home your things would not be fixed. For moving out we paid a company to clean our home and they even polished our floors but still failed us for cleaning because they found dirt that They brought in on their own shoes!! And still took 400 for just cleaning. They also charged extra money for "pet damages" outside of the 500 deposit we paid them. All they care about is money.
