As soon as I moved in the smoke alarm was beeping and they gave me a hard time about changing the batteries at first but finally came and fixed it. The sink was also leaking upon move in and they told me to put in a work order. These issues should've been dealt with before I moved in. The floor was also Filthy! I bought a new carpet shampooer and did the carpet and the water was BLACK! When moving out they charged me to clean the carpet even though it was not done when I moved. ***BEWARE*** We lived in a home managed by JWC for 2.5 years, before we had to move out-of-state for work purposes. Being as large of a company as they are, in a very transient area due to the military at Fort Hood, of course they have lots of housing options to choose from... this is how they suck you in. Then you are sitting down reading over the lease line by line, which discriminates against military families, and you begin to get nervous... but now you are stuck...you need this house and you don't have the time to go look for another one! The one time we needed to have a contractor come out and do work, due to a leaking pipe in the shower... The person they hired did a very poor job. I took pictures of the substandard work and sent them to JWC so that we would not be held responsible for the shotty patchwork upon moving out. We then found out at the end of April we would need to move in the middle of our lease. We went in person to alert JWC Rentals that we would be moving and brought in a copy of orders showing dates for our move. That was in the very beginning of June 2017. At that time my husband was given a move out packet and one of the managers had to call him back to apologize for the very rude behavior he received while there. Fast forward to July 2017...move out! First the cleaning company (DJ's Cleaners) whom the owner used to work as an employee of JWC, showed up and leaked transmission fluid on the driveway. I immediately called JWC to notify them that we did not make the stain but rather their recommended vendor. JWC said it didn't matter I was still responsible. Additionally, due to weather, the guy I had scheduled to come and mow the lawn was not able to come on the same day we moved out. He showed up the next day to mow the lawn but saw a sign in the yard showing the house 'for rent' from JWC. Unsure as to whether or not he should mow the lawn as I may already get charged from JWC, he recommended I call the company to inquire whether or not it would be OK to still have him come out and mow. I called them twice and left a message but never received a phone call back. What my lawn guy considered to be "bad" was going to cost me $65 with him, but JWC charged me $135 for the same work and REFUSED to provide a receipt for that service. Being a responsible tenant, I had automatic bill pay set up to ensure they got their check on time, before the first of the month regularly. In the craziness of the move, I forgot to turn off that automatic payment and a rent check was sent for the month of August. My husband and I called and emailed JWC to alert them not to cash the check. By the time someone responded it was too late they had already cashed it. We were then assured by a lady named Kisha (email attached) that we would be receiving a refund check for the full amount by mail. Today, August 14, 2017, we received the long awaited over payment check. We expected a check in the amount of $1150 as promised in writing by JWC. What arrived was a check in the amount of $840. This apparently is what was left of our accidental August rent payment and security deposit of $800. Obviously furious about this we called up JWC Rentals, and got transferred to Lanie, the manager of disputes, who said this is absolutely OK and refused to provide what the charges were for or receipts for "work done". I am providing a picture of the backyard spot where we had a shed. Apparently it cost approx. $650 (we have to guess since they won't provide a receipt) to re-sod a 7 x 7 spot. Mowing the lawn cost $135. And all the other charges... Who knows?! So if you are considering JWC Rentals for your next rental experience... I would think again! My husband has PCS'd six times and he has never been treated so poorly in his entire military career!!! If they hadn't accidentally received a rent check for August, they never would have been able to do what they did... and yet they are quite proud of how they screwed us over! Can you afford to have this done to you? We even explained to them that we also had to pay rent in our new home, and as it was put in writing, we were expecting a full rent check back, and they just didn't care! Now did we expect the full $800 from our security deposit back... No! Did we expect them to take the full security deposit, plus a check they never should've received in the first place? Absolutely not! If you think this treatment is OK for anyone, military or not, then by all means proceed and take your chances with JWC... if not you have been warned (see attached photos... we are not making this up!). This warning also goes out to homeowners considering using JWC to manage their rental property.... Is this how you would want to be treated or how you want your tenants to be treated? Jim Wright Company is absolutely horrible i will never rent from then again. They do Not full disclose all Information about rental properties. Their "new" build have absolutely NO fiber optics or anyway to get internet or telephone line. I have to go to local Starbucks to use computer make important calls. Before renting any property make sure that you walk the property and make sure nothing is being hidden. My grandmothers house built in the 80' has internet and a land line but nothing here. The houses and duplexes NOT owned by JWC across the street and in front of me have phones and fully capable internet and WiFi. DO NOT WASTE YOUR TIME OR MONEY. I can't even call 911 if needed. And all this company does is keep putting you on back burner or says as is you rented the property. I might as well live out back with my dog in his house. Horrible..... read more

This is a very good real estate management company, probably the best I have had the opportunity to work with in the past 10 years. As a landlord I appreciate they rapid response, how quickly they are able to rent properties and deal with maintenance concerns. I see most negative reviews come from tenants that complain about different issues and sometimes don't understand how costly it is to maintain a property and fix all the damages that renters cause. Of course, I can only see one side of the business (as a property owner). That said, I highly recommend this company to manage properties in the Killeen area. read more

My wife and I spent 3 years living in a property managed by JWC. The online portal on their website was the easiest way to communicate with them unless you do not mind waiting on hold. If you follow their policies, you will not have any issues and will have a great stay. Payment was online with your bank account. They allowed you an opportunity to see the house on your own before we chose the property. We had no issues with the rental company as they quickly responded to complaints, repairs, and concerns. The owner makes the decision about repairs, which can be expedited or delayed. As for moving out and obtaining your deposit, the JWC reps take into account how long that you have resided there, the repairs submitted, and used prior photos for comparison. In addition, they included prior tenants' issues and repairs before determining the cost of repair. If I purchase a property in the future, I would have JWC manage it. They did a great job with documentation and managing tenants' concerns. read more

I was told to come to the drive thru window for JWC but that I still need to go out in public and risk those around me at the store because there is no other option. (Only giving a star because it won't allow me to give zero stars and because Ashley was always very kind.) This property management company is deplorable. With the exception of a few ladies, everyone is extremely rude (one actually THREW my money in my face and threatened to throw me out once ). But I digress. The most egregious aspect of it is the fact that no matter what you do, you will not get your deposit back. They insisted on an extra deposit from us because we had a past credit issue, and although we left the property in even better shape than when we had moved in (after being granted permission, we purchased and installed ceiling fans for the bedrooms and expensive light fixtures for the kitchen), when all was said and done, a month after we had departed the premises, I came to find out that of our $1000 deposit, they had kept $800. Even after we had spent $246 utilizing one of their professional housecleaners to have the house professionally cleaned. And we had utilized one of the exterminators on their list and spent $98 having it exterminated. I don't know what else we could've done. When we first rented the house (which was built in 1946, had hardwood floors that were never taken care of, so we utilized area rugs - - thereby not needing to have carpets cleaned - - and was fraught with typical old-house issues), it served our needs. However, over time, I came to realize that JWC has rather a bad reputation. I started hearing rumors on Facebook about the fact that not only do people not get their deposit back as a rule, but they are actually billed thousands of dollars for other issues. I reached out to Ashley and informed her about this, and she told me that that wasn't true. I spent the better part of two years (we occupied the house for 2-1/2 years and always paid rent via ACH on the first) hearing these rumors. And then it came to pass that it happened with us. I am retaining an attorney to sue them. I will get my money back and then some. I will edit this later to reflect the final outcome. Do not use these people! read more

Horrible. I leased a house from these people a while back and they tried to deny my application because of my service dog. I explained to them the laws regarding service dogs and they tried telling me they didn't know them. Today I was leaving the Extraco bank building in Harker Heights after an appointment and was chased down by one of Jim's employees. He told me animals are not allowed in the building. After informing him my dog is a service animal he started asking me for paperwork. I informed him what he was doing was a violation he continued to tell me I had to leave. After a few choice words with him I left an called the police. While waiting for the police to arrive I called Jim Wright (the owner of JWC). Jim tried to defend his employee's illegal actions basically saying he didn't care. Any one thinking about doing business with this company should be forewarned, Jim Wright will do anything to make money. He doesn't care about people. There are a multitude of other rental agencies in the area. If you do business with him good luck and read the fine print. The customer service in regards to the people who work the front counter (specifically Miranda and Sonia) is completely disrespectful. Sonia was handling our issues, but Miranda decided to insert herself. I addressed Miranda, then Sonia decided to have an attitude. After that, I was sure they did not want our business and Sonia confirmed it by telling us maybe we should take our business elsewhere. My husband asked for a manager. We spoke with Dawn, who assured us that she wants our business and would take care of us. This is ALL on the residential side of the company. I ended up selling my house and knew that I would be moving in 10 months because my husband pcs'd to North Carolina and I decided to stay in Killeen so that I could finish working as a teacher. Because we were going to have to rent 2 different places we decided to go as cheap as we could possibly go. I rented a place in downtown killeen for $625 a month. My first impression with the company was horrible. My husband called ahead to get the keys to look at the house and the lady he spoke with said "it's available come get the keys." When I showed up to get the keys the lady at the front said that house was not available. I was very frustrated, but thought I hadn't been quick enough. I immediately called my husband and he called JWC back and they told him the house was available. I went in again to get the keys and the same lady as before told me I couldn't have them. Long story short my husband had to come in with me and point out what she was doing and then we got the keys. I think she was trying to save that house for a friend or something. The place in downtown Killeen really wasn't a bad neighborhood. However, the house I got was not cleaned when we moved in. There were stains all over the toilets, holes in the wall, a hole punched through the door, the carpets needed to be replaced 10 years ago. There were between 50 - 100 dead cockroaches all over the floors. The carpets were heavily stained. It was clear that it had not been cleaned before us because there were small toys, hair pins, and beads all around the walls. Within the first few nights of moving in the air conditioning went out in the middle of August. They could not send someone to fix it for two days so I ended up staying in a hotel for 2 nights. It worked for a few days after being fixed and then broke again and I got to spend another 2 nights in a hotel (cheap isn't so cheap anymore). I got very very sick throughout the year. I am only 29, but I missed more days of work than I ever had in 5 years as a teacher. I am convinced that it is due to the black mold growing in the house. I ended up throwing away most items I had at the rental so that I would not transfer mold to my new home. So because my husband lived on the other side of the country I went and visited as often as I could and had very little in my rental. I am a very clean and tidy. I know I left that home better than I found it. I did what they asked in having the house sprayed for bugs and had the carpet cleaned (even though that wasn't done for me). I worked so hard at cleaning that house, but there was one thing I forgot to do. I forgot to wipe down the inside of the fridge and I thought about it as I was driving across the country, but I thought to myself "how much could they really charge?" The answer to that is well over $200. Not to mention I got hit with another $100 charge for holes in the walls that were there before I moved in. I knew I was only going to be there for 10 months so I didn't hang anything up. I do not recommend you lose this company unless you plan to forfeit all or part of your deposit. F.Y.I. USAA will pay for some of your rental claims for PCS moves as I thankfully found out from working with this lame joke of a company. read more

The good: This is probably on of the larger property managements on Ft Hood. The staff is really friendly and there is a huge selection of properties. It's really easy to grab three keys and go view houses. Huge office with computers available to view their website. The bad: Extremely slow application timeframe. I selected my home and had all documents and deposit info in by 1400 on Thursday June 29th, hoping to move in asap. I have no idea whether I'm approved and can't move into the house until July 5th, after the business takes vacation. I'm extremely unappreciative of having to spend my Independence Day still stressing about my housing situation. Other businesses had houses available for immediate move in. As a property owner, military service member, and business owner I feel obligated to write a review of my experience with JWC Rentals and Property Management. My first engagement with JWC was in 2005 prior to my second deployment to Iraq while being stationed in Germany. My ex-wife left me the house in the divorce but being in Germany with only weeks before our deployment I was in a bind. I tried to contact a different property management company and received zero support. The second company I tried was JWC. I first contacted them on a Friday as they were opening for the day and just happened to get a hold of Jim Wright. He asked for a power of attorney to get access and to change the locks. The next Monday after receiving the POA and looking at the property he assured me that the house would be rented by the end of the week. By Friday I had a tenant signed to a year lease. Nearly 12 years later JWC had evicted one tenant, over saw an insurance claim due to intentional damage done by another tenant and have now helped me sell the property. They did all this while taking care of my property like it was their own. Not once was I ever stressed with worry that the property was not being cared for. Being a service member and answering the call to duty can be a challenge. Having a company that understands this and is willing to help in every way possible is amazing and I will never forget what they have done for me. Thank you Jim, and thanks to everyone within the JWC Family that took their responsibilities seriously. Jim Wright Company is a poor excuse for a "reputable rental company." As I add to the list of extensive bad reviews, I would take whatever rebuttal or response they have with a grain of salt. Our home owner was selling our property at the end of our lease and we opted out of purchasing the property/home. Upon moving out, we had our house professionally cleaned by the same individuals that clean for JWC. The realtor that was working with us during the move-out process said everything looked good and we wouldn't have anything to worry about. To our dismay, we received an invoice with inflated charges. We did not provide a receipt for an authorized pest control company so we expected that on our invoice, but a lot more got added to our invoice that not only took the remainder of our security deposit, but also added nearly $700 of charges in addition to this. They will take your security deposit and will try to charge you more. They will hurt your rental history due to this. My wife and I paid rent on time every month, yet here we are with a collections balance on our credit reports. Do not make the same mistake my family did and choose JWC due to their extensive list of properties. I tell my friends in the area not to rent from them, so I will tell that to the stranger reading this as well. If you have to pay slightly more to go through another company, do not bat an eye, go through the other company. Their horrible reviews are on multiple platforms. Please explore these reviews before choosing them. I am not impressed with JWC right now. One of my tenants has been owing me $50.00 for awhile now. JWC keeps saying they are in the process of getting the money, but nothing has happened. When I called JWC they said they cannot apply late fees because it is under a $100.00. Also when a tenant puts a work order in JWC doesn't even go to the property to check what is wrong before they submit work order. Also JWC picks the most expensive contractor. I usually find my own contractor. JWC is suppose to be on my side and manage my property and prevent the tenants from tearing up or damaging my property. One of my tenants damaged the refrigerator door, by hanging on it, the contractor i hired verified this. Yet I had to pay to have the refrigerator fixed, not the tenants. If you're of a....tanner color you will be judged and treated like trash. They won't rent to you if the rental rate is higher then your BAH, or they'll try not to. The issue is you will NOT find anything decent with your BAH only. Once I mentioned the legality & brought up going to Ft. I leased a home from JWC. The house was dirty, bushes all grown and the lawns have grown as well. Dried leaves from trees in the backyard filled the yard. The chainlink fences covered with forests. The house looks like whoever has it abandoned it or nobody has been in it for years. Spider webs everywhere. But I leased the house because of its proximity to my child's school. I hired the bug people to sweep the home inside-out. Rats or mice are the only things I did see in that home, or it wasn't a food source. Nobody lived there till I got there. Therefore, there was no food around. I was never late on my payments...never. I cleaned the house and yards so well; even the neighbors said thank you. They complained that the house was making their property values on their street cheaper. I paid a painter for the sidewalk and renumbering the street number that faded. Then the air conditioner broke. I complained to JWC for three weeks straight to get it to fix. They then told me the owner of the property is responsible for the maintenance. The owner I knew is JWC that rented the property to me. I was patience until they were forced to fix the air system... all that without being late on the rent. That was the first sign of the fraud they said JWC is. But I argued that everybody's situation is different. Nope! JWC is what they told me about. They told me to not lease from that place. But I didn't listen. Everybody's situation is different, right? Yeah right. Then I bought a home to move out. That was the time things I heard about JWC starts to happen. JWC inspected the property thoroughly - they are very good at that. I will admit that. Every inch of the property was inspected and checked correctly. The back yard and the front yard, everything including the lawns or trees properly maintained was inspected successfully. The lady who examined the property with me told me, "you did well with that place. Come lease from us again when you can. I am glad you bought a home, but why you didn't buy it from us? We steal homes too. We don't just rent them." Those were her exact words. God is my witness, even though I am sinful. But not on this one. We shook hands, and while getting in my car, I said, "the next one will be from you guys. But make sure JWC keeps it clean or the air conditioner works before I move in." We laughed and went our ways. Like most people, I dont check my credit. Five years later, my wife and I divorced. The court was calculating our debts. That was when I saw $3000 on my report from JWC five years later. I did not get my security deposit, but I magically got $3000 from JWC on my report. I have never sued a company. JWC is my first. I emailed Friday, I didn't receive a response until Tuesday, AFTER I emailed Ashley asking what's going on. Craig in his email only apologesed that he said it would get rented for as low as he said, and what do you know, he said in the report what it should be rented for, exactly almost what we said. After the report I emailed Ashley about the next steps towards their RIDICULOUS upfront fees put into "escrow". Yeah okay. I get homes need to be cleaned for new tenants, but that crap is ridiculous. I went with another local company, who has been punctual, and completed everything needed to be done to rent out my property in UNDER 48 HOURS. I still, to this day haven't received a follow up email to what I sent to Ashley. I HIGHLY recommend homeowners in Killeen avoid this management company. One thing that is truly frustrating about this company is that most of the homes featured on the website do not offer more than one picture. Also, there is one JWC sign located down the street from the actual office, apparently they used to be there, but didn't update the sign which is a little inconvenient from a company that also is a commercial advertising business. Additionally, the listing given at the front of the agency is not the most up-to-date, nor is it the most legible. There are so many numbers, letters, and abbreviations, of all of the other Rental Agencies theirs was by far the worst to attempt reading. The inability to read this listing made it difficult to determine what was, and was not available, so we scanned the website and wrote down the houses we thought were reasonable for us. In the end, out of the 6 houses we selected, we saw 2 because they either weren't available, or had been rented already. The houses were over-all not appealing or clean, and we are not renting from them. I do give this place a star for their office being nice, and organized. They also offer a computer, desk, and chair for you to sit at and look up their homes. Not sure if you could look up other Rental Agencies while you're there, but I'd try since most likely, you won't be renting from JWC. read more

****READ AND BE CAREFUL**** If you are a homeowner, renter, or prospective renter of JWC, beware. All advice I can give you is record all transactions and have as much proof as possible on JWC when you have to deal with them, but if you are a prospective renter, go to another company. If you have any phone calls, record them. If you turn in paperwork, record you turning it in and take pictures. If you have a dispute, save all emails, and anything you put on their portal, screen shot so it is for your records. Ask for all vendor information and charges, they seem to inflate. They refuse to provide vendor estimates, which is not a normal renter practice. Military families, do not do a rush PCS out of here, they will take you for whole deposit and make up charges MONTHS after you move out to ensure they keep the whole deposit, plus extra charges. Make sure to do an in home inspection with them and record it. I have done many moves, not one time in my 16 year career have I had dealings with such an unprofessional organization and made moving out such a hassle. I own a home, I would be furious if my home was managed like this, and as a renter, I could not be more disgusted. read more

I hired them as a landlord and this decision costed me heavily. They place bad tenants, and they accept partial payments every month if tenant feels like to chip in. They have a poor tenant selection which eventually leads to eviction. Their turnover process is even worse. They had my property sit vacant for three months when all they had to do is patch a few holes, cleaning, fix small stuff here and there. 3 months! They work with same vendors regardless of their work schedule so you wait for weeks for a minor work done. The representatives they assign you are incompetent, clueless, and non-caring so they will test your patience limits. I have made a colossal loss just due to their terrible management style. Finally, I fired them and went there to fix the property's all pending items in 7 hours!!! Do yourself a favor as a landlord. Do not let them do the same thing to your property. The worst experience I ever had with any rental agency. So 90% of their listings are on Maintenance hold for months on end. The first place we went to seemed nice until we realized all the dead roaches it had. We found out they let multiple families check out the same place at the same time. The second we went to at 1000 and realized they gave us the wrong key and had to wait until 3 to see the place. At that place we rushed to get everything done in time just to be told "if you did it in the office you would've had it in first" even though they never gave us that option and told us to email them the application which we did n 20 mins just to be told it was to late. Also if they had just given us the right key we would've beat everyone else to it. Either way they purposely bottle neck everyone so that we're all fighting over the same shitty houses. read more

DO NOT rent from them! When I broke my lease to deploy, they charge me rent the after later I left and didn't contact me to clear things up. Instead they sent the fees to collection which charges you an additional 40% of the initial fee. Employees are rude and don't care about the customer what so ever. This organization is shady and should be shut down. read more

This place is a nightmare. We are moving from out of state with no one to see the property ahead of time, I thought this is why we have technology- pictures and FaceTime to work with but guess not! They want us to have someone in the area get a power of attorney to view a place for us or we can move there with all her stuff in a U-Haul and stay at a hotel until we view the place first, seriously!! Jasmine said there was no other option. Pretty shitty customer service if you ask me. With so many property rental companies in the area who make it so much easier and less stressful for you, avoid these people at all costs! They are still working with 1990 mentalities. SMH read more

SOLDIERS STAY AWAY! I tried to view a home and the lady quickly told me I didn't qualify because rent was higher than my BAH. What does that matter if I make 3x the rent? She said they don't look at base pay...as if our hard earned basic money isn't good enough. This is the only rental company I know of that excludes your basic pay which makes no sense to me. I didn't even argue because this a company I definitely wouldn't want to give my money to after all of that. read more
